The Vivere Lofts is a great little complex. We have been here for a couple of years now. Vincent in the front office does a great job of taking care of the community and its residents. Since he came over full time things have been getting handled on a more timely basis. It is a very quiet community which is nice, and there have been more families moving in. Also you don't really hear your next door neighbors as you do the ones above or below you ( floors and ceilings seem thin). There are EV parking spaces and the rates are the best around. Was really interested in touring this place because the pictures looked great online however multiple issues: - didn't get to tour because there was zero parking available - tried calling leasing to troubleshoot and was sent to a third party call center - they weren't even open. We lived in Vivere Lofts for about 3 years and had an excellent experience. It is a great apartment with great staff who takes care of the property and the tenants. The new manager, Vincent, is a pleasure to talk to and really does his best to make sure you're taken care of. Just like a job, it doesn't matter how nice your place is if your manager is terrible. Vincent, however, fulfills his role as the manager professionally and responsibly. As for the upkeep of the property, the cleaning ladies and the groundskeeper here clean/maintain the property every single day, which has been consistent ever since we moved in. The handymen are also very nice, and they respond to repair tickets fairly quickly. Good management and cleanliness is what matters most because all the other things people complain about are typical things that can apply anywhere, such as plumbing issues, high cost for Conservice (this is literally how it is everywhere else), and elevator maintenance. Another feature that seems unique to these apartments is very good noise insulation. I hardly heard any noise from my neighbors above or below or from the sides. Overall, Vivere Lofts has good management, is clean, and is quiet. Sounds like home. read more

First the good news...the residents are lovely people and the locale is awesome. Proximity to everything perfect. REALITY: ConAm is terrible and Vivere Lofts are dirty and rundown. The elevators breakdown frequently. In 8 years I was stuck in the elevator 10 times. (Including one final hurrah while we were moving out...so yeah it's still happening). To make matters worse, the Fire Dept told us they haverepeatedly asked for keys to be able to reset to make the 'rescue' quick and ConAm will not comply, so your time trapped is elongated. Disabled? Access to the pool was intermittent as the lift chair broke frequently. At one point, It took one year plus six days for it to be replaced. The lift at the front of the building was in an 'out of order' state no less than twice a year. Security is next to non-existent. Both of my cars were broken into...one with a shattered window. And, the catalytic converter stolen from one on two different occasions. When reporting it, property management's initial response is that they are not liable. Then they question what you as the resident left in your car to invite a thief. Basically pointing the finger at you because your car was vandalized and burglarized while behind the security gate. In the time we lived there, they remodeled the office, and then started working primarily from the office at Flats and rarely were actually on property. They remodeled the clubhouse changing the main seating from 12 to 2. Meanwhile, the pool table is old and wobbly and refrigerator continuously has the change filter indicator flashing. They upgraded the outdoor seating by removing half the furniture. While we didn't have pests in our apartment, the exterminator was out on a regular basis as others have complained repeatedly and there definitely was an infestation in the clubhouse. If maintenance was needed, it generally took them a couple tries to fix things. Super nice guys on the maintenance team except for the lead, who tended to lie and blame residents when something was broken. And then there were the plumbing issues. On 8 separate occasions, there was waste spewing up in the toilet,shower and sink in one of the bathrooms. Not clogged, literally spewing into our apartment. When calling emergency maintenance, we were at first told to just use the other bathroom. When this occurred it would generally take two days and multiple visits by the plumber to repair it. In between the spewing incidents, the toilets in both bathrooms clogged regularly, the water for the entire complex would be turned off an average every six weeks for some kind of emergency repairs. Lastly, the extra costs. In addition to rent you are paying for some of the utilities through Conservice. When we moved in the fees came out to under $40 a month. Boy did that change. They added fees for water, pest control, the trash fee tripled, and then they added a fee for 'hot water'. I repeatedly requested a copy of the hot water (gas) bill and they provided a formula they used to calculate the charge but not the actual bill. They made it seem like the rent is less but in reality, the extra fees were nearly $200 a month. read more

Moved in August and the staff was incredible. They saved us so much money and were so kind and thorough with our move in process. Pricing is really fair and they are quick to accommodate. I just love the staff here and hope I never have to work with a different management company because conam spoils us here. I love the sense of community we have. Everyone is so friendly and actually chat with their neighbors. They have little competitions with decorating in the holidays, and actually award a rent concession!! Everything is kept really clean and the facilities are well maintained. Because it's a small community everything feels like it's your personal use because you will see maybe 1 other person but usually get to use gym or pool completely to yourself. read more

The house we were staying at sold so we needed a place to rent in the interim. Given the rental hike post pandemic, we found this community as most cost-efficient while we wait for the market to settle. The building is not new but rather spruced with fresh paint to shave old age. The unit isn't bad - Cathedral ceilings, stainless steel appliances and window coverings (although stained and rusty). There's this tandem contraption that poses as washer and dryer but looks more like a rusted refrigerator from yonder. It's amazingly quiet with ample subterranean parking filled with newer cars that aren't mediocre. I'm trying to be fair but That's about it. I'll state one thing and you make a decision whether or not you want to take your chances here. COCKROACH INFESTATION. Ask other residents - they've apparently being fumigated weekly every Friday but it still persists. Ours was BAD that we broke lease - and even with management acknowledging this exists (they ok'd lease break by the 4th day and refunded the month rent - we stayed 2 weeks in the unit and not by choice) - decided to involve their legal department and stated that unless we sign a non-disclosure agreement (READ: WHAT ARE YOU GUYS TRYING TO HIDE?) that includes us not talking about our experience there to people, social media or to the cockroaches that crawled on walls, the fridge and in the oven - decided to keep the rest of money. I have proof if you'd like to see - but I'm saving the world from the hellhole we called a loft for a second by not posting them. Cheap considering the rental rates nowadays, but expect way less than that. Actually, expect a lot of what shouldn't be there to be there. Disgusting doesn't even come close to what we've seen. read more

I've been living here for 4+ years now and just find it very hard to leave. The property is kept clean and the amenities are fantastic. When it comes to the leasing office, Daisy Woods is amazing, not only is she a pleasant to talk to, but she ensure any concerns I have with my apartment and the property are addressed in a timely manner. My husband and I have been living at the Vivere Lofts for 2 years and we have truly enjoyed our stay, and love our home and neighbors. After speaking to her, I have a refreshed confidence with Vivere Lofts. She didn't justify the issues or try to speak over me; she takes accountability of them. This type of response absolutely gave me the feeling that she's serious on hearing my concerns as residents and to make changes for the better. I've only been here a year, but in that time, Kitsia in the office, and Alex, our Maintenance guy is so helpful, professional, and overall amazing to work with! Anytime I have any issues, Alex is on point with getting it done and taken care of. Kitsia is so pleasant every time I see her and a joy to converse with. The experience of being a community is always great when people speak to you and know you and your kids names! I think its awesome to be personable with the families. The only reason I would leave is to buy a home, otherwise, I will stay in Vivere Lofts! Not to mention, they are very spacious compared to other communities in the area! This place is so funny they changed the management name which in turn changed the yelp review. I wonder why they needed to change the yelp page ?? ( bc this place is horrible to live in without a doubt! ) Two cars have been recently broken into during the day which was behind apartment gates, they have done nothing to combat the theft that is happening. They got a guard at night that cares more about giving fake tickets then making sure the residents are safe. The front entrance door has been broke for weeks and it's just a joke that they can't fix it. We the renters are forced to walk to the garage which late at night could be very dangerous especially because people know that is the only entrance ( hence may be robbed). It's been so long and the staff doesn't even care. This place just wants your money and your problems are your problems.Tonight Christmas Eve and it's my last straw. I'm coming home and the gate to the apartments aren't even working, car jam from entrance to exit and inside the parking garage. This place is a joke to think we or anyone else will renew their lease after all these problems. It's funny because even the own office people talk trash on each other ( old workers vs new ). It's very transparent that this apartment complex just wants your money. I got offered 6 months free when I first moved in and I wouldn't even stay if they offered the same thing that's how bad it is. I can't live somewhere that I don't feel safe, from front door not being able to access at night to the gate always being broken. The only people actually doing there jobs are the maintenance crew and that's a fact! read more

The people who now run the building are the most unprofessional people I've ever come into contact with. They take forever to address any problems you are having and they give you a huge run around for answers you're looking for. Just moved out a few weeks ago. The good -- nice spacious apartments. Chris was really easy / good to work with -- as good as you will find with a large property management company. Deposit return was fair and appropriate. Service is pretty quick most of the time. The bad -- the place is getting 'rougher'. More people leaving trash and messes in common areas. More loud music through the walls, police visits, etc. Rent increases. The neighborhood is has no grocery store, and it's about the last place you would want to go to take a walk. Construction everywhere. Traffic increasing. If the area works for you, the lofts are one of the better values among the thousands of units within a couple miles. read more

I have lived here for 18 months. I have experienced nothing but kindness from staff. More than that, they're super attentive and go above and beyond. For ex: my couch is absurdly huge and equally as heavy. I needed to move it and had no one to call to assist. I went down to the leasing office and offered to pay maintenance to simply help me push the couch from one end of the living room to the other. What do they do? They (Anna and Jared) literally walk up THEMSELVES and help me push! I would like to add that Anna was pregnant at the time! I have never experienced staff from a leasing office to be as kind and as accommodating as they have been. One thing I wanted to mention was how difficult my move in was. As anyone knows, moving anywhere is stressful. My movers showed up late and when they finally arrived, they showed up with one man less than what I hired. To make matters worse, my bed and several other items were damaged in the moving process. To say I was "stressed" was putting it nicely. That said, I was concerned we wouldn't make the key retrieval time at Vivere. (It was a Saturday and if I missed the retrieval time, I'd basically be locked out until Monday). I called Jared in a panic and he stayed longer (and I mean WAAAAAAY LONGER) and held them for me. It was the only thing that worked in my favor that day and I'll never forget that. So far I've had maybe 5 or so apartment/maintenance fixes and Jared or Chis have been good to keep me posted on progress. Jared even sometimes texts me updates because he knows I can't always get down there during office hours due to my work schedule. Maintenance is also fabulous. The maintenance men make it a point to learn each resident and accommodate to their schedules when a repair order is placed. I especially like Alex! He literally remembers every single work order, even if you don't remember it yourself. He might pass you on your way out to work and say, "hey I'm grabbing your new lights at 3"....sometimes I'm like, "huh?....oh yeeeeaaaah my work order" LOL. This might not seem like a big deal, but you have to understand we have 90 something units here at Vivere Lofts, and he also floats over for maintenance at Vivere Flats, which have considerably more units. So to remember each order is quite impressive. He also doesn't make me feel ridiculous when I put in a work order and it could have been resolved with the simple push of a button (that I could have done myself). He just laughs and explains how to fix it in the future. Cleaning crew: OMG MARIA!!! I just adore her! Now I can't speak for the entire cleaning crew but Maria works her a$$ off to keep this place looking like a resort. She is also the sweetest most humble lady you'll ever meet. Lots of people put their trash into the chutes knowing it won't fit. Or worse, they'll throw their trash into the common trash room onto the floor. Maria works hard to maintain these issues and keeps her sweet and friendly disposition despite having a lot on her plate. The gym is nice, clean, and you don't have to wait for machines. Sometimes you might be the only one in there, which is a plus. Pool and spa are nice and well maintained. Oh one more thing: safety. I travel extensively for work. On more times than I can count, I've received an email that my package(s) were placed at my doorstep. I automatically panic because in the past (including a luxury condo in Long Beach), my items have been stolen. This happened so often in the building that I made the decision to get a PO box. However here, I have been gone an entire week or more, and come home to my packages nicely set beside my door*. No issues at all. *I should note, there are now "Parcel Pending" lockers in our lobby, so this non-issue is somewhat of a moot point. However, I just wanted to address the safety here as being a plus. My place in general is pretty amazing. Two story loft with a ton of storage and 24 ft ceilings. Kitchen has granite and stainless steel appliances. Bathrooms are HUGE. Super quiet here and I love that it's fairly small. I guess the only con is the slow elevators. They literally move at a glacial pace. Yes, there's a solution: wait or take the stairs. But no kidding, they're slow and it is what it is. I just had air conditioning problem, all I have to do is putting work order through n Juan and Davi just show up n fix it.(Of course, this is not the first time they fix things for me.) They are so efficient, reliable, and so knowledgeable. My roommates and I love living at the Vivere Lofts. We are just a short walk away from events at the Honda Center, as well as baseball games and a $6 Uber ride away from Disneyland. We have lived here since October 2016 and, although we have had our share of issues, they are always handled promptly and professionally. Chris is the office manager and I know for a fact that he has bent over backwards for us on a number of occasions. He is always quick to respond and offers assistance when needed. We cannot be more grateful to have him in office. Also, the maintenance staff is AMAZING. Any time we submit a maintenance request, it is taken care of withing the next day or two. The after hours staff is excellent too. There was a leak downstairs so they had to come into our apartment to access the pipes, tearing a hole in the wall and ripping up the carpet and everything was repaired before I got home from work the next day. Maria is one of my favorite people on the planet. She makes it a point to remember your name and always asks how you are doing. We love living here because of the convenience to the freeway and surrounding attractions but the staff at Vivere really make it that much better. read more
