    I would give zero stars if I can. We called the maintenance for leaking sink on Saturday- no response from anyone. We reached out to leasing office on Sunday regarding the emergency leaking issue. They just told us they don't have the maintenance today on site and to call the main office. Is this what almost $5000 a month gets you to live in so-called luxury apartments? I will not talk about the broken gym equipment, freezing pool, broken elevators, stinky hallways. One of the main reasons people leave good reviews is to get their application fer waived.

    Okay this is going to be a very simple review because this market is too messed up to be getting played by UDR apartments. The only reason I'm giving this place a 1 star is because I can't give zero. Moving in is like ordering door dash. Go online, file application, approved, pick apartment and date and move in. My family and I sold our house and had to make a quick move so july of last year we moved here as it was centrall located, close to freeways and looked really nice. Thats when all the problems started. Problem #1 - over crowded parking - want an assigned spot? add $100.00 a month to already over price 3600 a month rent. Problem #2 - First month in - they tow my truck. FOR NO REASON. Had the parking sticker displayed. No notice - nothing. $350 dollars later and a shady tow company visit. Problem #3 Charging me for two spots - after i cancelled one months ago. That went on for 7 months, no refund. Problem #4 Jacuzzi was down half the year we were here - disgusting mucky water. Problem #5 Half the amenties dont work on the roof top like tv's, blue tooth hook up for music, fire places, bbq's are broken 90% of the time. Problem #6 My wife and 6 year old son have seen multiple times, non residents parked in spots doing drugs and other shady doings. Really unnverving that I have to carry around protection in a city like irvine... in a gated community.... Biggest problem - #7 MY 40,000k custom harley was stolen, with 4 cameras in plain sight of the bike parking, FROM THE 5TH FLOOR OF A PARKING GARAGE, THAT HAS AT LEAST 4 CAMERAS PER FLOOR AND YOU HAVE TO HAVE FOBS TO GET IN AND OUT. No help from apartments, secuirty, nothing. IPD was baffeled. #8 Tried charging me for an emergency maintenance problem (pipes backed up water out of one of the bathrooms and started flooding. I mitigiated the problem till they got there, and they changed a bulb in the bathroom, charged me 16 dollars, for a 45 cent light bulb. RIDICULOUS. Next time im letting this bitch flood. Also, constantly, dog hair, dog shit and dog piss all over the property due to negligent animal owners - that one i can't blame on them but its still disgusting. I rarely write bad reveiws, but this place is pure trash - the staff isn't helpful - you can't even get ahold of anyone because UDR set up a text only system. Litterally, the on site staff is INACCESSIBLE.

    June 20, 2023 I stepped in Dog poop coming in from work. Complained to leasing about dog poop in the hallways and in the elevator, on June 17, 2023 absolutely no help, she claimed that she would send out emails to all the residents, I have yet to receive any emails regarding this issue. She also told me that maintenance comes, and clean each floor every day and that she sometimes walks the property to make sure everything is good with our community.That was absolutely nothing but lies clearly! There has been dog poop sitting in the hallways for days now. From June 19-22. Somebody needs to shut this place down, or no pets allowed. This is an ongoing issue. future residents save yourself, time and money, you don't want to live here.

    Just signed my 7th lease. Love the location. The amenities are always clean and my favorite is the rooftop.

    Overall, the property is excellent. A few things stand out right away, starting with the gym. It would be great to see one designated as adults only. The dog park looks like a great feature for those with social dogs. Ours is a bit older and not quite as enthusiastic about the younger crowd, but it is still a nice amenity to have. That said, the best part of this complex is the leadership, especially Johnny, the General Manager. Well-run properties always have strong leadership behind them, and that is very evident here. When we moved in, Johnny personally made sure everything was taken care of, from small adjustments to the overall move-in experience. Greystar is fortunate to have someone like him leading the property. If you are considering living here, I would absolutely recommend it. My wife and I have been very happy with our experience.

As a newer community, they're still working out some kinks, but we're excited to see the property continue to evolve. One thing we didn't fully anticipate is that the area isn't quite as walkable or bike-friendly as we had hoped yet, so we're really looking forward to the retail development being expedited so residents can have closer access to fun hangouts, shopping, and food options. We'd also love to see more community-building and social events to help residents connect and meet each other. It could even be great to have some kind of message board or community feature in the resident portal for informal meetups, recommendations, or local events. Overall, it's been a great experience and we're excited to see the community continue to grow.

    I'm really conflicted writing this because my boyfriend and I actually like our apartment and the…read moreoverall vibe here, but the amount of misinformation we've dealt with in just 4 months is honestly unacceptable. When we were apartment hunting, a huge selling point was being told that each leaseholder would get 7 guest parking permits a month. It sounded like a decent plus to the nightmare parking situation (virtually no guest spots or street parking in general; $150/month for an extra parking spot with a year-long waitlist). Instead, we found out the leasing agent completely LIED to us--it's actually 7 permits PER household, not PER person. I know we did not mishear this during the leasing process and that we were explicitly told we would receive 21 permits in total for the 3 leaseholders we had for our unit. When I brought this up, management admitted we were lied to, but they didn't even offer a single solution or credit for the $10-per-pass fee we're now stuck with. It feels like they'll say anything just to get a lease signed. The lack of communication between the office and security is just as frustrating. I've been kicked out of the "24-hour" business center TWICE by security because they weren't told the correct hours. I actually had to email a leasing agent myself and show the security guard the email on my phone just so she'd believe me--and even then, she took a photo of it like she still didn't trust me. It shouldn't be the resident's job to train the building's security on their own amenities! On top of that, we've already had to re-sign our entire lease two months after moving in because the office messed up the numbers on the original documents. While the unit itself is modern and I appreciate the gym and the package lockers, the "unseen"parts of living here are exhausting. The fire alarms go off at 3 AM for no reason, the power has flickered out multiple times, and it took around a week to get a working microwave when ours died. I still have 11 months left on my lease, and I'm genuinely worried about what else was a lie or what else will break. I'm mostly upset that they admitted we were lied to by their agent and took no action to make it right with us. If you're looking to move here, I'd suggest getting every single promise in writing, because their verbal word doesn't seem to be honest. I will keep this updated.

I initially lived in one of the outer apartments right next to the garages/dumpsters, but moved to an upstairs unit that was in the middle of the complex, Unit J1. Highly recommend both upstairs and middle complex because of the foot traffic and garages opening and closing. The walls are thin, that's just apartment living. Luckily I got one neighbor who was never home and my downstairs neighbor didn't mind my clogging practice. Really convenient having both in unit washer and dryers and multiple laundromats around. I never had an issue if I wanted to wash my duvet, the were never full. They also have a filtered water bottle filling station in the laundromat over by J1. Not sure if they have them in the others in the complex. (you're welcome). Sometimes I drive by just to reminisce on old times. The only small issue I had was with my deposit. When I moved out they tried to charge me for a cleaning fee, but I left my place spotless. Management companies in CA can charge a cleaning fee, but only to restore the unit to the same level of cleanliness it was in at the start of your tenancy. They cant cover "ordinary wear and tear". I ended up getting it refunded no problem, but just something to watch for.
