Turns out Vicki not only has experience handling disputes with the county, she has family members who worked for the county assessor's office (so she knows how things work). Vicki was prepared to provide an appraisal quickly and affordably, but after reviewing my situation she advised that while the county's assessment was sloppily done, the impact on my tax bill (what I ultimately cared about) was unlikely to improve (for reasons too complex to go into here). I was grateful and impressed with Vicki's knowledge, efficiency, and honesty. She could easily have convinced me to pursue and appraisal, but advised me not to.
