Going with our realtor's recommendation to use Marc has been one of the worst decisions of my life. We have owned our home for 7 months and have spent 70k in essential repairs during that time, and counting. We were first-time homebuyers who trusted that our home inspector would guide us. Marc completely missed major patches of drywall mold in our lower level (the mold was even in the background of his photos but he didn't notice!), along with the fact that the laminate flooring was bubbling from water damage. It turned out the house had an ongoing sewer line leak that cost 25k alone to repair. After we showed him the report, our plumber was in shock that any inspector could have missed such obvious signs of a major leak and asked our inspector's name to avoid ever using him or recommending him. He even volunteered to help us if we wanted to pursue litigation. This continued with every single contractor that set foot in our house, the first words out of their mouth was "who was your inspector?" We had to replace the roof after 1 month due to major leakage around the chimney, through the hood vent, and in many other places. There was mold around the upper part of the ceiling by the chimney. In discussing this with Marc during the inspection, he attributed it to a lack of ventilation in the bathroom nearby. Of course, his written report couches every single observation with "speak to a qualified roofing professional to confirm" etc. etc. to cover him from any liability for his lazy and embarrassingly inaccurate reporting. If we must speak to a licensed contractor, roofer, carpenter, plumber etc. for every single part of our house, why use Marc at all? There are many other areas that Marc missed or mischaracterized. When we confronted him about these issues a couple months after buying the house, he was defensive and unsympathetic. His only response was to blame us. He told us it was a shame that we didn't read his report. We did read his report, multiple times, and as mentioned, major items were completely missed and those that were noted were not adequately flagged as concerning. When we asked about the massive amount of mold that he hadn't noticed in the basement, he insisted that his report covered this issue. In fact, the only reference to mold was to recommend that a mold expert inspect the chimney two floors above. Obviously, this would not have uncovered the unrelated problems in our basement. It was immediately clear that Marc was not willing to engage with us or take our issues seriously. We left the inspection believing that the house was, in Marc's words, in solid condition for its age. 70k of urgent repairs in 7 months is not solid condition. Marc refused to refund his fee and finally agreed to do so on the condition that we sign a non-disparagement agreement. My wife and I have opted not to sign because we do not want anyone else to go through what we're experiencing as newlyweds and first-time homebuyers. Do your homework and if you decide to go with Marc, know that you're taking a major risk. read more
