Since the building is both commercial and residiential, one of the biggest concerns was minimizing disruption to tenants, and of course keeping everything on budget and organized. From the start, Royal Renovators seemed to understand these concerns and put together a plan that worked around the building's daily operations. The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises. What stood out was how transparent they were when additional conditions were uncovered. Every decision was discussed beforehand and documented with photos. In the end, the new roof was completed on time, and is performing exactly as expected.

A tub faucet was installed in a shower, paint coverage was uneven and inconsistent, and multiple areas were left in the wrong color despite being told everything was complete. At times, a different, lower-quality white paint than what we had purchased was used. During the project, multiple glass windows were broken and plexiglass was installed in a historic bay window instead of properly replacing it with the materials we purchased. A tile floor had to be removed and redone after being installed without regard to the pattern, and we had to intervene to prevent a countertop from being cut in the wrong location. A significant amount of materials we purchased for the project, including tile, paint, and three ceiling light fixtures, were not returned or accounted for. When we attempted to reconcile materials, we were unable to get clear or consistent answers. Materials (we purchased) were also requested well in advance of when they were actually needed, and the materials used on site often did not match what we had purchased for the project. This, combined with the lack of clear accounting, raised concerns about how materials were being handled across jobs. Overall, the experience lacked attention to detail, transparency, and accountability, and we would not work with him again.

After living in our apartment without any issues for years, the brick wall in our bedroom suddenly…read morestarted to let in a strange smell through the many cracks and tiny holes. The brick wall is directly against the wall of a neighboring high-rise building, so we did not have a lot of flexibility as to what we were allowed to do. We could not re-point the entire wall, so Ahmed selectively scraped around all of the holes and refilled them with new mortar. Another challenge was that we had no idea what the brick wall had originally been sealed with over twenty years ago. So Ahmed tested a couple of nontoxic sealers on the wall to see what would work. Then he sealed the wall with two thick coats, letting the first coat dry for over 24 hours before putting on the second coat. There were a lot of challenges with this project and Ahmed listened to our concerns and provided us with solutions for our particular situation. He was kind, calm, polite, and communicative, always texting to confirm appointments and letting us know when he was en route. He worked quickly and diligently and was a stickler for quality and precision. It was a pleasure working with him.
