It is okay to live in and they do keep up the landscape. I like how every bedroom has windows. The parking now is always tight and if you enter into their parking lot for the tenant's, look around and they do NOT HAVE HANDICAP parking. Now if you can ignore that and pay attention to how much work they have put around the community with the new windows and gates. You will be ok but if you are really disabled they offer none to zero accommodation's. Only one parking spot per unit and nothing for handicap/disabled peeps. Pro's They are family and pet friendly community. The pool house and the pool are always clean and opened. Front office is professional and I say this because we have family that has lived their for years. Over all it is the working poor community and no one bothers no one. Everyone can decor out their decks and many have done a really super adorable job. Especially for the holidays. I lived in this location for 2 years, 2017-2020. LOVED: First, I loved my apartment, for a 1 bedroom is was really big and had so much closet space. The room was big enough for a queen bedroom set plus an individual size bed for my daughter. Everything in there was upgraded, great remodel. I had a downstairs location which had very great natural lighting because of the living room window. Also I had the advantage of having a laundry mat a few steps away. I liked the community being gated kept most people out but still some outsiders used our laundries, pool and they dumpster dive. place had a Great recreation area, from pool to the picnic area. Very useful, once rented it out for my daughter's pool party and it was amazing. The place does have a small gym with 4 machines. I used it often, plus the huge mirror. Never had any issues with management, everything was great. From 2 years only had about 1 or 2 maintenance issues, they resolved them quick. DISLIKES: Parking was awful outside!!! Past 6 no parking, and it's because in that area there are many apartments and it was mostly them who used the culdesac in front of our apartment complex to park. These apartments have many open spaces which requires permit. However no parking in there either. At one point they controlled parking permits and made sure every one who needed one had the passing requirements, then there were so much parking at any time, but over time they stopped checking permits and again no parking. Many parked in there car ports with no permit and put those permits on other cars to park in open spaces, so those who had more cars than their apt limit were taking those spaces. Parking was one of the reasons we moved since we had 2 vehicles plus a commercial vehicle. CAR BREAK IN 3 TIMES. Once they tried taking my husband truck but failed and messed up the starter but stole stuff, 2nd they tried breaking into his van with all his tools, luckily that was a fail! 3RD they managed to bend open his truck box tool at day time but failed to take anything. NEIGHBORHOOD around there is horrible, there is a little gang there, so cops were there often. Once a drunk guy there threw a beer at my windshield as I was going into my Apartments and when I stopped he pulled out a knife on me. So the entrance to getting to the apartments is horrible. Also there was a few fires in dumpsters a couple of times and then huge fire were 2 cars were burned. Rent did go up twice, when we renewed our lease, too much! Reason for moving me upgraded to a 2 bedroom. I wanted to stay there but there was none available and my husband did not want to stay there because of the location and parking, he hated it. Not the apartments but the neighborhood and area full of homeless people. Also move out of Anaheim because the electricity was so expensive and I never used the heater or AC. With rarely used AC like $300+ every 2 months, no AC like $200+ (will not miss that). I had a great experience there in my apartment. I didn't have any major complaints about it. I was sad moving, going to miss the outside space where I loved decorating on holidays. Recently received our deposit back, from $1000 we received more than half, which is better than nothing. My fiance and I are fortunate tenants of the Chateau Deville Apartments. Stacey and Monique have been nothing short of amazing throughout the entire application/move-in process. I received housing assistance and Stacey and Monique were in constant contact with both me and my Anaheim housing authority housing manager. Stacey and Monique were always available to me via email or phone (even texting) for any questions or concerns I had. The information provided to me and my fiance from Chateau DeVille management was always clear, correct, and prompt. I am grateful to have had such an easy, straightforward experience. I had applied/viewed many apartments prior to finding Chateau Deville and was feeling discouraged by the units I was able to find within the Anaheim housing budget. Although my fiance' and I were unable to see the unit here before move-in we were told this from the very beginning and understood it is because the apartments are in high demand. We gladly moved forward with the leasing process and have been simply overjoyed every day since we got the keys! Our apartment is a 1-bedroom/1-bath on the first floor. We have brand new dark hardwood floors, brand new appliances, brand new countertops/cabinet doors, brand new glazing in the bathtub, a back patio, a walk-in closet with his & her sides, and the living room is big enough for a 7-person sectional to fit with plenty of room to spare! I don't know where all the negative reviews are coming from, if you just respect the properties place you are living in, then there won't be any issues!! I have been a resident for over 25 years. I feel safe here. The manager, Stacey, is very good at her job. She goes the extra mile over and over again. I'm a 71 year old senior, living alone. If she does not see me she checks to make sure I am okay. Maintenance responds in a timely manner and takes care of things as quickly as possible. They are friendly and I feel safe if they need to go into my apartment while I am at work. I would love to have Chateau be my forever home but sadly the rent is becoming too much on my fixed income. Anaheim has no rent control and things are becoming overpriced, especially for seniors. There will be a flood of tears when I move. Homelessness grows rapidly. Having said all this...Stacey is the best manager this company has ever had and I have been through several managers. Thanks for making a senior citizen's life pleasant. read more

This place is sketchy. The property manager is unrefined and uncouth. At the time of move-in they tried to deny me the move in special, fleece me for more security deposit, which they requested at the same time as my application fee. They promised it was refundable if approval didn't go through, but would allow them to hold the unit immediately. Then, according to them, my credit score plummeted 50 points in one day. When I challenged their information, the need for additional security deposit went away. Living there was cramped, smelly and noisy. There are people from the surrounding area that rifle through the trash in the dumpster looking for recyclables to cash in. The assigned parking is far from the unit. The people across the hall had about three cats and it smelled like it. The smell was so pungent, I could smell the odor in my own unit. Between looking out of your window into the unit of your neighbor and strangers going through your trash, there is no privacy. The security gate is an illusion of security as anyone could follow the car ahead to enter the property. THE WORST OFFENSE was upon moving out. The property manager without any notice, place into collections a $1600 demand to which I owed nothing. She tried to rescind the move-in special and claim there was damage to the unit in excess of $1400. I only rented the unit for 6 months and left the unit better than I found it. The lease had no provision allowing to attached the deposit at the end of the term if leasing for less than a year, etc. And there was never a notification or pictures of damage done to the unit. Again, after challenging the made up additional charges, the manager agreed to stop pursuit of the outrageous sums of money. The good points are that it is close to I-5 and 91. There is a grocery store blocks away and a Starbucks within walking distance. The business practices at this location, however, are questionable. It beats living on the street, but if you move in here you better have a shredder that you empty offsite, invest in privacy drapes, and WATCH OUT for "additional" charges. read more

But upon our exit inspection, all that was complained about was our carpeting needing cleaning (which was done before we even left) and 'glazing' of the tub. Now these liars are charging us for carpet, glazing, paint, wooden floors and a slew of other shit. $2300 should be enough to renovate that little unit. FOH. They want to portray as if they're upscale, yet the complex/neighborhood is full of addicts n gangbanging bs. The unit was the only "nice" thing about this experience. By far the worst place I have ever lived! This place deserves no/negative stars! Let me start with the VERY few pros about this place: 1. We got a 1 Bed/bath and it was HUGE for the price. You get a lot of space. 2. Maintenance staff was pretty cool and good at their job. (sidenote: It took FOREVER to finally get something fixed though). Speaking of which, after the a long wait we finally got a new water heater thing and it made for some nice showers. 3. You don't share walls. Very hard to find. 4. There was a very nice cat that would greet us every morning. Now for the truncated version of the very MANY cons: 1. Parking is a nightmare. Good luck finding parking after 3PM. ESPECIALLY inside. Yeah, right. 2. Ghetto as hell. Cholos are selling drugs across the street, this crazy guy walks around talking to himself, and I literally saw someone smoking meth in their car. Not to mention the fact that I caught 2 middle school kids smoking weed by my car in our carports. In the middle of the day. On a weekday. 3. NOISE. Everyone there is gross and grossly inconsiderate. They couldn't care less about how much noise they are making. We were 2 people downstairs and above us was about 5 people in a 2 bedroom (maybe). It was so incredibly loud. Not only that, I could hear their toilet flushing. If they weren't home, our next door neighbors had their TV blasting. If not those 2, someone down the way was bumping their new stereo system and it was LOUD. BIG SIDENOTE: We lived next to a freaking sex offender! Imagine our shock when we saw his face on the Megan's Law website! SERIOUSLY!!!!! 4. The quality of the apartment is below low. It is old and run down. Nice asbestos ceiling, cracked/cheap paint on the tub and everywhere else, cheap windows, crappy wall unit AC, front door that doesn't reach the ground so bugs get in all the time, etc. (I could go on and on) 5. We left the place spotless and in great condition and still didn't get our deposit back. In fact, they claimed we owed them even more money! The staff there doesn't actually care about your needs. They know the place sucks. My gf and I literally saw the manager and her husband fighting outside of our door one night. 6. The surrounding area sucks as well. Brookhurst is a nightmare to drive down. The freeways are nearby, yes, but it still takes 20 mins to get to these apartments. 7. They don't pay any utilities except water (which as mentioned before may not even be true). Our utility bill was usually pretty high. Not really the apartment's fault, but something to consider. I guess Anaheim charges a lot for this. We never even used the AC and it was still outrageous. 8. It's dirty. People don't care about throwing trash all around the complex. Not that cleaning up the place would make it that much more beautiful, but it couldn't hurt. Again, the people here are gross. I could go on for ages. Bottom line, unless you're totally desperate, DON'T MOVE HERE!!! read more

The office staff is great. ..the manager, stacy, is very thorough.... the complex is always clean and if ever something within the apt needs to be fixed, they fix it asap. I lived here for exactly five years (2010-2015) and I have to say, it was a good experience. It's affordable, the staff is awesome (Shelby and Stacey you rock), and maintenance responds within a reasonable amount of time to address repairs. Yes, it's in the hood. No, you're not going to find parking within a half mile radius, unless you have the patience to circle around for twenty minutes to snag a spot. However, there's a convenience store down the street that sells dank burritos, there is a pool and spa on site that are well maintained, plus the property is centrally located. There's schools, grocery stores, freeways, gas stations and more so that you can meet basically all of your needs within the immediate area. Plus, despite these apartments basically being in the barrio, I felt safe. I actually trained for a couple half marathons while I lived there, peeling out at dusk through the mean streets. Outside of a few catcalls, I was never approached, and always made it home in one piece. I think this is a cool place to live, especially if you're a couple or a small family (with, um, one vehicle). I have great memories of my time there and would recommend the complex to anyone. read more

The most unprofessional people who you can find is working here in this establishment. They don't really care and they don't really help you even you begged for help. Imagine I live in this apartment for 5more years and they still called towing company and towed my car in my original spot for my 5yrs of staying here. So I don't really recommend to even live here. I moved in here about 8 months ago. The neighbor is typical lower middle class, mostly quiet and well maintained The parking is typical for a neighborhood with many apartment buildings. The staff was friendly and kind. The apartment itself was clean but a bit run down. Nothing major, just windows with no weather stripping, a tub that is starting to crack and a sliding door that won't lock. Hey the place is pretty cheap and maintenance is responsive to the little things so I can live with this. Then I noticed that despite the lease saying water was included, it was showing up on my utility bill. When I asked the management about this I received a voice mail stating that they charge less rent to accommodate the fact that the city charges for water. I'm slightly miffed about the deception. So be aware you will be paying for all utilities here. Trash, sewage, street sweeping, electric and water. As of three months ago the place came under new management. I wish I could say this was for the better. The staff they kept is still friendly and professorial. Unfortunately the new management seems to think it's necessary to send out a monthly memo to the whole complex reminding us of the rules in a very rude manner. They have threatened to tow cars that park backed in and evict people that feed cats. Holiday lights are not allowed on balconies, so I hope you like keeping your holiday spirit hidden. I feel like I live with some sort of home owners association watching my every move. Needless to say I will not be renewing my lease. read more

We've lived here for a year and a half now. It's not awful, we've lived in worse. You get what you pay for, though. Place is falling apart bit by bit, but the maintenance staff fixes what they can when it does and fast. Some neighbors are quiet and keep to themselves, other get the cops called on them, but that's anywhere. I've heard a lot of people complain about how they don't clean the stairs or front steps, to them I say clean your own damn space. They maintain everything else that is public use, it won't kill you to sweep your own stairs. The only issue I do have with that is the outside company that does the lawn needs to stop blowing dirt up the stair ways right after we've cleaned them. The staff in the office is nice and understanding when things go wrong. Sure it needs work but we've made it a home and it's good enough for us. read more

First of all I want to explain my three star rate is mostly due to the housing/ economic situations that is forced upon the apartments in the OC to up their prices so the senior citizen and middle classes have to leave. Given the above, I want to say I am sad to leave Chateau but must do so because I can no longer afford the rent. My wife and myself are retired and the rent goes up here every year. You may be able to start at $1300, but then each new lease year the rent goes up significantly. The apartments across the way have a lot of questionable people in them and Chateau has tired to tried to keep the apartments here safe by putting in gates. This has helped some what. You still meet wierdos wondering around seeking to use the washing machines, pool, dump or steal stuff. So if you need to stay somewhere for lets say about two years before you buy a house, don't really care about questionable people walking about, trying to get into your car etc. you should be fine. The apartments were built in the 60s, but the staff here are working at modernizing them. The community is very multicultural/ working folks. This makes the place at times a challenge, but also interesting. I like the office people. The work and repair guys are friendly and helpful. Just remember money makes the world go around and you will need a lot to stay here in the OC. A lot of people here deal with the rent by having five or more people in their apartment to make ends meet, but that is not for everybody! If you have two cars, you have to more than likely try to find a place on the street (Yikes!) to park it, or hope for an extra open space within the complex. The OC is a fun place to live, its just too expensive for me to live here anymore! I grew up here and remember this area back when a lot of it was still fields and Disneyland had no gates and sold tickets! Anyway... just an fyi...Most of all...Enjoy! If you don't mind rude people and corrupt business practices you can live here. I lived here for just over a year in 2015 and moved for work. They tried to charge me over $1600 in damages to the apartment which was insane. (after some internet searches I found this to be very common with them) Because I had cats they swore they ruined every inch of the carpet but never provided me with proof. They also charged me for full paint and carpet which is against what the signed lease says and California State law. They also did this after they did a walk through that stated everything was fine. I called to dispute it with the office and Stacy will never let you talk if she thinks you are wrong. I called the owning company ( it was bought a little over a month before I moved) and talked to them, they said they would contact me back about if through email to check it out, they didn't. They then ignored tons of calls and set the remaining balance to collections without a notice. Finally TWO YEARS AFTER I MOVED OUT the company finally contacted me again after I threatened to sue them. They cleared the mark against my credit but after 18 months on my credit report it has done damage. The apartments are large (I had a one bedroom) but parking is awful. I had neighbors who screamed and argued, and again, Stacy is someone I would never want to deal with again. When I started renting another woman worked there and once she left I never wanted to contact the office. The carpet and other flooring is cheap and the pool is always full of large families with lots of kids. I never had an issue with laundry but there are a ton of break ins reported a lot. If I could give less stars I would.. Lived here for about 3 years. First year or so wasn't terrible, gaylee was a competent manager, she kept the place under control, Chris just seemed to be there to pawn it all off on Gaylee. But if we had a problem Gaylee did what she could to right it. Then the last year or so the new management lowered the move in rates by like$200 and didn't want to spend any on repairs or security. When the gate broke they put a "doorbell" button in instead and anyone could just push the button to get in. Few nights later, both my husbands vehicle was broken into and my car was stolen! The same night! When notifying management they tried to say it was a personal thing and some one was out to get us. We talked to seeral other people who stated they had also been victimized and later the same I saw two other tenants had been broken into as well. One of the cops that showed up even commented on how ridiculous and dangerous our doorbell gate was. Still management declined to fix anything. By the time we moved out they had finally just installed a new gate code box. During the cleaning of our apartment when moving out we had an incident where the bathroom wall just crumbled and there was a strong moldy odor from inside. We notified mgmnt and thy sent someone out to just spackle it up and say it was A-OK like new! Thank god we don't live there anymore!!! Good luck to anyone thinking of moving there..... read more

Me and my wife lived here for over 5 years. We never paid our rent a day late, we never bounced a rent check. Every time our short lease came up, they raised our rent $50 or more. We tried to negotiate them down and they would always keep it high. The appartment smelled like cigarretes. They did the cheepest possible job on everything inside the appartment. Nicotine would seep out of the walls and they were always sticky. Our neighbors surrounding us would always smoke, do drugs or yell or fight and the walls were so thin and the apartment so crowded we would hear/smell it all . There was no air conditioning and no insulation so it always flet like you were roasting, since the appartments were so packed there was no breeze to help. The place is a toxic atmosphere. There were always police around due to massive gang activity in the surrounding neighborhood. My wife and I did not feel safe at night outside the appartment. Then fortune turned in our favor and we had saved enough to buy a house. When we moved out we recieved a letter from chateau devil that we owed them $15 dollars in addition to our $700 dollar deposit and if we didn't pay it we would be sent to collections. That is how they treat long time tennants...not with respect and dignity but with greed and disdain. They will nickel and dime the hell out of you and won't give two shits about you. They are all about short term gains with no regard for their tennants, do it as cheep as possible for as much as you can get, and not about building a safe and happy community. If you want to live in a slum and get treated like shit and nickel and dimed to death, move into chateau devil. read more

I was a Tennant here for over 5 years and there was nothing pleasant about living here. People smoking meth in the carport next to my car. My car was peed on by some drunk kid. There were children being abused by their parents that I had to keep calling the police on and when I brought it up to management they said they were aware and if it was still going on in 30 days they will do something about it but they never did. Their "gym" is literally a room with one bench in it. The bench has holes in it and the room smells like pee with carpet coming up. I was embarassed to have my family come over for a bday party we threw in their rec room because the carpet was also coming up and it smelled like pee... we had maintenance workers use ladders to enter our balcony without prior notification to paint and they got brown paint on our patio furniture. Their grounds keeper blows dirt all over the cars in the carport and leaves them filthy. Upon moving out, they nickled and dimed us hard. They stated we had to pay 80.00 for damaged blinds but refused to show us a receipt or photographs of the damage. They charged us 300.00 for a new bathtub because of hard water stains that they said would not come out. They charged us to replace the carpet when the carpet had a lifespan of 5 years and the carpet was installed in 2009. She said their carpets have a 10 year lifespan so be prepared to pay for new carpet. They would fix electrical issues with duct tape. Overall it was a terrible experience. Also, not a good environment for children. Very ghetto neighborhood with gang activity. We heard gunshots at night weekly.... read more

So finally ended up moving out of this shit hole. But these idiots weren't done with me yet. They said instead of getting back part of my 400$ deposit, I owed them $445 for damages to the apartment, which included a leak from the water heater that ruined the carpet in the bedroom and the drywall in the storage closet the water heater was in. I pointed out that the leak must have happened after we left since we slept on the floor of the bedroom the night before we moved out and it was completely dry. Also, I told her I vacuumed the whole place before handing back the keys, thinking it was the considerate thing to do, and if the floor had been wet I probably would've been electrocuted. I kept going back and forth in the emails with Stacey, the manager (who btw was so incredibly rude), and eventually had to threaten a law suit. This got her to back down, in which she said that we wouldn't have to owe anything. Technically, with the damages not being my fault, I was owed 50$ back, but at that point was so sick of interacting with her that I let it go. All I can say is good riddance! read more
