I appeared at the property for a scheduled move-in orientation at 10:00 AM and was told, only after I arrived, that my application had not been approved and that the orientation had been canceled. No one notified me before the appointment. The issue is not that additional review was required. The issue is that the property allowed me to show up for an orientation that could not take place and failed to communicate that fact in advance. As a professional and business owner, I value clear communication and respect for people's time. Unfortunately, I experienced neither. Based on my experience, prospective residents should make sure they have written confirmation of final approval before rearranging their schedules or making plans based on information provided by the leasing office.

All interactions that I have had with the buildings management staff has been pleasant, professional and accommodating. On the rare occasion I need a service call, it is answered promptly by experienced personal who resolve the matter quickly and efficiently. As a mom I know how difficult it can be finding lead free and dog friendly apartments in this area. CRL is the answer for families with pets as well as many working professionals because of its prime location. There is a trail a few steps from here perfect for dog walking or just to relax. Hope to see many new friends at the pool next summer.

Most recently my shower wouldn't shut off and when I called emergency maintenance a worker came who didn't know how to fix the issue. He left the water running instead of fixing it and had to call his someone to walk him through every step!!!! Who are these so called "handymen" hired by Bozzuto?! Every time we complain to property management we are met with incompetence, finger pointing, and an inability to take accountability/fix issues. Ed Welsh is terrible at his job.

Had I not needed to re-locate, I would easily re-sign a lease here for several reasons. 1. Lina is very attentive and responsive to any and all service requests. She always responded to requests within 24 hours and work was always completed within 2-3 business days. Sometimes we had work completed on the apartment within hours of submitting the request through the online portal. 2. Payments for rent are very easy and all done through a central online application (AppFolio). You can pay from your phone or through the web portal. You can also send in maintenance requests from this portal. 3. The surrounding neighborhoods and our neighbors were great! We wished that we had more of a chance to explore Somerville, but due to COVID we spent a lot of time in our apartment. That being said, our rooms were very large and we had plenty of space in the common areas to do work during the day. Our porch was also a great place to eat meals. All-in-all the living space was great and it really felt like home away from home.

My apartment shows some expected wear from a previous tenant, but overall I'm very happy to be here.

Every part of the building is always clean, the communial areas are spacious and add an extra level of comfort when I'm looking to unwind after a long work day. The pool, rooftop deck, and main courtyard all have multiple grills. My family and friends are obsessed and have all shared positive thoughts about the building. But by far, the leasing team go above and beyond in their service. Andres and the team are always professional and are understanding of any questions or concerns. If I could give this place 100 stars I would!

I have lived in this building for 17 years. The Condo fee…read more,went from $700 per month to $1700 plus per month, due to negligence of maintenance ,several boards that had no clue what was going on and several owners who are clueless. Would like to say that things have improved, however, it is at a huge cost (,as mentioned above). The board has no idea how to cut costs, the management has no directive to cut costs and most have no clue how to maintain a building. Anyone can purchase new equipment, but maintaining the equipment is the key. Most people will be lucky to see appreciation in this building. We need people who are experienced in running a condo board, know how to set goals and objectives,monitor those things and not be afraid to think outside the box. I spent $400,000,contributed almost $200,000 in fees and would be lucky to get it back. If we spent as much time figuring out the issues and less time forming photography clubs and worrying about street lights, we would begin to right the ship. Instead we are going down with the ship and we have no one to blame but ourselves for not understanding how to fix it. If you are not part of the solution, you are part of the problem. The units are new, with new appliances and great natural lighting from floor-to-ceiling windows. There are a number of retail stores and restaurants on-site, as well as a move theatre! The amenities overall are very nice and comfortable; including a large fitness center with new equipment, TVs, and other "fun/recreational" areas where one can simply relax or engage in activities/games. There are also large and small office/conference rooms allowing remote work that is closed off from the recreational areas and privacy as needed. Overall, my experience has been awesome...from the walk-thru and move-in. While I never expect all things to go according to plan, the ladies in Sales/Marketing have been awesome! "It's simply my opinion, and apparently the experience was different for another reviewer." So is it fact?.....or opinion? MY PHOTOS WERE.NOT.TAKEN. during renovation. How dare other reviewers presume to know anything about when my photos were taken. I have nothing to gain by showing photos or lying about them. I'm not an irate ex-tenant, I wasn't forced out and I left on very good terms. I believe that people deserve to know what they're investing in and I would want someone to do the same for me, if the situation were reversed. This is my experience and other reviewers have no business disputing that or tearing my experiences apart. I never said the building wasn't lovely and unique because of it's age. I never said neighbors, during my tenure, were arrogant or unkind. What I did say that is that building owners/management did a sloppy job with construction and took the cheap route with sub-flooring and walls/wall thickness and HVAC, especially, and that if you're considering investing a half million dollars in a unit, you shouldn't be able to hear your neighbors through the walls while you sleep, shouldn't have a film of rock and subflooring dust on/in everything (including your lungs) and shouldn't have to suffer through the hottest/coldest days of the year without a/c and heat. This WAS my experience and other people deserve to know that. Continue to live pridefully and harmoniously with your neighbors in your beautifully appointed surroundings and let people decide what inevitable "issues" they're willing to deal with, after they've invested 100's of thousands of dollars.

We have lived at the Lofts at Lower Mills since Fall of 2011. We had sold our condo in a…read morethree-unit triple decker and were curious to see if we would like living in a larger building so we decided to rent. Well, we loved it so much we bought our unit. With regard to the previous review, I am somewhat surprised that this individual would stay for 5 years if they had such an awful experience. Certainly you could find units with lower rent in other developments. However, we have found the Lofts at Lower Mills worth the price. The grounds are well maintained, as are the common spaces of the building. We have found the maintenance and cleaning staff to be top-notch and incredibly helpful. As renters, maintenance work orders were quickly completed. You would be hard-pressed to find better on-site staff. Heck, they were helping us re-direct our ceiling lights on Christmas Eve and they couldn't have been more pleasant about it!! We have had a very different experience from the previous reviewer. We have never had issue with mold on the brick and we live on the river-side of the building. The most we have had to do is cut away the ivy that sometimes grows over a corner of our window. The brick is gorgeous and it is what most people are drawn to when they enter our unit. As this was a factory before there are some nicks and dings but we feel that adds to the character of the unit. Also, we had a housing inspector go over the building (including the roof and the basement/crawl space) and he remarked that he was incredibly impressed with the structure and its integrity, especially given its location next to and over a running body of water. We have not been bothered by sound from other units. We never hear the neighbors on our floor. We used to have a couple with three young children above us and we would hear them occasionally but it did not bother us. It was far from loud and we only heard them when one of the kids would take a digger and cry. Having lived in a triple-decker I know what it's like to hear your neighbors and this is significantly better. We did have an issue when we first moved in where we would find wood dust/dirt in one spot. We called Winn and they fixed it immediately. The contractor explained to me it was from the original wood beams that are designed to expand and contract in their metal frame. Again, it was fixed in 15 minutes and never an issue again. We have not had the same dust and cement issues the previous reviewer had while she lived here. I will agree the HVAC has been problematic. I think the condo association, to whom Winn (now Barkan) paid dues to when the building was not owner-occupied, nickel-and-dimed the HVAC repairs for our building as we were "renters" in the Lofts at Lower Mills. Now that the building is converted and is owner-occupied, with owners who will now serve on the condo association board, I am confident better representation will result in a better job addressing this issue. I should also add when we were without AC for a few hot days we would ask Winn to credit our rent and they did so quite willingly. Overall we have found that with good communication we have been able to address any concerns we have had. We are realists and expect there to be issues that arise in any large building whether it is apartments or condos. Our issues have been minimal and when we shared our concerns with management, and now with our condo representatives, they have been addressed. We have loved our living experience here which is why we chose to buy. Yes, the units are not inexpensive but we felt they were well worth the cost. We should note we are not the only renters who chose to buy. Lower Mills is such a wonderful community with so much to offer. You can walk to shops, the grocery store and restaurants. You are right on public transportation and adjacent to a fabulous bike path. The building is wonderful if you have pets as there is a DCR park right next to the Water Mill Building. Overall, the people who have moved in are polite and engaging but respectful of each others privacy. We are thrilled that we were able to purchase our unit at the Lofts at Lower Mills and we have thoroughly enjoyed living in the building and in this neighborhood.

Fast forward to 2011, and it's a brand new story. The maintenance staff is awesome, by far the fastest responding staff I've ever had. The management staff however are a totally different story. I figured out that I had bed bugs a month ago and informed the staff. To their credit, they immediately scheduled an exterminator, but they weren't able to respond until a Monday. After confirmation of an infestation, I was then told that I could continue sleeping/living there during the extermination process. Although the chemical treatment or whatever they do does no harm to me, do i really want to keep sleeping in my bed knowing that bed bugs may not be completely gone? I wasn't offered any compensation for my dry cleaning, general washing or even a night or two in a hotel. I ended up sleeping in my car for 2 nights and washing clothes for a week. After returning from Christmas, I was then informed that the next scheduled extermination would be on January 5th. A full week away from returning from break. Again, I was told it was "safe" to stay in the apartment. During this whole time, no information was given to the rest of the building regarding the bed bugs. That makes me question if they've ever had problems before and failed to mention it to me. The best part is that there are also mice living in the wall. I know it's the city, but this place has so many things going on...and the facilities manager is not the best person to deal with....actually, most of them aren't. Bottom line, be careful with these people.

It was expensive and I didn't get a whole lot of amenities or bang for my buck, so it's certainly not *the* best apartment in Boston, but it's a far cry from being the worst. Here's the skinny: THE GOOD: My studio was small, but it did feature a regular kitchen area with fridge, stove, oven, sink, etc.. The location was fantastic--Coolidge Corner is a stone's throw away, the T stops right in front of the place, maintenance is prompt and friendly, the building felt safe and the groundskeepers vacuumed the hallways and cleaned up every morning. THE BAD: The building is old--it was built in the late 19th century--and has some quirks, like creaky stairs, an old elevator, and heating pipes that can make quite a racket in the winter. Again, the apartments are *small* and overpriced, and they will try to raise the rent on you every year. They key word is "try"--talk to them, and you can negotiate.
