Gene is truly an ant whisperer. We had a progressively bad ant problem festering in our house. First it was just one or two and by year 4 anytime we left anything out on a counter, even for less than an hour, a trail of ants would have appeared. We would spot exploring ants all over our house all the time. It was getting incredibly frustrating. We tried Terra ant bait both inside and outside the house but they didn't last more than 2-3 days at a time. It was clear that a large enough colony (or multiple colonies) had formed that were not controllable without something stronger. We gave Gene a call and he called back within a day. We had a time set up within the end of the week at a very reasonable fee of $350 to treat our 3 story home. On the night before treatment Gene gave us a call setting expectations of the treatment and on the day of he arrived within his window. He was a very pleasant person and was happy to engage in discussion about how ants had made their way into the house as he treated it. He did a thorough job and clearly explained what he would be doing, where he would be spraying and what he was using. This is absolutely the BEST and most reasonable priced and competent pest control rat proofing company in the East Bay. Jean does great work, is insanely detailed and thoughtful. He came out to do a free inspection and was insanely detailed spotting all the places others didn't see where rats could be getting in. He spent almost an hour going on the roof, under the house, in the attic, etc. then gave me a detailed handwritten proposal. I had 6 different companies quote me. Attic Crew (they just tried to sell me new attic insulation for 8K), Honest Pet Control (don't let the name fool you), Alley Kat (rolled up in a Tesla X Plaid with branded disposable jumpsuits only to demand $15k!) like seriously every other highly rated on yelp vendor either wanted to sell me something else entirely, pushed rat slabs when they were not needed, or would come in at a lower rate but barely looked around or did any assessment at all. Epic. Gene treated our family home for an ant problem that had existed for at least 40 years (possibly up to 60 years) and was always at a roar or dull roar. I had never experienced this house without ants and I have never experienced another edifice with anywhere near the infestation of ants of this house. A dull roar was 1 or 2 dense streams of ants pouring in. There were times when entire surfaces were covered in ants so densely packed it was hard to see the material of the surface underneath them. They came out of cracks in the walls, the ceilings, faucets, drains, doors, windows, heating vents, electrical sockets, (basically everywhere) and were impervious to any and all interventions I tried (there were *many*--every commercial ant poison available, all the non-toxic approaches including caulking up every tiny hole or crack they sprung forth from and NOTHING ever worked. It was like wack-a-mole. I'd seal up one tiny conduit between a cabinet and the wall and they'd spring forth from the opening between the faucet and the counter or a sideboard. It was a nightmare. Truly. It has now been 3.5 years (!) and not an ant in sight! I had actually given up hope that the house could be free of ants. I thought about moving out because it was just too much to stress to deal with . . . all the time. If Gene can treat my house--the armageddon of ant infestations--he can treat anything! If I had known it was possible to get rid of the ants I would have done it years ago. And I would have paid a fortune if that's what it took to get rid of them. My history with Capable Pest Control goes back 9 years. I originally used their services because I had been battling a terrible ant problem. It seems as though the ants in my house were playing musical cabinets, jumping from cabinet to cabinet in my kitchen during the rainy seasons. This is or a commercial building. They guy that called us back was very informative and not pushy. He gave us things we could due to rid the rats and told us matter of fact that they just come and go at random. We voted for the bait boxes for extra precautions. We set an appointment and there he was. He reviewed our property and told us what we can do to improve our changes of not being the ones the rats stop and visit. He also set up some very reasonably priced bait boxes and didn't push us to sign up for a service. He gave us a price to come and clean and refresh the boxes. He also talked to one of the tenants and told them what they can do to be less of a target. As they are the only ones that have complained about the rats, hopefully they will follow his instructions. We had a rat problem. Not a mice problem. This guy (and possible buddies) tossed hats from our coat rack, overturned rugs, dug into our houseplants, chewed through our dishwasher drain hose, and left little turd gifts all throughout our house. Ugh. So we contacted Capable Pest Control (CPC). Gene was AWESOME to work with. Super responsive in scheduling a site visit, and once on site, did a thorough examination of our house for rodent entry points. Also gave us an estimate on the spot. We have a spacious crawl space under our house where many rodents have been living over the years. I had asked Gene about a service I had heard of that sprays a disinfectant solution that also prevents rodents from wanting to come back. Gene suggested we didn't need this service, as our rodents weren't in an attic space or other area where we store things or spend time in. Our issue is under our house where no one ever goes. I appreciated that he didn't try to convince me of a service that we really didn't need. This was not the case with another pest control company we contacted, where this service couldn't be excluded. That's nuts! Gene took the time to talk through a number of options, as we didn't want to kill any of the rodents. If possible, we wanted to capture them and relocate out of our urban area. He was incredibly patient in offering solutions -- and really listening to my concern. We got only one other estimate, and CPC was quite a bit less, but the other company bundled some services, so it's hard to compare apples to apples. My new home was suddenly overrun with ants this July, and after a few days of them appearing in my bed and crawling up my legs in my home office, I couldn't take it anymore. I got quotes from a few pest control companies, and while Capable Pest Control was a bit more expensive than the others, it also had a significantly longer guarantee (one year, instead of one month!), so I decided to go for it. Well, yes! Roughly two years after that previous review I had moved house and needed ant remedies again. (I love a fixer--what can I say--so this house needed everything.) Of course Capable/Gene were my first call, and of course they were painless and easy once again. I still rent out the place I had them treat in 2015 with no ant complaints since and just now after a couple years I'm starting to get the occasional ant again I think I can control with DE. Hired them to get rid of my flea problem! First visit - Jim came out to do an initial inspection, checked everywhere and didn't find anything. He mentioned it could be fleas or mites. And he was right! Two days later I was able to catch an insect and they confirmed it was a flea indeed -$80 ( he even fixed my door knob! How nice of Jim) Second visit - treat emend.
