    Great location, well maintained resort. We were even able to paddle board from the bayou behind the park all the way out to Clear Lake. Perfect location for walks around Clear Lake Shores, and near many of affordable restaurant options.

Exactly three days before our scheduled check-in, I received an unexpected notification from BeachBox stating they had to cancel our entire reservation due to urgent house maintenance. While completely understanding that property issues happen, a cancellation this close to a trip causes an immense amount of stress and forces you to scramble for last-minute accommodations during peak season.The reason I am leaving 3 stars instead of a lower rating is because of their financial handling of the situation. Once the cancellation happened, BeachBox acted in a timely manner regarding my funds. While there was a slight delay in getting the official merchant transaction receipt to track on my end, they did not fight the refund process, and the bank successfully processed the return of my funds without a long, drawn-out contractual battle.Ultimately, the customer service response regarding the money was prompt, which I appreciate. However, travelers should be aware that last-minute maintenance cancellations can happen with their inventory without them offering any other options in place of or discounts for different locations so it is smart to have a backup plan or remain cautious when booking tight timelines during busy seasons.

Eric's professionalism and willingness to resolve the issue significantly improved my impression of the company, and I hope the feedback leads to better experiences for future guests.

Every…read moretime I've spoken with him, it seems there is little understanding of the status of our maintenance requests. For example, the company has stated they have a tracking number for the part needed to repair our AC, yet no one can tell us where it is or provide a realistic timeline for when the repair will be completed. Communication has been consistently poor. Calls often go unanswered, and when someone does respond, it feels like no one has the information needed to actually help. As a tenant, it is incredibly frustrating to repeatedly explain the same issues without receiving clear answers or meaningful updates. What has been most disappointing is the lack of empathy. We have been dealing with property damage, concerns about the condition of the home, and the discomfort of living without air conditioning for an extended period. While window units were eventually provided, they have not adequately cooled the home and have instead made the rooms feel even more humid. Throughout this experience, it has felt as though collecting rent is treated as a higher priority than fulfilling the landlord's responsibility to provide a safe, habitable, and properly maintained home. This has been, without question, the worst experience I have had with a property management company or landlord.

We could fish right off the back dock, and there was a nice covered lounging area on the deck above the dock area. House was clean and in good order. Contained a full size washer and dryer. Fence allowed us to let the pug run free. Dislikes: Downstairs (2 bedroom, washroom with dorm fridge, bathroom) is DETACHED FROM UPSTAIRS (2 BR, 2 bath, living, kitchen). This was not clear from the marketing statements. Downstairs is poorly air conditioned. The small unit in the front downstairs BR never really cooled anything. We resorted to buying two box fans. Downstairs BR with 2 bunk beds contained a ceiling fan we considered dangerously close to the bunk bed ladders. Dryer would never shut off via timer. Had to be manually stopped by opening the door. Overall Thoughts: We enjoyed our vacation and the house. If the cooling and detached levels issues were not present this would have been at least 4 stars.

We could not get in the house and tried calling the number provided and no one answered, just stated you called after hours, but was NEVER CONNECTED TO ANYONE. We were finally able to figure out the problem ourselves. After settling in that night, we noted the following issues in the next couple days. Called customer service on 1st full day due to the following issues: -AC downstairs stopped working -Ceiling fan in LR stopped working -Ant issue in the kitchen (on tables, cabinets and cooking utensils when cooking) -Reported a broken chair that was placed at the counter, and foot bar fell off as soon as someone sat down on it. -Light Fixture Over kitchen table -DECK - I pointed out to maintenance that the sign on the desk upstairs had "rusty nails" sticking out on the inside of the railing and someone was going to get stuck with a rusty nail. He did fix this right away. I also pointed out to him that the railing is "rotting" and is not real stable. We were concerned if someone leaned too hard on the railing, it might break. He agreed that it was not stable. -Water damage on deck where a faucet was left on causing the rotting issue. I asked maintenance about water that was dripping down on the level where the air conditioners were. He found a faucet was left on by someone. Looks like it has been on awhile and boards are rotting. -Windows - chains broken, no chain there at all, or backwards on the windows. -FINALLY while we were packing to leave, one of the ladies found a bag in the drawer in the upstairs bathroom. When she opened this, she found a crack pipe and a container that had some meth or crack in it. It also had some pills in a bottle that stated "Excedrin", however it was not marked, so I'm not sure that it was Excedrin and it sure did not look like it. This was VERY concerning to us since we had 6 children ranging from 10 to 17 that all used that bathroom. Other Miscellaneous Issues: -Ceilings and walls that need repaired. -Looks like "mold" in the corner upper wall going into the bedroom upstairs with 2 beds. -Door upstairs cracked in the room with bunk beds. -Bathroom upstairs - unfinished light in shower and wall damage. -Refrigerator bottom drawer broken. -Caution: Outside parking area, needs to be painted a different color to identify the raised concrete. EVERYONE that came in stated they tripped multiple times, me included, and I am 73 yrs old and this would not be good. This is a lawsuit waiting to happen. I was told the property manager will be called and she will let me know when she will be stopping by; NO ONE EVER SHOWED UP OR CALLED. I had to call twice, 2 days in a row. The second time I called they stated they did not see the order and would put it in again and would have this assigned. Called the next day at 12:00 and was told it was assigned. I explained AGAIN about AC downstairs not working and it was getting pretty warm. I told her I have called multiple times and what about the property manager. She stated that she had called her 3 TIMES and left a VM; she never answered her phone or called them back. AC was finally taken care of after 2 days. Sent these complaints to Ryson and they reviewed this with a $213 refund for our problems. I asked them how they came up with this figure and this was their reply: "Good afternoon. I am sorry to hear about the inconveniences you experienced during your stay. The refund amount was calculated based on a percentage taken off the base rent. When the calculation is completed, the refund amount provided is correct. Since you booked through Airbnb, they have their own fees and pricing structure. The refund issued from our end is based only on the base rent amount and does not include Airbnb's additional fees. Please note that after reviewing your case, this is the final amount approved and provided by our Refund Committee." I replied and asked them twice for the contact info to Airbnb for a complaint and they stopped responding to me. They were prompt in responses prior to that. These places all look nice on the Internet until you get in there. I understand some wear and tear, however, this place apparently DOES NOT INSPECT these places between rentals. I'm not sure what the cleaning people do either. How can someone miss this bag with drugs in it, in a drawer in the bathroom. I will never rent from Ryson Rentals again.

She was even a little rude. The hotel has such a strong scent of mold throughout. My husband is handicapped, so we asked for a ground floor room. I walked into the room and immediately could hardly breathe. It was a hard NO. The clerk was quite irritated and said that's why she asked if I had any pets. If I did have a dog, I would not allow them to sleep in the room or want them to even touch the floor. Imagine if it smells that bad for me, their lungs are closer to it. I've stayed at plenty of hotels that do not stink this badly and accept pets! Why are people with pets given such a below standards room at all? I'm sure this hotel would fail an inspection very easily! She moved our room to the 2nd floor room, which was directly about the same room as was on the 1st floor. Just as bad, in the smell. Every time we have ever stayed at a Hilton, we always are allowed 2 free bottles of water. She would not allow us even 1. I guess other hotels are just nicer to us. No decaf tea was available either. We did not sleep well at all!!! The beds are much firmer, pillows were uncomfortable. I could not recommend this hotel to anyone as we don't believe it's a healthy environment for you, your pets or children to sleep in overnight, at all. The PLUS part of this stay, was only the breakfast! There was a nice breakfast in a quaint little dining area. Some of the tables were run down but the lady serving breakfast was sweet, the coffee was delightful and we could watch the news while we had our breakfast. The price was not worth the stay overall and it was a disappointment to know this was a Hilton standard location. We will not stay at this location again.

You are a short drive from the beach (private pay to enter) and the public entertainment pier. You are right next to Clear Lake which offers great views of the marina and has a nice walking trail. There are a couple restaurants right next door and you are a short drive from a shopping center and other places to eat. We had a car so we drove to many local cafes and restaurants in neighboring cities but you could get to some decent places by just walking. Rooms & Building - Rooms are standard Hampton Inn rooms with a touch of modern décor. They were clean and comfortable for our family of five. The hotel itself has the standard Hampton Inn modern design with bright bold colors, abstract art, and dark wooden furniture with tiled floors. Amenities - There is a good sized outdoor pool on the side of the building which is a must when you are staying in Houston because it gets HOT! The pool was a welcomed reprieve from the hot morning and mid-day sun. It was for the most part kept clean and the pool area had a good amount of seating. There is also a huge seating area in the breakfast lounge that makes eating lunch or hanging out when you want some time away from your room a good choice. There is also an office area and laundry facilities for a fee. Food - There is a free breakfast buffet offered at this location. The breakfast layout is your standard waffle bar layout. Hot options include eggs, potatoes, breakfast meat and waffles. Continental options are available too such as yogurt, cereal, breakfast breads, fruit, etc. The breakfast options also rotate each day. We stayed for a week, could of used a little more variety but we also didn't have to resort to eating the same thing each day, enough choice to go around. Vibe - Easy going and friendly staff. The front desk lady said hi to my kids every day and learned their names by the end of the week. Reality vs. Online - Pictures that I saw on their website and online matched the quality and condition of the hotel and rooms in-person. No surprises. Price & Final Verdict - I paid about $120 a night and stayed at this location for a week - it made this trip very affordable for us. Not a bad place vs. price, especially compared to other options in the area and still being located so close to the Trinity Bay, NASA facilities, and Houston area.

The staff throughout the hotel were very kind, professional, and responded quickly whenever we needed assistance, which really stood out during our stay. The room itself was spacious, and the fitness center was excellent with plenty of equipment and activities available. The pool area was also very nice and relaxing. We ate lunch and dinner at Opus on the property, and both meals were very good. Breakfast had a great variety of options, although the quality of some items was about a 7/10 overall. There were a few maintenance and cleanliness concerns that kept the stay from being exceptional. The balcony was wet and had noticeable algae buildup, and while searching for an outlet behind the bed, I found that area extremely dusty and dirty. There were also water stains on the ceiling, some rust in areas of the room, and surprisingly no towel racks in the bathroom. Overall the room is very outdated. Another inconvenience was parking. Parking availability was poor, and we ended up having to park underground and walk through the rain carrying our bags. Also, only one elevator was working on our side of the hotel, which caused delays. Overall, the hotel has great amenities and excellent staff, but some upkeep and maintenance improvements would make the experience much better.

Do Not Stay Here.
