This landlord is pretty unreliable when finding a place. He will lead you on tell you no one else is ahead of you. I finally called him and he said he is just getting the office and is about to look at everybody applications. Something he told me days earlier he said he would call me in at hour to get back to me. That was at 9am and he never got back to me till around 5pm he didn't even call. He used a thing to go straight to voicemail and to tell me they offered the space to someone else. Very unprofessional, and wasted my time for over a week, I would've rather been applying elsewhere but he was talking to me like I was gonna get like every land lord does so I didn't feel like dropping 35$ per application incase it didn't work out. It would've been nice to home someone honest instead of lead me and my roommate on. read more

My friend & I were trying to rent a house from them but it seems due to their unprofessional attitude the owner fired them & the new tenants are supposed to deal with new management. Dolan and Knight have always been amazing, very attentive and responsive to any needs or comments no how big or small. Very respectful of their tenants and their apartments. My boyfriend and I lived in their building for 2 years. The times that we called them, they were fast at "helping" us out and returned our calls, and were friendly. I have no qualms with them personally, but the buildings that they "manage." The building itself though, was a complete embarrassment. The place is cheap rent (, so I can hear you now, "Well of course it's going to be gross." ...really though? It HAS to be gross? It was fucking disgusting. 1262 S. Maryland Ave in Glendale was disgusting. I'm fine with the small space, and the refrigerator that's falling apart, the rotting (and I'm pretty sure that's mold) bathroom, and carpet that probably has been there since the 70's....but what I couldn't put up with...the fucking bugs. No...I'm not talking a lil' guy that you look at and just go, "ew, bug"....no. These were cockroaches with wings shitting and laying eggs and you go, "HOLY FUCK THAT'S A HORSE WITH WINGS!" (I wish it was pegasus.) Jokes aside, this place was pretty fucking disgusting. We did the best we could to keep them out. We lifted everything from the ground, we put pesticides and bug traps every where, and we plugged up as many holes as we could. We would arrive home every evening to a war zone. It was gross. What broke the camels back? We got a visit from Mickey and I'm telling you I did everything to try and catch that little fucker. 4 days later, we moved out. Fuck it. We couldn't quite afford it at the time, but we said to hell with that damn building and the disgusting condition they gave it to us. I'm so glad we're out of there. We are at a new place now and wooooow....the building management damn near laid out a red carpet for us and talk about taking care of your tenants! You wanna move to our old place? Have fun, and good luck with it. Seriously. p.s. Just because something is broken and you just PAINT over it, doesn't mean it's FIXED. read more

I was a tenant in one of Dolan & Knight managed properties in Pasadena for about 2 years. In Los Angeles, property management companies are notorious for being shady, unresponsive, and generally terrible, but I've had the opposite experience and consider myself lucky that I found a place managed by Dolan & Knight. My apartment location was perfect (walking station to the Metro station), the rent was very affordable for the area & location, and the unit itself, even for a studio apartment, was extremely large with separate kitchen, closet, vanity, and bathroom. After moving in, I found out the kitchen garbage disposal wasn't working, and I found a cockroach in the kitchen sink area within my first 5 days. I e-mailed JonAnthony Dolan about this along with a list of other repairs I needed and within days he'd not only responded to all my requests, but also had confirmed a fumigation appointment the very next day. The repairman also came within that time, and all my issues were fixed within the week. It turns out the cockroach was a water roach that came from the broken kitchen sink, and after that fumigation I never had any issues with cockroaches, bugs, etc again. This example is basically true of any and every other service and repair request, questions, inquiries I made with Dolan & Knight through my tenancy. All e-mails were responded to within 1-2 days, with the repairs being made in the next day or two. When I moved out, they were very transparent in their cleaning procedures, and I got the security deposit back with a receipt that contained the cost of cleaning which I thought was very fair. I highly recommend renting from Dolan & Knight. They're a very straight-forward and honest management company and if in the future I have an opportunity to rent from them again, I would definitely not hesitate to do so. read more

Slow to respond on issues they don't find important (non urgent but aesthetic issues), I found that it took over 3 weeks to respond to graffiti on the building and then perhaps the repair person who painted it left behind their small containers of paint which were summarily abused by the author of the graffiti that was covered up. So now we have spilled paint on the sidewalk and stairs, so much trash I can't keep up with myself, and dog poop. It's not my building, so these issues are slowly becoming something I no longer care about because if the owner/manager doesn't care, why should we? But if I were the building's owner, I'd give a crap about how my building looks. But having experienced this entire street, in just a matter of months, this building will fit in perfectly with all the others that need a fix here, a trim there and the whole "dilapidated' look will be perfectly matched! I still think Dolan and Knight is a great management company for other reasons, but I guess no company will ever live up to my standards in Koreatown. read more

This review is absolutely true. My unit was robbed; I printed flyers telling of the robbery and distributed them to neighbors in the interest of their safety. The building manager came to my door with a flyer and scolded me, saying I was not allowed to do that. I was later threatened with eviction which was then withdrawn for unknown reasons. I found the process of dealing with the person at the main Dolan and Knight office a bullying experience. In the following weeks, more units were broken into. In some cases, during the robbery, car keys stolen, and cars stolen from the garages in the back. At one point I spoke with a person who was considering renting an apartment in the building. I asked if she was told of the robberies. She said she asked the manager if there had been crimes in the building and she was told there was not. read more

they only get one star because there is no option for ZERO stars. i lived in a property they manage in pasadena on orange grove blvd. HORRIBLE. when i moved in, there was no oven, and the fridge was broken. plus, they had not cleaned up anything. they allowed the tenants to run a muck, including piling up their unwanted furniture in the limited parking lot in the back. when i finally was able to move to a normal apartment in pasadena, they took half of my deposit for "cleaning" fees. mold constantly grew in my room/bathroom, the furnace had a gas leak so bad when i move in socal gas turned the entire complex off until they (dolan and knight) fixed it, which was about 3-4 days later. hot water issues, sewage coming from the sink. the worst place i've ever had to endure. ever. read more

I never had a management company that utilized a third party for rent payment, but I love the convenience of paying rent online and having access to automatic payments taken from my account. I worked with Nicole when I had credit information stolen off another site. She was really friendly, fast and professional. She walked me thru the site and pointed out to me that my payments came straight out of my bank account and that didn't have to worry about changing debit card information. I am spoiled by this service and will look for management companies that employ a company like Paylease to take care of rental payments! read more

I rented a 3 bed 2 bath apartment in culver city, walking distance from downtown. The apartment was newly renovated and Anthony replaced our stove with a brand new stove when I was there! Anytime we had a question or issue (which was once or twice), Anthony always responded in a quick manner and was sure to answer any questions right away. I previously rented from this company for a year in a medium sized apartment building. For a bit of background: I am also a property manager, but for a company does not have any properties located in the area that I was living in. Pros: - decently fast service with repairs - somewhat friendly staff - property kept nicely Con (big one) After we moved out they tried to charge us for more than what they are allowed to. They first tried to charge for carpet cleaning even though the carpet was in very poor shape when we first moved in. There were various small stains, which were documented on a pre-move-in statement (hint- always do this. Even if your landlord does not offer you a form to complete, make one and turn it in and keep a copy for yourself. Note any problems that need to be fixed or issues that you just want to note were like that before you got there.) You are responsible for giving the property back in the same condition minus "normal" wear and tear. Therefore, to ask someone to clean carpet which was not clean to begin with, is not legal. Additionally, they tried to charge us to repaint a closet because some of the paint was warn off from hangers and such. Per California law: paint wearing/normal scraping is normal wear and tear and cannot be charged. If you mark the wall with crayons/marks, repaint the room a different color or do anything else that damages the walls beyond normal use, you are responsible to fix it. Otherwise, its not a tenant charge. After a bit of a fight, and explaining that I work in management so I know the law, I was able to get those charges taken off. My suggestion: proceed with caution! They have decent properties for a decent price but beware the security deposit charges after move out. Remember- except wear and tear (thinning of carpet pad, paint) you need to leave the property in the same condition as given to you. read more

I live in one of the buildings dolan and knight property management manages and I can say that many of the tenants have left due to the managers. Tenants have complained about them many times yet they are still here. I wonder what happened to friendly managers. Both are nothing but 2 faced liars only clean when the supervisor comes. Surely when there was a tenant who did illegal drugs they not once spoke to the supervisor about this problem yet they can surely try to open apartment doors when the tenents are not home. Great management when it comes to fixing any apartment problems but horrible when it comes to listening to the tenants wish this could change because otherwise people will come and go due to this so called " descent managers" Would definately give 5 stars but due to the lack of attention to what the tenants say i would not say its a 3 star. read more

I have resided in a building on Van Ness that is managed by Dolan & Knight Property Management for years. Over the years I have had several occasions to contact Dolan & Knight. Every request was met with a timely, professional and courteous response. I had a plumbing problem last week when I called Dolan & Knight my call was answered by a real person who was pleasant and helpful. He clearly and concisely communicated who would be coming to my home and when I could expect the plumber. A plumber was at my home in less than an hour. The plumber was clean, knowledgeable and fixed the problem in fifteen minutes. Later that evening I did receive a follow up call from Dolan & Knight to check in and make sure I was all set. I would highly recommend this company. It has been a pleasure to live in one of their buildings. read more

I've lived at one of their properties for 3 years. All my maintenance requests were taken care of, plus anything else i asked for (such as installing flood lights in the driveway to deter crime). Weekly outdoor landscaping, leaf blowing, etc, was consistent. I was always treated well. Its an older building and as such has maintenance needs. Things break, things need replacement.
