He gives a thorough overview of the inn when you arrive and always has great recommendations. I genuinely don't know if he sleeps at night because he's there to make you breakfast before 8:30am and is around at 10pm keeping the tea kettle hot for you. The rooms are beautifully appointed and comfortable, and the daily breakfast is generous and delicious. We also loved the thoughtful extras: a cozy tea bar, complimentary bikes, beach towels, and even Tommy Bahama chairs for the beach. Those little touches made our trip so much easier and more enjoyable. Location is great--close to a small beach and also the town. There are several restaurants even closer you can walk to as well. If you're looking for a place in Kennebunkport that truly goes above and beyond, the Harbor Inn is it.

The historical aspect of the Inn appealed to us (so many cool nooks, crannies, closets, wide planked floors, giant fireplaces, paintings, & more), Claudine, the Inn's manager, is welcoming, fun, funny, engaging, open, & chatty. Our room, the Duchess Ann Suite was a bit challenged by the 3 of us since we needed one bed more, so we were given permission to squeeze in an air bed that made it perfect. Although facing the VERY busy main road leading into & out of town, we did not hear any of the traffic, nor parades of people due to the A/C units. The front gardens are chock-filled with beautiful flowers, & sweet touches such as a bubbling fountain, moss covered structures, & stone pathways leading everywhere. Breakfast was also perfect, especially because we were able to sit outside on the front porch while sipping our coffee, enjoying our yogurt, breads, cereals, juice & more. We could not have asked for a better experience, a better location, a better welcoming & a better 3 sisters' annual get together.

It was a very expensive reservation over the holiday weekend. The same day I received an email from the hotel stating they charged a 50% "deposit" to hold the room - never mentioned beforehand. When I reached out to ask for a refund of my deposit, I was told to cancel the reservation to receive the deposit back. Ok. I was treated very poorly during the cancellation process by whoever was writing the (unsigned) emails: they wrote I "misunderstood", "obviously", and that I was a "Karen"! ("Karen is a pejorative slang term for an obnoxious, angry, entitled, and often racist middle-aged white woman who uses her privilege to get her way or police other people's behaviors.") Whoever is writing the emails for the company needs some customer service training - hopefully it's not the owner(s): John J and Dwain U are the new owners of the Inn as of September 18, 2013

We stayed 6 nights, and by the second day we felt like we were staying with old friends. I am a bit of a clean freak, so I appreciated the spotless accommodations. The common area is such a pleasant place to begin the day with bottomless cups of coffee and scrumptious muffins and banana bread. The Inn provides beach towels and chairs which is nice, and it's a very quick walk to the beach, into town, or over to Marginal Way. You can't review the Inn without talking about Anthony's food! His breakfasts are absolutely amazing! And after a long day out, it's always fun to see what snack he has waiting for guests downstairs along with a mini fridge stocked with water, seltzer's, and sangria. After a long day it's nice to come back to the Inn sit on the front porch or in the nice gardens. We plan to keep coming back!

I was happy that they provided yogurt was Chobani and actually had some protein in it (unlike most continental breakfasts that are a carb party). We rented bikes and kayaks during our stay. It was great that they had these for us to utilize. The bikes should be covered during storage, however. They were a bit rusty. This was the priciest place that we stayed during our 7 night trip, but I wouldn't consider it the best. After our stay, I do feel that our stay should not have cost us so much.

You shouldn't list yourself as a B&B and have continental breakfast. Being a B&B implies hot breakfast... period!*** Not only that, there was hardly anything on it... there was only orange juice, coffee, and tea... no apple or any other kind of juice. There was yogurt and fruit but there was only one kind of cereal (Cheerios), only 2 kinds of bread... white and wheat... No pastries, muffins, bagels, croissants, rolls, English muffins, doughnuts, etc. To be fair, I think there was oatmeal and there was banana bread that was pretty good. The one good thing I can say about the breakfast is that it was available at 7:30am instead of 8:30 like some of the other B&Bs we stayed at on this trip. ***Almost all of the other reviews of this place had HOT breakfast on them so I guess we were just ripped off.*** I would love to give this place a great review and I would probably have come back if it weren't for the breakfast ripoff.

We counted at least 8 tables with chairs on the pretty porch, but were told we could not do that. They should rethink that, IMO. Our tea arrived in small, personal teapots, but within a few minutes, the tea became cold- there was no tea-cozy or tea warmer provided to keep it hot. I have been to many tearooms and never not had a warmer for my tea. The four sandwich offerings were pretty enough- but very bland in taste. The scones came out with the dessert selections, oddly enough- which we did enjoy very much. Overall, we were not very impressed with our experience, and probably will not return.

The owners, George and Cathy Wilson, are phenomenal, interesting, salt-of-the-earth people, and they are excellent inn keepers. Their home is as unique in style and decor as it is functional, lending itself to days spent poolside with a book surrounded by acres of wildflowers and trees. A full breakfast is served each morning and it is exceptional. Each room has its own unique amenity: one has a gazebo, two have private screened-in porches, one has a garden entrance, others have fireplaces, etc. There is one suite, three other rooms and also a full apartment. The central air conditioning is a gift from heaven on hot summer days and the pool is amazing - so much more than just the standard cement hole-in-the-ground filled with water. Personal touches abound and it seems that everywhere one looks there is a unique piece of artwork or furniture or sculpture or planting that compliments the whole without being gaudy in the least. Having frequented Ogunquit for ten years, I do not know why I never knew about Beauport before - perhaps because it's a 15 minute walk from the center of town and I just never stumbled upon it until this past weekend. Quick list of other things I love about Beauport: no kids, no pets, no loud delivery trucks rolling by at 4 AM as with the other inns downtown. Well worth the short walk from the center of town, I highly recommend the Beauport Inn.

The Beauport Inn ranks among our favorites because... ** Very comfortable bed, and tasteful furnishings ** Sparklingly clean ** Delicious breakfast ** Warm hospitality ** Excellent communication to help coordinate our late arrival ** Delightful surprises such as the 7 rescued cockatoos and macaw ** And the biggest surprise of all...wet sauna, dry sauna and hot tub! Linda and Ellen notice and attend to small details. That is the difference between getting 85% high ratings and 95% high ratings from guests. That extra 10% requires a lot more work, but it means you are pretty well assured you will have an excellent experience. Highly recommend!
