I called around all the top reviewed places and decided on Original Rodent Proofing. They were competitive, not the cheapest, but Shannon Lee sold me on their work, along with Brandon (owner's) call to check in and answer any questions. Their warranty on work done was another key factor. An electrician found a dead rat and droppings in the attic, so I needed clean up and rodent proofing. In the crawl space, a bunch of the ducts were unattached by wear and tear and plumbing work that had been done in the past (which I didn't know. No wonder my gas bill was so high over the winter!). Shannon and team cleaned everything up, sanitized, reattached the ducts and rodent proofed the whole house on the outside. Apparently the attic was vulnerable, as prior owners' foam had been chewed through in the eaves. After they were done they set traps which will be checked every few weeks. I will update if there are any further rodents but I am confident in the work by the company and team. I highly recommend this family owned company. read more

Before hiring, I had asked my local mom's group, local raves and rants page and Nextdoor... these folks came up as highly recommended. So we interviewed them for the job. The guy who came out was on time, a bit eccentric and very passionate about rats. He was detail oriented and did a great job explaining the job and its breakdown. Unfortunately on the day of the job, we had 4 guys come to our home on time- but none of them spoke English. Now, I appreciate them coming out, but we just could not communicate and they did not have work trucks or shirts with their company name. An hour later, we had a younger guy show up and he spoke English. The crew worked really fast, did a nasty job of removing our rodent infested insulation and put in new insulation, they mixed concrete and patched up some holes as well and put out rat traps. They came back twice to check the traps and removed them. I think they did a good job, appreciate their punctuality. But management should always send someone who speaks some English and provide a company truck or at least shirts. I personally felt uncomfortable letting into my home a group of random men with no identification. read more

Brandon arrived at our house last month and conducted a thorough inspection. I wanted a company that could not only seal off entry points and set traps, but would also clean and repair the HVAC ducts. Ten years ago, we had a major rodent infestation in our home (attic, subfloor and walls). These guys came out, sealed our home, cleaned the attic and subfloor areas, re-insulated and did not consider the job complete until there was no more evidence of the infestation. For the last 10 years, we have been rodent free. Recently we had major plumbing work done and some of the sealing work may have been compromised. We called The Original Rodent Proofers to come out and look at the prior job and tell us what needs to be done to re-seal the house. The inspector (Brandon) said that the plumbing contractor did a good job re-sealing but would look at each entry point and make sure that the job from ten years ago was still in good shape. I had rats in my attic and crawl space. Many rats. There are a lot of rodent proofers out there and I got quotes from many of them. I ended up going with Original Rodent Proofers since they were reasonably priced and their staff were punctual and seemed knowledgeable. I also trusted the other Yelp reviews. I was not disappointed. The team arrived on time and worked quickly. They sealed up all possible entrances and cleaned my attic for me. They set traps for any rats that may have been trapped inside. Sure enough, the next night I saw two find their way into the house and another was caught in a trap. It was explained that they seal from the outside not the inside so that the rats find their way into the open and do not get trapped in your walls. I highly recommend the Original Rodent Proofers. It's been close to a year since the team came to our house and completed the project here, so we can say with confidence that all is well. Brandon and his team were thorough, efficient and extremely professional throughout. (Jessica and the other office staff were fantastic too.) I felt totally taken care of by this staff of pros. I pride myself in keeping our house free of pests. When I got wind of a rat in our garage, I trapped three of them on my own and didn't see any other traces of the varmints. That being said, I called a few places to come take a look to help identify how they got in and shore up my defenses. Two places were upselling things and quoting me thousands of dollars even though the initial intrusion was dealt with. They sold a lot of fear and snake oil. Mike was different. It's been a bit since Original Rodent Proofers originally sealed our home. What I can say is that their work has held the test of time for many years. However, circumstances beyond their control have also illustrated how much they truly backed up their work. A few years back, we had some new intrusion by some woodpeckers that were continually pecking at our upstairs rafters to the point that they entered the home. I called, and they quickly resealed everything. Problem solved. More recently, we could hear and see that there was new rodent activity. Despite being well beyond their 5 year warranty period, They sent Thomas out to our home assuming it must be a simple fix given the extensive work they had done prior. It was amazing how thorough Thomas was in checking the house from top to bottom and below, then making adjustments to new potential new areas where they might enter. But then notably, as he inspected under our home, he noticed how some roots from a large old tree had cracked the cement barrier they had installed under our home years earlier. This had created a new opening that rodents were now using to enter below our home. Thomas sealed this up with a new patch of cement as well as to provide extensive clean up to the trails left by our new unwanted house guests. As well, he thoughtfully described all of what he did as well as to note what to keep an eye on going forward. It is amazing how well these guys know their trade and how quickly they can both diagnose points of entry and make needed repairs. Now, there is not way that ORP could or should cover the effects that a mature tree on my property and how root expansion below my home could damage their work so far past the initial project. As I said, we were well beyond their warranty period. That said, when I called Brandon (ORP owner) to see what I owed him, he said not to sweat it, that they would back the work. I am not someone who wants something for free, and felt as though I needed to cover their costs. Thomas did an amazing job and I know, value and appreciate the work and peace of mind that they provide. However, Brandon insisted. That said, it is worth updating my thoughts on the company. Reached out of Original Rodent Proofers when we discovered a rat infestation in our crawl space. We had a different company proof our home the year prior that was not sufficiently done which resulted in another issue several months later. Brandon and his team came in and walked us thoroughly through the issue, how to mitigate and how they will ensure the problem is completely remediated. The clean up and proofing work took several guys and took the better part of the day. They were thorough and completed the work with high quality. The trapping process has also been thorough as they have continued to come every ~5 days as we trap rats that got caught behind. We're at the point we think we've totally taken care of the problem- yay- and the proofing should be such that no more rats will be able to come in!! Four years ago we had a pretty severe mouse problem. I hired Original Rodent Proofers (ORP for short) to solve the problem and was persuaded that a rat slab was what was needed to fully proof the dwelling. It was not cheap, but I did end up believing it was money well spent. The five-year guarantee was a good selling point that made it easier to commit to that expenditure. Then a year ago, mice started showing up again in my garage and crawlspace. It turns out that 2024 was a banner year for mice; many people reported a surge in mouse invasions. Here it was a perfect storm. First of all, we are on the border of the Lime Ridge Open Space, and there is an endless supply of mice in residence in those fields. Then, Concord Resource Recovery mandated that food scraps be placed in the green bin, which we did. But we didn't know at the time there where quarter-sized holes in the bottom of our bin. So, we not only attracted a crowd of mice, there were no end of new arrivals. And those mice were ceaselessly persistent. It turns out there was not just a single entry point. But over the course of months, a least a half dozen ways into the dwelling were discovered, first by the mice than then by ORP. Some of these entry points were incredibly obscure and tiny. So ORP had their work cut out for them, and they never gave up. They were resolute in solving the problem. They must have devoted over 30 man-hours of work, not including travel time, and several hundred dollars in materials. Cost to me: nothing since my guarantee was still in effect. I suspect most other companies in this service space would have bailed - ORP told me my situation was as challenging a one as they had ever dealt with. We requested for rodent proofing inspection as we saw some mice in our house and were really pleased by the timely response and the team's knowledge and experience in this field. This is the kind of service you hope you never need but if you do, there is nobody else you should call except for ORP. Made my first call and spoke with Jasmine who set up Mike to come out and give us a estimate of what we were dealing with and what it would cost to fix our rodent issue. Jasmine set Mike up with a window of 10AM-12PM, he arrived right at 10 AM, and quickly assessed what kind of proofing we would need done around the house. He told us he would have the quotes emailed over to us and they promptly arrived later that day at a price that was more than reasonable. Tomas was set up to come out a week later to do the proofing with a window of 8 AM-10 AM for arrival. He was there on the scheduled day at 8 AM and they quickly got our house locked up tight from the roof to the ground essentially trapping whatever rodents were under our house there. He was very respectful of our house while he was working inside putting down plastic, wearing protective clothing and outside leaving no sign that they were even there. He set up traps in the attic, and under the house and let us know that Jasmine would call us to set up times to come back and check the traps. Jasmine called us to set those times up right after Tomas left and she scheduled Sean to come out a week later between 1230 and 230. Sean just left our house showing up right on time at 1230. He checked the traps in the attic and the crawl space and cleaned up the deceased rodent that was caught by the trap. He reset the traps and put a couple of additional traps in our garage and let us know he'd be back at the next scheduled time to check the traps again. Every person on the team that we have dealt with have been top notch. All of the work that ORP has done is guaranteed. Here these rat busters go, killin it again! Apparently rats love our crawl space and it's been maddening! Original Rodent Proofers to the rescue! So after rat proofing the our above ground crawl space, the industrious rats decided to tunnel underground to gain access. Apparently they thought they outsmarted us. Dancing and cavorting all night long without a care in the world. We finally called the experts in. Brandon came to inspect things and recommended we implement a "rat slab". Don't worry, it's much better than it sounds. On the day of our rat slab install, about 4-5 guys arrived to clean up and level the soil in the crawl space. A couple hours later, a cement mixer truck pulls up and the and the real fun begins. They pump fibrous concrete over the soil wall to wall, till there's an average of 4" thick of concrete. They clean up and off they go. The next day the concrete is solid and the rat party has been shut down! We're about 4 weeks post rat slab install and so far so good. No more scratching and chewing noises under foot. These guys don't mess around. If you need a job done well, call the Original Rodent Proofers. They're the experts. They guarantee their work and are very accommodating with appointments. They've always shown up on time and follow through with what they say they will.
