The Row is legit. This is coming from me who has exquisite taste in pretty much anything and everything. Just being honest. Facts are facts. I've lived in some of the nicest most luxurious apartment communities in Orange County including Halcyon House, One uptown Newport and the Royce. Even though some of the others have better "location" there is no disputing that. I believe the row has the best bang for your buck and overall the best experience. Lived at The Row at Red Hill for about a year now and it's been a great call. Location is hard to beat -- quick access to the 55 and 5, and having the onsite retail means a lot of errands happen without ever getting in the car. The amenities here are genuinely top notch -- the gym and fitness area are some of the best I've had at an apartment community, and the rooftop pools are a huge win, especially living in SoCal. Those two alone get a ton of use from me and they're kept up well, which honestly matters more day-to-day than people expect. The gym is probably as good as it gets for OC as far as apartment communities are concerned. But the real reason I'm writing this is Jose and Margarita. Jose handles the outdoor common areas -- streets, the dog park, landscaping -- and it's obvious he takes pride in it. The man does not play around, he does the job perfectly. The grounds always look sharp, not just "fine." Margarita covers the parking garage and building hallways, and same thing: consistently clean, no slacking, every single day. It's easy for property management to talk about amenities and community, but what actually makes a place livable is people like Jose and Margarita showing up and doing the work right, day in and day out. That's the difference between an apartment complex that looks good in photos and one that's actually well run. This one's the latter, and a big part of that is them. My wife and I moved into The Row approximately one month ago, and unfortunately, our experience has been extremely disappointing--especially considering this is the most expensive apartment community we have ever lived in. Since moving in, we have dealt with an ongoing ant infestation throughout our unit, primarily in the kitchen. We have found ants around the stove, microwave, cabinets, countertops, and numerous other areas. This is not an occasional ant or two; it has been a persistent problem that has made us extremely uncomfortable in our own home. Management has sent pest control to our unit twice. The first treatment did little, if anything, to improve the problem. Pest control returned two days later, and we were instructed to leave our home for four hours following the treatment. What concerned me most was how quickly the second visit appeared to be completed. After letting the technician into the unit, I left to walk my dog and briefly stopped at our vehicle on the second floor to drop something off. I was at my vehicle for approximately 30 seconds. By the time I reached the first floor, the technician was already downstairs with me. Based on that timeline, he could not have been inside our unit for more than a couple of minutes. I do not understand how an entire unit with a widespread infestation could have been thoroughly inspected and treated in that amount of time. I have repeatedly expressed my concerns to the leasing office, but the only solution offered has been to send pest control back yet again. No meaningful alternative, cleaning assistance, rent or fee consideration, or other accommodation has been offered despite the continued disruption. I work from home and have meetings and important deadlines throughout the day. I cannot repeatedly vacate my home for four hours only to have someone seemingly spend a couple of minutes inside without resolving the problem. It's already been 2 times and there's no improvement and quite frankly, it seems like a "sucks it's your problem, but thankfully it's not mine" type of mentality. At this price point, we expected a much higher level of service and responsiveness. Instead, we feel that once our lease was signed and our rent was secured, our concerns stopped being treated with urgency. We are not asking for special treatment--we are asking for effective pest control and a management response that reflects the amount residents are paying to live here. I've had a PLETHORA of ants crawling on my back, face, etc. and I'm over it. Based on our experience during our first month, I strongly recommend that prospective residents ask detailed questions about pest problems and how management handles unresolved maintenance issues before signing a lease. I sincerely hope management takes meaningful action to resolve this situation, and I will update this review if the problem is properly addressed. read more

Overall, the property is excellent. A few things stand out right away, starting with the gym. It is exceptional and feels like a space people genuinely enjoy being in, even beyond working out. The rooftop pools are beautiful, though they can get busy with kids on weekends. It would be great to see one designated as adults only. The dog park looks like a great feature for those with social dogs. Ours is a bit older and not quite as enthusiastic about the younger crowd, but it is still a nice amenity to have. That said, the best part of this complex is the leadership, especially Johnny, the General Manager. Well-run properties always have strong leadership behind them, and that is very evident here. When we moved in, Johnny personally made sure everything was taken care of, from small adjustments to the overall move-in experience. Greystar is fortunate to have someone like him leading the property. If you are considering living here, I would absolutely recommend it. The property is very clean, everything feels new, and the apartments have modern appliances that actually make a difference day to day. One of the biggest highlights for me is the amenities. Having multiple rooftop pool and BBQ areas is a huge plus, and it never feels overcrowded since you have options. The biggest deciding factor for me though was the gym. It's fully equipped to the point where I don't need a separate gym membership anymore. It also has a sauna in the locker rooms, along with showers and lockers, which makes it feel like a full fitness setup rather than just an apartment gym. At this point in time, i DO NOT recommend living here. I am a current resident, and moved into the community in March 2026. Shortly after i moved in, i realized my upstairs neighbors were pretty loud. I recognize that by living in an apartment, you'll hear some noise. However, the noise i hear is constant, loud and sometimes unbearable. They will bounce a ball throughout the day, clean/vacuum after hours (11pm/midnight), and constantly make loud noises early in the mornings (7/8 am). I haven't been able to sleep in on weekends since i moved in, as i'm woken up by their noise. Sometimes they even move furniture at like 2am which i do not understand, but im slowly LOSING MY MIND. I HAVE reported this to management & resident services CONSISTENTLY for months- have even sent videos with the sound so they could hear what i'm going through. Not only have they done NOTHING to help me address this, but they had their lawyer send me a letter that stated they couldn't substantiate any of my noise complaints because "they couldn't hear anything in my videos" & that the resident who lived in my unit before me never complained. So basically implying ... that i am fabricating these complaints. Also, when I was touring, i specifically asked the leasing agent named Q if the area surrounding my unit was quiet. I remember him saying that it's very quiet and they don't receive many complaints. What he failed to tell me was that there was a family of 4 with multiple kids/multiple dogs living above me. I feel like this information should have been given to me when i asked, so i could have potentially chosen a unit in a different building. I was duped. Lastly, I have had ZERO peace since i moved in and have been made to feel like a liar by management. Never in my life have i lived in a community where management is this incompetent. They truly don't care. Do yourself a favor & move somewhere else. DO NOT be fooled by the aesthetic-looking amenities and gym. Not worth it. God forbid you encounter a problem during your stay, and management basically tells u there's nothing they can do. read more

We've really enjoyed living at The Row at Red Hill so far. The amenities are beautiful, especially the gym, and we're excited to see the new retail spaces coming in. As a newer community, they're still working out some kinks, but we're excited to see the property continue to evolve. One thing we didn't fully anticipate is that the area isn't quite as walkable or bike-friendly as we had hoped yet, so we're really looking forward to the retail development being expedited so residents can have closer access to fun hangouts, shopping, and food options. We'd also love to see more community-building and social events to help residents connect and meet each other. It could even be great to have some kind of message board or community feature in the resident portal for informal meetups, recommendations, or local events. Overall, it's been a great experience and we're excited to see the community continue to grow. read more

No complaints on the space we used or the area, however, we rented a clubhouse here for nearly $800 for their minimum of 5 hours. But we were charged an extra $450 for coming early to set up. Our friend who we hired to set up wasn't aware about this extra charge and neither did we. She's young and starting a new decorating business so we wanted to support and hire her. We didn't anticipate her coming so early, but she was there due to this being one of her first jobs and she had a lot of anxiety about finishing on time. We did not close off the clubroom whatsoever and let anyone walk through until the start time of 12pm. & Even then, no one was really awake or even passing by the clubroom. The issue here is, lets say we didn't rent anything out. Anyone who is here and throwing a party or just visiting the clubroom with their friends without renting would be allowed to come in and do their own little set up correct? Set up their food, grill, whatever they need to do. It's a shared space, and we were still sharing that space. It's just a little ridiculous when a party pays upfront $800 and comes to set up earlier you want to charge us $1200? Seems cash grabbing, shady, and cheap for luxury apartments. & mind you, our big venders didn't come until maybe 11ish. There was literally just a girl and her boyfriend in the room blowing up balloons early along with other materials she brought in for the set up. Understandable if we knew prior, and understandable if we were really in the way. & if her things to set up were a lot, its also a really big room, I don't think the concept of walking around other people and things is that difficult. Again, if you were to go to any clubhouse available and people were in it already that's what you would have to do anyways. Only until maybe 2 hours into our celebration management messaged us about this charge. They said since it's our first time renting and we didn't know they'll give us "only $450 charge" as a first time grace. & when we tried to dispute it they throw in "sorry its apart of the contract". I think this is something they need to verbally address instead of having it hidden in the fine lines. Just felt pretty sleezy. read more

This has to be the best apartment complex I've ever visited! The gym is incredible--it's like an Equinox on steroids. The main pool feels like you're at a day club in Vegas, and the BBQ area is spacious and perfect for gatherings. I'm really excited for the new restaurants opening up, but so far, I'm loving every aspect of this place. If you intended to work from home, please bring your work laptop and verify it works during your tour! Both my girlfriend and I cannot get our work VPNs to connect on this wifi and Whitesky is NOT helpful whatsoever. Whitesky provides internet to large buildings like universities and hospitals, so a support ticket filed for a single residence will simply be ignored. While the Row resident services team has been quick to support, they have ZERO leverage against Whitesky. This community is contractually locked forever regardless of the quality of service Whitesky provides. Not to mention, for $65 per month I could have gigabit speeds and immediate support from Comcast. For context, my girlfriend works at an automotive company in Irvine, while I work at a defense company in Costa Mesa. Fair warning to any professionals from these companies considering the Row. Other things you should keep an eye out for when considering this community - Lots of doors - you have to badge in through 3-5 doors with a key fob that takes 2-3 attempts to work. Multiply those together and the daily door dance gets old real fast. Trust me, it's not just my keyfob - One keyfob per leaseholder - pretty standard with these types of places, but annoying nonetheless. - Small parking spaces - I drive a small car and it's already pretty tight - It's gonna get crowded soon Some good things - Nice staff - resident services folks are helpful - Nice apartments, compared to other communities in the area - Solid amenities (will vary with capacity) - Close proximity to Tustin district for entertainment and route 55 for quick access to 405 or I-5 read more

Honestly one of the better apartment experiences I've had. The biggest thing for me is how fast they are with maintenance--requests get handled quickly and without the usual back-and-forth. Also had an issue with an appliance, and instead of just patching it up over and over, they eventually replaced it after trying to fix it first. That's the kind of service you want. The gym is 2 stories high with meditation room, sauna, and salt room! The clubrooms are so chic, and the rooftop pools are gorgeous. It's been one week and I'm sorry but it's awful.... I unfortunately really regret moving here. First, they force you to pay for "WhiteSky" wifi at $65 per month... it's not secure. If you do confidential work (lawyer, healthcare work, defense work, etc.) you cannot live here. Whitesky is one large community network with many small passwords. It is not the same as ATT, Cox, etc., where those use a traditional ISP. (Go do the research yourself - it is NOT secure). Secondly, the complex is INFESTED with ants!!! No food, no water, and thousands of ants. Ants everywhere!!!!!!! They know the place is infested but haven't sprayed units before people moved in. You have to request pest control and they only spray on Mondays. You have to be out of the house for 4-5 hours. Next, the key fob system is insane. You cannot lock your front door without your key and you cannot buy an extra key (ie, you cant have housekeeping, cat sitters, etc.). read more

I've lived in many different apartment communities from Greystar to Brookfield, high rises to mid rises. The Row stood out as one of the more exciting communities I've experienced. Although I was use to living in a high rise in Los Angeles, I was ready to live a more suburban life with a more family friendly community. The Row has 4 buildings, A-D. Each with their own styles & themes. However depending on your move... certain buildings aren't open yet. When we got there only our building was done, while the other 3 were being worked on. We were the 2nd applicants and among the 1st residents when the building opened. It had so much promise: access to all 4 buildings, lots of guest parking, future retail and breweries downstairs, and an unbeatable location. We ended up leaving early because we got a home, but we fully intended to stay long-term. Pros: * Free parking per bedroom (2 bedroom = 2 spaces) and plenty of guest parking * Access to all 4 buildings' amenities * Prime location with quick freeway access and Costco, Whole Foods, Target, and restaurants all nearby * Upcoming retail spaces and brewery Cons: Many of the pros unfortunately double as cons. * Guest parking is often misused by residents avoiding fees for extra vehicles. * Shared amenities get overcrowded because all the residences can access all 4 buildings amenity space. (I live in the A building; almost 90% of the time residents bring 8-12 guest and use up all the space at the bbq area) * Club rooms and common areas are minimal, with not much to do (ex. they opted for foosball tables instead of pool tables) * When it comes to apartment units, not much variety in color schemes. Also a lot of the cabinets/flooring aren't made that great. * Gym was promising because of how big it is but turns out it's pretty small and already packed. 2 buildings are currently using it, imagine when all 4 buildings are open. They definitely need more treadmills and weight machines. * Noise travels easily through your apartment ceilings and floors. I hear my top neighbors every morning when they wake up. * Pet waste is a recurring issue around the property Overall, The Row has a lot of potential and could really shine but seems like they started hurrying at some point of the building process. Good bones, but growing pains. Shoutout to Q and Lucia! Since day one, they've always gone out of their way to help. Their hospitality made a big difference and one of the reasons i'm sad to leave. The rest of the staff I didn't interact with much or didn't get the best experience. read more

Staff is great. Amenities are awesome. Only downside is we were sold on the retail opening up soon and it's been over a year with no retail. ONE place is set to open spring of 2026. No word on anything else. Not much that is walking distance for a quick bite so you'll need to get in your car or get food delivered any time you don't feel like cooking. read more

Wow! This property is beautiful! I stayed here for the weekend and felt like a resort! Beautiful amenities! I enjoyed the heated pool and jacuzzi! The "manager" "Taylor" Salaiz said that I used a card to pay for the $250 Holding Deposit when she can CLEARLY check I paid via ACH. I also had to follow-up with them since they DIDN'T respond and ended up replying to me 5 minutes after they closed!!! I'm not sure how difficult it is to get your security deposit or anything of that nature, but if they're acting like this for applicants who aren't even renting I'd be careful! She knew what the property plans were and was able to explain everything in detail, and gave great recommendations on units based on what we were looking for. We've been here since mid August and the experience with all the amenities has been amazing. Great rooftop pool area, easy resident/guest parking, huge gym. The entire staff has continued to be helpful when we had questions and are responsive whenever we needed. Would definitely recommend to check out The Row apartments if you're interested in the area!
