I had a roof leak on my home I purchased through city ventures in Feb of 2020. Ryan Telfor is the customer service go to guy! He had a crew at my home fixing the leak within 48 hours and this was during the holiday season. He knows and understands customer service including follow through with their trade partners. This type service has been lacking ever since the pandemic. He goes above and beyond to get the problem fixed in a professional, expedient fashion. Additionally, all of City Ventures trade partners were extremely professional and protecting the contents within my home. The repairs performed look like nothing had ever happened. Unprofessional behavior from the agent (Luis Orellana): Being vague and dodging your questions. Lying and being pushy. Harassing you and trying to pressure you into using a specific lender (US Bank agent). Changing subjects instead of giving straight answers. Office hygiene/appearance (smelled like old food) Pushing you toward a specific loan officer which is unethical and in some cases illegal). Feeling ambushed the management and online presence seem "sneaky" -- Unprofessional, Dishonest Experience with Sales Agent and Management I visited the Model City Ventures location in Palmdale, CA and was initially very excited about the homes. Unfortunately, my experience with the sales agent, Luis Orellana, completely changed my mind. He was vague, avoided answering my questions directly, and I caught him in several lies. He became extremely pushy and even harassed me, trying to force me into getting a loan through a specific lender (US Bank), which raised serious red flags. He then tried to offer me a "discount" by calling his manager, Kelly, who was just as unprofessional and dishonest. Neither of them made me feel respected or confident in their process. The office itself was also poorly maintained and smelled like old food -- not the kind of place where I'd expect to make a major investment. I went to City Venture property (the new Eginhouse at Artesia )to see the available homes. The real estate agent named Craig Thompson was very rude and unprofessional. His attitude towards us from the start was very hostile and disrespectful. When we entered the sales office before touring the homes, he disregarded us until we asked for assistance even though the whole office was empty. His answers to our questions were also halfhearted, short and condescending in the way he responded. He also changed his answers multiple times depending on how we asked the question which seems unprofessional. Maybe it was because of our race or gender, but the whole interaction left a bad taste in my mouth. His presence made us not want to purchase any property from him. These are indeed very nice homes - they are luxurious, well designed, and unbelievably efficient. There are some minor little things you notice after you move in though. For example, the power outlets along the exterior walls are very drafty. There are gaps between the framing and finish - you can see daylight around the garage service door and around the garage door frames; the area behind the fireplace masonry is not sealed so it is extremely drafty where the cabinets meet the masonry. These are all pretty common construction problems, but not something I would expect in a "premium/luxury estate" as they proclaim. The real problem with this builder is their warranty and customer support after you move in. City Ventures offers a 10 year warranty on the structure and 1 year for everything else. I bought my home as the second owner and the remainder of the full 1 year warranty was transferred to me during closing with a couple months left. I found a few minor issues including some inop lights, faulty three way switch, and some window issues. I called the customer relations manager and here's how that ordeal played out. Initially he was very friendly offering to take care of everything. As the months went by, it became pretty evident very quickly that he had no intention of fixing any of these issues. He used any excuse he could find to make it seem like he was working on these issues, but was really trying to stall or not perform the work hoping I'd just give up. It really felt like he was trying to stall to time out the remainder of my warranty. I can see all the warranty requests from the previous owner in their online system. All of them were closed out, but the vast majority of that work was never done so this is a common theme. Here are some of the excuses used: -The electrician called out sick today. -They're wrapping up another job. They'll be over when they're done. -They're pulling an electrician off another job site -There's no electrician onsite today -Someone stopped by but no one was home so they didn't do any work (funny because all their homes come standard with a Ring doorbell) -Your warranty is limited because it was a model home. You accepted the home as is (false according to the warranty documents I signed) I took 3 different days off work because we set an appointment for a specific time and date for an electrician to come do repairs. They were a no-show on every one of those days for one or more of the excuses given above. This went on for 8 months along with ignored calls, texts, and emails. I eventually got sick of playing this game and informed the customer relations manager I submitted a complaint to CA Department of Consumer Affairs. He promptly showed up later that week and personally completed all of the repairs in 2 hours. TLDR: We worked hard to meet every requirement and expectation they asked for us selling our previous property. They waited until we had no recourse to communicate any potential for delays. Myself and my family of five are now living out of a hotel because they could not faithfully execute on their commitments. Worse even, they can't nail down a single deadline. Every time they've given us some indication an inspection or other item would be completed, it has been delayed. I strongly encourage you to reconsider if thinking about purchasing a home from this seller. We are in contract with this company to purchase a new home. When we started discussions they indicated a specific closing date. We had a home in another state that needed to be sold. We listed our house and accepted an offer in three days from signing the original contract with City Ventures. We also completed the requisite deposits for them to continue working on the home. There were delays in scheduling a time with their designer to decide on options. I was assured that the delays in scheduling would not affect the timeline of the homes completion. Considering the late phase of the home, we only choose to have alternative countertops and some additional tile installed. All other choices were to remain as stock items that are normally installed. We also made an additional deposit related to these options. Fast forward to our original closing date for our other home and we received two emails from the sales representative about when we would close. I confirmed and communicated that we were finalizing everything and there was a slight delay due to a discrepancy in the appraisal that we were working through. We ultimately closed five days later than we originally stated we would, and only 30 days later than the date we signed the original contract. Overall, we completed the closing on the house in a very reasonable period of time. We were even able to negotiate a rent back agreement to continue staying for some time while we waited for the construction to be completed. Two days after we close on our house, have made numerous moving plans, and essentially lost any power we had to extend a rent back or some other mitigation the sales representative, Nancy Graham, notify that there will be a one month delay! When I spoke to her and the construction manager, it was evident they knew about the delays starting in March and never communicated these possibilities to us. It was also clear that no work was done on our home or materials order until after we closed on the sale of our current residence. The construction manager explicitly told me that no release for the orders was made until after we closed the other sale. This was not part of the agreement in anyway, and defeats the entire purpose of making a deposit to continue working on the home. read more

I would not purchase from City Ventures. We toured a project, ridiculously high density in Roundbarn, Santa Rosa. As a former contractor I have a very discerning eye. I have not seen such poor quality workmanship for such an expensive condo. Exterior flaws abound, and interior finished Sheetrock and paint was atrocious. These are the model homes. Spoiler alert; your home will be of a worse quality. Builder upgrades were not only "necessary" but just plain insulting. Plan on at least $100,000 more for something close to what should be standard. Example: Your standard flooring is lots of CHEAP carpet and 12x12 ceramic floor tile. This isn't 1980. Your 700 sq. ft. "building footprint" has a value of 30k...a 1900 sq. ft. unit is 800k+ 100k for "upgrades", do the math, that's $489 a sq. ft. for a mass produced condo....34 steps to the small bedrooms from the garage. I bought my City Ventures home in Palmdale, CA in December 2020. We are in a COVID world and obviously delays were going to occur. I appreciate Connie who was always available to answer questions regarding the process and she explained things in a way for me to understand. Although my move into my new home was not perfect and there were things that needed attention, I have to say that the Quality Manager (Mario) was AMAZING. He listened to my concerns and also pointed things out that I missed. He has made sure that things are fixed in a timely manner. More importantly, I am grateful that Mario has great communication skills and ensures customer satisfaction. Regardless of the builder, things will happen that need to be addressed and you want to have a Quality Manager that goes above and beyond. I love my new home and the location. New home in El Monte, I purchased a new home here in El Monte from city ventures. It took about half a year from the time we put or deposit down until now it took awhile but finally in early May we moved in. We were one of the first people to move in on this phase. The first walk through we notice lots of little imperfections. Abel who is the construction manager kindly gave us a a walk through and let us mark all the spots we felt needed touch / work. When we moved in we still noticed some things that were not fixed we were able to contact Abel and he came out to help. You see lots of bad reviews about construction etc... I can see probably many things were rushed in construction but I don't see any major flaws in my place we love our new home. These little imperfections are okay there's a year warranty to fix them. Mainly this review is for Abel he is a good guy and if you need anything feel free to contact him. He is quick and efficient. Also thanks to Yegal he was salesperson he was very fast at replying and letting us know the status of our home throughout construction. If this review is good then why on 4 stars ? I've been in my City Ventures' built home for 1 year now and I've really appreciated how courteous and helpful the staff has been (Johnny Rodriguez and Henry Gamboa). After each work order submission, for example, Henry Gamboa would give me a call to touch base and let me know how they were going to get the work done. When I had questions about how things worked (i.e. how to shut off the water supply in the bathroom), he went beyond just verbally explaining it to me, but showed me how to do it and had me try it, myself! Tramonte at Citrus Heights - Riverside, CA Christina and Iggy from Tramonte are excellent. Christina went the extra mile and literally did the leg work for us, as we completed much of the purchasing process remotely. She was extremely professional, knowledgeable, and her customer service was incredible. Iggy helped us on numerous occasions with great knowledge and customer service. He was with us on closing day and made the experience really special. Don't bother working with David. He's terribly rude, 0% helpful, and shouldn't be in a customer-facing role. As for the construction team - Mario, Johnny, and Wade - they are also excellent and extremely knowledgeable. They said they won't finish the job until we are happy. Mixed feeling about CV The Grove. The QM has been great, but we've had a lot of issues, however most were resolved by the QM. Our biggest concern that CV Director Terrah B has now told us we have to pay a third party to investigate, is that the insulation between our home and our neighbors is horrible! We can literally hear our neighbors conversation, we can hear them use the toilet (yes, poop and pee), and if they accidentally let a door slam shut we hear it in our home. Anyone know who else at CV may be helpful? Our next option is to hire a third party and get our family real estate lawyer involved. Would rather now though. read more

We purchased a Station House model home in West Oakland, which City Ventures leased back from us to continue selling a portfolio of homes. A few issues commenced: The water was to remain off for the duration of the lease (the property was to function strictly as a model walkthrough). We stopped by to check on the home and found that not only had they turned the water on, they were using the toilet. They explained that because this was only a verbal promise, they didn't have to honor the agreement and would keep the water on. Our real estate agent felt so bad that she stepped in to ask they at least replace the toilet. Adam Lubow treated her very poorly even though she has sold several units for City Ventures. We purchased the model home furnished, with ownership of everything within the unit. We stopped by to check on the home and discovered stolen, damaged and replaced property that was never reported to us. What even impresses me more is the professionalism and great client service of the Construction Managers: Henry and Abel. They walked me through the house and showed me lot of things a house can offer and offer their help to me if I need any information in the future. After 6 months, I still can text them casually asking about solar panel, EV charging, HOA, etc.. They are very responsive and happy to help! I have been living in my new construction home by City Ventures for four months now. I purchased in Long Beach, CA. Super pleased with the quality of my home and the amazing customer service the whole City Ventures team gave me and continues to give me. The house came with solar panels, high end appliances, energy efficient features (e.g. a Nest thermostat included in every home) and cutting edge modern features. For example, my front door allows me in via code or key and I can access it with an app to allow someone in via a time limited code. Like giving my cleaning lady a code to get in that lasts for a 24-hour window. The workman ship was excellent when I moved in and some minor touch up work was addressed immediately. The staff: Janine: Janine was excellent on follow up, kept me reminded of deadlines and next steps and always friendly and fun. Jenna: Jenna accommodated all my eccentric needs before the house was done, e.g. I was obsessed with coming to see it on my work at home Fridays. The social media she posted regularly gave me insight into what was happening. Dale: He is a super star. Answered all questions and he came into my home after moving in and helped me with some items I could not figure out. He is on top of everything and gets it done. Louis: Super responsive, helpful, gets things done. He handled my final walk-through and helped with some issues after I moved in. We're about a month into our townhouse at the Huxton, Long Beach and have loved every minute of it. As with any new construction there were some delays and our move in date was changed a couple of times, however Janine and Jenna in the sales office told us from day 1, it was to be expected. We visited frequently to look at the progress and Janine was always pleasant, helpful, and able to give us a progress report. Aside from the expected delays, the process was seamless. From picking out upgrades and finishes all the way to the final walk-through. Upon the final inspection there were a few minor touch-ups that needed to be done but they were completed promptly and we never had to ask twice to get something done. Posted a bad review a few months ago and it got deleted. This is a horrible builder who didn't take the time or consideration when building the Santa Ana Collections complex. Some homes are faced towards a busy street and homeless people sleep on the porches, use the electrical outlets and have easy access to packages left by UPS, FedEx and Amazon. They built another complex down the street and designed it in a way where it's secure. Severally residents have moved and its because of this issue. I have other complaints as far as defects that I came across that weren't visible when doing the walk through but I won't even go into that right now. Please do not purchase a home from City Ventures. I bought a home in Grove Village in Santa Rosa and the entire experience was substandard. The staff is the best part of the experience and if it was not for them, I would say that this builder should receive no stars. This is my third new home that I have bought in by far the worse quality home ever. My toilet didn't flush. The stoppers for the sink all had to be adjusted. The carpet, yes, I said carpet is lumpy. I had an ant infestation the 2nd month I moved in. This home is too expensive to be this poor quality. As a disabled Veteran, this home triggered my PTSD to the point I really stopped communicating to the builder to protect my mental health. Please read these reviews and run away from City Ventures. I have been in this home for less than three months and I am considering selling it. El Monte Location Worst experience ever. I was initially told that the site would be completed in mid February. I got my keys March 30. I did a walk through and saw small details that were looked over that were supposed to be fixed when I moved in and they weren't. In the attempt to get my home internet, cable etc it was impossible. I was told by spectrum that the construction site never told them the building was completed, so a tap was never built into the building. I called Spectrum Construction Support and was told that Spectrum can return to do a walkout survey with there construction team. Once survey is submitted, they will let spectrum know if tap is needed (which it is). If needed, may come with customer fee ranging from $3,000 and up (which is me). Also, it looks like Spectrum is the only service provider here. I am the only person who has moved in and I am experiencing all kinds of issues. I spoke with Terrah Bierd (city ventures) and I feel like I'm getting the run around specifically, because I'm the only person who has moved in. For a brand new home that was supposed to be move in ready, it was clearly not. This place is a disappointment! read more

We are first time homebuyers. We saw an Ice House model home in Oakland that was being used as a sales office and went through several rounds of inquiries with Kelly Millino and Adam Lubow to get more info about the house. After a week or two, we were told by Kelly that we could make a reservation on the home to make an offer which would be reviewed on a first come first serve basis. This was standard with all of the homes in the neighborhood. After we had placed a hold on the property and sent in an offer the next day, we were told that there was a competing offer also placed that day. We were concerned about this as we were initially told that a hold on the property obviously means that they allow us to submit an offer and review ours first - that was the first shady thing they did. Then they claimed we did not offer at list price (which we did, and also this was not a condition they gave us). After we found out about a competing offer, we decided to refine our offer with more competitive terms, which again placed us at a disadvantage. Two days later, we were told that they had accepted the other party's offer (an investor) as it was offered at $4k more, which to a large builder, doesn't seem like it would make much of a difference, so I'm not sure why they went through all of this. Plus, they claimed to favor homebuyers over investors, so this clearly is also not true. Adam and Kelly are arguably the most shady salespeople we've ever had the displeasure of dealing with, as they would continuously hide behind each other's words and claim the other person was out of the office (even though they regularly respond to emails). good thing we had everything in writing. Also, Natasha Zabaneh (the VP of Sales) is also horrible to work with. For an executive leader at a company, no wonder all of her employees act exactly as she does, ignoring their customers when they send complaints with no willingness to improve their experience. We considered buying another one of their homes if our offer wasn't approved, but now we don't want to give these people our money. We believe City Ventures has committed ethical violations and discriminatory actions, not to mention their homes are a bunch of shoddy lousy workmanship. We purchased a new Tramonte home at Citrus Heights in Riverside in July 2020. This has been the worst experience and decision we've ever made. This is our fifth home purchase and second new construction home and i must say the quality of this home is as poor as poor can get. In my opinion unskilled contractor built this house. Being excited about buying a your new home, there are so many things that might be overlooked during the walk through until you actually move in. Such as base broads not painted completely, base broads have gapping cracks, walls are very thin you can hear conversations in the next room and upstairs, the house is noisy due to vents in all bathrooms, laundry room and kitchen flopping each time the wind blows just a little, small white pinpoint paint splatters on just about all of the brown cabinetry as well as on the flooring, white paint on the base of the black fire place, white paint splatters on the laminate flooring, grout pulling away for the counters and walls in the bathrooms and kitchen, kitchen drawers left with wood shaving inside and are dusty and dirty, cold air coming through most of the windows indicating a lack of proper insulation resulting in high gas bills. Also there is no line from the kitchen facet leading to the refrigerator area to have a filtered water system installed. We had the line installed on top of the flooring and then had to cover the line with tubing. I've read the other negative reviews and have some of the same issues as others. I have pictures but there are too many to post. I will never purchase another home by this builder. I hate, hate this construction and my husband and I are looking forward to moving as soon as the real estate market permits. read more
