    NOT PET FRIENDLY AND OWNERS ARE RUDE RUDE RUDE! Stayed 8/4/17-8/6/17 we left a night early due to the service we received at this B&B. My husband and I had to find a place that was pet friendly and decided that a Bed & Breakfast might be a nice change of pace. Man oooo Man were we WRONG! This place is just AWFUL especially if you have PETS. To start off, we were never told that they don't allow you to keep your pet in there cage. So when we went to meet my parents for food, I was extremely shocked when my phone rang and it was the B&B. The owner called and said that they don't allow pets to be kept in cages. When I asked why she had gone in our room, she had no answer. Which to me is NOT ACCEPTABLE. No were in the policy does it say that the owners are allowed to just walk into the guests room but apparently they can. They DO NOT give fresh towels or make the bed, which is the only reason to me they should be going into your room. When we returned the owners told us again not to put Logan in his cage, and I explained to her that Logan has NEVER been put in his cage as a punishment and that he feels safe and comforted when he is in the cage. Not only that I didn't want him to break anything in the room since it was sooooo over packed you can barely move around without bumping into something. On Sunday, we brought Logan to the Dog Park for over 2.5 hrs. Which was well worth it, he had a blast. When we returned from the dog park, we brought him to the back yard, which is over grown and filled with dog poop from other peoples animals, and let Logan go to the bathroom. After that we went to the Outlets and had lunch. We were gone no more then 2 hrs. and returned to the B&B. We brought Logan for another walk down town which last about 40 minutes. When we put him back in the room, the owner came over to me and asked how long we would be gone for. I told him I was unsure and he replied, well I hope you're not gone more then 4 hrs. because its inhumane to leave the dog alone for that long. I bit my tongue and left to go to Red Hook Brewery for the Country Music Festival. Like CLOCK WORK, 4 hrs late my phone rang and it was the B&B on the phone. They said that Logan had been barking for a couple minutes and they wanted to know when we would be back. I said I wasn't 100% sure because of traffic. The owner said well you need to come back and why would you go so far away when you have a dog. My husband and I left the concert and went back to the B&B. Logan was asleep on the bed when we got back. At that point we were so turned off by the B&B we left, we PACKED OUR BAGS AT 6:30PM and drove 4 hrs back to CT. The owners of this B&B are rude and very out of touch with reality. They treated my husband and I like we were 16 yr olds, when we are in fact in our 30's. The B&B is not well kept and falling apart. You can hardly move around in the rooms without bumping into something. The back yard is over grown and the fence they once had is torn apart from a tree falling on it a few years ago, the owners told us this. The yard is littered with poop from other dogs. The sad thing was, when we were here, no one else had a dog with them, so who knows how long that poop has been in the yard...... If you have pets and want to do things without them, be prepared to be animal shamed. The drive way is small and leaves no room for larger vehicles. You're lucky if you can get on the wifi its patchy at best. The living room where you eat breakfast is crowded and over whelming. The coffee was horrible and they gave my husband a cup of juice and the cup was smaller then his can. When he asked for a 2nd cup, they gave him a strange look and took forever to bring it to him. The bathroom has carpet in it and has a yoga matt under neither it. We stayed in the room named Victoria, which has a separate bathroom. The room features a claw foot tub which was beautiful. However, the shower curtain was awful and they left Seseme Street bubble bath for us to use, as well as KITCHEN towels, that are suppose to be used as hand towels. The towels themselves are small and not nice. All in all, don't waste your money on this place especially if you have pets. I'm sorry I don't think leaving your dog alone for 5-6 hrs is mean or inhumane considering we hiking all day with Logan on Saturday and it rained all day, and then brought him to the dog park and an additional walk on Sunday before we left for the music festival.

It was plenty of room for one person but two adults, might feel a bit cramped in the room I was given. A few improvements would easily bump this to a 5 star review. The pros include: - The limited staff were very friendly. - My king room was clean, comfy and quiet. - Parking and breakfast is free. - Great location to walk downtown area. The cons: - I booked my reservation (direct through Hyatt partnership) the day before arrival but upon check-in there were issues it eventually got sorted out. - Elevator is out of order as of mid-March. - Limited staff, so basement bar hours aren't exact. - Room TVs are smart, no cable, so they depend on Internet and my tv lost connection a few times. All in all, the charm of the building and the pros mentioned, far out weigh the few cons. If I ever return to Portsmouth, I'd gladly stay here again.

Hotel Portsmouth is no different, with a Stars and Stripes motif that is pervasive throughout the common areas of the hotel. Unfortunately, that charm of a historic building often comes at a cost, and the HVAC system and elevator are in need of maintenance. We were forewarned that the elevator was out of service - not an issue for us. However, our room temperature upon check-in was 76 degrees (in March). The mini-split, despite appearing modern, was inoperable, so we switched to a different room. Unfortunately, that room was equally warm and the in-wall air conditioner was very loud and blew dirt throughout the room. Aside from the temperature issues, the rooms were nice, beds were comfortable, and the continental breakfast spread was plentiful. Having parking included was a real plus, as we were able to leave our vehicle and walk to many of the nearby shops and restaurants.

We, as long as others, were doing laps around the main lot and the mini lot for the Harbor Hill Inn trying to find a spot. We ended up having to park on the street because there were not enough spots at Harbor Hill. When checking in, we were told there are enough spots for each room, yet the lot for our Inn was completely full. We were also told that if we found a spot, we shouldn't move the car. We wanted to explore the area more, so we did have to leave, it is odd to me that an Inn doesn't have a better parking situation for Inn patrons. We thought it would be fun to go to the pub for apps and a drink before our dinner reservation at the main restaurant. Unfortunately, we were met with an hour long wait for 2 at the pub. I do find it interesting when an Inn doesn't open up reservations or spots for their own guests to dine, rather than locals. When we did go to our dinner reservation, we had a nice time. Our waiter was helpful. When the food came, they brought out a wrong dish. The boy that brought it out told us he wished we said something before he put it on the table because now the dish couldn't be used. We weren't able to tell it wasn't the right dish until it was in front of us.... we then waiting 15 minutes for the right food to come out. Our waiter had them remake my meal as well since it got cold, which was nice. The food was great once we finally had it. They also comped 50% of the wrong dish which was also nice. After dinner we had drinks and headed back to our room to go to bed. A phone call woke us up. It was the front desk; they told us that "Someone came into the lobby furious that our room is being so loud. They said that last night, this morning and this evening we have been ridiculously loud." I told the person on the other line that we have been asleep in bed, and we only checked in this evening. I find it curious that the front desk wouldn't look who was in the room and if we had even been there the day prior. Then, instead of offering an apology, they said "well do you hear any noise?" I said earlier the room next to us was making some noise but nothing like they are describing. They then said, "well which side, right or left?" I said I do not know I need to go back to bed. Pretty unbelievable, and something that hasn't even happened to me at a cheap hotel. I wish I walked away feeling better about our stay, but it is in a beautiful location...

    I feel as if this should have been a much better experience but it satisfied the needs of grabbing…read morea room on the coast with a view and an experience. The room was small for the price but again, I knew we would pay a little more for an INN in York Maine but it was still a little small with a VERY small shower. But there definitely have been a few upgrades to the room we were in. Also there was a cool fireplace with a instafire log in there to use if wanted. The breakfast in the morning was not that great outside of the coffee and eggs ... so we weren't that impressed with that. The service was great though as they were attentive and super nice at every turn while we were there and made it a much more memorable stay. So, if you are looking for a basic place to lay your head then this will suffice but if you are looking for a luxurious INN stay, look around!

The Residence Portsmouth Downtown Waterfront is well maintained and immaculate. Breakfast is OK. The food is industrial grade. In my opinion, this hotel has become complacent, again, at breakfast. The standard, Residence Inn fare breakfast items are OK, but, there are no cut fruit, berries, or fruit cocktail, and no waffle iron, as is standard at many Residence Inn's. I was intrigued by this hotel's latest attempt at "value engineering" at breakfast, the cereal bowls have shrunk in size by about 30% (a staged, mathematical equation, to cause a guest to take less cereal, and to cost the hotel, less money (classic, "value engineering")). Fortunately, the Residence Portsmouth Downtown Waterfront is serving fresh, cooked daily, oatmeal, and has abandoned their previous shenanigans of serving instant oatmeal. In my opinion, this hotel is continuously nickel and diming their breakfast. I just don't get it, Marriott used to pride themselves on their food and beverage. The guest rooms are comfortable. Front Desk staff are largely apathetic. The high point of our stay was the Christmas decor and ambiance, at the hotel; the hotel goes the extra mile to decorate - - tastefully and professionally - - for the season. In summary, the Residence Portsmouth Downtown Waterfront is ideally located, clean, and safe. I am forever intrigued by this hotel's recurring efforts to maintain itself as a mediocre Residence Inn; it seems that the hotel leadership lacks the energy, money, or convictions, to excel; they are simply going through the motions, they demonstrate no commitment to, or passion to excel (traits of an Absentee Landlord, and poor manager).

Pros are that the hotel is pretty and is centrally located so you can venture around town very easily. The cons list is much longer. Front desk staff either have no personality or outright ignore your existence when you come and go. No smiles. No genuine interest in their guests. This goes for AM and PM staff. Across the board, these women are not at all friendly. Disappointing. Try harder ladies. The room itself looks nice but its functionality isn't good. The entrance to the room is a fire door which is ideal but it SLAMS so loud if you allow it to close behind you. The whole corridor can hear when each door slams shut. The bathroom has minimalist lighting ie 'eco-friendly'. It was so dim that I could barely see myself to pluck my eyebrows in the mirror. No option to brighten the light either. Only vanity-style side-lights to the bathroom mirror and no overheard light. Oh and you want to see yourself in the mirror after the shower or clear out the moisture? You're out of luck. There is no option for ventilation either. Apparently it isn't 'eco-friendly' enough to run a ventilation fan to clear out the humidity lol. The half shower-door concept looks lovely on paper but logistically, anytime you move your body excessively or on the side of the shower that is open to the bathroom (no door or shower curtain on that side), water just sprays the whole floor. Soaking wet. Which means you use more towels to clean it up and that uses more energy to wash those extra towels. The eco-concept is lovely in theory but in practice, it fails abysmally. It really turned me off to this brand and I hope to never stay at this hotel again. Three stars for being 'meh'
