The real, true Momma Bear came to play! What an awesome experience for the kids. They have embraced the mountains and the true values of family while enjoying a vacation all in one swoop. They have disconnected from distractions and connected to the true meaning of family. This cabin is fully equipped for our family of five. Our son has the entire downstairs to himself, complete with a movie theater, a double queen-size bunk bed (yes, queen!), a refrigerator, games, and plenty of privacy--everything a teenager could want! The main floor features a spectacular kitchen, loaded with amenities and easily accessible kitchen utensils. My only complaint is that there is only one pot. Pray you don't need to boil two items, its not happening. They did a really good job decorating, be careful, there are bears here and they roam around at night. Do not take trash out after dark, you will see Yogi and boo-boo outside. Laughing Bear Cabin(Cabins Foy You): The cabin was hot and wouldn't cool down despite having two massive a/c units. There were a bunch of carpenter bees all over the deck and by the hot tub (rendering the hot tub unusable without some risk). The inside of the cabin was covered in tiny bugs. They could improve the properties they rent. This place is called Traveler's Rest, which is ironic, since it was anything but restful. The ad for the cabin my family & I stayed at was completely misleading. The cabin was in need a some serious TLC & a good cleaning. The listing showed a lot of good reviews on The Cabins for You website, but once we got there & saw the place, we did a deeper dive into the reviews & found a LOT of bad ones that were buried. I called to complain & the representative said she could send a maintenance man to work on the issues while we were there. Nobody wants to go on a vacation and spend time waiting on a maintenance man. Not to mention that man needs to spend month to fix all the issues we found with this house & I don't know how they'd get rid of the moldy, musty smell. First off, it wasn't clean, there was sh** on the bathroom wall next to the toilet downstairs. There were roaches in the bedroom downstairs. When you take a shower in the downstairs bathroom, there's a leak that causes the entire floor to get wet next to the tub. The a/c in the downstairs bedroom didn't work. There was a hole in the floor in the kitchen next to the vent. The freezer was leaking water into the refrigerator and we had to put a bowl in there to catch it to keep our stuff from getting wet. The spray nozzle in the kitchen was stuck so when you turned the water on you got wet if you didn't remember to lay it in the sink first. The electrical sockets in both bathrooms upstairs did not work so we had to walk around the house to find one that worked to blow dry our hair. This is a pet friendly house with one small patch of grass in the front that was in bad need of cutting or weed eating. There's a big hole in the front porch lattice. There is more and I will post pictures with this review so that others won't have their vacation ruined the way we did. We rented the BETHLEHEM LODGE cabin 802 for 3 nights because it had an indoor pool. We had to have a code to get in, the code that they gave us didn't work. We called the customer support on Friday when we arrived, they said that we are top priority. Friday came and went and they never got back to us so we called Saturday, they didn't send anyone out until 5pm on Saturday. He said that he fixed the pool door. Guess what , it still wouldn't work !! We called again and told them that we were still unable to get in the pool room. They didn't get anyone out there again until 7pm Sunday night which was our last night there. He had to end up breaking into the pool door to open it and he left it open because the keypad had a shortage. I called them for a refund and they only offered a gift card to come back. Also,it was ants in the movie room and bugs in the pool. read more

I am a travel agent. I booked a family at a Cabins for You property. I will never book one here ever again. 1. The cleaning was sub par with bugs and dirt and cobwebs in the house. It left my clients wondering how clean the rest of the house was. 2. The private pool was shocked on the day my clients arrived. They were informed that the pool was safe to use, but the water burned their eyes from the chemicals. 3. My clients noticed late at night that the dishwasher was broken and they were unable to use it their entire stay. They weee shocked to see that they had charged for breaking it when they weren't even able to use it in the first place. I will never recommend any of the properties owned by Cabins For You. I would advise buyer be ware to anyone considering renting from this company. Who knows how many families have been charges $115 at checkout for a broken dishwasher that they never even get to use. Stayed at the Splash 'N Around in October of 2025. This was my first -- and will be my last -- experience booking with Cabins For YOU. The online booking process was smooth, and the cabin appeared great in photos, but the reality was drastically different. We encountered new issues almost every day. Major Issues: Main bathroom sink: leaking and shut off, leaving us without a working sink. Main bathroom door: would not close properly. Living room TV: screen damaged from sun exposure; parts of the display were unviewable. Cleanliness: floors were dirty, the main rug was blackened in spots, furniture was stained and sagging, and there were spider webs over light switches, around window frames, and even inside tubs. All of the above were reported to Cabins For YOU. We were told a technician would arrive the same day, but no one ever came. Three days later--while driving home--we finally received a text saying our "service request has been rescheduled for Friday, October 17." The original repair date was October 11, meaning we spent our entire stay without a functioning sink. Additional Problems (unreported due to lack of response): Living room fireplace: ignitor knob broken, could not be started. Upper bedroom 2 (front): no hot water, shower drained slowly, toilet required multiple flushes. Upper bedroom 3 (back): sink drained extremely slowly, water pooled for 15-20 minutes. The Good: Beautiful mountain view. Hot tub worked and heated properly (used once). Pool appeared clean, though unused. Some entertainment options (arcade machines, PS3). In Summary: While the view was nice, the cabin's condition and the company's lack of response completely ruined the experience. I've stayed with other cabin rental providers who resolve maintenance issues within hours, not days. If this property is privately owned and managed by Cabins For YOU, I strongly urge the owner to reconsider their management company -- they are doing a poor job maintaining your property and representing it to guests. read more

I booked this cabin for seven days but ended up leaving after only three because the conditions were nowhere near what was advertised. I chose this cabin mainly for the indoor pool and jacuzzi. Even though the pool was indoors, the water was so cold it was unusable. The jacuzzi was even worse -- it had a unpleasant smell and was visibly dirty. I even called before checking out to request a cleaning, because it clearly wasn't in usable condition. Cleanliness throughout the cabin was a major issue. I found multiple live roaches, which made me uncomfortable eating or preparing food there. The bathtub on the main floor also had a clogged drain filled with hair and other questionable debris. Maintenance did come out to fix the drain, but that was the only issue addressed. There were also safety concerns. The exterior lights didn't work, so returning after dark meant walking to the cabin in complete darkness using the phone's flashlight. When I told staff that I was checking out early due to these issues, I received a follow‑up call from an employee asking me to confirm whether I was leaving so they could cancel the request to clean the jacuzzi. I called back to confirm, but the jacuzzi still needed to be cleaned regardless -- no future guest should have to experience what I did. Overall, this stay was extremely disappointing, given the price and the expectations set by the listing. Perhaps because the cabins sit on very HIGH hills, but it seemed like everything was in construction around each cabin. At least add some flower or something Locked trash cans out front where we could easily dispose of our items Place looked fairly clean to me. Bunk beds didn't cause many issues with people on top getting on/off. I barely noticed or hear when they did. Queen bunk beds. Easy enough space for 2 people. Laundry and dryer upstairs and downstairs. I would suggest to bring your own towels and wash clothes in case there's a large group. Barely enough towels and washcloths for a 2 bunk bed room All of the games worked. Theatre room was cool. Hotub and fire pit outside. Each bedroom had a shower/bathroom. Mixed rooms with a single bed and bunk beds Plenty of seats/long dining tables. 2 refrigerators. This is NOT on a campground, so altho a cabin, you're not near water or land to go outside and play on. About 10 mins away is Pigeon Forge. The reservation we had with Cabins for You was for 3 nights at the Mountain Dreams on 5/8 - 5/11. Upon arrival we were hit with one issue after another. To start, the door access code did not work as provided. I proceeded to call for support and after several minutes of on hold was able to talk with a representative. She was able to get us inside with a series of override codes. However, when we were inside there was a smoke detector going off. I still had the representative on the phone so she was able to contact a maintenance technician to come and assist. The maintenance man arrives, and after basic checks was told from his dispatch to call the Fire Department for further investigation. The fire department arrives and inspects the property for any gas or CO but concludes the issue lies with the detector being faulty. We were told this property could not be rented and we would need to move locations. At this point it was close to 11 PM and we have to unpack everything from the house and reload the vehicles while the alternative property is identified. The representative provided 2 options, of which we chose the Chestnut Mountain Lodge property. We were thankful for the option to be relocated in the middle of the night, however upon arrival to the alternative accommodation we were sadly presented with a far inferior property, of which we would never have rented or spent the time driving for this vacation, and left the property a day early due to the severe disappointment. It is hard to comprehend how the Chestnut Mountain Lodge is considered rentable for anything other than a college fraternity party, let alone a family vacation. The differences between these two properties, although similar in square footage, were so much that I feel significant compensation should be provided given the compounding issue since stepping foot on the first property. Discussions with a supervisor on 5/11 resulted in an offer for a $200 voucher for another stay at a Cabins for You property. This would only cause more costs for us to make another 5 hr trip, of which we have no intention to do. The next offer was a $300 Visa card, which in no way provides a way to replenish our bank account for the lost $1,800 for our initial reservation. The worst part of all of this is the runarounds and excuses why a refund cannot be given. In my experience in property management and customer services, Cabins for You needs a major overhaul in their management, and I will be sure to provide honest reviews and feedback on other platforms, allowing potential vacationers to be warned before booking a reservation with Cabins for You. read more

Banisters were sticky going up the stairs, the pool windows have not been cleaned in a while, the ceiling vents are disgusting and rusty, the hot tub water is awful and has not been drained, I called with cable issues and was asked to find the router and relay back to them what lights are on because the inter net went out, all the lights dim and then brighten back up like a power surge, I asked for some washcloths because we only had 8 and was given a very hard time about this, when we arrived we were told check in is 4:00 pm we got to our cabin at 4:03 and the cleaners were still there and was then told to wait outside until they get done that check in was between 4:00-6:00 pm, the bed top covers stink and smell of mildew, the pool is not a heated pool, the TV in the big room upstairs sound system would not work, there is black table holding down the kitchen floor in two places, the dishwasher is about to fall over when you open the door it leans forward, the floors are sticky and disgusting, there is trash on the ground outside, a beer can laying out front, this property is not properly maintained at all , but on the bright side we did see a bear read more

Beautiful cabins, but horrible and completely incompetent management. When we first got here we noticed a periodic beeping noise that we could not pin point the location of. We assumed it was a smoke alarm with a low battery, it beeped loudly once every minute exactly. We reported this to maintenance and they came by to try to fix this and a few other issues (the garage door opener for the bar, they ultimately couldnt fix this either) They told us this beeping has to do with the pool so they will have to call the vendor. That night the power went out around 3 am and the once a minute noise became once every second and it was louder. Turns out this noise was coming from a locked maintenance room, and the staff were unreachable on the emergency line, and practically unreachable on the non-emergency line. The entire floor lost sleep that day before our dollywood day trip. The power came back on around 7 am and the noise finally went back to once a minute. The pool worker came by on Tuesday and dismantled an unrelated pool alarm device that was not causing the noise. It stayed dismantled and sitting on the non-functional air hockey table. Beeping was shut off that day and it was off for 3 hours. We were told it was fixed but this only lasted 3 hours. Today, (our last full day) a maintenance worker finally described the problem, it is a water softening device that has a beep every 1 minute when it has an issue but can be snoozed for 3 hours. But we couldnt do that the whole time because its a locked room. They were kind enough to tell us the room code so we can silence the alarm before we sleep and when we play games in the arcade area. No one before this offered this courtesy. They were simply pool workers and operating the water softener is not their responsibility. The worker whose issue it was there the second day and said it would not be fixed that day and couldnt even correctly identify the source, it had NOTHING to do with the pool. It kept everyone on the bottom floor up and gave us poor sleep the entirety of our vacation and gave our migraine suffering cousin, unneeded and preventable migraine attacks from the noise and stress of the situation. There was also a medium sized animal in the attic that they refused to look for to remove. It made a room upstairs un sleep able. Unbelievable they haven't removed this speaker causing this unnecessary noise that blasts every second when the power goes out. This has to have been going on since they installed this water softener. The management has no regard for guest comfort and given the cost to rent this cabin and amount of problems we have encountered, it is truly insane we have not been offered a partial refund. Also the two free tickets for dollywood are a complete lie and cannot be redeemed. Also there is "free wifi" but you must provide an email and phone number and YOU MUST AGREE TO GET MARKETING. All of this and you can barely maintain a connection to do anything meaningful. But there are two private wifi networks we were not given passwords for. Absolutely unacceptable wifi accommodations. Luckily the one person who needed to work was lucky enough to have just enough cell service to use their mobile hotspot ( most of us dont have good enough service to use cell service, let alone a mobile hotspot) We dont want your marketing as we intend to never book a cabinforyou and will be going out of our way to ensure our friends family and those reading reviews will never stay at one of these cabins. specifically we stayed at 1114 Woodland Trek lane "Hibernation Wonderland" Also none of the pools water features work and we lost water pressure and could not shower for about 36 hours of our trip. Legacy Views and A Theater For as much as we paid for this cabin it should have been perfect. I will start with the positives. 1. The views off of the deck were breath taking. 2. The cabin was fairly clean. The Negatives. 1. The cabin has some serous sewer venting issues. The lower level bathroom smelled like sewer and was worse every time the upstairs toilet was flushed. 2. The cleaning staff left the cleaning supplies out such as mops, cleaning supplies and vacuum cleaner. I had to put them in the storage closet. 3. The kitchen was very lacking in supplies. I had to buy a spatula because there was not one. the pans were in desperate need of replacement. 5. This cabin is in desperate need of redecorating. Plastic plant decorations everywhere. The decor screams old 1980's. 4. The so called Theater was a joke. It was just a large TV (Maybe 60") with streaming available. My TV at home is bigger. Also the TV in the living room and the bedroom only had very limited cable TV with no streaming available. They should all should have hooked up the same. ATTENTION! Avoid leaving good reviews for this company, you are not leaving a good review to the actual rental but to this managing company itself. This company does such a poor job at managing the owners rentals. Their concept of cleaning is literally changing used towels and sheets to new ones. There is no dusting, sweeping and absolutely no attention to detail but they will make sure to charge the owner $150 for doing the absolute bare minimum. The management is an absolute joke! If guests destroy something or damage something, the company will not care and report it to the owner. I do wonder if they DO charge the guest but never actually report it to the owner and keep the money to themselves as many scamming-money-hungry companies like these ones do. Their marketing all over the rental proves my point, from a $20 ugly stuffed bear to a tip envelope for the cleaning crew that does nothing. The lack of management from the company has affected the ratings to the rental, making it harder and harder for the owner to book and make a profit. As the daughter of the owner of the rental here in Tennessee, I came with her to inspect the house and here are the things we took care of OURSELVES. Tighten loose door handles, wiped filthy doors, repainted filthy and stained walls, dusted fans which had dust hanging from them, swept, vacuumed and mopped, scrubbed glasses and containers that were stained white, tighten loose parts on bed frames, cleaned the grill, replaced a light switch cover plate that was broken, replaced some air vents that were completely rusted, replaced light bulbs that were missing or burned out, touched up furniture that had been hit or scratched, cleaned bathroom mirrors that still had some tooth paste drops on them, replaced missing parts on the hot tub, gathered some trash and broken items around the property, bought more board and kids games since they had been broke for lost. You get the idea. We have left this place shiny clean and will be terminating our contract with them shortly. read more

They did a horrible job of booking our amazing place and charged us maintenance fees for everything, ie $75 to change a lightbulb! Despite the fact that we are only 2 miles from Dollywood and have a ton of amenities, our cabin occupancy rate was only 23%!!! They made it impossible to come close to breaking even. Guests complained about cleanliness which was disappointing. Their fees and cleaning fees were outrageous and not a lot to show for it. If you're looking for a property manager that cares for your property, cares for guests and drives reasonable revenue, then look elsewhere. read more

This is not a legitimate rental business , it's a fraudulent operation. Avoid at all costs. We rented a cabin through "Cabin for You" in Smoky Mountains and were completely scammed. They provided us with a wrong keypad code and left us stranded in the middle of the night, deep in the mountains, with no way to enter the property. They have no after-hours customer service -- no one answers, no emergency help -- we were completely vulnerable and forced to find a hotel at our own expense. Despite providing video proof showing that the code they gave us did not work, and phone logs of our multiple attempts to reach them, they still refused to take responsibility and falsely disputed all the evidence and denied a refund. read more

!!! AVOID ANGEL HAVEN!!! First, the smaller issues - BEWARE: the photos of this property are at least 10 years old. The place is old, dirty, and falling apart in every place that matters. The chairs in the basement "theatre" are falling apart - the material is peeling off each chair, and they're all sticky. My kids still wanted to use the theatre, so we had to fully cover each chair with towels. Even then, the water heater room shares a wall with the theatre, and the water heater was so loud that for more than half of the 30m we tried watching a movie, we couldn't even hear anything, even with the "surround sound." Every info sheet throughout the home is outdated and filled with incorrect information. We spent the first two days without internet because the instructions didn't work, and unplugging the router as suggested removed the network we were supposed to connect to. Come to find out that the wifi info was completely different - network and password both. The hot tub was murky, filled with bugs and hairs from past use. The chlorine bobber was slimy. The pool liner is tearing and cracked on the inside, and the plastic edge was falling off of the sides of the pool, exposing rusty screws. Despite the kids doing their best to avoid them so they could still swim on vacation, the screws popped two of the plastic floaties we brought. The provided dishes and countertop appliances were dirty and disgusting. We didn't cook once while we were there. Each bathroom had one roll of toilet paper, no extras. We were a party of 4 with 2 children, scheduled to stay for 6 days. We bought our own. The pool table was torn and dirty. The beds are old and loud, and the sheets were almost paper. My son woke up every time he moved. The upstairs shower leaked into the downstairs bedrooms after a single 15m shower. The biggest issue, and what made us leave nearly three days early - On the first night, both my mom and I found a bug in our respective bathrooms. At first, neither of us really thought anything of it. We got there late, we had been driving for about 10 hours, we were tired and just wanted to get to bed. But, the next day, we saw more. Not just in the bathroom now, but I was starting to find them in the corners of my room. And then I googled. And wouldn't you know it, they were roaches. I started to panic. And then I did some more searching, and a lot of things said that roaches in cabins are fairly common in Tennessee, and unless you see signs of an infestation, there's no reason to worry. So we decided to stick it out another day and hope for the best. We bought some raid just in case, and we both sprayed our bathrooms. And then on the 3rd day, we started seeing them on the counters in the kitchen. It was only a couple. We tried so hard to believe it was no big deal. Until that night, when I literally stayed up all night walking between my bathroom, my room, the foyer, and the kitchen, killing HUNDREDS of roaches. They crawled out from under the walls. They came out from under the cabinets and the fridge. They crawled out of the dishwasher. At 4am, my mom and I started packing everything to leave. We broke it to the kids when they woke up that we were cutting vacation short and heading home. What followed was two hours of heavily inspecting every single item we were bringing home to be sure there were no roaches hiding, and spraying every single bag and the entirety of our car with preventative sprays. We nearly ran screaming from the cabin once everything was packed and loaded. It was a nightmare. Then, we called to inform CFY, who laughed it off and told us we should have let them fix the issues before just leaving (how???) and eventually offered us a $250 credit to book with them again "to make things right." Ha, no thanks. On our way home, we did some digging and found that the property was listed on other sites, not just CFY, and that the owner was informed of the roaches weeks ago, and apparently did nothing to fix the problem in that time. CFY has to approve their reviews so they only allow 5 star reviews on their site. Beware!!!!! We drove over 20 hours total and wasted thousands for nothing. So very disappointing. read more

We are staying at An Unforgettable Cabin on Bluff Mountain Rd. I guess it is unforgettable. I don't think I'll forget of all the cabins we have rented through the years, this is the worst. I'm not so sure I would rent from Cabins 4 You again. And I can overlook the tired and worn appearance of the place. but what I can not overlook is the grunginess. The linens on our bed looked dingy... the bedspread and shams felt dirty. But maybe that was me. And I do realize if they are washing white sheets there on premises they are going to look yellowed because of the well water. But we had NO pillowcases on our beds. We got in late and did not notice until the next morning! That was kinda yucky since the pillows were yellowed. Put some pillow protectors on? ALSO I am concerned that every night we get into bed , we start scratching because it feels like something is biting us. We called the office to get some along with extra towels. They did not bring any. We had to cover them up with our sweatshirts. Called today and was put on hold. I hung up after 15 mins. Decided to go to an address I found on my confirmation email. ‍ Idk, one would think when you look around at the place that if you need to cut corners? One that should stay hidden and no one ever hear about it. A Smoky Mountain Getaway to Hell is what it should be called. I'm still itching from whatever it was that bit me while I was there. Don't know whether it was fleas or bedbugs. Or it could have been the spider that my son-n-law killed in their room. Or the one my son saw behind his bed. My other son said he was afraid to even look behind his bed. Or it could have been the stink bugs that we continually killed inside the cabin. Or it could have been the dust mites. But whatever it was, CABINS FOR YOU will never be for me again and neither will BLUEGREEN VACATIONS. AND "CABINS FOR YOU" HAVE THE NERVE TO OFFER ME A $200 VOUCHER OFF MY NEXT VISIT TO RETURN AND PAY THEM MORE MONEY. ARE THEY CRAZY OR DO THEY JUST THINK I'M STUPID? I could go on and on about how horrible this place was, but it would take a book. We had no WiFi the whole 4 days we were there. We were told by CABINS FOR US that there was an outage in the area. But the cable tv was working fine. And the outage lasted the whole time we were there and was still out when we left. I called the carrier that they provided me with and they could not find the address in their database! No lights in one of the bedrooms when we got there, after calling them to report it, they instructed my poor husband to go outside and find the fuse box and reset it. Broken door on a table in the master bedroom. All of the bathrooms had outdated, rusty shower heads. Dirty rug in front of the jacuzzi tub in the master bedroom which also had a ring around the tub. The bedsheets on all the beds were supposed to be white but they were actually yellow from not having been changed in so long a time. Look like they hadn't been changed since before the pandemic. We had to wash all the bedcover in all 4 bedrooms before we could even sit on the beds. The headboard on the bed in the master bedroom was broken and the bed was falling apart. One of the locks on the front door was broken, we had to put a chair behind the door to feel comfortable going to bed. And I have pictures to prove all that I'm saying, plus I reported all of this to them and sent them the pictures. Customer service is rude and not at all helpful when you call. Once they get your money there is no refund. Do not believe the pictures that they are showing on line and don't waste your money. Please do your homework before booking with these people. Misrepresentation of price and location, not to mention very nasty with mold. When I books this cabin for a family vacation I booked on booking.com and then was contacted by Cabin for you and told the price was incorrect on the booking.com platform and I would owe an additional $227.47. The advertised distance to Dollywood was 15 mins but it was actually 40mins, which did not allow for the babies to be able to go back for naps. When we checked in the bathroom showers were very dirty, heavy mold, floors in showers felt like they were sinking and on faucet was not even attached. Kitchen sick drains were so nasty and when water was ran through it smelled the hold downstairs like fish. Beds were awful in all 4 bedroom, with sinking in middle and no support. One of the comforters had what looked like Cheeto stain all over it. Two of our children and their little ones left after the first night to return home because it was so bad. Our Family get-together will be forever remembered as our WORST EXPERIENCE in my lifetime! Bedbugs, cockroaches, obstinate Customer Care (better described as Customer Care Less), joined together to create the perfect nightmare. Our 15 family members gathered from across the U.S. for a Smoky Mountain/Dollywood reunion at $1,250 per night. Upon arrival, a sliding door handle was missing and long screws were protruding, creating a potential injury for the 3-5 year olds. Maintenance was quick to respond and remove the hazard. Thank you, Cody! This is where it went downhill rapidly overnight. Bedbugs ravaged our guests overnight. (See photos). I contacted "Cabins For You" Customer Care. As we were leaving for Dollywood that morning, I asked for the issue to be addressed. I was told pest control would arrive to inspect. I was advised later that morning that, indeed, the cabin had been infested with bedbugs. (Yes, CFY, we know!). CFY offered full refund, IF we would leave so they could address treatment. Right! 15 people, now at Dollywood, needed to leave Dollywood, pack up the supplies and groceries, luggage, find another place to accommodate all of us, and do this while inside Dollywood! Are we having fun yet? So, I was told by Nicole, Call Center Manager, we could stay, but the bedbug problem would not be addressed until our departure, and they would return 25% of our fee. Asking to be moved to another cabin, I was informed that we would be charged for our remaining stay, because it was our choice to remain in the infested cabin! Keep in mind that CFY would not move us because we were already exposed to bedbugs and they did not want us infesting their other cabins! I asked for them to just treat the cabin during our 11 hours at Dollywood. Nicole said their company protocol did not allow for any of their staff to return to the cabin because it was now found positive for bedbugs. (Yet, pest control had come to verify the infestation!). Long story short, I was told CFY cannot guarantee their cabins will not be infested with bedbugs because people come from all over the world? I was offered a brochure on bedbugs to help educate me on what to expect. Further, I was told that we should all launder and dry any of our clothing that might be exposed. Great! I asked to speak to higher management and was told clientele could not be transferred to her CEO or the cabin owner because it was not allowed! It is not protocol. Really? If one reads the YELP reviews (as I should have), the vast majority of more than 440 YELP reviews are 1's! Buyer beware! IF you ignore these reviews, you will, most likely, experience the frustration, disappointment, and suffering that ensues from frustration, if not from bug bites and management apathy. So, what should have been done? As a retired COO for a Fortune 500 company, I would have offered a full refund, had pest control fumigate during the hours out of the cabin, and had the CEO and Owner made aware. The only way you fix an ongoing problem is to forego "protocol" and seek a long-lasting remedy. I truly hope CFY's CEO and the Cabin Owner read this. A good management approach is to feel the pain of their clientele when these unfortunate occurrences happen and make it right for the damage done to a family gathering that should have been memorable for different reasons than what was experienced. read more

It's our first day here. Staying at a cabin here through blue green vacations time share on a promo with a presentation still to come. This will be an easy NO. Inadequate and nasty old bedding, broken and undersized window blinds, a dangerous pool table about to fall over, a dart board with only broken darts, extra small kids sized towels. This place was shakey. We upgraded to a cabin and was promised a hot tub which was not there. Then before we got our luggage out the car we discovered roaches is the Chardonnay Getaway Cabin, absolutely unacceptable. There were so many of them I could stay. So they did upgrade us to another location and it was nice. But again was promised a hot tub and a jacuzzi tub, again there was no hot tub at the new location and the jacuzzi tub was filthy. They did not run a cycle to clean it. It was absolutely disgusting when we filled it up and ran the jets. The cabin overall was beautiful. A little boring because there were no board games or anything. Also when we arrived to the new cabin there was ice all over the steps and we could barely safely make it into the house. We booked a cabin for our anniversary in Gatlinburg, TN. When we arrived the musky/moldy smell just hit you. We thought maybe it's just been empty a while with not very good ventilation. Upon inspecting the cabin we found they did not clean the cabin well at all. Crumbs all over the floors, hair on BOTH toilet seats and mold in 3 different rooms! We called the cabin company right away, mind you this was less than an hour from our available check in time. The customer service agent said they would send housekeeping in the morning and have someone bring out a air purifier that night. While on the phone she said "oh sorry my managers leaving for the night so we can't bring you an air purifier until the morning." If the manager was just leaving she should have brought out the air purifier before she went home. That would be if the company actually cared about their guest. After that I asked if there was any way we could be moved to another cabin because we didn't feel safe. The agent explained that we couldn't be booked at a different cabin until housekeeping came in the morning, saying they would have to say they couldn't clean the mold. We left to go get food as we didn't eat dinner before arriving at the cabin. After coming back to the cabin and being in the cabin for an hour I started having breathing issues and developing a rash on my arms. These are both symptoms of being around mold. I do have asthma and the mold may have been exacerbated my condition. At this point we were researching the company and reading about all the bad experiences and that they don't give you refunds for the nights stayed. So we started looking for a hotel to have a safe night sleep and hopefully just get a refund from Cabins For You. When we found a hotel and got settled in we called Cabins For You and explained all the health issues I was having and why we had to go somewhere else for the night. They said a supervisor would call me in the morning because it was late at night and no supervisors were on duty at that time. In the morning they emailed me a few other cabins we could be moved into. These cabins they offered were smaller than the cabin we booked and had zero view of the mountains which is the whole reason we booked the cabin we did. At this point we just wanted a refund. Seeing how this company has zero standards we didn't want to waste any more of our vacation dealing with being moved or having other issues at a new cabin. Mind you we saw reviews where people were moved between three or four different cabins because of all the issues the different cabins had. We had to get this behind us so we could enjoy our vacation! We ended up receiving a call from Cabins For You. They asked about the cabins they sent in the email and I explained we just wanted a refund as the cabins they sent were downgrades. The supervisor said they would need to get it approved and would be calling back. We never received a call back and just received an email saying our reservation had been cancelled. Of course that sounds to me like we would be receiving a refund. We go about our trip and have a great time staying at clean respectable hotels. After 10 days and not receiving a refund I ended up having to file a dispute with my credit card company to get my money back. Cabins For You responded to the dispute saying we agreed to their terms and conditions therefor we are not eligible for a refund. We had to write a detailed letter to the credit card company explaining how Cabins For You broke their own terms and conditions which entitled us to a refund. Their terms and conditions stated "immediate issues (cleaning, HVAC, plumbing, etc.) will be addressed by end of day". Mold is a serious health hazard, which would fall under immediate issues wouldn't you think? Cabins For You sure didn't think so! Their terms and conditions also stated they are not responsible for any medical issue that may arise from their cabins. That was a huge red flag to us and a big reason for not staying in any Cabins For You property. I am very lucky that I won the credit card dispute and was issued a permanent refund. This is where you know Cabins For You is a scam company. I was curious and looked at their terms and conditions after we won. They TOOK OUT the part of the terms and conditions which we won the dispute on! Through all my research of this companies complaints I am the only one I've seen to actually win a dispute and get a refund. Their terms and conditions ensure that no one can ever get their money back no matter what mistakes they make. They fought so hard to keep my money when we didn't even stay one night and their cabin had a serious health hazard. Avoid Cabins For You at all cost! Ensure your family's safety and book with another rental company or a trusted hotel. Make sure you read the terms and conditions of any rental company. They will do anything to screw you over as long as they get there money! read more

We had a group of 14 people coming from multiple states. They emailed us the day we were to check in telling us that our lodge failed the sprinkler test. They knew several days before, claimed to have tried calling 3 times Friday but did not get voicemail to leave a message. The number is a cell phone and they received several calls from others that day. We had to scramble to find a new place for all of us to stay. Then there said it would take two weeks to get refunded the $15k. Not acceptable. read more

We arrived approximately at 4:15 pm. I contacted the host at 5:43 pm with an initial complaint of the TV cable box not working in the living room. A follow-up call at 6:50 pm and then at 7:04 pm with a notice that we would not be staying at this location, and it can be canceled and reasoning for why. Complaints: There was a musty type heaviness to the air quality within the space that we adjusted the thermostat to attempt to resolve, but it had little to no effect. This affected my spouses COPD health condition, and it was difficult for her to breathe. There was some kind of a film/ dirt on the couch and chair that we attempted to remove with little effect. The glass doors in the living room and bedroom had a milky look to them, and we attempted to clean them, but obviously, the double pane glass had lost the gas between them and remained cloudy. The porch was dirty and had cobwebs everywhere. The couch back cushions were almost completely gone even after an attempt to fluff them. When you sat there, you could feel the wood support.  The TV in the living room is not working properly. Some of the lights would not come on in the ceiling. Lack of an elevator to access the condo floor. Overall, we did not believe the pictures depicted in the ad reflected the space as it was. Informed the host that we would not be using this condo at any point during our stay, and I was told a manager would have to contact me. Followed up the next morning and no resolution or refund. Was contacted by a manager nearly 24 hours after the cancelation request, and then they supposedly did. We booked a property located in Big Canoe GA because the listing indicated that there is access to a fitness center. What was not disclosed at the time of the booking was that there would be extra fees associated with using the fitness center. The cost was $20 per day per person to use fitness center. What the listed does not tell you is that ALL activities (except for hiking) in Big Canoe cost EXTRA. The fees are outrageous. My second stay. First stay the toilet didn't flush without having to use a bucket and fill it with water. This time I rented a monster home. Slept 30 people. The fireplace didn't work. I would have rated a 0 but it wasn't available! Everything is cheap the furniture is junk, most of the lights outside the house didn't work also outlets inside the house. Dishes in the cabinet were dirty and after starting the coffee pot was broken and a pot of coffee ended up on the table and floor we were done ! It's not like you can just go drive down the mountain for quick coffee. They give you 1 hand towel 1 extra roll of cheap paper towels and 2 altra thin toilet paper rolls for 6 people. There is literally nothing to start with except 2 oz of dish soap, 1 small pack of dishwasher soap 1.5 oz and 2 bars of soap that are the size of a Alka-Seltzer tablet !!!! 1 towel per person and the pillows are very thin. There is nothing no salt, pepper ,coffee filters nothing it's comes empty except for cooking utensils! The maids must take everything left out. I have never Rented from a corporate AirB&B before it has always been personally owned and I would never do it again! For what we paid it makes me angry . A hotel offers you more than this company did! We called and they said we would have a new coffee pot by the evening... It's 10:38pm and nothing! And to end our fabulous "Not " Christmas vacation the hot tub jets were not working on one side and after a a few minutes when it did kick on this is what happened and it emptied the hot tub and we couldn't stop it!!! I called again with yet another problem and they asked me to hook up a hose and refill it and turn it back on!!!! The guest which I did try but guess what the hose they left us was broken as everything else in this house!!!! And they are now saying I didn't call in and complain and try and give them time to fix things! I can show you the amount of times I did call! The only good thing was the view. 1) We arrived at 4pm the access code didn't work. Waited hour to hour and half. 2) Lady Bug infestation wasn't scary but a pain to have to sweep so you don't step on dead ones 3) Back porch ring camera light didn't work called wr were there a week they never did correct the problem. 4) Hotub ddidn't have enough water in it with no way to fill it 5) Hotub light didn't work 6) Oven didn't work called and they never repaired the problem The issue is we looked in guest book and some these problems people have been complaining about for 2 years. They we not repaired for them either. Never offered a credit on discount towards future rentals. Why would I rent from them again. They get your money with no recourse. As a cabin owner this outfit was a total nightmare, you are just a # to them they could care less if your cabin rents or not. I personally went from 40k yearly income to barely 14k. They will promise you the world but a total shit show of a company. their cleaning crew are in and out in no time and if not for us cleaning behind them we would have had negative reviews. Be Aware Cabin falling apart. 20 women stayed at Grace Place for a weekend getaway. The cabin was just ok but has a lot of problems going on with it. Most of the hand rails were loose or broken, the foot boards were the same loose or broken. A small child could fit through in some places on the bottom of the rail, and I'm not talking just a few feet down it's more like 40 plus feet down. Very dangerous for kids and adults. Flooring on the main floor by the steps going down loose so if it moves you could fall down the steps, again very dangerous. Refrigerator would not cool enough to keeps drinks cold at all. It shows in the pictures they have 2 but they only have1. Air conditioner up stairs the air won't go below 68 degrees you can't turn it down below that temperature so therefore up stairs was hot the temperature stayed around 72 to 74 degrees our whole stay. Most of the rooms have ceiling fans so that helped. But one of the rooms has no ceiling fan at all and was very hot to sleep in. The fire pit table is about to rust away and parts was removed just sitting there under the table , and where someone took the sides off the screws were just laying on top. The pool lights didn't work nor did the water spout that went across the pool. That wasn't no big deal though because the pool was too cold to use anyway and the air-conditioning was on in the pool area making it too cold to swim in read more

Our stay with Cabins For You was miserable. It all started out smoothly. We rented the "Sleepy Hollow" cabin for 4 nights to accommodate a family reunion for 18 people - all of whom were traveling in from other states. Initially, the communication with Cabins For You was great. We especially liked the online information portal, which provided all of the details and resources we needed to plan our stay. But things started to go downhill an hour before we arrived. We received a call from Cabins For You informing us that the previous guests had smoked in the house: cigarettes and marijuana. We were notified that there wasn't enough time to purify the air before our arrival, but that they would bring an ozone machine the following day to purify the air (as long as we vacated the house during the purification process). So we spent the first night in a stinky cabin. After we checked in, we discovered a less-than-clean situation. The previous guests had left trash around which the cleaning staff had missed. There was a large amount of trash which had been dumped off the rear balcony and had been left on the ground. Some trash had been left under one of the beds, and even a false eyelash was found in one of the bathrooms. Although the cabin listing claimed that the cabin slept 18 people, we found beds for only 16 people (17 if you put someone on a non-sleeper couch). Two of the sleeper couches were positioned in a way where they couldn't be utilized at the same time without major rearrangement of the furniture, rendering one of the sleeper sofas practically useless. In one of the bedrooms, the bed box spring was broken at the end and resting on the floor. I find it hard to believe that the cleaning crew put clean sheets on the bed, all while ignoring the fact that the lower third of the bed was slanted in an unnatural position. Throughout the first (stinky) night, things became worse. We discovered bed bugs in several of the beds, and multiple members of our party were bitten. We immediately reported the issue to Cabins For You in the morning before leaving to visit Dollywood amusement park for the day. We received a call mid-morning from Cabins For You acknowledging the presence of bed bugs, but informing us that fumigators would not be available to take care of the problem that day. We were provided with two options: remain in the property and receive a 25% discount; or vacate the property and receive a full refund. Both offers were offensive. Who wants to stay in a cabin while being eaten up by bed bugs, and risking taking them home after the vacation ends? The alternative was to abandon our Dollywood trip in the middle of the day, pack up 5 entire households (while washing our clothing to make sure we weren't taking bed bugs with us), and find last-minute lodging for 18 people (9 adults and 9 kids, one of which was wheelchair-bound)! We chose the second option. Needless to say, it resulted in a very hectic and stressful day. Cabins For You refused to move us to one of their alternative cabins out of fear that we might transfer THEIR bedbugs from one cabin to the other. They also refused to help us find alternative lodging, or pay for any additional cost we incurred in securing a new location. They refused to pay for our wasted Dollywood park tickets. They didn't care about an entire day of our family vacation ruined because of their negligence. On top of it all, one of their customer service phone agents HUNG UP on us as we tried to negotiate options! Cabins For You don't care about your vacation. The cabin they rented us was a disaster and their customer service is abysmal. Avoid them at all cost! read more

Here staying with a large group of people in a 12 BR cabin. Cabin was fairly clean in the main areas, stuck to the kitchen floor a lot, fridges weren't as clean as they should have been either. The maintenance doesn't look to be kept up at all in these cabins, handles falling off of dishwasher, one dishwasher wouldn't even work. Something had spilled over in one oven and smoked the whole place up the first time we used it. Porches don't look like they ever get cleaned. None of the bedroom tv's worked either. Now for the worst part...the swimming pool!! It was so nasty with yellow, green and black spots everywhere. They sent someone to look at it and they poured a package of shock in there and said it would be fine the next day but it was still just as nasty the next day.
