I am a returning resident. I previously lived at Broadstone Edition for 14 months. My move out was primarily due to downsize from 2 to 1 bedroom and at the time there weren't any availability at Broadstone. My experience at another community had me realize how lucky I was to be at Broadstone Edition. I have taken everything for granted. From the kind staffs, community amenities, to the smallest details of my unit: cabinet, doors, washer/dryer, wall paints, window, key fob access. Everything is of premium quality, high tech, high standards. I came to have a deep appreciation for all staffs at Broadstone Edition-Irvine, for their kindness, professionalism, and all the hard work that they do. They've created a community that truly feels like Home. A special shout-out to Manager Samantha. She is one of the hardest working Manager I know. During my tenancy, I often see her personally patrolling the ground checking making sure everything is neat, clean, working properly. Not once, but many times. When a suspected individual without key fob follow me into resident living quarter and shouting profanity, I called leasing office and immediately Manager Samantha and Assistant Manager came running chasing down that individual. No matter how busy she was, she would make time to be present at both Pre-inspection and Final Inspection with Maintenance Team, per my request. Everything is transparent, follow proper procedures, absolutely no foul play. Upon returning to Broadstone Edition, staffs welcome me back with warm smiles and regards. Leasing Agent Zack go above and beyond to ensure my transition back went smoothly and providing me helpful resources. Manager Samantha and Assistant Manager Karina always respond promptly to all my email inquiries to ensure smooth move-in. After first night stay, Maintenance Manager Edgar call to check-in if everything in unit is alright. I made few work order requests and immediately Maintenance Manager Edgar and Maintenance staff Adolfo came on same day to address. I feel extremely well taken care of here at Broadstone Edition. Safe, warm, and at Home. Their work ethic, transparency, prompt communication, to maintaining sparkly clean public spaces. Every team member work tirelessly to ensure each and every residents have an enjoyable living experience at Broadstone Edition-Irvine. And for that, I am deeply Grateful. Thank you so much! To all negative reviews out there of Broadstone Edition-Irvine, just know that you have taken everything for granted. And you wouldn't realize that until you've lived at a different community. Just moved in... best decision I made! I was in a previous apartment complex oh my gosh what a huge difference! The staff here is so friendly, very helpful, everyone responds very quickly to emails, calls and maintenance orders. The Maintenance Dept has been amazing, they go above and beyond. I moved into Broadstone Edition a little over six months ago, and my experience has been nothing short of amazing. Zack was incredibly helpful throughout my entire move-in process and has been my go-to person for anything I've needed since. If you're looking to move to Irvine, this is the spot. The complex is brand-new, the location couldn't be more convenient--every major freeway, grocery store, and the mall are all just minutes away. And the amenities? Truly to die for. Been living here for over a year and honestly a great experience! Anything we ran into has been quickly solved by both maintenance and/or management. Eric and Adolfo at maintenance have been super speedy with helping us fix any issues. Usually if I submit any question or request, it's done by the next day (or even same day). They're also great about communication, which I really appreciate! For the front office, Dylan and Madison were awesome to talk to (convinced us to sign originally), and now Samantha and Wyatt are really prompt and great with any help or questions we have. Overall the apartment may feel a bit pricy but you get pretty great service along with it. Security does a pretty good job with keeping the complex feeling secure, and the amenities are fun to use! read more

I stumbled upon Broadstone Edition while scrolling my phone and called them on a weekend to see it in-person. Dylan answered and was friendly replying to my questions then connected me to Madison to schedule a tour. Major points for making it easy to reach humans that were so helpful! I tried calling a few other complexes in Irvine, but couldn't seem to get anyone on the line so we moved along. When we arrived for our appointment, Madison greeted us on time and was super personable - what a nice change from the tougher attitudes we're used to in LA county. She was possibly the most pleasant leasing professional we got to meet in California. Having lived all over the state, I've never seen someone so passionate showing a property - she's truly a unicorn! The building is brand spanking new and nothing beats being the very first resident in a place that's just getting started. You can smell the freshness of the equipment and appliances with amenities that sang, "welcome home!" The layouts we saw were extremely efficient compared to a lot of other plans we've seen. Some from other complexes had these useless hallways and areas that make the rooms you need bigger actually feel smaller. I was intrigued by their daily valet trash service because no more smell of hot garbage, ever. Our unit came with 1 free parking spot and how convenient that guest parking exists! We were particularly curious to see a unit we couldn't check out on the day of our first tour, so we planned a return visit. On the day of our second appointment, we raced back like we were on a mission to lock it in. On our way there, we hit some of traffic, so I called the building to inform them we'd be late. Dylan's empathy for the car accident let us know right away that we were in good hands. The complex aesthetics are ultra maximal. I'm not going to lie, it was more out there than we're used to. We were looking for something more minimal so the interior felt like we were on vacation somewhere exotic but the whole inner vibe was a big thumbs-up. Our application and approval was completed in a flash and our lease was sent over shortly after - overall, the process could not have gone any smoother. Kudos to this dynamic duo, Madison and Dylan. Staff member Adolfo was super friendly and professional, immediately addressed our concerns and resolved our issue right away. He even went above and beyond by replacing our A/C filter. The noise level here is out of control. There are parties on the weekend and weeknights that go on past midnight. The property managers give you lip service, over and over again. They are trained to speak in vague terms so they do not have to enforce anything. The office staff threaten things, but when you report the same thing, they blow you off. Update - to the reply from the Edition. Nothing but lip service. Your staff is trained very well to avoid conflict and avoid addressing problems in the community. Don't just post a reply. Actually DO SOMETHING! BTW - who are you going to report it to? Your reply post is trash. read more

This is a fantastic building overall, while Madison and Dylan in the leasing office are the nicest, friendliest people who will go out of their way to try and help make your stay the best. They are wonderful humans. The reason I'm giving this a 4 and not a 5, was that a week after starting my lease, my bike was stolen in what was supposed to be a secure room and area in the building. This wasn't a great way to start my lease, but I'm hoping that security will be stepped up so these types of incidents are less likely to occur again. Otherwise, the property is clean and brand new, and the amenities are top notch! read more

Nothing works in the complex and they charge you exuberant amounts of money to live here. Fires in units, dogs barking at all hours, unclean gym equipment and equipment that doesn't work! This is not the place to be. I am not impressed with the living quarters here! read more

This is a stunning building to reside in and the staff is extra friendly, though it seems they aren't willing to go out of their way if requires too much effort on their part. There are a lot of faults for a living space with such a high price point. The gym could use another squat rack bc it's always being occupied. Towels are rarely available in the gym fridge. You can't use certain amenities after the leasing office is closed, like the karaoke room which you have to check the mics out from the front desk. There is dog poop on the grass perimeter of the building EVERYWHERE. My last building had every dog owner submit a DNA sample so that residents weren't self-centered enough to risk the penalty of a fine. The resident demographic here is just very entitled. read more

This is just one encounter of my horrible experience which started with their asst manager Colleen who couldn't have been more nasty. She made me feel very unwelcome and unwanted as a tenant. I work hard and income and credit qualify but was made to feel unworthy of living at their property. I then encountered Wendy, the community manager, who, aware of the unfortunate experience I'd had with Colleen, swiftly reiterated the perceived notions and shared views. Her approach lacked any hint of apology; instead, it was alarmingly matter-of-fact - she did not want me there and felt no need to hide it. Wendy is strongly arrogant and equally unkind. She literally looked me up and down in disgust as she reiterated their excuses for not reaching back out to me. It's worth noting that I am a working professional, always dressed accordingly. It remains baffling why she felt the need to treat me as if I were pleading for a favor. It's truly disheartening that she is not only permitted but also compensated for subjecting applicants, or anyone for that matter, to such mistreatment. This behavior is unacceptable and deserves immediate rectification. Ultimately, I decided to cancel my application and chose to rent with another property that treated me with the dignity and respect every human being deserves, irregardless of race. This experience has compelled me to warn others to steer clear of this particular property at all costs. If they fail to value prospective residents, one can only imagine the anguish their current tenants must be enduring. Not to mention the cost is astronomical and they rarely answer the phone, or follow-up. Expect to do their job for them. I left out many details as it would take more time then I have to write or most have time to read. I gave both ladies the opportunity to apologize but to no surprise - they did not. if you choose to conduct business with either one of these ladies or Broadstone Edition, I would do so in writing. Debating on if I will file a fair housing complaint and truly hope they correct their actions and no one else leaves this property feeling as disheartened as I did. read more

Broadstone Edition, perhaps the best property I toured in all of Irvine, and it's up there with even Skyloft. But it's not just the property or the amenities. It's the customer service that really does it for us. Dylan our appointed leasing representative was absolutely amazing. He was always on top of everything and made our move seem less. They really go above and beyond to make sure you are happy and that's usually the key difference that's missing in a lot of places. I've lived at Broadstone Edition apartments for a month and a half and I'd just like to share my experience so far. This is a brand new property. When we first started looking for apartments, we simply weren't impressed with any in the area. We were about to give up hope of finding something we liked, when we came upon these apartments. The office staff (Madison and Dylan) are the absolute best! Both of them have gone above and beyond to make us feel welcome and at home. They have never once hesitated to help me with anything I've had questions about. We chose a beautiful 2/2 on the 5th floor and the view is amazing! The layout is perfect for us. We have had just a few minor issues arise that we needed to place work order requests for, and each time, the maintenance team (Mario and/or Jonathan) has been prompt, thorough, friendly, and beyond helpful. During my 53 years on this earth, I have lived in many apartment complexes. Without a doubt, Edition takes the cake! From the wonderful office staff, and knowledgeable maintenance team to the gorgeous amenities; we are beyond grateful that we found this place and honored to call it home. read more

For me coming home from work and having the feeling of satisfaction just by walking towards your apartment is the best feeling. All the arts/mural is just beyond beautiful.
