I have lived in my apartment for two years. In that time this complex has seen probably 8 managers. . At least. And out of the 8, maybe two of them were actually great managers who truly cared about the residence. I live upstairs and right next to the pool and have CONSTANTLY complained. I would say at least monthly since living here about how loud the spa is and that residence NEVER listen to the 10 pm rule. Still nothing gets done. People say the parking here is great because you get two spaces. Well in reality you get 1 assigned and the rest is open parking. Problem is sooooo many people have more than two cars or there are just people who aren't supposed to park behind the gate parking behind the gate. So when I've complained they just tell me I need to call the security company. Issue is they never answer or never show up. They are supposed to kick people out of the pool and ticket/tow people parking in the back that shouldn't be. But they literally do nothing. I've had to park two blocks away because the parking is so bad. In addition to parking and the spa, management is NEVER in the office. It's hard to actually talk to someone because there is constantly a sign that says will return at . . . And to be honest I don't think they actually do. The office staff for the most part has been friendly but they just don't take care of anything. They also have lost all of my paperwork twice! I agree that Ariel, the maintenance guy is 100% amazing! He is quick, polite, friendly and will do whatever he can to fix an issue and the only reason I gave this place two stars. However, because I live upstairs and because the insulation here is absolutely horrible, it is almost unbearable to live upstairs in the summer. It took me two years to get them to replace my unit's AC. We would tell them it is 100 degrees in my apartment (literally) and they chopped it up to that I wasn't turning on the air early enough. I finally got a manager who put in the order and Ariel was so quick to put it in as soon as it got back. The location is great and the grounds are pretty, but for everything I've had to deal with, it's definitely not worth the money I've spent. I lose sleep every night, I have NO central air, can't park my car half the time within the complex, and to top it off, a one bedroom here is costing $1730 with a discount. Needless to say, I've given my 30 day notice and happily moving out. Casa Ciento was my first apartment and taught me so much about what I DIDN'T want in my next place. read more

I lived here for a little less than a year. The landscaping is nice, but the management is not kid friendly. Children are told by management not to play in the common areas. Police frequent the neighborhood, and drug raids are not uncommon. When we moved out, they really tried to take advantage of us. Even though we requested to have a representative present at the property inspection, we were neither invited nor notified of when it would be. They billed us for unnecessary repairs at arbitrary rates. When asked for photos as evidence that the repairs they made were necessary, they refused to provide any. When asked for evidence that the rates they charged for the repairs were market appropriate, they wouldn't provide any. They made no efforts to fill the vacancy in a timely manner, and want to be paid for those weeks. Casa Ciento and Arnel Property Management are worth neither your time nor your money. read more

This apartment is cozy and quiet. Not the best bang for your buck, though. However, the manager is the real reason for 4-star rating. Tina Maseki is always there to promptly answer. What's the point of having a personnel on property if all they say is they can't help you or don't know? I can click a few times on the Internet and get the same lame response. But Tina is a problem solver. She offers best possible solutions with empathy. Now that's what on-site managers do, right? read more

The garbage truck arrive at 6:45am driving around banging dumpsters. Then they go to Vons and bang dumpsters over there. Every night you hear the traffic on the 57 freeway. DO NOT LIVE HERE! Seriously, don't live here.​ There are MUCH better apartment complexes in Orange than this one. Arnel is an AWFUL company that cheats its residents out of money. I was stuck here for almost 2 years and living here was a horrible experience. Let me break it down: RENT: The rent is ridiculous for what you are getting. When I first move in I signed a one year lease and was offered a Chapman student discount, so it was $1260/month, which later increased to $1398 after the year, then by the time I moved out I was paying $1568!!! It is always increasing and there are much better complexes at comparable prices that have much better amenities. SECURITY DEPOSIT: I went to WAR with them over the deposit. Out of a $650 deposit, I received a mere $168 back. REALLY?! You have to pay for them to have the apartment professionally cleaned, painted, and countertops restored for the next resident. Why should that be my responsibility?! I was told that even if the apartment was left in clean, excellent condition, that I would still be charged for all of the cleaning, etc. Also, I moved out on the 30th even though my lease was technically until the 2nd of the following month and was charged for those two days. For a complex that claims to be so "student-friendly" they really like to hold on to as much of your money as they can. MANAGEMENT: The managers here are always changing. I don't know if there is a high turnover rate or if Arnel just moves them around. When I left, Lana was the manager and she was fantastic. However, in my time there, there were some pretty terrible ones. There was one in particular (who was probably fired) who approved some 18 year old girl to move in near my apartment. This girl had a ton of people over every single night of the week until 5 or 6 am. Now I was a student myself, so I don't have a problem with having people over, but this was ABSURD. I had to call the cops several times because management was useless. I complained to the manager at the time and she told me that the girl should not have been approved to live there, but she fought to get her in there. She then told me this girl's life story, including her financial and family situation. Yes, she revealed this girl's personal information to me. So throughout this girl's time there, I probably complained at least 20 times, as did other neighbors. But because this dumb manager stuck her neck out to get this girl approved, she would not take action. If someone gets 3 written complaints, then they get evicted, however the manager refused to take action and I was forced to listen to these people screaming, breaking bottles, and slamming doors every night of the week. It was seriously MISERABLE. NOISE: The landscapers come twice a week VERY early in the morning. If you are a student or have a schedule where you don't have to be up early, this is VERY disturbing. Also, they are always doing some kind of construction all over the complex. Nothing like being woken up at 7 am to someone hammering on your roof. You can also hear the loudspeakers from Vons and the car dealership early and throughout the day. Also, there are a TON of kids in this place. Even if after reading all of this, you still decide to live here, do not live by the pool. I cannot even tell you how many times I tried to lay out and relax by the pool only to have 10 kids run in and start splashing and screaming while the parents completely ignore them. Also, the complex closed the pool and hot tub for 2 months while they tried to do a repair that should have taken 2 days. This was during the summer. Really guys? APARTMENT: The apartment actually isn't that bad. It is a decent size and has a decent layout. However, if anything breaks or goes wrong, do not expect maintenance to be able to fix it. They are all nice guys, but unfortunately they do not know anything. I had issues with my electrical and they were unable to fix it. Also my AC broke, so instead of trying to fix it they just switched it out to a new one (that didn't even work that well). Also, for what you pay in rent, there really should be washer/dryer in the units, but of course there is a community laundry room. You have to pay $10 to get a laundry card and then it is $1.45 for washer and $1.75 for dryer, which had gone up from when I first moved in there. Who knows what it will end up being? Anyway, I hope by sharing my experience with this place, I can save people from dealing with all of this nonsense. But seriously, don't live here. It is NOT worth the money or headache. Go look at other apartment complexes in the area, but stay FAR away from anything owned by Arnel. read more

There are many changes since the apartment manager has left and I am disappointed to say the least. There was tree trimming for the complex. One of the landscapers jumped in the backyard and ripped my motorcycle cover in the process. I've emailed the new apartment manager who is still waiting for corporate to respond. When I went in the office to express my concerns, I fet like I was being rushed out of the office. I had to clean my backyard and hung my mats on the fence. I work long hours and I work in the helping field for a living. Apparently, I forgot to take it down and received a violation for leaving them up. A simple phone call and I would have gladly taken them down or had my girlfriend do it. I have always paid on time and had no issues. The lack of communication since the new changes have been implemented which have made me change my review from five stars to three stars. I must say, Ariel is still an amazing maintenence person. read more

I've lived here for several years, and it's generally inoffensive. The parking situation is easily understandable (two-car household, never been towed), and the maintenance man is friendly, prompt, and efficient. We're on the other side of the complex from the car dealership, so we don't have the problem with the loudspeaker that some of the other less-than-positive reviews have. Only problem is front office punctuality. Rent is due on the first, and there's a two-day grace period to get it in to them. This sounds nice on paper, but try actually going to the office when there's someone in residence to take your check from you. I know that everyone is entitled to lunches and breaks, and I don't begrudge them that, but when the door is closed and there's a sign on it that says "Back at ..." and then shows a literal time, and you sit there for an hour past that time with no sign of anyone showing up, it gets frustrating. Especially when it happens EVERY MONTH. I'm not going to just drop my check through the mail slot; we've been burned in the past at other residences. If you need a break, take a break, and have the sign reflect when you'll return. I'm not mad that you're not there, just that you lie to my face about it. I have called and called, and called Arnel so that they'd record my call, and yet for multiple months straight, no one is there and the sign lies. When they are there, the front office folk are friendly and efficient, no problem with them as people or professionals. Just that frickin' clock sign. All I ask. read more

I want to say that I found this place by accident I call while I was passing by, I spoke to Darci and she welcome me right into her office. I would like to say that my first impression of the complex was great my son and I came on taco Tuesday at the complex. After talking to Darci I really had a decision to make as far as my budget and what was really important to me, I spend about one hour as I was shown a unit that was ready to move in. I was really shocked to see a couple of classmates of my son leaved in the complex, also I was shocked to see that after a couple of days Darci gave me a follow up call to see what I was leaning towards and invited me back to see and bottom floor unit that was my first choice. I really had a real problem now because I really like the complex but I also liked another complex needless to say I didn't move to Casa Ciento but I would tell other to give them a shot. I would like to personally give Darci one of the management team members a special thanks for all the help and great customer service she gave me. read more

I am happy that I choose Casa Ciento to be my new home. My new apartment is large and the layout is perfect for me,my husband and son. Everyday when I come home I feel like I'm on vacation because the landscaping is beautiful with tropical plants and trees galore. The swimming pool sits in the middle of the apartments which are gated, that is one of the many reasons I choose to live here. Casa Ciento is it's own little oasis and is the perfect place to relax.It's awesome living just 2 minutes from the Orange Mall, where there is so much to do. Maintenance is wonderful, very good and quick at responding. On my move in day my dishwasher didn't turn on, I called the office and the manager was very friendly and helpful. She let me know she waould send someone right over, they showed up with in 10 minutes. He fixed it right away,all that was wrong was it was unplugged. Overall my experience has been great, I would definitely recommend making Casa Ciento your new home read more
