I noticed several pieces of trim on our two-story house showing dry-rot. Much of the trim was over 25 feet off the ground. My paint contractor, David Aguirre, (The Paint Guru) referred BRR Contractors to repair the trim. Mike Spencer, BRR Contractors, was responsive, inspected the site and gave us an estimate within a few days. The carpenters; Rocky and Ernie showed up within 10 days and completed the work in two days of work. They were safe, quick and efficient. Last month my neighbor had me call to find someone to help him. I work for Mr. Scott 3 years with all his repairs and try to get him the best deal. So I only had one bid in and I wanted 2 more. Non existent communication. I'm a property manager and found this company on the internet. Their services looked to be exactly what we needed as we had multiple exterior wood stairs needing replacing and possibly the second story decks and porches as well. I reached out to them multiple times over 3 weeks and never heard back. Phone calls to their advertised phone number immediately went to a phone tree where you were prompted to leave a message for "sales". Apparently the sales dept is too busy or uncaring to return phone call inquiries. Emails were ignored as well. read more

We contacted Mike of Best Rate Repair to replace a beam that had dry rot. What initially looked like a small job turned into a major job with a complete balcony replacement. We found the crew that MIke sent to be very competent and professional. Mike suggested to not replace the tile with the same material because water can seep through the grout and cause the same problem down the road. We opted for a coating, different texture, similar to what the Hotel Del Coronado has on its decks. The entire job was done to our complete satisfaction . I contacted with this business in March of 2021 to rebuild my deck, to the tune of $10,000. Recently I had to repair this same deck, roughly $5000, because the wood they used was consumed by dry rot. Apparently not the treated wood that I expected? Having to replace the majority of the work they did, not even three years later, speaks to the use of shoddy materials. Of course the warranty only lasted 12 months. Hardly sufficient! If you're thinking of using them for a similar project, approach with caution and make sure you get what you pay for. We have two second-story exterior decks that were original to the house (37 years), both cantilevered (one with posts). Previous owners had completed patchwork termite/dry rot repairs required to get the house approved for sale, but didn't do anything to actually address damaged joists and structural issues (lots of cutting/sistering joists). Mike was extremely responsive in assessing the project, communicating options, and providing a quote. As we approach the project, he graciously adjusted the proposal as needed when we changed our minds a couple of times about whether to do a Trex deck in back, or one with a solid floor. I hired Best Rate to carry out significant repairs that involved replacing a wall on a sunroom. The team arrived on time and completed the work by the promised date. However, soon after the project was finished, we noticed that water was leaking into the wall around the windows. We contacted the company, but they asked us to wait and see if the leak was due to pressure washing the house a few days earlier. Unfortunately, the windows continued to leak in the same places every time it rained, and now the wood sheeting they used on the exterior is cracking and delaminating. I have tried to get Best Rate to fix the problem, but they have refused. Based on my experience, I would not recommend this company for anything beyond simple wood repairs. read more

We just had Best Rate Repair construct a new patio cover at our home. Truly the best experience we have had with any home remodeling company we've used over many years. From our first phone call to them through completion of the project we were treated in a courteous and friendly manner, and most importantly the work was done in a timely and professional way. Our first contact with the company was with their estimator Mike Spencer who came out to our house and walked us through various options. We settled on a particular design and we were provided a detailed proposal and contract within 24 hours, as promised. The work was scheduled at our convenience about two weeks later. On the designated day and time two great workers, Robert and Sergio, showed up and began the project. These guys were the best...friendly, hard working and clearly dedicated to doing a great job. As the project progressed we asked for a few minor changes, which were gladly accommodated. One important request we made was for them to keep our back yard gate closed at all times (we live in a area where there are coyotes and we have a small dog), and they made sure the gate was always closed. We really appreciated this. In the end we have a patio cover that is even better than what we imagined. Hands down, they did an amazing job on our deck, I would HIGHLY recommend them. We had a wood deck from the 90's, which was completely rotten. They built us a 20x40 TREX deck and rail, with a corner pergola, and brand new joists and facia. This team stands out with their customer service and quality of work as true professionals. Every person we interacted with (Benny on the sales end, the project team Carlos (project leader), Luis and James) were highly communicative and responsive. They arrived on time everyday, were efficient in getting work done, and kept us updated through the process (total time about 3 weeks). They always kept the work site clean. We would specifically like to point out Carlos-- our project leader. He was easy to work with, listened to all of our ideas, and was always open feedback-- even if that meant changing something in their plan. For example, the height of our pergola-- I asked him to lower it after they already started! He was happy to make sure we got exactly what we wanted. He is very detail oriented and went above and beyond with styling (framing our tree, painting our facia, and etc.). Pricing wise, they were average/similar to the 4 other quotes we received. Be very careful here and make sure you get a second and third bid. They came out quickly and were nice enough. Their bid was 3X the other 2 bids I got for very similar work repairing a deck. The company I went with warrantied the work for 10 years. Best Rate's bid says their warranty is 1 year (one of the reasons I got more bids). Yeah the company that did a great job and was 1/3 the price stood behind their work for 10 times longer than "best rate". I only called them based on great Yelp reviews so although I dislike leaving bad reviews, I think it's important for future potential customers to hear both sides. No idea if their work would have been good (but since they only warranty for 12 months my guess is no) but their pricing was 3x the other bids!!! read more

Best Rate did a great job on tearing down a 30year old deck on a challenging hillside and rebuilding it to a beautiful, solid and professional deck. The work was completed in May 2021. I was on the fence to go with pressure treated framing and posts, but chose Best Rate in the end, because the painted look was more appealing and their process of treating and painting the wood was top notch. Every piece of wood was treaded with a penetrating pest deterrent chemical on all sides, then painted on all sides before installed. Once installed a second coat of premium exterior paint was applied. It was a dangerous and challenging rebuild, but they kept safety in mind and left the work site clean every day. Just as any big project like this, it will come with its hiccups and surprises, but at every bump in the road, they ensured that a solution was met to my satisfaction. Everyone was professional and polite. Throughout the project, I received daily updates via an app with photos that showed what they did that day. This was such a convenience to me as I was often at work and not home. Marry in the office was great and made billing and payments a breeze. I have waited over a month to reflect on what transpired before writing this review. It is quite clear that this company, or at least one employee, Mike, tried to scam us. They were contracted to repair our roof deck for $4,250. After they came and cut out two giant holes in our roof deck, he said there was more damage than he expected and it would cost over $35,000 (over 8 times their estimate) and he was adamant that the deck could not be repaired. I instructed him to not go any further until I thought about it. Then, with the deck open, I brought in two other contractors to take a look and both said no need to replace the deck and they both suggested the same repairs that Best-Rate was originally contracted to do for roughly the same original price. After numerous emails and phone calls, I pointed out that Best-Rate found nothing different than originally expected and it was all in the contract and emails. After that, Mike said, "I spoke with my supplier" of the deck coating, and Best-Rate could repair it. However, it would cost over twice the original estimate. When I asked for my money back since they were not doing the job they contracted for, I was aggressively told no because they had incurred costs. After reaching out directly to the owner of Best Rate and forwarding him all the emails, he must have come to the conclusion that their scam was obvious and there was a record of it. The owner asked for a phone call. On the call, he quickly said he would give me all my money back and asked if there was anything else they could do to make me happy? read more

They did every step superbly and by highest standards with attention to detail and craftsmanship and are very customer focused and easy to work with. Way late in leaving this review, but better late than never! We had Best-Rate do a repair and repaint of our wooden pergola in the back yard. It was a little job that became a big job when the Best-Rate inspector found some structural problems I hadn't even noticed. Took care of some dry-rot, insect damage, some defective workmanship from the company that originally did the install... and at a cost that was 20 percent less than other bids. Best-Rate did the work on a timely basis, cleaned up the job area every day, and I remembered to write the review because I literally admire the structure every day when we are relaxing in the backyard.
