John did a thorough inspection of a 3,500 sq ft detached single-family home. It's a 2015 build with…read morea fully finished basement, multiple bathrooms, an attic, a garage/portico area, and a sauna. This was not a simple walkthrough; the property had a lot going on, and John covered every inch of it. The 82-page report was incredibly detailed and well-organized, broken out by section: interior, bedrooms, bathrooms, kitchen, laundry, HVAC, water heater, electrical, roof, attic, exterior, grounds, foundation, basement, and even the sauna. Each area had individual line items rated Good/Fair/Poor with written observations and photos documenting any issues found. What impressed me most was the range of issues he caught -- from the obvious (gutters sagging and damaged from ice weight at the front of the house, a cracked sink in the master bath) to more subtle findings that a less experienced inspector might miss, like the attic air handler's condensate pump lacking an emergency pan and water sensor, a sagging joist underneath the garage/portico vinyl wall opening, water intrusion and damage at the back of a cantilevered balcony, and vertical step cracking in the yard's stucco block wall indicating settlement. He was also upfront about what he couldn't test and why -- the AC compressors weren't tested due to cold weather temperature restrictions, the sprinkler system was winterized, hose bibs were valved off for winter, and an upstairs shower body had been locked out by the seller. About a month later, a contractor had to remove all of the floors due to significant sagging and install new joists because of damaged joists in the basement. As a new homeowner, I relied on this inspection to identify major issues. This is my personal experience, others may have had a better one.
