If I could give 6/5 stars, I would! I called several properties and most had automated systems that weren't even applicable. The Residences at Jamboree connected me to an actual person-- Nathan. This guy was amazing. He was informed, personable, and maybe above all, he followed up with me as he said he would! He was able to help me with a major issue I was having, but regardless of the outcome, his ability to understand my ask, execute (successfully), and communicate were all top notch. I would give zero stars if I can. We called the maintenance for leaking sink on Saturday- no response from anyone. We reached out to leasing office on Sunday regarding the emergency leaking issue. They just told us they don't have the maintenance today on site and to call the main office. Is this what almost $5000 a month gets you to live in so-called luxury apartments? I will not talk about the broken gym equipment, freezing pool, broken elevators, stinky hallways. One of the main reasons people leave good reviews is to get their application fer waived. read more

I lived at the residences on jamboree for 3 years and it was a great time! The apartment is great! It's perfectly spacious with a big bathroom and kitchen. The work orders get done quickly and you get to know the people who fulfill those work orders (Juan is great). My only qualm is that the leasing office does not answer calls, they are rarely in the office, and they are slow to get back to you. The only person whose name I know is Nathan. He is the one person who, for three years, I have gotten to know because he calls me back, leaves me voicemails, and replies to my messages. I absolutely love living at the Residences on Jamboree! I've been here for almost a year and a half, and I feel incredibly safe, happy, and well taken care of! I love the amenities and frequently use the gym, which just got beautifully updated, my kids and I frequently use the pool, and the staff is always extremely kind and helpful (specifically Hailei, Hadieh, Nate, Juan, and Ricardo) :-) This has without a doubt been the most positive experience I have ever had living in an apartment and my favorite is when the stairwells or the hallways are freshly cleaned and it smells so good! This review is long overdue for an experience my boyfriend encountered around March 2021, when The Residences on Jamboree was offering an "application fee waiver" to all Yelpers who checked in on their business page. The leasing office/company falsely advertised on Yelp by providing a check-in coupon that would provide users a free application (application fee waiver). However, when my boyfriend tried to pursue a refund by not moving forward with The Residences, they backtracked stating their Marketing Department created the offer, and it was not approved by the "main" office. My boyfriend applied to The Residences with the Yelp offer, which stated that his holding deposit (~$300) would be waived. After touring the complex, we decided we did not want to live here, as the complex was filthy, loud, and not at all at the level of quality we were expecting. When my boyfriend tried to get a refund on the application, we received notice that the application fee never had a waiver offer, and they were "unaware" of this Yelp check-in offer. I've attached images of communication that my boyfriend had with their leasing agents about this issue. Now to the complex itself, the workmanship was awful, and the complex was in terrible shape. I saw reviews/photos showing dog pee in the hallway and thought, "that must be a one-off incident!" I'm here to tell you that those images are REAL. I saw a puddle of unknown liquid by the elevator, and stains (probably from trash being dragged) across the hallway carpets. In the unit itself, the floorboards were able to be lifted, and some were bending upwards. While at first glance the unit was nice, these small details were red flags for me. Not only are the units in bad condition, but the leasing office/company has shown themselves to be dishonest. I wouldn't trust this complex to provide a good living experience. If you're new to the Irvine area, I highly suggest you look someplace else - there are plenty of apartment complexes in the Irvine Jamboree area to look at. read more

Okay this is going to be a very simple review because this market is too messed up to be getting played by UDR apartments. The only reason I'm giving this place a 1 star is because I can't give zero. Moving in is like ordering door dash. Go online, file application, approved, pick apartment and date and move in. My family and I sold our house and had to make a quick move so july of last year we moved here as it was centrall located, close to freeways and looked really nice. Thats when all the problems started. Problem #1 - over crowded parking - want an assigned spot? add $100.00 a month to already over price 3600 a month rent. Problem #2 - First month in - they tow my truck. FOR NO REASON. Had the parking sticker displayed. No notice - nothing. $350 dollars later and a shady tow company visit. Problem #3 Charging me for two spots - after i cancelled one months ago. That went on for 7 months, no refund. Problem #4 Jacuzzi was down half the year we were here - disgusting mucky water. Problem #5 Half the amenties dont work on the roof top like tv's, blue tooth hook up for music, fire places, bbq's are broken 90% of the time. Problem #6 My wife and 6 year old son have seen multiple times, non residents parked in spots doing drugs and other shady doings. Really unnverving that I have to carry around protection in a city like irvine... in a gated community.... Biggest problem - #7 MY 40,000k custom harley was stolen, with 4 cameras in plain sight of the bike parking, FROM THE 5TH FLOOR OF A PARKING GARAGE, THAT HAS AT LEAST 4 CAMERAS PER FLOOR AND YOU HAVE TO HAVE FOBS TO GET IN AND OUT. No help from apartments, secuirty, nothing. IPD was baffeled. #8 Tried charging me for an emergency maintenance problem (pipes backed up water out of one of the bathrooms and started flooding. I mitigiated the problem till they got there, and they changed a bulb in the bathroom, charged me 16 dollars, for a 45 cent light bulb. RIDICULOUS. Next time im letting this bitch flood. Also, constantly, dog hair, dog shit and dog piss all over the property due to negligent animal owners - that one i can't blame on them but its still disgusting. I rarely write bad reveiws, but this place is pure trash - the staff isn't helpful - you can't even get ahold of anyone because UDR set up a text only system. June 20, 2023 I stepped in Dog poop coming in from work. Complained to leasing about dog poop in the hallways and in the elevator, on June 17, 2023 absolutely no help, she claimed that she would send out emails to all the residents, I have yet to receive any emails regarding this issue. She also told me that maintenance comes, and clean each floor every day and that she sometimes walks the property to make sure everything is good with our community.That was absolutely nothing but lies clearly! There has been dog poop sitting in the hallways for days now. From June 19-22. Somebody needs to shut this place down, or no pets allowed. I'm extremely disappointed with my experience living in this place. It has been nothing short of a nightmare. The quality of the building and the behavior of the neighbors are absolutely horrendous. One of the most significant issues we have been facing is the relentless noise disturbance caused by our upstairs neighbors. Last night, from 4 am until now, they were constantly stomping, banging, and running despite our polite requests to stop. This has been an ongoing problem for over half a year, and it has resulted in severe sleep deprivation for us. We have reached out to the leasing office multiple times, hoping for a resolution, but unfortunately, our complaints have fallen on deaf ears. The lack of action and accountability from the leasing office is truly disappointing. We have received no assistance or solution to this ongoing problem. Living in this environment has taken a toll on our physical and mental well-being. It is unacceptable that we have had to endure this level of disturbance for such an extended period. We have made it clear to the leasing office that if this situation continues, we will have no choice but to seek legal counsel and pursue legal action. The leasing office even had the audacity to tell us that they only have ONE complaint in their system from us. But I've attached all the screenshots below of every time we've reached out to them so not only did the leasing office DISREGARD our complaints, they LIED to us about it. I strongly advise against choosing this place as your residence. The leasing office has failed to handle the situation appropriately and has shown a lack of concern for the well-being of its residents. It is disheartening to see such a disregard for the comfort and quality of life of the tenants. I sincerely hope that the management takes immediate action to address this ongoing issue and provides a resolution that is fair and just. Lived here from 2021 to 2022. The most disgusting and overpriced apartment in Irvine. Fought against the leasing office associates A. and H. as well as the UDR customer service who didn't respond to our requests with tangible action items for about 5 months. So this is what I did to get out without penalty. * I collected all the evidence such as email and photos. * I researched federal, state, and municipality regulations in regards to the tenant's rights. * Hired a legal professional from Fiverr (paid $60) to help me write an official and sealed demand letter per my requirements. * Mailed them to CEO, CMO, and Chief Legal Officer at UDR. * *** I also found H's LinkedIn profile. one of the leasing folks, and messaged to her to behave and learn how to be professional. Result: UDR responded in 2 days and let us leave without penalty (it could have been $8K). Reach out to me for free advice. I'm all in for our tenant's rights. read more

The building itself is clean, spacious, and well-maintained, with beautiful community spaces to relax and enjoy. One of the best aspects is the variety of amenities!! there are three major areas to explore right outside our door; the pool, club room, and sky deck. This complex is a scam. They don't tell you that Rhino insurance doesn't cover ANY move out costs. They told me upon move out that I could opt-in to their cleaning services for $290 to avoid any further cleaning fees then after I paid it made an addendum to my move out fees and wanted to charge me another $320 for cleaning. I've showed their billing department multiple times the proof that I'm being double charged and they act like they have no record of me paying the $290 cleaning fees with my last bill despite showing proof and texts with the leasing department. The leasing reps get no support from corporate. Low income housing is taking over this complex and driving its value down. There's sometime 9 people living in 3 bedroom units. The gym has been hardly functional since march 2025 with no plans to fix it. Smells like marijuana everywhere. Dog feces all over the property. People getting their hair cut in the hallways on 2 occasions when I lived there. Completely ghetto and I paid $3800 for a 2 bedroom, beware of all of their added costs for parking and parcel rental etc it drives your rent cost up by another 200-300 dollars. Would not recommend to anyone even my own enemy. read more

This place is for the high rent they charge. Elevators are always broken, fire alarms go off at least once a week, on site property management is rude, we had stuff stolen off our porch and patio multiple (SECTION 8 in this building prob not helping), THEY RENT OUT THE AMENITIES RESIDENTS PAY FOR TO THE PUBLIC! Above are a few of the reasons I would NOT rent from this place but worse than that ownership are crooks when you move out try to get you to pay for a bunch of bogus stuff. Currently in a dispute with them, nobody will talk to me just sent me strait to a collection company smh I guess that what I get for being a good tenant for over 3 years and always paying my rent on time. Smoking is free in this so-called non-smoking community and yes, non-smoking rule is a term in the lease contract. If you don't smoke and don't want secondhand smoke/marijuana, simply avoid. When the secondhand smoke happens, they cannot do anything effective to improve and you can only suffer from it. We have been suffering from the secondhand marijuana smoke every day (whole night and sometimes during the day) for about a month but they did not do anything effective to make any improvement. read more

1) The elevators are always out of order. 2) They charge you for repair that doesn't even exist when you move out. 3) They send your case to debt collection company even when you are still actively working with them to resolve the dispute. Over 3k in rent and elevator doesn't work (one time it was out for 4 month) I live on the 4th floor so it was alot of up and down. Also they took 5 spots on each floor for "electrical charge port" NOT EVERYBODY HAS ELECTRICAL CARS! 5 spots each floor! It forced us to part in guest parking ON THE ROOF! THEY WILL NICKEL AND DIME YOU FOR EVERYTHING. I need to have my batteries changed in the door, they said they will bring someone for 200! I just asked about lights, they said 8-10 depending on the lights. WHAT THE HELL AM I PAYING FOR?! Over 3k in rent for hallways that smell like pee, trash all over, not being able to park on my own floor, elevators that do not work, security that is a joke, and they say you can't smoke Marijuana. My mothers neighbor (she is in her own apartment here too) caused a FLOOD in my moms bathroom TWICE because he got so stoned he forgot to turn off his bath and it caused my mothers ceiling to sag. He was here for almost 2 years. They really have gone down since 2018 and worse since Covid. We are moving out soon and they will try to charge us for things in the apartment we tried to tell them about. Luckily I took pictures before we moved in, we knew how much of snakes they are. That's an insult to snakes actually because they are lower. Unless you come from overseas and have a ton of money, great, they will love you. If not, get ready to get ignored. Overall this is a nice community, the problems start when you submit a work order for common areas. Currently there are 4 treadmills and probably 500 people that live here. Treadmills are CONSTANTLY out of service, gate is constantly not working, and takes MONTHS to get things repaired. One treadmill has not properly worked for over a year...a YEAR. The hallways reek of pure sewage that seeps into the unit..not even sure how that's possible. By the way... Expected much more... considering the prices, and especially during COVID. I have given the complex every opportunity to rectify the situation. Will not be fixed without new management. Trash room is usually full of trash to the point that the hallway smells like trash. Amenities are broken most of the time, including the spa and grills. No security whatsoever; people don't pay for parking and tailgate into the garage. Doors are usually unlocked or open and the cameras are not monitored nor in use. Cockroaches. They wasted millions repainting the parking garage changing absolutely nothing. To top it all off, they will raise your rent $300 the first year. I imagine it's a business nightmare for everyone involved. No one wants to have anything to do with this property. This is an example of how poorly Californians really have it compared to the rest of the country. The owners should be imprisoned and the building demolished immediately! THEFT: People love to steal from here, regardless of the lockers, the couriers themselves will tell you that MOLD (Update): After 7 months, and several service calls, the washing machine was replaced. Mind you this was after 5 different service request, several "cleanings", a used mask clogging the drain, and countless hours on the phone, email and text. They'll quickly deny the "Mold" despite the photos and service team acknowledging it. Keep in mind, at the end of your lease you will be charged a cleaning fee regardless. To residents and potential tenants, My sister and I lived at The Residences on Jamboree for about two years. While moving in was a breeze, the move-out process was a nightmare. After we moved out, we received a final statement of charges that would be offset by our deposit. There was some damage to the carpet and several areas that need touchup paint. We were willing to pay these charges despite it arguably being normal wear and tear. This was not a problem. BUT There was also a charge on the statement of "damage repairs," with no explanation. This was $590. We reached out to billing@udr.com, on the various items to which they responded immediately to the legitimate items but continued to avoid responding to "damage repairs." Then, we began receiving notices threatening third-party collections. I, of course, reached out to them again, and again but they continued to ignore my previous emails. I have continued to attempt to resolve this and pay the accurate amount, but ultimately was forced to pay today for fear of my credit score being ruined. I am currently reaching out to several Orange County tenant advocacy groups as this appears to be recurring behavior from them--overcharge; threaten collections; collect. Please, for people thinking of moving into The Residences on Jamboree, I urge you to think long and hard before doing so. There is no way to reach them, and by threatening collections, you'll be put in a difficult situation of paying unlawful amounts or risking your credit being ruined. read more

We have tried explaining to the people at the leasing office there is not enough parcels for every person here. Again I found our packagers bunched up on the floor! That is terrible, especially all of the theft that has been happening here. Please fix this. This has been happening way before the pandemic so I don't buy that excuse. 30 parcel lockers isn't enough for 500 apts. consider getting more parcels to accommodate us all.
