My wife and I have been residents at the Ocean Breeze apartments for eight years now. CPM has consistently been proactive in maintaining a safe and pleasant environment and responsive to our issues and maintenance requests. Our manager, Susan, is the best; easy to talk to and direct in her communication, we always know what's what. She's efficient, professional, and friendly. Susan has let us know of situations in the neighborhood that might affect us, and we feel she cares that residents have a good experience. We've also gotten to know Jaime, who takes the lead in maintenance. He's a great guy, very professional and friendly, never leaves a mess, and easy to work with. Any time a CPM representative needs to enter our apartment, they communicate in advance and give us options to come at our convenience or when we're out, if we prefer. I feel the people that are the "face" of CPM to us are great listeners and communicators. Just for an idea on some of the maintenance requests we've brought up that were addressed in a way that leads us to describe CPM as responsive and proactive: our carpet has been replaced, our refrigerator was replaced, and our stove was replaced. They offered to replace our dishwasher just to update it but we are fine with the one that's there now. We've had assistance with clogged drains and fixtures several times. The handrail on the outside stairs began to give us splinters (another tenant scraped it up) and CPM replaced it. A bike thief hit our racks a few times and CPM installed a light in the area. The parking lot was resurfaced and restriped. When re-roofing nearby caused an invasion of rodents, CPM worked closely with us to get rid of the pests surely and quickly. Bottom line: Based on our experience, I would not hesitate to recommend a CPM-managed property or to rent one myself again. read more

Do not rent through this company, ESPECIALLY during these trying times. Not only do they not respond to service calls in a timely manner, their staff seems to have a very high turnover rate. We had more property managers than we had years in the rental. If employee turnover rate is any indication of how they treat people, then you can imagine that their tenants' well-being is the LAST thing they are concerned with. While so many people are losing their income and livelihood during these months, this company is out to make more money, even if it's in a dishonest fashion. After paying our rent early or on time every month for 3.5 years, we were forced to move during the Covid19 pandemic, under the guise that the "owner" wanted to move back into the house. Our ability to pay our rent was never compromised during any time. We then found out the owner of the home did not move back in and they have listed it for rent at $900 per month MORE than what we were paying. The lies which were told to us caused so much stress and unnecessary large expenses were incurred because of greed on both Chamberlain's part and the owner's. It is clear that she never had any intention to move in and you helped her use a loophole to raise the rent by over 20% during Covid. What a scam! read more

Scumberlain properties. This management is just a bunch of money hungry people. They raise people's rent every year at 9-10% and just blame it on inflation. They make 10's of thousands more a month and claim inflation and market value, yet all there properties are in shit condition compared to other properties in the areas. Outside of buildings falling apart, old paint, horrible railing and plumbing. $1800 apartments are now 2800 for the exact same thing over the last year. biggest scammers to walk. People leave these properties like revolving doors. DO NOT RECOMMEND. I'm grateful to Chamberlain for always addressing maintenance issues with speed and professionalism. The building I live in is over 50 or 60 years old, so I expect there to be the occasional breakdown, clog, electrical glitch or other such maintenance issue. But what makes these expected-but-reasonable nuisances easy to deal with is how quickly and thoroughly they are remedied by management. I must therefore praise, in particular, the fellows who do the work. My experience has mostly been with Fernando, and the rest with Jamie, two gentlemen who really know what they are doing, get right to it, and clean up when they are done. They are prompt, conscientious, knowledgable and polite. They are always clean and sharply presented, friendly and kind. I know that when I file a maintenance request, it will be handled soon and by a pro. It's always good to have these fellows in my house. I appreciate Management for keeping them on for so many years, and for handling my maintenance requests so speedily. And a big shout out to our on-premises apartment manager here at Village Pointe Apartments, Joanie, for her hard work, dedication, gentle spirit and all around good vibes attitude. We have a home in Vista and I interviewed several property management companies only to find things written into the contract I might never agree with, etc, etc.. we had in the past had another property Mgmt company that had been very lax in trying to rent our home but finding chamberlain has been an answer to prayer. This company and Mark J. Our property manager has surpassed my wildest expectations, doing everything he said he would do- calling to up date me, working to get us the tenant to feel is best for our home .. my husband and I are 75/80 and live in Orange County just can't manage the drive and the stress.. I called and spoke with them about possibly managing my home. They mentioned numerous things about how I needed to spend a bunch of money to fix stuff that was completely uncalled for. Then they told me to rent it out for a much lower price then what I was looking for. Comps in the area told me it should rent for $2600/month and they said it would go for $2200/month. I think that's because it would have been easier for them to rent it out. Maybe I just had a bad experience. read more

I have had friends decide to go ahead and rent from this company in the past few years. As it came close to lease end, both (separate) parties had the same type of issues with this disgraceful and unethical business. I have also had people contact me regarding my initial review. So, obviously this company has issues it is not willing to resolve. Regarding the retort that the "manager" offers: My critique was partly due to the leasing agent that does, in fact, work directly with your leasing reps (mine was Ashley). AND, I do still have a copy of Chamberlain's proprietary contract that states that the YOUR leasing agent was to be present each and every time the home was entered. She wasnt. Not once. Of course there were plenty of times that she didnt know to be there because the house was broken into and entered without my knowledge. I sure wouldnt fault her for those times.. With regard to security deposits, your company is notoriously known for taking advantage of people. You did this on all of the times Ive rented from you, and you have done it to ALL of my clients that have rented from you. And friends too! Thank you so much for an "apology" for my frustration due to moving being stressful. What a manager. A true leader. Doesnt take accountability for actions directly pertaining to my rights and your company. And the "60 day" rule does apply because of the length of time we lived there. If you are confused, you can contact my attorney and she'll explain it to you. She is the same one that was able to extend my lease with your company - per CA law of course. I will continue to discuss your lack of business ethics with friends, clients, while networking, etc, etc, etc. That is how strongly I feel about your company. Its like a mass-market bank. I appreciate all Chris Schmidt's efforts to justify what they do at CPM, and to continue to urge us to enter into a personal and warm relationship with his operation. The point Chris seems to keep missing is, that's precisely what we tried to do -- repeatedly and to no avail. But CPM didn't even have the time of day for us ... until, that is, I wrote a negative review on Yelp*. Nowadays, however, we seem to be one of CPM's major preoccupations. That was never my intent though. I frankly don't care how these folks run their business. I just felt an obligation to give others the benefit of an honest appraisal of our experience with CPM. I was with Chamberlain Property Management for 4 years as a tenant at two separate properties, both in Carlsbad. The first property felt like a rental, a long rip right in the middle of the carpet and vinyl flooring in kitchen. Like the owner did not care, but that is on the owner, not CPM. So, the only issue I had with CPM at that property was the leasing agent tried to enter the unit without notice. My husband was home sick at the time, but they still demanded entry. They had not provided any notice via phone, mail, email, or at the door. Nothing. He asked if they (I assume agent and Owner) could come back in 30 minutes (which they complied, begrudgingly), in which time my husband called me. (Side note, I use to work in property management.) So long story short I called them very upset, and spoke to the owner of the company and explained we were not properly noticed, and he agreed, and the agent did not come back. We ended up renting another property with them, which I really loved, but unfortunately, the Owner wanted the property back, and we had to move out. Our landlords name was Alicia Trust, and she was very professional. In closing, you can get the full deposit back if you turn over the property the way you found it. I had the property and carpets professional cleaned, did a flea treatment with Dewey, and had a professional handy man fill in all the holes. I also turned over invoices as proof. On both occasions, I got the full deposits back. In closing, I recommend thoroughly reading your lease and get everything in writing via email with an appropriate time stamp. read more

I'm a fan. I found their web site to be very helpful when searching for a rental. They had a list of available properties with photos and details. I submitted a request online to view one of the homes and someone called me right back to schedule an appointment. They were on time to the showing and the condo was exceptionally clean. We filled out an online application right away and had an answer quickly. We have been really happy with their management services thus far. After move in we discovered a problem outside that was HOA related and put in a work request online. Right away they handled the situation and kept constant communication open with us. I've been impressed every step of the way and I am quite frankly surprised by the poor reviews. I would definitely use their services again and recommend them to friends. ** Just a little update ** I've happily been a tenant for 2 years now. We recently gave notice due to purchasing a home and our property manager was awesome! Immediately we were sent both mail and email details about the move out process and what to expect. Maintenance was always very kind and responsive, and our agent was always easy to get ahold of and there for us. My family and I have been tenants at a Chamberlain property (Garrison West - Oceanside) for 5 years and truly have nothing bad to say about them. They have worked overtime to make sure the tenants are happy here and any time there is something that needs to be repaired they respond quickly and it's ALWAYS tended to. They communicate well with us and have never caused me to feel like just another source of income. I had the privilege of staying at an adorable property in Carlsbad managed by Chamberlain. Unfortunately, I had to move very last minute and am working with a new property management company and am quickly realizing they don't even come close to Chamberlain. The maintenance guy, I am drawing a complete blank on his name, has been amazing since day 1. Very professional and literally there the next day following a service request. We had an issue with our place that caused us to vacate for a few weeks and Mike Chamberlain was nothing short of generous and went a great deal out of his way to make sure we were comfortable while waiting to move back into our place. My property manager, Cynthia, was wonderful as well. Always easy to get ahold of, responded quickly to emails and took the time to listen to any concerns. In the future, hopefully sooner than later, I definitely plan on going through CPM again and would highly recommend them to anyone looking for a property manager or a place to call home. read more

I rented an apartment with 1 roommate in Carlsbad and the process could not have been easier. The lease approval process took no longer than a week. Chamberlain is very good about communication and is even available for calls on weekends (for prospective renters). We worked directly with Cynthia S. who I have to give a big shoutout and thank you to. She always responded to our inquires by email or phone within the same day or within 1 day if we contacted her late. We had a couple of minor repairs needed in the home that were routine, but we contacted Cynthia about them and she was on it with a repairman that week! In short, Chamberlain made the renting process very easy for us and I would definitely recommend this company for those looking to rent a home or apartment. read more

I agree with the other Reviewers that a 40 dollar per person application fee is excessive. However I had a positive experience with the company. After reading the horrible Yelp reviews, I almost didn't rent with them, but I checked their client list and it appears that they manage a large number of properties. I liked the place so we decided to go for it and hope for the best. We signed a six month lease at a place in Oceanside. I got a new job near the end of the lease so we moved out after exactly 6 months. We treated the place well, got the carpets cleaned as agreed and spent a few hours cleaning. It wasn't a professional cleaning and it wasn't perfect, but it was not perfect when we moved in. Less than a week after moving Out we received a check for our full security check. I have lived in a number of apartments, and felt this was a professional company that treated us well. The expensive rental application fee is the only reason I can't give this place 5 stars. read more

We have rented from Chamberlain for over 4 years, and we have never had a complaint. The manager and maintenance staff have been fantastic. Once, when our refrigerator died late on a Friday night, the head of maintenance came himself to make sure we were ok and that we had somewhere to put our perishable food. Fernando comes in like a good fairy and fixes things while I am at work, and he always leaves the place spotless after he's done working. Our rent has only been raised a small amount in four years, and our neighbors are really nice. Our manager is a wonderful person who goes out of her way to help any tenant (or those in the neighborhood.) When I had a technical problem submitting our rent online, Mike Chamberlain himself got back to me within a few hours with a solution. Rachelle is great, too. In short, I feel like we're living with people who care about us, and we probably won't ever want to leave. read more

I would consider CPM a great property management company even if it wasn't in southern California. Every other place I rented was managed by fascist, dystopian nightmare companies that I literally had to take to court. I thought SoCal was hopeless in this department, but CPM demonstrated that I was wrong. It's a bit of an understatement when I say that I cross my t's and dot my i's when it comes to renting, as I've rented for twenty years when moving around the country and seen it all. The place I rented was clean when we moved in, and when it came to rent or maintenance or even just asking for information after moving in, it was easy to get a quick, helpful reply from Ana via email. Living as close to the water as we did, I suppose I shouldn't be surprised we had nice and quiet neighbors, but it was really a blessing, and perhaps further demonstrates CPM does actually care about the tenants they put into someone's property. And finally, importantly, as I prepared for the number one symptom of moving out of an apartment in southern California -- a certain, particular kind of pounding sensation -- there was no Ferengi Fuckery when we moved out. It was painless, and they were flexible, and you cannot know how extremely grateful for this we are. I must tell you that I had sane, reasonable parents and was also in the Army and each taught me to leave a place better than I found it, and I am a good tenant. I do not give property managers any reason to complain. When we moved out, CPM was good to us, as we were to them, and I salute them for being extremely good landlords. And landladies. If I ever rent in the area again, I'm going to rent a property from CPM. And to anybody from CPM reading this, thank you for being excellent. read more

If you are looking to rent or are an owner, STAY AWAY from Chamberlain Property Management if you can. I just moved out and I had a terrible experience with them as the management for the owner. Right when I moved in, there was a leak from the upstairs bathroom into the wall. It only took them a day to get someone out, but after they demolished the wall, it took another 4 weeks to fix the giant hole in the wall. Because of this, I couldn't use my living room for a month. They wouldn't take anything out of the rent for my troubles. About a year later, we had a leak in the same bathroom. After 3 weeks of figuring out what the leak was, it took another 5 MONTHS to fix! That meant that we only had one bathroom to use that entire time. While this was going on, the person in charge of our place had been fired for incompetence. They didn't inform us of this and I only found out to do a check-up on our progress. Then once they assigned our house to another manager, it still took another 2 months to fix. During the time I lived there, they were slow to fix things and respond. One time I didn't get my renters insurance notice in the mail. One day after it lapsed, they left a letter on my door saying I would be evicted in a matter of days if I didn't get my insurance up to date. They could have easily called me and let me know and I gladly would have updated my insurance. When I moved out, I had the carpets and blinds cleaned professionally. I also had a maid deep clean the entire house. It was spotless. When I received my deposit and move-out report, they had taken hundreds of dollars from my deposit. They stated that the house was "filthy" and there were items that had to be removed and thrown away. These items were the owners property and it was illegal for me to remove them. They lied when it came to my report and kept my money. I could have proved they were, but I couldn't wait to be done with them. That was my payment for ridding myself of the situation. I moved out and I knew the owner was selling. I then found out that most of the house was completely redone by the new owner and there was no need to clean at all. On top of all this, I know for a fact that they raise the rent on some tenants for no reason. They even do this for low income tenants, essentially making these people homeless. read more

I was extremely disappointed with the experience I had while living in Carlsbad renting from Chamberlain Property Management. Particularly relating to when I was planning on moving out and I was provided contradicting information. I stayed at one of the properties in the Carlsbad Village Area and lived there for about 8 months and after 6 months we had a price increase..which is pretty sad that they increase your rent when you have only been a tenant for 6 months and they never fixed the heater or hot water pressure within that time frame. But it gets worse, much worse. So what they fail to make you aware of when you move in is the face that when you move out you need to have your carpets professionally cleaned by a company or they will charge you regardless of how they look or how new they were. They were brand new when we moved in but we still had to shell out $120 to get them "professionally cleaned" for a place that was 750 square feet and only had carpet in the bedrooms. I lived in a place that was 950sq ft and had carpet throughout the apartment in Carlsbad village and they only charged you $60 to get them cleaned through the company they used. Clearly with the monopoly that chamberlain property management has going on in North County you'd think they'd be able to get a better rate. Which also means they were probably being quite greedy and pocketing half of the cost. Furthermore, the main reason for me writing this review is because of the fact that Cynthia told me initially that there would be touch up work done on the walls and we wouldn't have to worry about being charged anything for it. We had hung up normal items like pictures and art. We would've been happy to fill those in but they ASSURED us that we would not be charged as it is normal for them to touch up the walls with paint when anyone moves out which is customary for all property management companies. So once we get our deposit back we get charged a $120 dollars for the TOUCH up on the walls that literally would've taken us no more than 10 minutes to do ourselves. I talk with Joanie and she acts like she is clueless about this, but she has no say as Cynthia is her boss. From the beginning Cynthia was very cold and always had a combative attitude, just the type of person you did not want to associate with because she was not pleasant to be around. So when I called her she again wasn't willing to admit her guilt and said I can speak with her boss Vikki...being passed onto another person because you can't handle the situation when in a position of power yourself shows even more this companies true colors, especially the people I had to deal with. So I talk with Vikki and she tried to take on a position of manipulating instead of respecting my side of the story as you should do when you are providing a service. She went on to try and make me feel guilt for bringing up this issue. I HAVE NEVER DEALT WITH A MORE UN-PROFESSIONAL AND DELUSIONAL STAFF IN MY life. The approach that vikki took as to attack me instead of listen to her colleagues wrongdoing was despicable. EVERYONE WHO Enters into a contract with this company please beware of manipulation and outright disregard for their tenants. Make sure you know upfront about the charges they will deduct from your security deposit which, they will tell you that you'll be able to recoup all of your money if you take the necessary steps, but as you can see from my experience is inaccurate. I hope that Chamberlain Property Management learns to treat their tenant with the respect and honesty they deserve so this does not continue to happen to tenants in the future. read more

Having owned my own home for 10+ years it was hard to consider renting but I have been very satisfied with the service from Alicia and the rest of the staff. I have had a few maintenance needs since I've been here and they were taken care quickly and professionally. I recently had John do a great job at replacing a faulty water heater. I can't even begin to tell you how much I loved my apartment with Chamberlain Management, specifically having MJ Mekster as my resident manager. I moved to San Diego 3 years ago and when I saw the studio apartments at 2810 Union St. I knew I found my new home. Fast forward 3 years, I just recently moved and it was not an easy decision, I will miss this place for sure. MJ and the rest of the residents (including the most lovable kitties) were more than neighbors, they became family. Always a friendly smile, always looking out for one another, always willing to lend a helping hand. The property was always well kept with beautiful landscaping included. Ok while moving in.. had a lot of problems with the heathers. Denisse our property manager was always helpful calling the maintenance guys to come and fix it. But the heather is to old so I kept turning of again and again in the middle of January. HORRIBLE Experience when leaving the unit!
