    DO NOT MOVE HERE. TICK INFESTATION. Moved 6/13, noticed tick infestation 6/15. Exterminator fumigated 3 times w no success. He gets a Simparica Trio dose (tick meds) every month. The Alton isn't offering a rent discount for putting my and my dog's health in jeopardy since the day I moved in. Alton tried to blame my dog. I didn't stay in apt & dog wasn't there until 6/14. I reported the infestation TWO days after moving in. They made me wait nearly a week before the exterminator treated my apt, giving the ticks time to grow and spread. Equity Residential does not care about its tenants.

    I waited until I moved out of the Alton to write a review because I wanted to have an idea of the full experience before recommending living here. I can say through the entire process of moving in, living at the Alton, and moving out, the entire experience was excellent. The amenities are excellent with 2 beautiful pools and hot tubs, multiple community rooms, and an incredible roof top patio with amazing views. The parking is secure and convenient (EV chargers are available too), and everything is kept spotless and well maintained. The only minor issues I had were taken care of quickly and professionally which is the real reason apartment reviews are so important. A community can offer great amenities, but if there are safety issues, fire alarms going off all the time, issues with neighbors, etc. that are not properly resolved, it can ruin your experience living somewhere. Kellie and her entire team at The Alton are top notch, and that is the reason you should live there if you are looking for a place in Irvine.

    Where do I begin?! I am absolutely disheartened and distraught by the level of corruption in Irvine and the stronghold Equity Residential has over the system. My 1st warning was when Kelle LeKar and her cronies tried to park us on the roof, when we are one of the 1st groups to live here and only on the 2nd floor (there was plenty of parking, they were just trying to save it for the more lucrative clientele). Kellie tried numerous times to raise our rent far above the respectful standard of 5%, had we not known, Kellie LeKar would've completely taken advantage of us and overcharged us. Kellie also tried to pull my son into the lease, knowing he's still a dependent and attending Tustin High School, in order to raise the rent and force us out of the program thus out of the unit. Numerous "corrections" needed to be made when we confronted Kellie about the discrepancies in her calculations. Kellie also forced a changed in the status of the unit, literally 'pulling the rug from under our feet', after we lived here for 4 years. Placing another family into the Moderate Income Program, to force us out, but yet again overcharging us and that also was corrected (that time they caught it before we did). After reaching out to the Housing Authority whom also did not mediate the situation, nor did they advocate for us, they never presented any proof of Kellie mysterious projections regarding how she can justify her falsehood that we are above the income threshold. Mayor Farrah Khan also reached out to the Alton management, requesting they show proof of Kellies calculations. Of course they refused. My VA appointed lawyer also reached out to the Housing Authority and The Alton management, only to keep hitting brick walls. Kelly LeKar and Ms. Greek of KTS Law LLC so kindly took us to court and it seemed like we were finally about to get justice; during our 1st session of the trial, Commissioner Kohler literally exclaimed that this was absurd and we were in the right. Given all our lengthy supporting documents such as IRS tax transcripts, W-2's, bank statements and even my Paypal. The Commissioner then gave them literally 3 WEEKS to come back again for a retrial or sorts, only to do a complete 180 and take their side. I was absolutely shocked, but at the same time, not surprised. Kohler definitely took a bribe, or in some way was swayed by the Plaintiff to take their side. Kellie and Ms. Greek NEVER once divulged their calculations of our income, they simply just said "we're right". Commissioner Kohlers reasoning was simply "I don't make the laws". Excuse me, but WTF?!!! I have defended democracy at home and abroad, while enlisted in the US Army. That will never stop, regardless of my status, or personal sacrifice. So now, I am exposing the truth about corruption in Irvine, between Equity Residential and the Justice System. This is not about me, this is about the systemic racism, bigotry and control that big businesses have over everything. I'm no asking for any special treatment of favors, only to be treated with the same care and respect one would personally. It is nice to know that the certification process for the program has thus been moved to a 3rd party, offsite, so the Alton is no longer bolstering numbers in their favor, or trying to rip off tenants by charging more than they should. I was always given the dismissive convenient answer of,"we're withing our rights and can do this as a business". Ouch! Mind you, this is during the pandemic moratorium, now that it's over, they retaliated for standing up to them and calling them out on their bs. Kellie offered to give us an extra 6 months to live here, failing to mention we were already under executive order N-28-20 (the moratorium) trying to get us to move during a pandemic. Real classy. We've never been late on our rent, no problems with neighbors (in fact, they're fond of us), I've put out fires and helped people, no problems with management until we got fed up with the microaggressions and stood up to a corrupt multi billion dollar company. They also have many lawsuits, internally and externally, which is a reflection of the owners character, Sam Zell. I am far from done with the Alton, as we will be appealing the case under a different respectful and honest courthouse that hasn't been corrupted. It simply comes down to numbers; mathematics on a rudimentary level, our documents proved that we did not exceed the income yields for the program. It's mind boggling how blatant the scheme Ms. Greek of KTS law and Comm. Kohler tried to play with us, but it's only going to come back to them 100x worse. This whole situation was swept under the rug, but the Equity Residential can't silence me and the truth will be brought to light. Most importantly, I share this information so other residents and the City of Irvine are aware of the atrocities happening here in a city that does seem like it's progressive and safe for EVERYONE. I can only imagine how my forefathers felt.

    The Alton is GREAT! I just moved here, and fall in love with this apartment right away. Dylan helped me toured the community when I made the request. And he is truly a nice person that help you to gwt what you want. Also other people in leasing office are nice too. The Alton is absolutly a perfect choice if you want to live in Irvine.

    How is the noise level when inside of the unit? On a usual basis, can you/tenants easily hear neighbors, traffic or general commotion? Thank you.

    I never hear my neighbors on either side of me. I can sometimes hear the tenants above me and if I'm in the kitchen I can hear people in the hallway occasionally. Overall it's really quiet.

I've lived in some of the nicest most luxurious apartment communities in Orange County including Halcyon House, One uptown Newport and the Royce. Even though some of the others have better "location" there is no disputing that. I believe the row has the best bang for your buck and overall the best experience. Lived at The Row at Red Hill for about a year now and it's been a great call. Location is hard to beat -- quick access to the 55 and 5, and having the onsite retail means a lot of errands happen without ever getting in the car. The amenities here are genuinely top notch -- the gym and fitness area are some of the best I've had at an apartment community, and the rooftop pools are a huge win, especially living in SoCal. Those two alone get a ton of use from me and they're kept up well, which honestly matters more day-to-day than people expect. The gym is probably as good as it gets for OC as far as apartment communities are concerned. But the real reason I'm writing this is Jose and Margarita. Jose handles the outdoor common areas -- streets, the dog park, landscaping -- and it's obvious he takes pride in it. The man does not play around, he does the job perfectly. The grounds always look sharp, not just "fine." Margarita covers the parking garage and building hallways, and same thing: consistently clean, no slacking, every single day. It's easy for property management to talk about amenities and community, but what actually makes a place livable is people like Jose and Margarita showing up and doing the work right, day in and day out. That's the difference between an apartment complex that looks good in photos and one that's actually well run. This one's the latter, and a big part of that is them. Honorable mention to everyone else. The leasing staff as well as resident relations team are always super nice and professional. Five stars, easy recommend.

    My wife and I moved into The Row approximately one month ago, and unfortunately, our experience has…read morebeen extremely disappointing--especially considering this is the most expensive apartment community we have ever lived in. Since moving in, we have dealt with an ongoing ant infestation throughout our unit, primarily in the kitchen. We have found ants around the stove, microwave, cabinets, countertops, and numerous other areas. This is not an occasional ant or two; it has been a persistent problem that has made us extremely uncomfortable in our own home. Management has sent pest control to our unit twice. The first treatment did little, if anything, to improve the problem. Pest control returned two days later, and we were instructed to leave our home for four hours following the treatment. What concerned me most was how quickly the second visit appeared to be completed. After letting the technician into the unit, I left to walk my dog and briefly stopped at our vehicle on the second floor to drop something off. I was at my vehicle for approximately 30 seconds. By the time I reached the first floor, the technician was already downstairs with me. Based on that timeline, he could not have been inside our unit for more than a couple of minutes. I do not understand how an entire unit with a widespread infestation could have been thoroughly inspected and treated in that amount of time. I have repeatedly expressed my concerns to the leasing office, but the only solution offered has been to send pest control back yet again. No meaningful alternative, cleaning assistance, rent or fee consideration, or other accommodation has been offered despite the continued disruption. I work from home and have meetings and important deadlines throughout the day. I cannot repeatedly vacate my home for four hours only to have someone seemingly spend a couple of minutes inside without resolving the problem. It's already been 2 times and there's no improvement and quite frankly, it seems like a "sucks it's your problem, but thankfully it's not mine" type of mentality. At this price point, we expected a much higher level of service and responsiveness. Instead, we feel that once our lease was signed and our rent was secured, our concerns stopped being treated with urgency. We are not asking for special treatment--we are asking for effective pest control and a management response that reflects the amount residents are paying to live here. I've had a PLETHORA of ants crawling on my back, face, etc. and I'm over it. Based on our experience during our first month, I strongly recommend that prospective residents ask detailed questions about pest problems and how management handles unresolved maintenance issues before signing a lease. I sincerely hope management takes meaningful action to resolve this situation, and I will update this review if the problem is properly addressed.

Maintenance teams were professional and timely. Seriously could not have asked for a better experience. I never once had a noise complaint or any issues which is incredible given that I work from home! All neighbors have been kind and kept to themselves. It was a dream experience, especially coming from an Irvine property previously! I've recommended a lot of my friends move here since it's been so pleasant. Would highly recommend!!     This complex is plagued with problems. Here are a few: Transponders that are supposed to open…read moregarage doors repeatedly do not work. They only heat the pool in the summer. I have complained for months that my thermostat is out of order. They promised to replace it repeatedly for months. Final I was notified that a tech was supposed to replace it and received an email that it was replaced. I had previously marked the thermostat because I did not trust management to replace it and sure enough it was not replaced. I spoke to another residenet who also complained to me that her that her thermostat did not work at all. I wished her good luck with that. The traffic noise on the side facing Jamboree is unbearable. When I complained that the shower in my apartment was not safe or about the traffic noise, I was given a 30 day notice to inform management I was moving. I needed to go month-to-month a for a couple of months until my next residence was ready, so they raised my rent 25% which is over $1,000 more per month. My suggestion is to find another place to live.

On the before breaking my lease and…read morethis due for many reasons, first one all when in lease this place I didn't get a single phone call nor email from staff until 1 hour before the day of moving which I found out when I was already inside the property with movers and just there found out they don't have an actual leasing office on the premises which was weird, so I had to drive to another property to get my keys while my workers are waiting and charging me by the hour!! Then when I got the keys I was supposed to be happy with the quality of the unit, dishwasher was rusty, air vents were rusty and old, paint was only touched up with a similar color not the same color. Also you could see dirt and human hair throughout the walls. I submitted everything via move-in sheets. I also mentioned on the paper to send someone to double check which was ignored by the office. Other issues that made me break my lease was because this is a very old building and they didn't take care of it, walls and floors are super thin and you can hear everything your neighbors are doing, including when they take a shower or do laundry or even go to the bathroom, not mentioning all over the property is covered with parking and people's alarms go off in the middle of the night because of the wildlife around the property. Also, if you like cockroaches you are more than welcome to walk through the property and they are everywhere inside and out. They are usually very large and I believe this property had a lack of management. In addition, most of your neighbors are doing Airbnb and they don't care about it, even though it's forbidden by the Irvine company. When I moved out they charged me $350 plus for the paint and I was only here for 6 months. I reached out to the office and they sent me a paper from somewhere for $220 showing me the apartment was painted before I moved in which is not true because my move-in sheets show otherwise. So save yourself and check out other Newport Beach properties, this one definitely needs new management.

My application was ultimately rejected, yet I have still not received my refund. This is extremely concerning and unacceptable. In California, retaining funds without proper justification may violate California Business & Professions Code §17200 (unfair business practices) and other consumer protection laws. What makes this even more frustrating is that it feels like I am being taken advantage of. As a younger applicant, it seems like they assume I won't follow up or take action to recover my money. That assumption is completely wrong. Failing to return a promised refund is not just unethical--it raises serious legal concerns. If this is not resolved immediately, I will be filing formal complaints with the California Department of Consumer Affairs, the Better Business Bureau, and exploring further legal action. This is a deception and FRAUD I strongly advise others to be cautious before providing any deposits.

    Let me start by saying that no apartment complex is perfect. Every place will have its issues…read more However, for the amount of rent we pay, I don't believe this property provides the level of service or responsiveness that should come with the price. I'm writing this to help future residents make an informed decision. My biggest piece of advice: get everything in writing. If you're told something during your tour or over the phone, ask for it in an email or have it written down. In my experience, verbal statements have not always been consistent. For example, during our initial tour we were quoted a discounted rental price. Fortunately, my boyfriend asked the manager to write the price down on a sticky note. When we later called to move forward with the lease, we were told that was no longer the price. It wasn't until we showed them the written note that they honored what we had originally been told. More recently, someone parked in our assigned parking space. When my boyfriend contacted management, we were initially told that we had the wrong parking space number. Thankfully, he had taken a photo of the parking assignment that management provided us. After we sent it to them, they realized they had assigned the same parking space to another resident. Rather than acknowledging the mistake, the solution was simply to move us to a different parking space. One thing I've also noticed is that management often prefers to discuss concerns over the phone instead of through email. While phone conversations can be helpful, I highly recommend following up in writing so there is documentation of what was discussed. Another disappointment has been the amenities. Since we moved in last September, the outdoor pool television has repeatedly been out of service. The complex has scheduled resident movie night( one in October and another recently in June) that had to be canceled because the television wasn't working. Despite bringing this up multiple times, we've repeatedly been told it's functioning properly, even though I have videos showing otherwise. The soundproofing has also not matched what we were told during our tour. We were informed that the building had special insulation to minimize noise between units. Unfortunately, the walls are much thinner than expected, and it's easy to hear neighboring apartments. Lastly, one of the amenities we were excited about was the Butterfly entry system. Installation took much longer than expected, and when we asked about the delay, there didn't seem to be much urgency. Unfortunately, it wasn't until a serious incident occurred that action was finally taken. A homeless individual entered the building while the system was still not operational. The individual appeared to be under the influence, was swinging a belt around, and another resident had to step in to help remove him from the building. Multiple residents witnessed the incident and reported it to management. Only after that did the installation seem to become a priority. Again, no apartment community is perfect, and I understand that issues happen. What has been most frustrating is the lack of accountability, inconsistent communication, and the feeling that concerns are not addressed with the urgency you'd expect given the cost of living here. If you're considering leasing here, my advice is simple: document everything, communicate by email whenever possible, and make sure any promises made during the leasing process are provided in writing.

Overall, it's a nice, well-maintained place to live and a great environment for families with young children. I really enjoyed my six years here and would definitely recommend it.

The staff was friendly at first, but really as time went on, that changed with problems in the apartment. First, they tried to sell us the idea about renting their fridge out, when we had a fridge. They laughed and said we could just sell it. HAHAHA yeah, just sell a fridge we own already and paid off to rent one? That's the most stupid upsell I have ever heard. Also, we left a really great and quiet community in Diamond Bar. And I am angry thinking about how they rushed us to sign the lease, saying that they get booked up fast. So much regrets leaving it behind for this less than secondary place. Here's a list of things gone wrong: *Promised us parking space if we just signed up on their little parking roster, we thought after living here a few months, there would be word about a garage or some kind of covered parking... WRONG. Also, you have to pay additional parking fees if you want 2 cars. And parking here is a nightmare after 8pm. None of the administrators actually live here, so they don't understand what its like, but trying to get parking when you have a late shift is a big frustration. You have to walk a block down the street, and you're competing with 2 other apartment communities. Both laundry facilities in the summer time is a HUGE Mosquito attraction. I am very much allergic to them, and when bitten, the bite area swells up to the size of a baseball. I am not exaggerating. I was scared to do my laundry during the late summer months. Last note about the laundry machine: other than the pet owners leaving behind pet hair everywhere, the laundry room is open to anyone who knows. People from across the other apartment units come over here to do their laundry. The maintenance guy, seems to avoid us because literally the 1st month of move in, we had terrible power outages in our apartment unit. He kept coming in several times in the week to try and fix the problem, but the power went out continually. It was really bad since it was the summer, it was hot and would have enjoyed the AC on. Also, I needed my computer to be working for work, etc. It wouldn't get fixed, and at some point they questioned whether or not we had too many things plugged in. We've lived in many apartments in our lives and not once was electricity an issue for us. And if it was an issue, 100% its always because the apartment did not have very good wiring. They clearly cut corners and daisy-chained a lot of the outlets together. When we put in a maintenance request, it felt super awkward. My apartment is a ground floor unit, and in my personal experience, it is always the coolest. Cool air sinks, and heat rises..basic science. But not this place. This is the hottest freaking apartment I have ever lived in. They have an A/C machine but it is not central AC. It only blows in through the living room. Fans are not an amenity/perk because there's 2 and the one in the bedroom has a fancy heater on it. The fans do nothing during the summer time because on the floor runs really hot wiring. Walking barefoot is unbearably warm. The closet becomes an oven during the summer. I can only guess that they are running some wiring on the floor. Prepare to shell out lots of electricity bills. They tried to sell us the newer fancier apartments that have new flooring and new appliances and bells and whistles. The kitchen light that automatically shuts off is a VERY big annoyance. Sometimes, being in the kitchen I'll be washing a big load of dishes, and then all of a sudden, the light turns itself off. And with my wet, soapy hands I have to go in front of the light and wave my hand. Its a really big disconnect. Ultra frustrating when I finish the dishes, then start cooking dinner, and RIGHT when I put the food into the pan, the light turns off. It's like, who thought it was a good idea? Can totally hear the upstairs neighbors walking from room to room and their pet dog scampering about upstairs. Also, when were not but a few months in, they started pressuring us about things in the patio. They literally act like they're a luxury HOA community. I'm pretty sure at that point they wanted to renovate our apartment, but needed to kick us out. On top of that, the old French doors that aren't really doors makes it frustrating to do any chores and be quiet with a partner. I'd try to put away the dishes, but then he'd wake up to the noise of any kind of cleaning. Or when I wanted to sleep, but he had the tv on, there would be noise. That was maddening not having a real door to the bedroom. One final thing, after we moved to a better place with two free covered parking spaces, I realized how crappy the layout of the apartment was. There's no built in storage, so you have to buy furniture which equals a lot of out-of- pocket costs, that was frustrating.
