Each of these responsibilities have been consistently executed without fail. The reason for such a great track record? THE PEOPLE WHO WORK THERE! You could not ask for a more attentive team of employees starting with Jay McDonald, the Director of Operations. She is responsive to every inquiry, question or concern. She provides insights and suggestions whenever I need a professional opinion. Her most important characteristic for me is her willingness to listen to any concerns I bring to her attention. She is quick to act on items that need correction or to alert another team member of an outstanding issue. In a nutshell, she has been there for my family every step of the way while we transitioned 9 years ago from a "do it yourself landlord" model into a professionally run business model. Team members Anthony Phung (maintenance supervisor) and Kevin Maguire (maintenance coordinator) handle any issues in a timely fashion so repairs get completed quickly for the tenants without having to bother me as a landlord. When needed, they communicate clearly and provides recommendations on how to proceed with appliance replacements, landscaping or emergency repairs. Kevin works more closely with us and is simply the best and we are grateful that he keeps up the properties so well. Other team members contribute to our hassle free experience by supporting the leasing side of our units. From turnovers to tenant screening to onboarding new tenants this group is simply dialed in. We appreciate the efforts that Eduardo Gonzalez, Irene Llanes, Kelly Almaguer, Travis Chu, Jonathon Moreno all put forth on our behalf. They have been 100% successful in finding quality tenants that are a perfect fit for the properties. Over the past 9 years Keyrenter has assisted us in completely remodeling 6 of the 8 units in our portfolio including extensive landscaping and hardscaping to enhance the appeal and livability of the units. We got confirmation that they ran our credit and our paystub information. A week goes by and we hear nothing, I asked my SO to reach out and he did. The lady Irene told my SO there is a pet policy he needs to sign ( we don't have a pet) and that we are all set after that. Another few days go by and nothing. So I reach out to the number provided during the booking of the showing, no response. So now it has been almost 2 weeks since we submitted our applications and nada. I decided to reach out today and ask again. Below is the text message I received, even after giving my name preemptively, they still asked. Ironically it wasn't denied until I reached out, and they sent me a denial letter for an address I didn't even apply to. I WOULD NOT RECOMMEND THIS BUISNESS TO ANYONE TRYING TO RENT A PROPERTY, they are literally just after the application fees and won't tell you they won't approve your application until after they deny you and won't refund your fees per their "policy"

    It's never easy being the first reviewer for a business! So much riding on one opinion!…read more That said, my story with IPS started poorly but ended fine. As any business relationship, it can take a lot of time to establish trust and navigate conflict. In the house I rented, IPS had been put in charge of placing tenants, serving leases, making repairs etc. The house we were living in was beautiful, but in poor disrepair. When I moved in and signed the lease, no one came by to do an initial walk-through for damages, so it was difficult to later make a case for repairs. At the house, which seemed to be on some sort of sink-hole, a cracked foundation meant the house was on a slant, doors were hard to lock, there were holes in the walls and ceiling, our basement and garage were full of the homeowners former property, including old buckets of paint and potentially hazardous chemicals. We were also concerned about lead paint flaking, as the house was over a hundred years old and had paint peeling everywhere. Though the house had terrible insulation and single pane windows, we were denied basic comforts that would help us, such as screens for the windows so we could open them during the summer. Essentially, in the beginning, I was alarmed by the aggressive and somewhat condescending attitude our manager brought to our discussions, and the tone she took with us on phone calls. I felt like we were being treated like children, and were a complete nuisance to them, even though our rent check was paying for their income. Sadly, this attitude is all too common with property managers. Then, six months into the lease, when we started noticing some pretty disconcerting maintenance issues, we asked our manager to come over to the house to look at the issue, and we learned that she had never actually been to the property to see it for herself. It was frustrating to know that we were being managed by someone who hadn't taken the time to even visit our property to see what we were dealing with. Over time, we found our relationship improved with our managers through very intentional communication on our part. It took a long time to build this rapport, and until we hit about the 9 or 10 month mark, we generally felt disregarded and looked down upon. All this goes to say, with any landlord/property management situation, there is a give and take. These people were somewhat negligent and disengaged, but also very hands off, if you are the sort of tenant who enjoys that. They never checked on our property unless we had an utter emergency. But for women living alone without experience in home repair, it would have served us better to rent with a more conscientious property manager.

Otherwise, you may quickly find yourself receiving a Three-Day Notice. I saw this happen many times during the years I lived there, with notices being issued to residents without any prior communication. My overall experience, along with what I observed during my years living there, was that when residents needed help, responses and follow-up were often very slow. But when it was time to collect rent, someone was always there on time. I lived at an IPS-managed property for several years, and unfortunately, my overall experience with the management became more and more frustrating over time. Communication was one of the biggest problems. Responses were often slow, unclear, or sometimes there was no response at all. Over the years, I repeatedly had to follow up just to get answers to basic questions. When you actually need help with something important, this becomes exhausting. One of my worst experiences happened when I was told that I had not made a payment. I immediately contacted both the apartment management and IPS and asked them to investigate and check the security camera. I even went to Bank of America myself to pull up my payment records and prove that I had paid. Because I had already had so many bad communication experiences with management, I called IPS while I was at the bank, with a bank employee present, and put the call on speakerphone so there was a third party who could hear the conversation, including my conversation with the on-site manager. Despite everything I was doing to resolve the issue, the way I was spoken to was extremely rude. After I had gone through all of that, the on-site manager, Ana, eventually texted me and said that it had been a "scan issue" on their end. So the problem was not that I had failed to pay. I had spent my own time finding records, going to the bank, making phone calls, and asking them to investigate something that turned out to be an issue on their side. I never received an apology. Unfortunately, my move-out experience was not much better. I scheduled an initial inspection with Ana, but she did not show up at the scheduled time, and I did not hear back until the following afternoon. We scheduled a second appointment, and she did not show up again. She contacted me the following afternoon and explained that something unavoidable had happened and wanted to schedule a third appointment. By that point, I simply could not rearrange my work and personal schedule for a third time. We all have jobs, responsibilities, and our own lives. My tenancy ended on July 31, 2026. As of September 5, I still have not received my security deposit back, nor have I received an itemized statement or other documentation explaining whether anything was deducted and, if so, what the deductions were for. I lived there for many years, so I understand there will be normal wear and tear, and I understand that some move-out deductions may be reasonable. That is not my issue. If something is being deducted, just tell me what was deducted and why. My issue is having to repeatedly chase people for basic information and not knowing what is going on. After years of experiences like these, I gradually lost my trust in the management. I genuinely wanted to end my tenancy on good terms and make the move-out process as smooth as possible, but I was very disappointed with IPS overall. My advice to other tenants is simple: keep your own records of everything. Save your emails, payment records, and notices, and take plenty of photos and videos when you move in and when you move out.
