Mike replaced our whole roof including the plywood., installed a new vent, and gutters. He was very responsive via text and Martin the subcontractor was very communicative and hardworking. The job ended up taking a bit longer than expected (due to all the plywood replacement). The crew did struggle a bit to get started on time, but I'm very happy with the quality of the work which more than makes up for it. All in all they did a great job, there are no leaks, and I've now got a 50 year warranty on the roof and materials. read more

We had a roof leak resulting in water on our ceilings and floors and Kelbie came to our house two hours after first calling. They spent 30 minutes discussing the issue and various avenues to correct it, in all different price ranges. On top, Kelbie provided before and after pictures of each type of repair to help us make a really informed decision. We received a couple other estimates but Kelbie came in much lower than the others and they were able to complete the repair and coating just a couple days later. Before I moved into my current house, I was advised by the home inspector to have someone come out to look at the flat roof. As closing on the house was time-sensitive, I was super pleased that Mike was able to get out within a few hours and give me an estimate. I was able to go into buying the house knowing that the roof would need to be replaced, which was a huge plus during negotiation. Fast forward about 6 months and I still had not gotten the roof replaced. I texted Mike and asked him if he would still be willing to do the work, and he immediately sent me the contracts to sign and sent a crew out to repair the roof 2 weeks later. The crew was very professional, and though I ended up having to pay more to have the roof re-decked due to rotted wood, they gave me the cost immediately and started working on it right away. After researching several different roofers in the area, I decided to go with Kelbie for a couple of different reasons; they have a long history of working on Baltimore flat roofs and were experienced in working with rooftop decks. They also were very quick to respond to my request and gave me very honest and reasonable suggestions. STOP - DO NOT CALL THIS COMPANY!!!! We asked the Estimator Nestor for an 8am appointment - He said NO problem. We have a small leak on the Top Floor of our home in Baltimore. The roof is a Rubberized roof and specifically told the estimator that he needed to see where the leak was coming into our home for him to see where the potential leak was coming from. Today he NEVER showed up and we called as well. I just bought a house in Baltimore with a flat roof which started leaking within 2 weeks of me moving in. So, I called Kelbie and Mike immediately called me back and sent his son out to assess my roof the same day. Mike gave me several options so I could choose the best path for my budget. He then sent Nestor and his team out within 2 days to fix my roof before the next upcoming snow/rain storm hit. Nestor was ABSOLUTELY FANTASTIC to work with, he explained the whole process and his team fixed my roof the same day! Fast forward to the upcoming rain storm . . . . This is a *MUST READ* for anyone considering using Kelbie's services, especially if you value honest service, accurate pricing and customer service. I had leaking from the roof, only following severe rainstorms and I called Kelbie to receive an estimate. He dispatched his two sons on the same day. So far, so good. His son Nelson came in and took a look at the roof. He told us that overall the roof was in excellent condition (the house is only 7 years old) and that they used the best shingles on the market and did a great installation. He literally said, "If you get other estimates, DON'T let ANYONE try to sell you a new roof! You don't need one! This roof can last you another 40 years!" He said that it appeared that one small area of the roof may have been damaged (maybe a fallen tree limb) and that there was a poor repair job. He said that night they would send two quotes; one for just the repair, which would be about $900 and the second to include cleaning the gutters, and general maintenance of any other areas that may need minor repair, plus a lifetime warranty. That second estimate would be around $1200. During that night, I received two estimates; one for about $1300 for the repair, including a one-year warranty, and one for about $6,000 for a brand new roof. I also received multiple emails and text messages that night and the next morning, from Mike, pushing me to make my decision on which of the two I was choosing. I honestly thought they had me confused with another customer and sent the wrong estimate, and so the following afternoon, I responded and told Mike Kelbie so. He starts arguing with me via text and tells me that both estimates are indeed for me; one for the repair ($1300, when Nelson told me that it would be about $900) and the other for a $6,000 new roof (specifically what Nelson told me to avoid - anyone trying to sell me a new roof). I told him that Nelson said I wouldn't need a new roof, and he responds with "then why is it leaking? I'm just giving you another option of a new roof, with a longer warranty, so just let me know which one you would like us to do". I asked him if he had spoken with his son, because his son told us exactly WHY he thought our roof was leaking and to be wary of anyone trying to sell us a new roof and here he is trying to sell us a new roof! He then calls me and starts yelling at me on the phone; telling me that he has been doing this for 38 years (yeah, I bet you have) and that he knows what he is doing, and which estimate did I want to go with??? I told him that at this point, I am uncomfortable with the entire situation and will find another company. He then proceeds to call me a FU*$%G moron and hung the phone up on me!!! Mike's son, Nelson told me to BEWARE of companies that try to sell me a new roof because I don't need one, and then what does his father do? Try to sell me a new roof! Nelson told me that I had an excellent roof and explained specifically why he thought my roof was leaking and then what does his father do? Asks ME why my roof is leaking. Nelson told me that there would be a lifetime guarantee on the work and what does Mike do? Tells me that it would only be a one year guarantee. This company clearly does NOT communicate with one another and will try to sell anyone and everyone a new roof! Imagine... a new roof for a 7 year old home? Really? By the way, I called another roofer (DMV Exteriors) and after coming out and assessing the roof, they also confirmed that I had an excellent roof and explained that my ONLY ISSUE was that the nails near the ductwork needed to replaced and covered and that the duct seal needed to be re-done. They charged me $295 for the work and NO LEAKING SINCE!!! Both estimates were bogus! I paid $295 to solve the issue for which they were trying to charge me $1300 or $6000!! RUN AWAY from this company! RUN as fast as you can!!! Dishonest and blaming customers for their own miscommunication! Their great reviews are from customers who had their roof replaced! Now the question is... Did you really need a new roof?! It's like buying a new car when you just need a new tire. Smh. I've read his response. Complete lies!!! They never sent three estimates. Mike completed a flat roof job in Baltimore for me in Early June this year. I called him for a second estimate since the first company was quite expensive, (almost double the price) , he came out the next day. He gave me all my options and with honest quotes. We had lots of flooding in the area during this time so his workload was high and I was under pressure by my insurance to have the roof completed. He sent a team out to complete my roof quickly. I was updated with pictures as proof and Mike went out to double check the work. I appreciate that he took the time to check if the roof was done correctly. I was given an appointment time between 4:00 and 5:00pm. At 5:20pm I called the company to see where the employee was. I was called back and told that he was 15-20 minutes away. I'm unhappy that i wasn't contacted about the extra 40 minute wait time. Unfortunately, I don't trust that this won't happen in the future so I will be using a different company. Update to their response: Our appointment was between 4:00pm and 5:00pm. I was not notified about Jim running late. I had to call and then wait for two calls back. I called after waiting until 5:20. Called to get an estimate on a new gutter system for my townhouse. It's a basic job and under 100 linear feet total. I'd gotten estimates in the fall for up to $1,100 so when I was told $1,400 for a 5" system or $1,800 for a 6" system I told him that was quite a bit more than I'd been quoted in the past and I was going to try to get a couple more estimates before I made a decision. To be clear, I wasn't ruling out using Kelbie. His was the first company I contacted and I just wanted to get a few more prices. Doing my due diligence, if you will. I don't know how they are for a flat roof but they definitely trick you when it comes to an angled roof. They replaced my entire roof about 12 years ago. I recommended them to my best friend who had them do work for her about 5 years ago. I started having some leaks and they came out last year and said that they did not see anything wrong. I called 2 companies and I couldn't believe that both companies told me that the entire roof had been put on wrong. My friend had them come out last year for a leak which they claimed they fixed and when they left, her contract had disappeared off the table. SCAM AND CON ARTIST DO NOT USE!!!! This company came out and quoted me a ridiculous price to repair or replace my flat rubber roof. We had a downpour of rain, sleet, and snow all day and I experienced a leak in my home. Called that day, and he actually did come out the very next day. Only to give me an outrageous price to repair the roof for 1900 or replace completely for 5900 or spot repair for 500. I have flat rubber roof that does not cost more than 3300 to REPLACE and is only 11 years old. After getting another reputable HONEST company, the roof only needed for a couple of cracks to be sealed, so that if any water settled on top it would roll off the roof and not settle in the crack. That repair only costs no more than 150 to repair. It I's just really unfortunate to have individuals like this in the world that makes their living on ripping off ppl especially women. My next estimate for ANYTHING dealing with my home I will say me and my HUSBAND reside here. Just to put a little fire up the persons a** so they can think twice about trying to rip me off. This review is not to deter anyone's decision and I was not a difficult customer, however I felt compelled to make the public aware and to think twice about hiring this company to complete any work. read more

The price was very reasonable to repair the leak and re-coat the roof. They were able to start and finish that same day. I used this company 2 years ago when I had a leak in my roof that was coming in through my kitchen ceiling. They were prompt and gave me good advice about my roof but now, 2 years later, the same leak that was supposed to be sealed has reappeared and they won't return my phone calls. I'm not sure if I have any recourse or not because of the amount of time that has elapsed (anyone have any suggestions?) but I would have expected a return call to at least tell me that. I have so far had a really great experience with Kelbie Roofing, especially Mike Kelbie. I called them to request someone to come out to asses and give me an estimate, they took my information and said someone would call me back. Less than half an hour after this Mike called me himself and was able to come out to my property the same day within several hours! He was very professional and seemed very knowledgeable. By the end of the day I had several quotes from him for different options for the repairs needed to my roof. The prices they gave me were very reasonable and lower than several other quotes I had received. Mike was fine to work with initially but I experienced his team member as nonresponsive and flaky. I had a very large job two homes that required both interior and exterior work I set up appointments with Mike and his coworker for estimates on the entire job. Mike showed up took the pictures and provided an estimate for half the job. The team member Brian set up an appointment with me separately to provide an estimate on the 2nd half and did not show up. When I called Brian after 20 min of waiting for him at the property to check his ETA he said that he had forgotten and he apologized and promised to call me back. When this call never happened I called him back. He never responded I followed up with Mike to see if there was someone else I can work with. Instead of providing a new name Mike pulled out of the job entirely. Rather than apologizing for Brian and suggesting somebody else which is what I had asked for Mike cancels a job and waste two weeks of my time and his time this is unnecessary and costly to both of us. Recommendations for Mike: 1. Team members should be equally as competent/reliable 2. Better communication would've avoided much of the confusion (Mike and Brian didn't communicate so Mike did not know that Brian had an appointment scheduled my response to the estimate was held up waiting for Brian's half.) 3. Leadership takes responsibility for their team's actions 4. There's usually an amicable way out i.e. name-calling is inappropriate (I called Mike looking for a team member that was more responsive and reliable. Had I received an apology and a name we would probably be working together today.) read more

I called this company after they left a flyer on my door. My brother used this service, paying up front, and the company did not finish the job and refused to return his calls. He had to hire a lawyer to get this money back. So, I called the company to ask them not to place their advertisements on my door. The woman took my address and said it wouldn't happen again. Then a man called , listened to my first sentence and then began to cuss at me - said he didn't have time for this "shit" and that I was a "g** damned mother F*****" and threatened to "teach me a lesson" if I ever bothered him again - he then hung up. I still can't believe it. He has a flyer put on my front door - despite a sign on the fence that states "no trespassing." I call to ask this not happen. Then he calls me back and uses language that is completely unacceptable and hangs up on me. First they missed my appointment. After they were 10 minutes late I had to reach out to them and was informed that they had gotten behind and would be canceling. When they showed up the next day for an inspection the tech on site gave me a bunch of information everything was in working order. When I received the report it was the complete opposite. Avoid Kelbie Home Improvement at all costs (and it Will cost you!) Seeing positive reviews on YELP, we decided to get an estimate from Mr. Kelbie. He came to the house and gave two estimates--a lower estimate to take care of the immediate problem and a higher (almost $5,000) estimate for a guaranteed complete job with a 10 year warranty. We selected the higher estimate with the warranty. This included flashing all around the roof and sealing several feet of the bricks at the roof. (The flashing around the roof was uneven and unsightly) He did mention that the skylight was old and we should replace it at some point, but he could install flashing, and we agreed to take this step. After the roof repair was complete, we had the walls replastered and painted. Then it rained, and the roof leaked in the same spot as before, ruining the paint and the plaster. Repeated calls to Kelbie led to excuses--he's busy, he asked someone else to look but he hasn't heard from him, he was on vacation, etc. etc. Finally, a heated email from us got an angry response--letting us know that we were not his only customer, etc. He was loud and rude on the phone, as if it were our fault that the $5,000 we spent did not fix the problem. When he did arrive (45 minutes late), he walked right by me with no greeting. He went up on the roof with the hose we had in place, and discovered that the skylight was leaking and rusted, and needs to be replaced. He then climbed off the roof, loaded his ladders, got in the car and started to pull away. He did send a text message saying he was not going to deal with this and to call someone else. I know he is going to respond to this review by saying he recommended that we replace the skylight. I am going to respond to him first. Does it make any sense at all that we would spend this much money to repair a roof and have the wall replastered if he had told us that the skylight was leaking? Why would we have the skylight flashed, if it was going to leak anyway? He did not offer to honor any part of the warranty--I guess he thinks that he repaired the roof except for the part that was leaking. It is possible that the skylight was the problem all along, but he did not diagnose it. Why would he do a water test after his repair had failed, instead of doing it before he repaired the roof? None of his failures explain away the fact that he was always late (he called from 2 miles away and said it would be ten minutes, but instead it took him 45 minutes.) His rudeness on the phone and in person is inexcusable. I have done customer service home repairs, and I understand that sometimes there are problems that arise. But it is the responsibility of the professional to take responsibility if the work is sub-standard, and to propose alternative solutions. I would have accepted a compromise where we would purchase a skylight and he would install it as part of the warranty work. Of course, I never had the chance to propose this to him, as he was slamming the door and driving away without a word. He was angry and rude. I don't know who these people are who have given him positive reviews--maybe family, friends, and members of his church? Maybe he just does not like working in Baltimore city. For whatever reason, we recommend that you look elsewhere--find a roofer that understands how to be professional. Addendum: Mr. Kelbie replied "7/18/2017 Did not do any type of work for this person never signed a contract with this person don't know who this person is." Mr. Kelbie just left the house this morning--he knows exactly who I am. He wrote on a text message, "friend Tom posted a review and i didn't even sign a contract with him." The person I share the house with signed the contract and paid the initial deposit, and I made two additional payments--$1658.33 on May 10 and $1658.33 on June 7. I put these checks in Mr. Kelbie's hand, personally, with my signature. If he insists that he has never done any work for me, then he should return the $3,316.66 from my account so I can hire someone to fix the leak. read more

This review is overdue but definitely deserved. Mike and his team installed a new flat roof on my old DC row house back in 2017. The pricing was very fair. I had one cheaper quote from another company but I felt much more comfortable with the knowledge and professionalism Kelbie displayed. This company is very experienced with flat roof styles found in DC. They installed the roof in 2 days and cleaned up on the 3rd. I was very pleased with the turnaround. In my experience, compared to other home improvement companies, Mike is very responsive and easy to get a hold of, which is a big plus since most people don't realize the owner is sometimes working on a job site as well as supporting customer inquiries. I am glad that I chose this company for my new roof and looking forward to it lasting 30+ years. Kelbie's warranty for products and labor is also a great feature of the service and something for people to consider when they get work done on their roof. read more

Before I begin, based on reading all of Mike Kelbie's other negative reviews before posting mine (I encourage you to do the same) I already know he'll respond below, as he has to several other homeowners on here, saying that I'm asking for him to fix issues that aren't his to try and save face and pass the blame, but I had a second roofing contractor come out and they are they're the ones that diagnosed the problem as being the roof (as you'll read below). If you haven't hired Kelbie Roofing yet, I strongly encourage you to read this entire review. I Called Kelbie roofing in February 2019, due to a leak in my son's room. They came out, took pictures, and told me I needed a new roof. Mike Offered me a rubber membrane with a 20 year warranty against leaks for $5300. After some questions about a few concerning lines in their warranty, I reluctantly signed a contract and a crew was sent out to do the installation the next day. Since that time, I'd noticed several windows on the top floor of my home were still leaking significant amounts of water from the top of the frame when it rains, leading me to believe that this is related to water coming down from within the walls/roof. On July 24th, I sent an email to Mike Kelby, the owner, and explained what I was experiencing and asked that he send someone out to inspect the roof and flashing to make sure that wasn't the issue before I moved forward. Mr Kelbie agreed to send someone out to take a look on July 27. The morning of July 27 I emailed pics to him to show him the specific windows that I was talking about. He then informed me that he could send someone out, but I would have to pay a $250 fee if he determines that it's not my roof that is leaking. I debated that if I'm experiencing a leak above my windows that he should, for sake of good customer service, come out and take a look to make sure it's not from the roof and we can proceed from there. Mr. Kelbie then called me on the phone and proceeded to lecture me and yell at me, telling me I'm wasting his time and gas because he knows it's not the roof even without coming to look. He then tries to sell me a $4500 silicone sealant for my bricks, without so much as an inspection, which I turned down. After a 5 minute lecture about his warranty not covering my entire house, just my roof, he agreed to send a crew out to take a look but wanted me to understand that it's a waste of his time. He sent me a few pictures of my roof and said everything is fine and it's not the roof. He told me the techs recommended I replace my gutter and have my windows resealed. I chose to call another exterior contractor (Advantage Home Exteriors) to come and replace the gutter on my home and reseal all of my windows, based on Mr. Kelbie's recommendations. The day after the work was completed (8/6/19), it rained again, and the same windows leaked again in the same large amounts. I called the gutter/window contractor and explained I was still having leaks, and asked if they could check behind their work. They happily sent a tech out the next day, who inspected all of the work and called me from my house and said everything was correct with the gutter and the windows were sealed tightly. He then informed me that he extended his ladder up to the roof at the rear of the house and took a look to see what he saw. The first question he asked me was "when was the last time you had your roof redone?" I told him I'd just gotten a new 20 year roof put on not 6 months ago. He then informed me that he noticed "questionable work" in certain areas just from the ladder, including gaps in the seal at the flashing, warped or wavy flashing install that was trapping water, and areas of the roof membrane that weren't sealed, and sent me pictures of some of the areas. He told me, in his opinion, it was the roof causing the leaks. I emailed this information to Mr. Kelbie on 8/9 along with proof of the work I had done. He argued that the other contractor had only been licensed for 3 years and weren't qualified to make that statement, and that I was harassing him and my accusation was "appalling". He also threatened to turn the matter over to his lawyer to sue me for "definition" (defamation) of character. When I've simply reported what another roof contractor said and asked him to do nothing more than inspect his work more closely. I told him that he was being aggressive and negative toward me and at this point I did not want him to come to my property because I'm sure based on his consistently poor attitude that he'd only come to yell at me. He has done nothing to resolve the issues that were reported by a second contractor, constantly insisting it is everything but the roof without personally doing any real inspections to prove it.
