Beautiful buildings but property Management treats tenants with complete disrespect. They are extortionists. Please read the other reviews and save yourself the stress. Expect rent increases over market price and to be nickel and dimed over everything. EDIT: Based on the Owner's response, I'd like to clarify the reasons behind my rating. This feedback is not related to the lease break, as we fully acknowledge and agreed to the terms surrounding it. However, it's important to highlight that the lease break policies are extremely unreasonable, and I strongly advise anyone considering renting from City Suites to thoroughly review the lease, as management is unyielding--even if you're a responsible tenant. Here are some of the specific issues we encountered during our time there: Noise Complaints: For an entire year, our downstairs neighbors regularly played loud music with heavy bass until 4 AM on weekends. Despite trying to resolve it ourselves, we informed property management when it didn't stop. They insisted that the noise wasn't coming from the apartment below, even though it was obvious from both the noise and visible parties happening downstairs. After calling the police one night at 4 AM, the property manager became defensive, dismissing the issue and insisting it was coming from the building next door. He even told us not to call the police again. Laundry Costs: After moving in, we noticed a significant increase in the laundry fees, eventually costing us an additional $10 every time we did laundry. Temperature Control: Although heat is listed as "included," the property management controls the temperature. When we filed a maintenance request for broken heat or A/C, the issue was temporarily resolved, only for them to adjust the temperature back down after a few weeks. Maintenance Requests: The property manager once called to tell us that we were submitting too many maintenance requests and should stop. However, the requests were for issues that were either broken when we moved in (such as consistent ceiling leaks) or basic repairs. Considering the high rent for these "luxury" apartments, we expected appliances and systems to be functional. To be fair, the maintenance team was great--shout out to Jeremy, who always did his best. Rent Increases: The broker told us that City Suites never raises the rent, which was completely untrue. Over two years, our rent increased by $600/month, while market rates were either flat or declining. Property Manager's Attitude: Throughout our time living there, the property manager maintained a consistently accusatory, condescending tone. He clearly held a negative view of renters, treating us with a lack of respect. Despite our efforts to always be polite and responsible tenants, we were met with rude responses and dismissive behavior. In summary, while the location itself might seem appealing, the management's lack of responsiveness, unreasonable policies, and poor treatment of tenants overshadowed any positives. I would not recommend renting from City Suites. I lived in the North End for 5+ years under 3 different landlords and I am confident you can find something just as nice with a more respectful landlord. read more

I have lived in 5 other managed apartments and have always had great experiences. However, in the past two years living in one of City Suites buildings in the North End working with Andrew has been an overall horrible experience. He might be very responsive but always comes from a passive aggressive tone that lacks understanding. We had an issue where some of our livable space was inhabitable for over 6 months and we have to nickel and dime them to receive any rent reduction. When the city turned off our water for over 12 hours he expected us to contact the city which they told us was the landlord/management companies responsibility (this was during the COVID lockdown) When looking for places to live in Boston I would avoid this management company at all costs. read more

I'm shocked to read some of the experiences that people have had with City Suites as I was treated fairly for the five years I was there and never had an issue that wasn't addressed and taken care of in a timely and professional way. Andrew the manager is definitely not going to win miss congeniality but I don't need my property manager to hold that title. My husband and I had a great experience with CitySuites during our three years living at 7 Henchman St. The apartment was newly renovated and very clean. The common spaces such as hallways, elevators were well taken care of. Maintenance was responsive for us--whether indicating that a hallway light bulb was out, that our stove was broken, etc, they always responded and fixed the issue. The rent payment portal makes paying rent easy. I recommend living in one of their buildings! read more

Like others have said, the management is terribly rude. The manager Andrew is the nephew of the owner and is incompetent and arrogant. Management had called from private numbers (read unknown caller as it rang), and 15 minutes later barged it our apartment, and yelled at us for not picking up from that unknown number. read more

I've had a great experience living in my apartment in the North End for the past year. The appliances are all modern and in good function. Interactions with the manager have been cordial and professional. They respond quickly to maintenance requests and they call to schedule time to replace air filters. My wife and I had a CS apartment for a year which we were able to get on short notice and the management even let us move in early. We had a great apartment at a reasonable rate. Management was great at getting back to us on any work that needed to be done throughout the year. On move out we were able to get our full security deposit. In a neighborhood full of shabby holes in the wall, my husband & I found a clean, renovated, air-conditioned place with laundry in the building. After living in the neighborhood for a while, my husband and I came to really appreciate the sound proof windows in our apartment (the North End attracts a loud late night crowd). My main contact at the City Suites office is Brittany, who is always polite & pleasant. Since we've been in our apartment, I've had to request maintenance for the A/C unit, the dishwasher, the garbage disposal, and the shower lever and a few other minor things related to normal wear and tear on a building; for each of these requests, a maintenance person came usually within the next day or two and made repairs/replacements as necessary (none of the problems have recurred since). The common areas of the building are regularly cleaned (although the schedule cannot always keep up with what everyone is tracking in) and burned out light bulbs replaced. When one of the neighbors moves out, I've seen a professional cleaning crew sent in to prepare the unit for the next person (based on past experiences in this city, I gather that cleanings between tenants is pretty rare). In the winter, the snow & ice gets shoveled promptly (even when Nemo dumped a ton of snow on us, the front of the building was cleared before we went out). Rent is what it is; Boston is an expensive place to live, and given the North End's proximity to the Financial District, the rent here is a bargain. The location also means that you can give up the expense of a car (there's no parking in the neighborhood, anyway). The few cons of living here include a couple of loud neighbors & the one person that insists on stomping down the stairs early every morning. read more

I would give this place a 2 or a 3, if the owners weren't absolute imbeciles. The CitySuites owner and his son are both disrespectful and rude (in person and via e-mail). They complimented me for seeming like a "well educated and put together young woman," but after the son of the owner (and our property manager) showed up late to our meeting (but thank God he got his bag of pretzels and Gatorade from 7-11) and was on his phone the entire time, my perception seemed valid. The son did not talk much during the meeting, and each time he did, his father seemed to cut him off before he said anything. They are entirely unhelpful, and it was the worst experience I have ever had. Although, the owner did repeat multiple times that they were receiving an award, but when you are a part of the same neighborhood for 60 years, I would hope that you win an award at some point. Incredibly High Electric Bills - We had electric bills up to $598.67 for 1 month. On average, our bills landed between $300-400 for electric. Property Manager - The property manager was the son of the owner. He was unprofessional and rude in his e-mails, and was even worse in person (showed up late to the meeting, accused me of moving a stack of files - which a woman who I believe to be his mother moved 5 minutes prior, was eating pretzels and gatorade throughout the meeting and was on his phone the whole time ---I believe he was an adult.) He also accused my roommate and I of abusing the apartment door that was broken after a string of realtors entered our apartment for a showing 1 day. Unannounced visitors - In the first year in the apartment, I was in the shower, and I heard someone moving around the apartment. I was terrified at this point, but when I put on my robe and walked out...it was the maintenance guy. He was there at 9:00pm on a Friday night, unannounced. This happened a second time (after we asked for noticed) when I came home for lunch, our front door was wide open, and the lights were on. I was a bit freaked out, so I grabbed an umbrella that was outside the door, peered around the corner, and again, it was the same maintenance guy and his partner. Lastly, during the showings prior to us moving out, we received as little as 1 hour notice for a showing. When we asked them to give us a bit more notice, they replied and said it is how it is. I was in the middle of cooking dinner when they showed up, and Zach B (Core Property Group) engaged in an argument with me and my friend, who was on the couch, because the 2 girls looking at the place asked why I was moving. I told them all of the positives, but I said I would like a better property management team and something more updated with windows that opened/worked, and not ground level. I'm not going to repeat everything Zach said here, but I would absolutely never work with this company again (I have before) because of him. (Oh yes, and he is best buds with the owner's son...go figure.) I can't say enough about our experience in this apartment. Our first year was much more positive than the second, which was when the oner's son took over as property manager. I would never rent an apartment that was owned by City Suites. I have a multitude of photos of the suspected mold/mildew, as well as some of the damage done to our apartment by others, but the owners wanted nothing to do with "documentation." Be careful if you are working with this team. I know that others may have had fine experiences, but I would never work with this company ever again. I have moved in a new place down the street, with another property management team, and they are incredible! We are much happier, and it looked like City Suites had to drop the prices of our apartment by $450 and didn't get it off the market until 10/1. We have rented from City suites for three years now in Beacon Hill and have had a great experience. They have responded promptly to all maintenance issues and resolved them in a timely manner. They even helped us clean up the apartment after flooding (due to city of boston work in the area, nothing due to the building itself). They continue to make improvements to the building since taking it over a few years ago and they keep tenants up to date with when they will be in the building or working on it. We are only leaving to upsize but would definitely rent with CS in the future! read more

PLEASE, WHATEVER YOU DO, DO NOT RENT HERE, YOU WILL LIVE TO REGRET IT! (Don't say no one warned you) When I first moved to City Suites there was a well-educated property manager who left due to the owner's excessive frugality, and the way they mistreated their staff. She was eventually replaced by an cheaper incompetent property manager, and then by the owner's nephew with absolutely zero property management education. After falsely accusing my roommate and I for leaving the gas stove on during a winter break, they promptly replaced the stove with an electric one, but after one year the gas bill had still yet to change. After contacting National Grid about the incorrect meter readings, they came and found a leak in the basement below us. The company turned off the service for safety, and relayed to Andrew that it needed to be fixed, he became angry that we didn't go to him first. Afterwards he had a plumber look at it, but failed to restore the gas for a week, before I was forced to take legal action (restraining order). During this entire time, I begged the city inspector enough to call the plumber and landlord, so they could coordinate a date of service restoration. It took a week and a half, in frigid temperatures, to finally restore my heat and hot water. However, only after the plumber was fired and replaced. While awaiting for my utilities to be fixed, I also filed a small claims due to living in difficult circumstance that could have been mitigated, primarily because they had other properties with running hot water to shower. Needless to say, I won, and was promptly told I would not be renewed because of the issue I had caused. Andrew then retaliated further by providing false, negative information to any future prospects that I could move into for an entire year. That's right, this company practices unethical and illegal activity against their tenants and employees (Francisco). Being a former combat veteran, police officer, and licensed electrician, I can with certainty say that this company lacks any morals, ethics, values or human decency. read more

My wife and I lived in a City Suites apartment for 4 years. The apartment itself was clean and modern when we moved in. All the appliances were new and when maintenance requests were made everyone came in a timely manner. Interactions with the property manager were professional and courtesy. Like others here, I made an account specifically to write this review. I lived in a City Suites owned building for a year upon moving to Boston, and generally my experience was fine. The building was clean, modern, service calls were responded to in a reasonable amount of time (even on the weekend), and most of the time there was no problem. The staff specifically, however, was downright rude. First of all, they almost never respond to email so I learned very quickly to always call the office with questions. Problem was, every time I called I felt like I was inconveniencing them and was being spoken down to. I could list examples but that would make this review way too long. It also took over 60 days for me to receive my security deposit after I moved out, when I was told I would get it within 30 days of my lease expiring. I had to call six times (and was even hung up on once) to find out why I hadn't received it. I was THIS close to threatening small claims court. Do not rent an apartment with City Suites. There are much better companies out there. read more

I'm not usually the type of person to do these things, but I hated working with Citysuites so much that I signed up to warn other people. This place is overpriced and the staff and landlord are as rude and inconsiderate as can be. I dealt with them personally as little as possible. My place was teeny tiny and they still charged me to death for it. I loved the neighborhood but you can find a much better deal with someone else. They had very little protocol with things like fixing appliances (No paperwork to prove they had sent someone in, no call to warn you when they would show up - in fact, when realtors started showing our place we didn't get a call from City Suites once to say people would be stopping by). Also, numerous times at about 9 in the morning, they would test the fire alarm for more than half an hour, which is ridiculous. Do that at noon. Twice a year, not once a month. Again, no notice of this so we could choose to be gone (or awake!). Altogether just a very unfriendly place and I will leave with a bad taste in my mouth. Save yourself, don't be attracted to the new appliances and the pretty park nearby like I was. It's not worth it. read more

I, too, had an absolutely horrendous experience with City Suites that I felt compelled to join Yelp just to write a review on them. The building management is not reasonable in keeping their rent level with market, I've tried to negotiate the rent with them multiple times without any success. Maintenance is done haphazardly, instead of checking on all the windows while the weather is good, they wait till there is a rainstorm and water is dripping all over your furniture...and then still fail to fix the windows! I really wish that I had looked more actively for other apts in the neighborhood before I signed the lease. Now that I have moved out there, I don't recommend anyone to rent from them. read more

I lived in one of the City Suite units overlooking Charter Street Park in the North End for two years. I cannot say enough good things about this landlord. The building was kept in immaculate condition with the common areas very well maintained. While the rent was high -- as is every place in the North End- it had lots of amenities. Hardwood floors, high end appliances, included heat and central air. Brittany manages the office and she is always accessible. Before I moved in, she went out of her way to be available on the weekend so I could measure to be sure my furniture would fit. Maintenance in the unit was always very prompt. I highly recommend City Suites if you are looking for a nice, well kept apt in the North End. read more

Like the post before me, I signed up only to write about City Suites. My experience is also very similar. They're way over priced. A friend had a bigger place at a much better location in the North End and her rent was the same as mine. Maintenance was hit or miss. Sometimes they'd be there in 5 min, other times they wouldn't come. We were out of town for a week and returned to find our dead bolt locked- which they didn't give us a key for. They never even told us the plumber was going into our unit. The office wasn't opened so we had nowhere to go on a freezing January morning with all our luggage. The staff was rude as mentioned elsewhere. I'd leave my check in the dropbox and avoid all contact with them. Best of all was our security deposit. They never sent us a form to report damage when we moved in. I emailed them the problems and saved it out of fear it would be needed in court to get my deposit back. After a month and a half after we left, the deposit didn't come. They sent it to our City Suites address. Funny because someone still living in their unit would never have a security deposit coming to them... They charged us $25 to have another check sent as a result of their stupidity. Apparently I'm responsible because I emailed the girl my new address for the check to be sent. That girl left them. They expected me to somehow know that and it was my responsibility to give them my address again. They never had a problem calling me to ask for money, guess they clouldnt be bothered to do the same when they owed me. read more

Maybe it's just because I came from a slum lord, but I LOVE City Suites. They are always prompt with maintenance and the apartment is very well built (unlike my last one). Great location as well. I do think it's a bit pricey but it's Boston, so I can't really complain. My only other qualm would be how the laundry is so expensive in the building: $4.50 a load. But aside from that minor issue, this is a great landlord and I would be happy to renew with them. read more
