Poorly run company. They're aiming to nickel and dime folks any chance they can. Opened 3 service tickets for the same issue in 1 year with nothing done about the tickets. Then They charged for the repair that was a pre-existing issues, hence the tickets. If you're looking to rent a property they manage this company is a good enough reason to not rent the property. read more

Still I would not recommend renting in poverty areas from Clark. They do not care about what is put into these homes. I'm now being charged 5000 in damages that were already damaged prior to moving in. Upon moving in it was roaches scattered everywhere, I'm assuming from pest control or whomever. from the beginning theyknew it was a issue . Which told me "i messed up" From rats, roaches, carpet smelling like dog and urine, grass not cut, ice chest full of water. To be clear I experienced all of this my first day moving in and then continuous issues with the garbage disposal, plumbing and electrical issues. Proceed with Caution I would not recommend K-Clark Realty. I had ongoing issues with billing, communication, and unexpected charges. I was repeatedly billed late fees that had to be disputed, and responses from management were either delayed or nonexistent. Big warning: do NOT purchase the Rhino policy they offer. It does not benefit the tenant--it only protects the landlord. You don't get your money back like a normal deposit, and I was later told it needed to be renewed annually at a high cost, which was not clearly explained upfront. Overall, this experience has been stressful and frustrating. Make sure you read everything carefully and document all interactions if you choose to rent here. read more

I had a very disappointing experience with Clark Realty & Associates, both financially and in terms of basic customer service. After moving out on June 30, 2025, I was incorrectly charged for July and August rent and fees, despite my account being fully paid. I spent months trying to recover a portion of my security deposit. Emails and phone calls were ignored or met with non-answers like "we're reviewing it." It took six months and a BBB complaint to receive ~ $500 back. Even then, their own corrected ledger shows they still owe me $30, which they now blame on a "bank fee" tied to rent charges they never should have processed because I was no longer a tenant. Communication problems existed from day one. Emails often went unanswered. The receptionist was the only consistently helpful person, but she was clearly overwhelmed and shielding residents from staff who were rarely available. Maintenance and safety issues were constant: Trash and furniture left outside for weeks after move-outs Non-functional security gate Broken glass and explicit drawings left on sidewalks Poorly maintained vacant lots attracting pests like snakes and scorpions Flooding problems Selective HOA enforcement with steep fines for some residents and none for vacant units Between the money issues, lack of responsiveness, and unsafe conditions, I cannot recommend renting from this company or investing in property they manage. read more

Clark realty is no good even the workers that would go and said it's not worth living here,owner won't put money to fix shit,water leaking side of house they the workers came and made a huge mess never boarded nothing back left widely open, boiler outside would turn off and on,power box would go out everyday we plug something there it goes off, restroom had two sinks I decorated that wasn't put on right now connected to water .The other one side work then the shower would made a noise so they came made a big hole to the wall said be back the next day to cover 2 years later nothing,water hose from washer and dryer connector weren't working no hole for lint to go too crazy,door back room stuck I got kids what if there was a fire door would open cause house shifting door was stuck, people in the front said that they lived there and nothing wasn't fix all they do is charge charge charge, .no the place to go they mess me up . read more

To the new renters of 8708 vistabde nubes, please know you will be sending in work orders for the stove. We had them come out 4 different times to replace a regulator for the burner (bottom right) and it never gets fixed no matter what they do it it. You will have multiple multiple circuit breakers in the circuit box while you live there. We had them come out multiple times and even pointed out how there were electrical issues like outlets tripping during the move in inspection so we endured that our entire time there. So we bought and are happy to never have to worry about calling them to effectively fix nothing ever again. PS, one of their HVAC techs parked his van to block my whole driveway and wanted to argue with me about it. GOOD LUCK! read more

We have been with Clark reality since 2018 and honestly refuse to rent through anyone else. Rhonda is so helpful anytime our repairs needed done and very prompt with it. Luis always gets our repairs done in a timely and fast manner. They've worked with us with most things especially when the pandemic hit. They're all very wonderful people! I'm convinced that the people who are giving the low ratings are people who probably didn't communicate, probably tried to treat them badly or something. Of course they're going to charge fees as all companies do. Thankfully, in my experience, you get what you pay for with Clark Realty and they haven't failed me yet! read more

I will never do business with K Clark ever. Everything I turn in that was damage when I moved in. They try to charge me. Then made up stuff. Good thing I took pictures. They charge me $250 for a force lawn cut. But, could never tell me what that meant. Then charge me an addiction $150 for the lawn not being cut. I cut my own grass. And took pictures. I was told that this company is the worse, after I sign my lease. Lesson learn. read more

The place we got was barley ready for move in, the drains were clogged with a disgusting amount of hair in both restrooms. The response time for items needing repair was atrocious due to pending approval and the repair was crap so I got charged for the same issue at move out. They will take every shot to chip away at your deposit plus more. They are money hungry and will stick it to you when they can. I'd encourage anyone interested to go a different route. read more

We got out as quickly as we could and even our last month there tried getting another 500 after we paid rent and showed proof because they lost the check. I understand the other reviews on this place. They are crooks. They don't take care of maintenance request ASAP. Health and safety failure upon inspection of this place. They add fees even though you haven't missed a months rent, other places have a 10-15 day window..I strongly recommend and highly recommend those other places for their exceptional service, attentiveness, diligence and care. Clark properties fails health, safety, customer relations and they are crooks, this is true. You could be late with a payment within a few days, and they greedily and eagerly add fees. Imagine forgetting or getting the dates wrong and it's only one to three days and then get a fee even though you never miss a months pay. read more

I have been with Clark for almost 2 years. First property I rented was not move-in ready. The front lawn wasn't cut & I had a huge gap about 2 inches wide, in between the floor and the front door. You could literally see inside the house, not even a weather seal could stop it. I moved in on November 1st so you can imagine it was getting cold and I had small children. When I moved in, we didn't have hot water for about 3-5 days because CPS said it was unsafe to turn on the gas due to lack of proper set up to release the CO2 out of the house. There we were, cold and all because my AC ran on gas. Next thing you know, my sons room kept burning out anything we plugged in, turns out we had bad currents on the electrical side, causing me to burn my vacuum. Imagine if my son would've been the one to plug in his night light. Wow. So we proceed to live there for a year, I saw crackheads walking up and down the block so I decided to move out. The day of moving, I hired PROFESSIONALS to clean carpets and clean the entire house. Keep in mind the trash was going to be picked up on Monday as usual because that's the Waste management schedule, I dropped off the key on Sunday so they CHARGED ME for leaving the trash out front in a CONTAINER. LOL WTF so now I'm moving out in the middle of FALL and they charged me for leaving the backyard with "debris aka leafs" umm when I moved in the backyard was FILLED with leafs. It's a 1,700 ranch style house, the yard was huge! First time I raked it it took 5 people!!! Clark took my entire deposit leaving me with 200/1,200 for security deposit. Shit they even charged me for a light bulb and a door stopper haha okay then. UPDATE: A grumpy old man came knocking on my door and he claims to be Clark Realty property manager and said I was violating the no pitbull policy, well sir let me say I dog sit dogs in the middle of a pandemic to pay your rent and stay above this situation, do you want to get paid or not? A job is a job and the dogs are only here for a couple of hours at the most 2! So you can go and knock on somebody else's hustle cause I'm a responsible tenant who's never once gave you a reason to come knocking on my door! read more

They have a bully mentality and don't like when you give them back what they give. I would never recommend this "property management" group to ANYONE. Just relocated to San Antonio however first impressions are everything. The three stars are for Ms. Regina who in my opinion is a solid women she's Okay now about Clark realty I signed my lease prior to March 1, 2019, shortly after obtained keys after paying security deposit (equal to rent), first months rent and $70 for water as per lease. So I get to the home it's gated however the walk through gate remained wide open until about 6/7pm, the initial is missing on the gate entrance, there was a lock box on my door and a black pickup truck in my driveway ironic right well it gets better. I called Clark realty and was told to knock on the door and other doors and try to find out who truck it was...seriously? How inconsiderate, unprofessional and unsafe. Mind you I had just picked up my keys then encounters this. I parked the uhaul went inside with my children and 10 min later the doors bells rings. Some random guy asked me to move my uhaul because the truck in my driveway was his and he needed to get out..seriously as if you just coughed up x amount of money to move in? I called the company back no answer and zero follow up. At this point I proceed with the walk through (taking pictures and video for my records) before the office closes although you have 72 hours to return the form (I returned them the very next day and obtained a copy). Upon walk through clearly someone didn't clean or care to re paint there are countless black marks and dings on the walls, dust in the baseboards ect, the fridge smelled of fish sticks, the garbage disposal didn't work, granite counter tops burns marks, master bedroom tub permanently stained and should have been replaced. After relocating and driveling two plus hours with children to new location loading and unpacking solo I just wanted to take a hot bath. First I cleaned this place like my life depended on it. Took a hot bath and would you know the tub didn't drain. I put in an order as of yet haven't heard from anyone to fix. So we are using one shower/bath in a 2.5 bathroom home. Yesterday my daughter came to me and said she heard someone trying to wiggle the doorknob, what? I peeked through the door hole and again some random guy was walking to his truck. I waited until he drove off and opened the door appears he took the key box off. Folks I have zero issues with paying for quality and to live in a safe and secure (at best) Property however if this is how my year here will be then like someone advised get a legal advice? I really had high hopes for this place:( and not looking forward to moving for a while...unfortunately I may have to reconsider. UPDATE: So today I came home to dog crap in my front yard, called Clark Realty "SUE" answered, I explained the above and was told and I quote "Go find who dog pooped in your yard. How do you expect us to be responsible for cleaning up dog poop in your front yard". I said ma'am I wasn't expecting you to do that however I do expect that if I'm paying over 1200 in monthly rent that the townhome complex would at least issue a notice to other tenants regarding this issue. Her professionalism appears to currently be at an all time low. Sad because unfortunately my rating just went from a three star to a two. Threatened this morning by next door neighbor that he will F me up simply because we saw his girlfriend take his dog to poop outside on the shared front lawn. I literally asked that he pickup the poop that Ive been picking up for the couple weeks. I contacted Clark reality a couple weeks ago and was told until to confront the neighbor. SO KNOW THAT IVE BEEN THREATENED CLARK REALITY ARE YOU GOING TO KEEP ME AND MY KIDS SAFE? STAY AWAY We have been renting with them for less than 6 months and our experience is already terrible. We pay everything on time yet they still sent us a notice that it wasn't even though we have a receipt and we disputed it we were still told it would affect our credit and got a late fee. We are being charged for having a basketball court in our driveway,WE DONT HAVE ONE,we have one child who barely started walking. They're charging us for our hedges not being trimmed. Even though it's included with our rent that they do the landscaping. Do not rent with them they make shit up to charge you. These guys are horrible. Do not rent from them. Let's just say you will not get your deposit back. They have their lease worded so they can apply anything towards a reason to deduct from the deposit. Save $20 and clean the microwave filter which isn't in the lease but falls under the vague cleaning requirements. Also, "normal wear and tear" is up to Clark realty's discretion. We stayed there 3 years and under Texas law, normal wear and tear is 3 years +. According to kclark realty, the carpet was damaged and Uncleaned professionally so we were charge $These guys suck. If I could not give 1 star I would. DO NOT RENT FROM THIS PLACE All they care about is the money and taking every penny from your deposit and then try to get more out of you. Took my whole deposit and is trying to charge an extra $700 on top of that. They charge you basic things that rental companies are supposed to do. They say it's beyond wear and tear for the painting, cleaning, and have to change the carpet. If they charge that much for a cleaning then why was it dirty when we moved in. When we moved in, the place was filthy, there were stains on the carpet, already holes in the walls, and doors were stained. Maintenance is awful and never calls back after voicemails left. We lived there for 7 months and could only use one of the bathrooms that had a bath. The other one needed to be repaired because the faucet wasn't working on the bath tub. Was told that they were working on getting it approved. Never heard back after contacting them and leaving a voicemail. AC was out for 3 days in 107+ degrees, the hottest time of the summer. Have a 1 year old and dogs. kept calling to see when they could fix it because it was 95 degrees in our place. Got told it would be fixed the next day, no one came. When we called, we kept getting sent to voicemail or no one would pick up. When we finally did get a hold of someone got told it would be the next day.The 3rd day without AC they told us again that it would be the next day probably. Thankfully at the end of the 3rd day someone came at 4:30pm. They never call when they come so we were expected to be there waiting on them. Ended up having to take my daughter to the hospital because she was severely dehydrated and sick from having no ac and not being able to leave. If you have problems with your neighbors don't bother complaining to them they do nothing about it. Worst rental company ever. No one ever answers the phone and you always get sent around to voicemails and no one calls back. read more

Property owners beware! Do not hire this company to manage your properties. First, read all the negative reviews from tenants and ask yourself if you want this company interacting with your tenants. Then, note that they use their own maintenance company (which they also own) for all repairs on your property. This may sound good, but you should ask up front for a list of prices that he'll be charging you for your typical repairs. Finally, know that if you ever decide to part ways with Mr. Clark, he will do everything he can to make the process difficult on the way out. He's vindictive and petty, and he will squabble with you over every last penny, while at the same time trying to sell you more properties that he's building. It's almost comical how petty this man is. Don't waste your time or your money. Find someone else to manage your properties. read more

I rented with Clark Realty for 4yrs, ONLY because of convenience. My frustration with this company started the second I moved in. The "move in ready" townhouse was nowhere near move in ready. Everything was absolutely disgusting, including urine all over the toilet seats, multiple urine stains on the carpet, the backyard was completely overgrown, the drains all backfilled, and fire alarms on the property were non-functional. Getting ahold of anyone to help with any issues requires a tremendous amount of persistence, leaving voicemails with pretty much every single person in the office, and still no call back. I could probably continue on with four year's worth of frustrations, but bottom-line is: I would not recommend this company to my worst enemy. read more

Before I purchased my current home, my wife (then-girlfriend) and I rented a property from Clark Realty. Let me start by saying that I ignored what seemed to be relatively few reviews like what this one will be, so I hope for your sake you don't make the same mistake I did. At the beginning, things seemed okay-ish. Yeah, they wanted a larger deposit than most rental places, but that's not a huge deal, and the place looked decent enough and the price seemed competitive. Spoke to would-be neighbors, and the neighborhood seemed friendly enough. ...That lasted about 3-4 months until summer hit...and we started having problems with our air conditioning unit. Request after request after request was closed in their online system as 'complete' with no action taken, and the issue only got fixed multiple months later after contacting a lawyer to consider exiting the lease and filing complaints with BBB, etc. By this point, the lease was only a few months from over (we only signed a 1-year lease, thank God)...and the summer months were also about over, so we decided to stick it out rather than potentially deal with more headaches just to get away from a bad company sooner. Come December we'd found the home we ended up purchasing, and were in the middle of closing (through another realtor, mind you, not going to be a fool to trust Clark twice) and turned in our paperwork to notify of our intention to vacate at lease end. Clark lost the paperwork, then when we went to follow-up in January, attempted to tell us that we'd have to pay them for February as well because they 'didn't have the notice on file.' Needless to say, this led to more issues dealing with complaints to the BBB and talking to said lawyer again....and Clark relented, agreeing to let us move out on our lease end date. At this point you're probably wondering why I'm still typing, as surely they can't pull more than all of the above, right? Except they did. See, before we moved out, we scrubbed the place floor to ceiling, etc., left the place basically in better condition than it was in when we'd moved in a year prior. One would think this would warrant a return of at least part of one's security deposit. Not the case with Clark. They claimed a 'mandatory cleaning fee' even though the place was cleaned (of about half the deposit), and billed the rest to a 'smoking fee' (neither my wife nor I smoke)... ...In short, Clark realty is a bunch of crooks. I'd stay as far away as you possibly can. There are better options out there. read more

If I could give them 0 stars I would. I have been renting a townhome from Clark realty for over a year and a half now. To start off when we first moved in, the house was a disaster. It was filthy and there was broken doors, marks all over the walls and the toilet was broken, and we were told the House was move in ready. After that we had issues with water coming through the front door when it rained because there were cracks in the foundation beneath the door. We also had a/c issues during the first summer. Another issue we had with our current neighbors and their three dogs, which include a Pitbull, which I thought should be a breed restriction. Anyway, the neighbors dogs kept digging holes under our fence and were coming into our yard. We told Clark numerous times and finally after a month or two, they put stones underneath the fence so the dogs could not dig again. It's not very visually appealing and it looks ghetto, but it fixed the issue I suppose. Finally to the main issue we are having with them currently. I have been receiving letters from SAWS since last year regarding an annual backflow water test that needed to be completed on the property. Since I received the first letter I have been calling Clark on a daily basis. I have sent emails to Kevin, and left him numerous voicemails but he has yet to respond. I have spoken to Rhonda, who is VERY rude! I have also spoken to Susan and Peggy. All of which who have said it's being taken care of however here we are in April and it's still not been completed. Now I am relieving notices that my water services will be cut off if the test is not completed. I have already filed a complaint with BBB as well. Prospective renters just be aware of the service you get when renting with this company. read more
