I tried to talk through various options with him, but as soon as it became clear I likely wasn't going to spend $6,500 on the spot to replace the entire roof, he became disinterested and eventually hung up on me. I get Charles not wanting to waste time, but the numbers he was throwing at me seemed very large, especially for the situation. He wasn't wiling to talk through things at all unless I was going to commit to thousands of dollars on the spot. Also, after some less rushed research, $6,500 is a very high price for a 250 square foot flat roof. Charles seemed like a nice enough fellow - but I can't help feeling that I narrowly escaped being taken for a very expensive ride because i needed work done quickly - as anyone with a leaking roof likely can relate to!

We called C. Johnston after suffering from sporadic leaks in our new apartment for the last 6 months. Charles, his sons, Santiago and the crew did a phenomenal job on a difficult project that involved laying down a new roof and replacing a skylight at our coop in SoHo. Much of the roof was underneath a large deck that had to be moved (and then reassembled) in order to replace the roof. The deck was put back together in great condition, and the new roof has withstood a few storms already with no leaks. The price was fair (Charles specifically made a point to not oversell a more expensive method when it wasn't needed) the communication was clear & frequent, and the team left my place in better condition then when they arrived. FWIW they're also the only roofers we've had that haven't tracked tar anywhere in my apartment. If you're considering a new roof in NYC, you'd be dumb not to call C. Johnston.

They came the very next day for the consultation and promised they could start the day after and it would be a one day job. However, they ended up showing up late afternoon in the winter so they had to come back the next day to finish up. Even though they promised to show up in the morning again, they did not show up till late afternoon. This 1 day job ended up being 3 days. We had signed a contract stating there is a 10 year warranty on the roof and the manager/supervisor promised if there was any leaks within 10 years he would come back and fix it. I have a voice recording of him saying this and a copy of our written contract of course. Less than 1.5 years later, in 2023, my roof is leaking again. I have been reaching out, calling/texting etc but this company will make up every excuse in the book not to show up. After months of promising to come "the next day for sure 100%", they will not show. Finally, they showed up 1 time just to inspect and they told me they didn't have the materials and they would come back tomorrow to fix it. Of course, they never came back. They texted me saying I would need to buy the materials, because the guarantee in the contract only covers labor costs and not materials. He offered to help me buy the materials for $80 or I can buy it myself. They made it very difficult for me to buy the materials by sending very blurry pictures and misspelling the name of the product in hopes that I would give them money instead. In the end, I was able to buy the materials, but they never showed up to fix it. In the end, they blocked my number when they realized they were not getting any more money from me. I used a new number to call them and they immediately picked up. After realizing it was not new business, they told me I had to pay for labor to fix my roof despite being well within the 10 year warranty. They are now making up another excuse that the leak is not from what they worked on (which is a complete lie as they redid my entire roof). In the end, they never showed up (after promising they would, of course) and blocked my second phone number. I have evidence of everything I stated above about this company (contract/license/text messages/phone logs) and I am happy to share with anyone considering using this company. TLDR: Your roof will leak again shortly after the job and they will not come back unless you pay them more to fix their own work.

The first heavy storm after our roof replacement happened sooner than I would have preferred, but…read moreit ended up being a good test. The new roof handled it without any water entering the building. Before replacement, the surface had blisters, cracked seams, and several areas that held water. We reviewed repair and replacement options, and the condition of the insulation made replacement the more sensible choice. The old layers were removed down to the wood deck. Most of the wood was sound, although several boards near the front parapet needed to be replaced. A self-adhered modified-bitumen system was installed over new insulation and a cover board. The chimney flashing, plumbing vents, and roof hatch were all completed individually. Additional taper was used near the rear drain to improve water flow. The Royal Renovators Inc. crew protected the front planting area and used the rear access for debris. We found a few scraps of membrane near the neighboring fence after completion, but they returned and picked them up the next morning. The final documents included photos, material information, and the written warranty. Months later, the roof is still draining well and the interior stains have not returned.

On Sunday, I used Angie 's list to located a Staten Island roofer since my Brooklyn guy had not yet called back and I didn't want to risk another rain storm. The first contractor that called was already talking about replacing the exhaust vent at about $1600 for the job I cut him short since I only wanted a cover replaced. I said this is not looking good . Good bye. About 5 minutes later Marke calls me I got lucky, real lucky in finding a guy that did not try to cheat me. I told him all that was needed was to replace the cover. I texted him the photos of the cover. He stated that he could possibly fix the cover once he takes a look at it. It may be hard to find a replacement. At 10am he arrived at the house with his father. (Once he said that was his father, I knew I had the right guy) He inspected the roof and confirmed he could do a decent repair. He showed me pics of the roof vent. No need to change it. He used metal strips and screws to attach the cover. Then he placed ice/water shield and adhered it to the cover. He took pics again after the repair. The price was very reasonable The honesty was superb The time arrangement could not have been better. I paid cash and he later emailed me an invoice as I had requested. He is a good man who works with his father and since he did not steer me wrong, I decided to give him an excellent review!! I hope you call him if you ever do need a reliable and honest roofer. The proposal separated necessary work from optional improvements and included an allowance for a reasonable amount of deck replacement. Financing was available through a third-party lender, with approval and terms determined by that lender. Under the plan we qualified for, we were able to move forward with monthly payments instead of postponing the project for another year. Once tear-off started, the crew found two roofing layers, compressed insulation near the drain, and deteriorated plank decking along part of the rear wall. They photographed those areas before covering them and stayed within the decking allowance. The replacement included new insulation, a cover board, EPDM membrane, rebuilt wall flashing, and a larger scupper to improve drainage. Our upstairs tenant received notice about the noisiest days, although the crew did arrive earlier than expected one morning. Other than that, access was handled thoughtfully and the neighboring property was swept at the end of the job.
