What a literal nightmare. My husband & I have good credit scores, no criminal records, good reviews from past landlords, nothing to worry about financially or socially when vetting us as renters. We were asked to do an inspection within 24 hours of moving in. 3 hours after arriving, we did that. We documented everything we could find, & most things were the usual pains of living in a house that was rented out to many renters before us: Dings on walls or floors, some things left behind from prior tenants (like magenta-tinted lightbulbs & cat rubbing things attached to the walls). We sent DETAILED DESCRIPTIONS & PHOTOS of everything. 2 major things were noted: The thermostat (Sound Oil) was not communicating with the heater & therefore we couldn't heat the house, & one of the outer panes of glass was shattered but still in the frame (probably from a gardening tool that kicked up a small rock). The weekend we moved was a holiday. We advised of the above items within 3 hours of arriving. We fixed the smaller things because who cares, & we asked if there were any additional steps we needed to take regarding the thermostat & the broken pane. We were told someone was going to come out to deal with the thermostat but were given no clear answer about the glass. We submitted a maintenance request through the Portal regarding the thermostat. We visited 3 separate stores desperately looking for room heaters & bought a bunch of blankets. We made this known to our property manager at the time - Kay - & that we were concerned about it being cold. It was dropping below 40 F at night. Kay physically stopped by & dropped off a new room heater. That was nice of her, right? Well, when we were talking to her & being very cordial, she had this whole attitude about her that was essentially *mocking* us with comments like "It's not THAT cold!" Laughing as if we were just thin-skinned people who couldn't fend for ourselves. We got the thermostat fixed - FINALLY - 4 days after moving in, the day after the holiday weekend. And that windowpane. We kept emailing & asking what they wanted us to do. We were told by Kay that she would contact a vendor regarding this, originally... ...I was eventually told to make a formal request 4+ months later after following up with emails every week. This was on 25 Oct (Maintenance Request #114187-1 if you want to look it up Brink!) which was resolved per their Portal on 21 Nov. This was after Kay left to my understanding, & we got Adam Roth & Kia Williams on 19 October. [Then we were given Deborah Green & Lori Wulf on 10 Jan. W O W.] Thank goodness most of the shattered glass shards never fell out of the pane & made a mess on the deck. It only took us nearly having to BEG & PLEAD to get it fixed! Wow, I sure love the professionalism. The fan on the main floor bathroom broke. I submitted a request (#113939-1 on 01 Oct) & it didn't get resolved until 31 Jan... 3 MONTHS LATER! I kept going into the Portal & clicking the button to get a status request (which we could only do once a day), only to reach out in other ways to figure out what was going on. I absolutely LOVED having to use the little window in the bathroom when it was freezing temperatures to air it out! I even advised them about how confused & ultimately hurt I was that I was NEVER updated about anything (and how they had to go through three vendors, supposedly) when ALL I WANTED TO KNOW was the status. The status could have simply been some automated garbage of "We are looking for a replacement vendor". But did I even get that? Hahahaha... NOPE. And now the best part. The move-out at the end of our 12-month contract. We did our due diligence in advising Brink, & our move-out was 31 May. We did our best to be as communicative & prompt as needed. Everything seemed to be smooth. We hired a cleaning staff to clean the house. We moved & asked for an itemized list of all the things Brink was going to use the deposit for. I have lived under Brink Property Management at the same unit for 4.5 years. I have always been on time with rent, I keep my place clean, and have never had any complaints against me as a tenant. It doesn't seem like anyone else in my building cares about any of the communal issues (lights being out for months in the parking lot, trash not getting picked up for weeks, etc) so I felt like I was usually the one to put in maintenance requests for these issues. To their credit, most of the time requests get fixed in a timely manner (within a couple weeks) One day we had painters painting numbers on our parking spots. Numbers that didn't leave any space for guest parking and didn't even match up with the number of units in our complex. We are a small complex of 16 units and everyone was fine with just parking in their usual spots since we were never notified it was happening and nowhere in the leases did it mention assigned parking. My spot was put right in front of the dumpsters, which would make it difficult for trash pick ups. So that didn't make sense either. Then we get reminder emails from Brink saying that we need to make sure we park in our assigned spots. It just seems like Brink isn't very aware of our property. Communication is difficult. It's hard to get a hold of anyone over the phone. When you speak to the receptionist, they relay your messages to the agents and say you'll get an email back but the ball gets dropped. Recently I had a frightening issue with a contractor and I was shocked at how Brink handled my very serious safety concerns. I felt like I was being gaslit by them saying "Oh well your story doesn't corroborate with what we know of him, he's been a vendor with us for years!" And I requested to have my locks changed and was told I could do it at my expense, which I did. Then in my final email I also explain that I will either need out of my lease or be forced to file a restraining order against the vendor. I also included that I had filed a police report and could provide the information. It's going on 6 days and I have not had my concerns addressed (other than the gaslighting) and I am very disappointed in how Brink handles these issues. I sent a follow up email today about move-out procedures and I am hoping to get some sort of reply back in a timely manner. Another tenant I spoke with said she had one contractor expose himself to her last year. She however didn't report it because she said she felt like she had no proof and wouldn't be believed. I've lived in Seattle 30 years and have been a renter all that time. I was once a hi-rise manager on the Chicago lakefront prior to moving here so I understand what it's like on the other end of the phone. Over the last 8 years as a renter I've had nothing but positive experiences with Brink in high contrast to other property management firms such as Sagen Property Management which was a total nightmare from start to finish. Repairs have been timely. Tradespeople are courteous and efficient. The only time I've experienced delays is if the owner has to sign off on the expenditure. Decisions I haven't agreed with have all come from the owner not the management co. I would happily rent from them again. read more

RENTER BEWARE! We dodged a bullet on this one. What a shady company! We toured a home on January 5 and put in an application to rent it. We received notice that we were approved and that they would be sending us a lease to sign on January 14. We also set a date to pick up keys (Feb 4). We asked about a move-in inspection and were told that they do that WITHOUT the tenants and would create a Property Condition Report that we could sign off on at their office, when we got the keys. This seemed weird, but not weird enough to back out just yet. Then they sent us a lease to sign and I read. The lease states, in several places, "Tenant has inspected the Property and acknowledges it is in good condition at the commencement of the Agreement, except as otherwise indicated on the Property Condition Report." I emailed the property manager and asked how I was supposed to sign this seeing how: 1) I haven't inspected the property and 2) haven't seen any Property Condition Report. I just received an email back from the PM that he talked to his senior manager and included the manager's response to me. Here's a quick copy and paste... "You toured the property and are aware of the condition. We provide a detailed preliminary move in condition report for you on the date of possession transfer. Tenants then have 72 hours from the date of possession to continue the report." The manager went on to threaten us about the fees being past due and that they have people waiting behind us. Well, I sure wish I could notify those people to BEWARE and NOT RENT from this company. Instead I'm writing this review! Our whole experience with this company has been so shady. We toured the property to see if I wanted to apply. We weren't *inspecting* the property. Nobody *inspects* a property on their first viewing of the home. We're just looking to see if we LIKE it. Then on move-in you document the current condition so that you know what damage may be yours when you move out. The documentation and fees asked for were WAY over the top (pictures of our cats, application fees for our cats, huge non-refundable deposits, so on and so forth). I've never seen anything like it. Serious concerns have been presented about property concerns and tenants are not heard. Seriously look at reviews and the crime rates where you are going to rent. They have steadily increased rents. Management does not care. read more

I will agree with some reviews here. I have been always on time with my HOA's payments for the last few years then if you miss t1 payment for a couple of weeks they send you a letter as you have never paid on time. These people should have reminders by text. We are always checking the phones so reminders will make us pay immediately. I don't like setting auto payments. Bleh. read more

Bought a rental property managed by Brink Property Management. They are genuinely bad managers. Don't give them your property. 1) zero preventative maintenance. Mold grew everywhere in one of the units incurring a huge bill for mold remediation. 2) no thorough screening for tenants. The grandfathered tenant that they checked was deliquent on two occurrences in the last seven years, but gave her the apartment anyway. Once the pandemic hit, I didn't see a dime or a text from that tenant. 3) Once I terminated their management to the building they kept receiving the rents and it took me 3-4 months to receive my owed rents because they simply made sure to stop paying me before they make sure they stop collecting rent on my property. And when they paid it, it was short. Short enough not to sue them or bother calling again. 4) Their contracts are laughable in nickeling and diming the tenants. It was clear that all my tenants hated the choice of living there having dealt with them. read more

Power has been out at this place for over a week a threat to my health and this "management" company won't resolve issue for me and 3 other units. Also their maintenance requests take over 2 months and they don't fix the issue. They are a company that is just money hungry and don't care about providing a habitable place to live. Continual disappointing experiences with the Property Manager assigned to our condo association.

WARNING!!! Stay away from brinks management. Brinks is currently managing our HOA community and it an absolutely horrible experience. Reasons: -Horrible communication -Miss information & flat out lies -Poor management of physical property maintenance. -Incorrect billing & invoicing to residents -Forceful strong harm tactics to enforce billing, even when billing is incorrect or inaccurate -Failure to support or inform HOA of legal responsibilities -No accountability to any actions taken All of these actions would have had any other employee terminated, but the lack of accountability from Brinks does not ensure their property managers are performing their duties in the best interests of HOA's. Clearly they only care about increasing their fees and taking money from communities to maintain their gross margin %. Though there may be a few employees that run their properties to a higher standard I believe the majority of negative reviews are accurate. If you have a choice to choose another company please do. If you have an opportunity to remove this company as your property HOA management company do it right away. This company does not have your communities best interests in mind. read more

Have to deal with addicts using the apartment grounds as their bathrooms and trash can. I have been here almost a year have made several complaints no action!! Need flood lights and cameras but want to raise rent?? 4 cars had tires slashed 7/25-26/2019 they are in the stairwell urinating in stairwell needles and trash . Poor lighting on property, The only response you get is when they want your rent or you to renew your lease and raise your rent!! If you ever have a choice between one apartment and an apartment managed by Brink Property Management, I would pick the other apartment not managed by Brink. I had problems with them from move in to move out, and I am glad to be out of their cash grabbing business! When I moved in and met with Kay, my first landlord, she didn't know anything about the apartment that I was going to lease. She only gave us lies about how the garbage was collected, stating that there was "a dumpster" in the back, when in reality there was scheduled pick up. She said that gas and electric would be done through Puget Sound Energy, but come the first bill, PSE stated that this apartment only had gas through PSE and most likely electric through Snohomish PUD. This was not helpful for me as when I started leasing this apartment, I just moved from across the country and knew nothing pertaining to who does electricity, when does the garbage get taken out, ect--all that would have been known to me if Kay actually cared and told me real facts about the apartment's utilities. When I moved in, the master bathroom drain was clogged, and it was so hard to get someone afterhours to get this fixed. The apartment was not ready to move in. Nor did Kay or whoever did the initial inspection cared about the condition of the apartment, failing to mark obvious damages, such as a large scratch on the linoleum floor and wear and tear on the door frames from previous tenants. Kay was removed, thank goodness. But the problems did not stop when she left. The company nickels and dimes you in every way possible. They charge a $4.50 technology fee. A technology fee?! In this day and age? They also charge you a $100 "security deposit administration fee", so whatever you put down for the security deposit, automatically, they will get $100. They also try to make it so you lose more of your security deposit. During the move out, the landlord had grabbed the master bathroom shower head and turned it, causing it to spray on her. She claimed that there was "a leak in the hose", when there has never been a leak in the hose for the entire two years that I lived in the apartment. The apartment that I leased had an interesting situation. It was in a building with multiple apartments/condos, but everyone else owned their condo except for us. I had a lot of problems with my upstairs neighbor, all to which she failed to accept responsibility and be an adult about it, instead blaming us for unrelated issues. One of the issues I faced was just before my parents moved in with me full time. My neighbor would park in my second parking space because she felt entitled since she had 3 cars and I was only using one of the spaces at time. I hated having her in my space, so I tried to block her by putting our garbage cans in the space and a note for her to not park there since my parents would need the space. She didn't listen. I complained to Brink about it, asking for signage that says "Parking for Apartment A only". Again, not caring about what this building is actually like and failing to look over my leasing agreement, they stated that the parking is not assigned by apartment and that they could not put the sign there. I say otherwise. My leasing agreement promised me two spaces in the garage, and by design, those two spaces were to be right next to each other. Over time, issues with noise and my neighbor occurred and we took care of it ourselves since Brink wouldn't do anything about it. I didn't have much problems until I announced that I was not renewing the lease. At the time, my parents lived with me, and my mom and I worked night shift jobs. We were hesitant at first to tell them that we were moving out until 1 month before the lease was up because of what would happen next. I had to ask them a question about first and last month's rent, thus revealing that I was moving. Within a few days, I got notice from Greg Gallo of Brink that they were going to view the apartment on a day where my mom was going to be asleep and most importantly, when the apartment looked like a huge mess because of the moving process. We were outraged that this was happening because it is an invasion of privacy. None of the days where there were showings were coordinated with us to allow us our privacy--it was all up to someone else. We complained and asked to postpone showings. We really wanted to give the apartment a chance to have tenancy again but showing it when there are boxes and clutter everywhere would not give it such justice. And unfortunately, it felt that Brink did not think about that and showed it twice before I asked to stop the showings until we were completely moved out and cleaned the apartment. In the end, I hated dealing with Brink. It was never good until I finally left. They will grab any cash that they can with your lease, find problems to generate more money, and not care about their properties that are far from Bellevue. read more

I wish I looked at the lowest rating reviews before I rent with Brink property management to see how they handle critical issues. I have different kind of bugs now every ware and sent them more than 60 pictures and before contacted them about problem with windows. They do not do anything than taking money. I contacted an attorney and now they sending people not to fix but just to show that they are doing their job but they don't. Person came to fix the window but could not find parts and tried to put anything to show that there is fix. I record everything and I'll post the videos and pictures in the social media and youtube. I've owned my condo since 1998 and Brink has been our property manager that entire time. We've gone through a few managers, but our current one, Denise Salerno, is an absolute godsend. She is so professional, so responsive, and so reliable! I'm so thrilled that she was assigned to our property. As for Brink in general, I think my condo complex is in amazingly good shape. I could write a book about how much they've done, but to keep it short, they've done EVERYTHING that they needed to do, and always try to keep expenses low, while ensuring the highest quality results. I got SO lucky when I found this Redmond gem of a condo and even luckier that *someone* at *some* point in the past chose to hire Brink Property Manager! Thank you Brink and thank you Denise! If you must rent in this area I would highly recommend you look for NON Brink properties.....but, if you have no choice be sure you thoroughly document (written, emails, pictures) all of the problems associated with the property. Upon checkout they will keep a 500$ non refundable carpet cleaning deposit and then try to use your other deposit money to fix or update the home. What was described to me as a "light spot cleaning" and "mowing a 20ft x 30ft lawn" ended up costing me $625....so after everything they get 1125$. I would never use this company based off of that, but it is worse when it comes to work order requests...I won't get started on that. Lastly, I attempted to email, phone, text multiple agents for price quotes concerning our checkout and after weeks on no correspondence they simply send you a letter of what they determined/executed and what money amount they will allow you to recoup. read more

Tried to rent a property from them. Went through the pre-application, was told I should have no problem being approved. Obtained paystubs, references, tax returns etc. Explained my situation to management, I have more than enough income to pay rent, ( 5 times the monthly rent) have paid rent on time for 2 years, before that owned my own home for 25 plus years, my credit took a hit due to divorce. Went through all the hoops to be get an email saying my application was denied, what a waste of time. Brinks was managing my property for almost 10 years and I have to say TAKE YOUR PROPERTY ELSEWHERE!!! Property managers are to be taking care of the whole property... after all that is what I am paying for... in monthly fees, maintenance people costs for every little thing, and every time a lease was signed. I went out to view the property about a year ago and found the property to be in horrible condition. Things I was never notified about were an issue (out side painting, yard, fence). Things that should have been perfectly fine with normal maintenance (which was being charged overtime they did anything to the property) would have never been an issue (trim around the window needed to be replaced due to paint pealing off that caused the window sills to rot so not a short term thing). That is saposta be why they are "inspecting" the property every 6 months. When one tenant was vacating from the property I asked how much it would be to have the paint upgraded to two tone and was very clear I just wanted a bid... I ended up being charged for the painting even thought i never received the bid or authorized it. Never again will I list my property with them. read more

I am still maintaining that the fees are hidden really well and you should expect (spending on the unit and your lease) to pay $50-100 extra per month with all the fees, which are in the lease but are not explained from the get-go. That said they did try to be understanding and they refunded a little more after we discussed. I still think in the future they need to do less apartment inspections if they current tenant has a good track record, as it's intrusive. read more

Brink managed my Seattle rental house for over a year. I fired them. While I was with them, I always felt like they were doing the minimum possible while putting up a good "face" during their professional conversations with me. They didn't take good care of my property, and didn't find quality tenants (one duo removed an installed bookcase but Brink didn't catch it during move-out inspection). Every repair bill was higher than other service providers quoted, and Brink never used companies local to the property. Maybe there are good managers working there but the various people who managed my property did a poor job. read more

So let's start with professional courtesy. Try getting in touch with someone regarding a discrepancy. They will literally stonewall you and avoid your call. Then there is just plain rudeness from the staff. Not directing or returning calls that goes beyond annoying into the realm of unprofessional. Beyond the moving-out process they are unresponsive in general. Work orders would sometimes take days or weeks before anyone returned my call. Then even more time would elapse before the issue was resolved. I could not be more dissatisfied with this company. Owner should take a closer look at who is representing his brand. read more

I am writing this review from my brand new couch in my new house that I bought last month. When they sent me an email to say that they are running my credit for a different house that the one I applied for. I contacted and they said it was a typing error... They were considering me for the house in Bellevue. I applied for a rental with this company. They denied my application because my job longevity, 28 yrs and 9 mo same company--30 days new location and said that I have "late" payments on my credit... Sounds legit! Please note that I just bought a house... With a full paperwork backed loan. No late payments at all, not one. High scores. Dependable job history. Etc. Seems like I dodged a bullet though because they have hit and miss reviews. Not sure why all of the 1 star reviews are gone now. We have had a horrible experience renting from Brink Property Management. There have been a few issues that have come up that they have handled terribly and have absolutely horrible communication. Plus the unit was not in good condition when we moved in (huge gaps in screens and doors, loose fireplace, dripping pipes) and they haven't handled any if it, despite repeated requests. They also never write our names correctly on our communication (despite being here 6 months already), which to me shows they really don't care. So between the terribly handling of situations, and incredibly slow responses and communications, I can safely say they are the WORST property management company we've ever dealt with in our last 6 years of renting. read more

Brink Property is one of the worst service I received in my life. I lived in 2 different countries. In USA itself, I was for 7 years in 4 different cities. I never experienced such a bad and unprofessional services. I signed the lease with them for 819 Virginia street(Cosmopolitan). I lived there for 3 years. Lisa Benedict was my agent for the first year. She was nice and my first year was good there. She left the job and I needed to coordinate with Adam Roth and Amanda Shepherd. My nightmare was started. I raised only one maintenance ticket in two years. It was useless to raise a maintenance ticket there. I needed to leave the country in emergency. I told everything to Adam and he started ignoring my emails/phone calls. I took help from Cosmopolitan front desk and coordinate with property owner and resolved the issue. Adam's best practice is to ignore you completely even if it's an emergency. At one point, I emailed every person from Blink but I never received any email from them. Thank god, the property owner was a nice person and helped me. On the top of this, I left the country but I was still getting the bill from Minol. I was getting the bills for the period I am not living in the apartment and I was not even in the country(no lease contract). Again, I was rescued by Cosmopolitan front desk. They connected me with the right person. After 3 months with lot of emails and roaming calls, the matter was resolved. Again, Adam's best practice is to ignore my emails completely. I am not talking about advance return at all. An agency who not like to help in emergency, it's stupid to expect ethical behavior from them. I regret I stayed with Blink property. I will strongly recommend not to go with this property management. If you like the house a lot and wanted to work with Blink, be careful who is your agent. It took me two weeks to get in contact with any of their staff because I was interested in using their leasing and management services for my house that I wanted to rent out. When I finally got in touch with their manager, I made an appointment with her so that she could take a look at the house. Not only was she 1 hour late, but never apologized. Not one "thank you" in the emails that she had been sending me. I understand this might be a trivial matter, but just a simple "thank you" goes a long way. When she did go into my house, she let me know what needed to be cleaned/fixed/changed. I was expecting her to let me know what needed to be fixed, but the way she let me know was extremely rude, almost to the point where I was insulted. Throughout our appointment, she kept saying how they only have 1 property manager and that they were understaffed and in need of help. I really didn't care. And that was just one more reason why I didn't go with this company. I would rather pay a higher leasing fee and go with a better company than go with this company with rude and extremely unprofessional people. read more

Brink is a great hands on property management company. I live in Los Angeles and rent out my home in Seattle. I've never had an issue that Brink couldn't resolve. Amanda and I did a walk through together on my property the other day and she had her eyes on some important details that I overlooked. I had the opportunity to work with Kelly B. at Brink Property management in dealing with a surprisingly hard HOA situation and lender approval. Kelly went above and beyond the call, writing letters, obtaining documents, and fighting for our cause as if his own paycheck was on the line. due to his efforts, we were able to get the lender to sign off on the HOA and we were able to fund their loan. In an industry rife with ambivalence where lenders and our needs are concerned, Kelly stands out as a true real-estate partner. I hope I have an opportunity to work with him and the excellent staff at Brink again. read more

I wish I could give a zero rating to Brink Property Management. There is serious and continual disappointing experiences with property managers - Robyn and Cristean - assigned to my condo association. They are rude and so extremely late in replying back. You have to leave many voicemails and e-mails and it takes them forever to get back to you. As soon as they took over, they messed up with my auto pay account - this never happened when other companies took over. And then when I was late, Cristean would write me the nastiest letter trying to scare me with their lawyers and collection agency!!! How dare you are Cristean. BTW, when I brought this up to Cristean's attention, she wrote back, "But as long as your Board and the other homeowners are happy with my service, that's all that counts."!!! And my response to you Cristean is that you are extremely nonprofessional and we will see how long you will even stay as a property manager with this poor and rude attitude! I hope you leave my condo association for good and another competent and responsible management company takes over. Horrible experience as a renter under this company. It's like living under a tyranny. If you are a home owner, please do not use this company. Everything is controlled to the extreme and everything is the responsibility of the tenant according to their contract. Almost as if you should not even live in the rental property because according to their contract you will damage the floor just by walking on it. This property management company is extremely rigid on all the dates as well. Does not matter what is going on in your life or no concept of working with the customer. Not accommodating at all. I would love to give a higher review... only giving two stars because we love the neighborhood and the size of our home. This company is completely unreliable and unresponsive to questions, concerns, maintenance needs, you name it. They will say all the right things in the moment but in my one year tenancy, have yet to have seen them follow through on a single thing. Most people who work for brink are friendly enough I suppose, but generally I feel like I'm being lied to or taken advantage of--neglected at best. I have felt that they may not treat all of their tenants this way and am partially concerned that my poor experience with them is based in discrimination against non-wealthy, young, queer, etc people. We are good tenants--never late on payments, repairs/upkeep, communication, etc. Even outstanding credit scores! Even so, we love our rental property (though is has A LOT of damage and is under-maintained) and choose to deal with poor management instead of finding a different house. Tip: be familiar with renter's rights and the tenants union--brink is good at staying right on the line of "legal". We wish this house was just managed by the owner but it's okay. If you rent from brink, just be competent and available enough to handle business assertively. read more
