I rented a house managed by Property Management Silcon Valley for 8 years. I had to move away recently (where I experienced a rental home not managed by PMSV, and it was like night and day). I appreciated PMSV before, but now I truly see all they do and how much they take care of their tenants and owners. I am so excited to be moving back into the same house I was in before that's managed by PMSV. I can't wait to get back. They truly take care of their homes. The homes are spotless upon move-in with everything tested and working perfectly. And someone from PMSV comes back to the home every 6 months (at the renter's convenience) to make sure all the smoke detectors and everything else is working. They respond to every question and maintenance request lightening fast. Also my move-out walk-thru was actually fun, and I received a very fair portion of my security deposit back. Also now that I'm moving back in, I'm experiencing all the PMSV magic first hand again. They basically hold one's hand through the entire move-in process. They are a dream come true. Most of my correspondence has been with Steve McCoy who is a PMSV Property Manager, Broker, Realtor. He's a true gem. BEWARE: The owner/operator (Steve McCoy) is, unfortunately, a Con man. Steve worked hard and diligently in order to make a deal pre-lease signing. We both negotiated favorable terms for both parties, and then my group signed our lease. Part of those terms included being credited/reimbursed for $400.00 raw material cost to build a fence around a deep pool. It was communicated in both email correspondance and the lease that the $400.00 was for raw material cost. I tried to get reimbursed at least once during the over 1-year lease (since they never credited the amount to my rent), but nothing ever came of it. Now that I am at the end of the lease, Steve is claiming that he is "of the opinion" that the amount is no longer due to me since he incurred other expenses and performed maintenance on the home. We are disheartened that an industry professional that did such great work for us in the beginning turned out to be a bad apple. For such a petty amount of money as well. Steve continues to state his opinions, and completely ignores the screenshots of our emails where I expressly state $400.00 was for raw material costs and the lease states it as well. I am an Attorney myself, so it is feasible for me to take appropriate contract/legal measures myself to, if nothing else, ensure he isn't allowed to do this unimpeded. However, I worry about others who would not be able to do that same via not knowing how to vindicate your rights against a Bad Landlord. Therefore, I am issuing a severe warning to anyone who may deal with this company in the future. Do not rely on his words or representation when doing business with him; it may come around and bite you. read more

I've utilized the services of Property Management - Silicon Valley since 2018 and they're worth every penny. They do regular inspections of the property and send out detailed reports with lots of photos. They also provide an itemized Schedule E at the end of every tax year and this comes in real handy at tax time. A sorry excuse for a management company. I just moved in and the house has so many issues (e.g., no garage door clickers, garage door clickers that don't work, broken shower heads, burnt out light bulbs, missing door stoppers, gas leaks, etc). Instead of fixing anything they just told me to "submit a maintenance request". Maintenance requests take OVER two weeks to be solved. Ridiculous. Not to mention there is no way to get ahold of any real people that can do anything to fix your issues. Do NOT rent from them. read more

I highly recommend renting a house/apartment through PMI Silicon Valley! Candace in particular is a joy to work with, and has made our entire experience incredibly smooth. We were international applicants and the team was very patient with us while we sorted out bank accounts, SSNs etc. The residents portal is great to report any issues, and the team follows up promptly to get the issues resolved. When the time came for us to move out (relocating to another city), Candace was once again so professional and attentive to our needs, making sure showings were scheduled at a time that worked for us. We rented a SFH managed by this company and had the worst experience. The house was filthy upon move in, filters had not been changed, store room was full with miscellaneous items, stove didn't work. Put in a work order and took over 2 weeks to get things fixed. We broke our lease early and paid the early lease break fees as per our agreement and rent until nee tenants moved in. They asked us to return the keys three days before our actual move out date while expecting us to pay for full month. We returned the keys 2 days before only to be charged extra for collecting keys on a Sunday. Then they went ahead and charged us for house rekeying, never heard tenants paying for this and wasn't part of the lease agreement either. We then also received a big bill for things like additional house cleaning, changing filters, fixing scratches while all this already existed when we moved in and were included in the move in sheet. We even got the house deep cleaned at move out, and changed the filters ourselves, and still got charged again. And when we told we will be going to small court for claim, the property manager threatened us that filing a case will come on our record for any future employers to scare us off. Stay away from this company. read more

Worst experience possible. We moved here from out of state and were very interested in an apartment on PMI's website. The leasing agent told us he helped people from out of state all the time....We had multiple phone calls, emails, and even a Skype video call with the leasing agent to be sure that it was exactly what we wanted, especially that the busy road outside could not be heard from the apartment since I am a very light sleeper (which we were told multiple times that the road could NOT be heard AT ALL). The leasing agent also told us the carpets had been replaced. We got to the apartment after driving 14 hours to get here (on our 1 year anniversary, too), and the leasing agent didn't even show up until 1.5 hours later than he said he would. The place was filthy, the carpets were NOT new (the leasing agent claimed later he said they were "like new" ha!), and to top it all off, the road was so noisy that you might as well not have any windows, doors, or walls to try to block out noise- and this was a Sunday afternoon when traffic is not nearly as bad as usual. No wonder it had been on the market for so long. When we called the leasing agent he told us we were just "splitting hairs". And to top it all off, Steve the property manager refused to talk to us because it was a Sunday, and he doesn't work Sunday's. We must not be real people with our home at stake, right? There was no way we could live there, so we were left homeless, had to pay $200 for a hotel that night, and we paid $200 for the movers that just stood outside the apartment with our moving truck while we decided what to do. Not only that, but in order to get our $3000 deposit back, we had to pay the $800 for the days the apartment was "off the market". All in all, we are out over $1,000 because the leasing agent lied to us to make the sale and used the fact that we were not actually in town to see the apartment before signing to his advantage. Obviously, we will NEVER trust this company again, and we will NEVER recommend them. So disappointing. read more

Steve from PMI managed the rental of our house in Mountain View for 2 years. He found renters and managed the income/expenses and any repairs during that time. They were efficient and professional and have great customer service. Whenever we had any question, Steve would answer very quickly and thoroughly. PMI feels like the perfect balance between a large competent business and a small personal relationship - they have all the resources you need (accountant, handyman, etc) but still have a very personal touch that you don't usually get in a large business. I did not have a good experience with this property management. It took them 5 days to get us the final yes/no answer on our rental application. They kept telling us that they are pretty sure it will be approved and that our application is "very well received". So in this hope we stopped looking at other places too. Then on the day of moving in, they told us that it has been rejected. Although after complaining, Steve did provide us a thorough explanation of why it got rejected. But it would have been better if they had informed us earlier because on the day we were supposed to actually move in to a new place, we are left stranded with no place to go. We lost 5 days of time because of this. I suggest them to be more quick on providing rental screening results so that people can plan and decide accordingly. read more
