I was still able to secure a roof over my 76 year old mothers head any all they're attempts to harm us have been blocked. Kevin Clark and his team have managed two of my properties for several years. Over that period, I have stayed with Kevin out of convenience (his construction arm of the business built the houses), even though the level of service wasn't always up to par. However, in the past couple of months, his lack of response has become so bad, that I was compelled to write a review on here in the hope of hearing back from him... That should tell you a lot about how he runs his business. Two months ago I asked for a walk-thru of both my properties. We found out that in one house the tenant had removed all of the smoke alarms, damaged blinds, etc., and in the other, the carpet was in need of repair, with nails sticking out. Understanding that this can be a liability to myself, I requested that Kevin provide me with a list of needed repairs and cost responsibilities for myself and the tenant. Kevin promised to have them for me the following day, which never happened. Over the course of several weeks, I have been told they'd be coming, and still 2 months later, nothing. I've tried being patient, but as an owner, I am paying for a service that is not being done, and so I'm being forced to interview replacements as a last resort. For anyone reading this review, I cannot urge you enough to reconsider entering into an agreement with him for any of their services. If you do, be prepared to have what feels like a second job managing them. read more

Be careful if you plan on moving into one of their new townhomes. They nit pick about everything when you move out, even if you leave it spotless, be sure to expect hundreds of dollars out of your deposit. I called maintenance several times to ask for the right air filter to replace when moving out and they never returned my call. I found the replacement, an off brand which was $40 and Clark Realty charged me $125 for the "correct" filter. As for the neighborhood, be sure to do your research. Especially military families. Contact Bexar County records (will probably cost around $10.00 but worth it to see the crime going on in the area), and request a survey of the neighborhood. The Constable is there multiple times a week in order to issue warrants to your lovely neighbors. The garages are also about 2 inches to short in order to get a car inside, if you plan on having a washer and dryer. Don't even think about trying to park on the curb, they will come and tell you to move or they will tow the vehicle. There are also about 12 unusable vehicles taking up the visitor parking spots so don't plan on inviting anyone over without the fear of getting towed. Nice townhome for the price, but the neighborhood is rough. When you go to view the property go in the evening when you can see just how many people actually live in these three bedrooms (you will see 3-4 cars per townhome, it's insane). read more

"DO NOT RENT FROM THIS COMPANY" Unfortunately my family and I did not have a good experience at all with this company nor with the home. This company tries to take as much money from you as possible and will not try to reason with you. The house I rented was a 3 bed/2 bath home (two story), they tell you to put in maintenance repairs through their portal but once you put those requests in you will be charged an insane amount wether the house was like that before you moved in. Even when we got the signed the lease this company couldn't even provide us with the two keys they claim to give you. We had to make our own copy of the house keys with the key that was left inside the lockbox. This company is a joke the house we rented was horrible the bath upstairs would leak downstairs so, expect a puddle in your living room when using that shower or toilet. They tried to cover up the mold in that house with paint until the walls started oozing and the layers of paint began to peel off and expose the mold. The ac unit does not stay at an auto temp and constantly goes out, put a maintained request in for the thermostat and still had problems with it. The fence is falling over and is missing pieces so do not expect privacy. Neighbors have tons of dogs so expect to be infested with fleas, also neighbors park all along side the road and expect random cars parking in your driveway including your yard! The exterior wall to the master bedroom MOVES! Leaves a gap from the floor to the wall that is exposed to your backyard so expect pests and insects coming into your master bedroom. Plus none of your doors will close so you have to force your rooms, bathrooms, garage, front and backyard doors to close. DO NOT EXPECT TO GET YOUR DEPOSIT BACK BECAUSE THEY WILL NOT RETURN THAT TO YOU WITH THEIR CHARGE FOR "PROFESSIONAL CLEANERS" this company is a joke and will poke your eyes out. The house was so dirty when I moved in that I asked how could I get out of the lease a WEEK later and was told I'd have to pay Junt rent and a relenting fee of $2,250! KEVIN CLARK SHOULD BE OUT OF BUSINESS! He doesn't care as long as his family isn't living there! Tomorrow I will be reporting this to the State Board of Realty due to the conditions of this home! There mold is both bathrooms including the wash room REAL BAD! There's been a leak since we moved in and I'm so grateful that I took pictures and videos of everything with the date because people are so evil they will try to make you pay for damage that was already done! The leak caused the plumbing to back up which had flooded my whole downstairs I am so hurt because what we wanted to call "home" had turned into a big disaster! Found an apartment I wanted to rent online offered by this firm. I called the office multiple times to talk to a realtor, but none were ever in the office. The personal phone they gave me twice to call was for a guy who wasn't even in the country at the time; it took me mentioning that Joe specifically never called me back for the receptionist to realize this, so she gave me Randy's number. Called him twice, left a message, he also never returned the call. Called the office, was told there were no realtors in the office and to call some number. I refused and complained about not being called back by two different people, was put on hold for 20 minutes, and was finally spoken to by Randy. Turns out the apartment complex is full until at LEAST 62 days, even though there's an opening still listed on both Zillow and Trulia. read more

Something breaks, you'll want to fix it yourself because that's how long they have you waiting. And I'm referring to essential items like air conditioning in the middle of the summer!! Ridiculous. Second: if anything goes wrong resulting in you needing to talk to someone in the office, be prepared for a headache. It's like talking to a child who has anger issues. They literally answer the phone with the worst attitude, if they answer at all. And don't even get me started with trying to sit down with someone, that's not gunna happen. If you do manage to get into the office, you'll be biting your tongue. I've always been in disbelief of the audacity these people have, it's like wait are you working for this company or did you just walk in here to make them look terrible?? Unfortunately they always end up being paid to treat their customers the way they do. So anyway we finally ended up moving out because it was just way too stressful dealing with all the problems we had. We spent 48 hours, not exaggerating, on fixing every little problem. I even filled in the holes with cock from where I had screws in the wall, let me tell you, it was close to spotless and in way better condition than when I moved in. So that's all done I'm satisfied and awaiting my deposit!! WELL THATS A JOKE TO THEM. I called them asking them for a walk through.. they said they don't do walk through and that they wish me luck on receiving my security deposit.... they legit laughed on the phone like they were straight up saying "lmao we don't give those back..." so that's cool. Then I get the letter stating I owe them 850.00... they had things listed on there that I have PROOF of doing. 65 dollars for an air filter that I have a video of me replacing. Anyway, I went to the apartment that is now rented to a new tenant. The new tenant and I spoke and she let me confirm if everything they were trying to charge me for was indeed done. It was NOT. Everything they were charging me for was not done, like anyone who moves in they just charge them for everything wrong and never ever fix it. They even left the air filter I put in there as a requirement to receive my security deposit!!! Like are your seriously charging me 65 dollars for not replacing a filter I obviously replaced only to go in the apartment and find the exact same one still there? like I'm not even sure how clark realty is still even a thing.. interactions with people like this make me worried about our future. My wife and I bought a house that was built by Clark have a warranty but every time I call his not in and will not return my calls. then 1.5 years after buying the house I get a letter from the HOA for 1100.00 saying that we owe them for the year with all late fees and a transfer fee because when they sold the house they told the realtor that there was no HOA so nothing was transferred and paid off by them and I got stuck with the bill and it's sad cause it was only 250.00 so I got stuck for 850.00. and the HOA will not lower the price for us and they know that they did this to us. I have nothing good to say about this company. DO NOT RENT FROM THIS COMPANY! I have been renting from this company for 2 years now and this is the end of the road. To start, they have the worst customer service in the history of customer service. When you call and you're trying to speak, you constantly interrupted. Throughout my entire rental history with Clark Realty, I have had a horrible time with repairs. I am currently dealing with a toilet that is actually squirting so much water from the bottom that it is flooding the bathroom and the room. When I initially experienced the problem, I let them know and someone came to "fix" it, but it had gotten way worse the weekend after. The company DOES NOT have emergency repair number or anything like that, SO I called the owner, Kevin Clark, to see if he could possibly send someone to have it fixed. When I spoke with him not only was he rude, but he also told me he would call back and I have yet to receive that call. Even after I called him back, he did not pick up. Now today is Monday, I put in another request about the toilet through the online portal that they have and no one has contacted me about the situation. I called and was directed to the maintenance "department", which is lead by a woman that goes by the name of Rhonda, she did not answer. So I then called back and asked the person who directed me to her, if Rhonda was in, she said yes and that she had just gotten off of a call and could speak with me. When I was transferred over, she once again did not answer. This is not the first time I have gone through this, but this honestly will be the last time. I also experienced a problem with the a/c where it stopped working. They had a repairman come fix it and he was here for over an hour fixing it. He told me that the a/c was frozen and the night before I had the a/c on 75 because the rooms does get nice and cold. About 2 weeks later, I received a notice saying that the only problem with the a/c was a dirty air filter and that I needed to pay $150. I can say that I rented with them because I was in a really bad relationship when I moved from Florida to here and they were very understanding and helpful at that time. Clark managed our properties for about 5 years, with the first 2 pretty good. The last 3 years he became unresponsive. The realtors upon selling were incompetent and we were charged fees at closing that were not previously disclosed. We were gouged in other ways as well. We lost thousands on poor rent collection and one property even went unlisted due to oversight. Their maintenance quality was at best questionable. Our contract was also breached numerous times. I My mom who is elderly move in with me so we explored a bigger place, this beautiful townhouse in Kyle , TX. Moved in Dec 23, the temp dropped into the 20 the second week no heat downstairs we had to put on 3 layers to make dinner. The upstairs registered 91. Called maintenance, it was 24 hours later a dude showed up said it was fixed it after a few hours. It went from 69 to 71 but the temperature rose. Colds, missed work and barely dodging a killer flu. 2 weeks later another freeze this time colder 3 layers of clothes, missed work I'm sick now. I called and sternly asked for the owner he allowed me 2 sentences started loud and quick talking me, I stopped him he did it again, I tried to stop him he asked me if we had heat upstairs 3 Times I finally said yes he said he would send someone. I said not the same person but a professional I also demanded to move and he hung up in my face. The same guy came now it comfortable downstairs but 85 upstairs still is not working right. Today is our 30 days and we just got a $442 dollar electric bill for half a townhouse but paid for the whole townhouse!! SMH read more

They maintain their properties poorly. NOW they ask that the rent is paid online or pay a $10 fee. When trying to pay online, it is a $27 dollar fee when using a debit/credit card. What a rip off! I pay rent with a money order. It ensures that no check bounce and everyone, in theory, is happy. If rent is late, expect to pay 10% of your rent to them as a late fee. We rented from them for a year and a half but they tried to go up on our rent twice within six months in an effort to force us to sign a new long term lease. They didn't honor things they promised when we rented the property, like lawn care (and never once did either set of neighbors mow even their part of the front yard of the duplex). The property was brand new but VERY shoddily built and maintenance was less than helpful about getting anyone out for issues (you had to call several times to get anyone to schedule anything). When they did try to make repairs, the issues were never quite fixed and the people they sent mostly had no clue what they were doing. When we did move out, they charged us for cleaning even though I had the property professionally cleaned and had receipts to prove it, plus charged for items that were either pre-existing before we moved in and noted on their move-in form or were normal wear and tear on the property (I'm still considering pursuing this in small claims court, it was that flagrant of a money grab but just want to be done with these people). I would recommend that you stay far away from this company. You can get much nicer properties from much better property managers for the same or less rent. So glad I am out of that house! read more

My wife and I were house shopping and found a beautiful home on the far north side of Bulverde. It had Kevin Clark as the contact info so we took his information down to call. Over lunch, my wife called Kevin to ask some questions regarding the house and he stated he was showing the house to another couple but we could come up and view. It took about 20 minutes to get there so we called upon our arrival to let him know we were there and waiting. He never answered. I rang the doorbell and knocked and no response. I realize he was showing to other potential buyers however we waited 25 minutes outside with our toddler (13 month old daughter) and were never acknowledged. We ended up leaving and never received a call back from Kevin to state whether or not the house sold or to explain why he suggested we travel that far only to not have it work out. This company is a JOKE. They are the most unorganized, unprofessional company I have ever had the displeasure of dealing with. When we first moved in they lost paperwork that we submitted to them 3 times, and because they couldn't keep track of their documents K Clark posted eviction notices on our door 4 times within 3 weeks, despite us supplying multiple copies. When our dishwasher broke it took them over a week to get someone out to look at it, even when we told them there was water flooding the floor and under the sink. When our AC unit went out, I wound up having to take half a day off work in order to be home when the repairman came out. I was told he would be here at 9am, and he didn't make it out until almost an hour later (which was absolutely NOT his fault, because I know K Clark didn't relay the message). I left 2 messages for the company and I still have yet to hear back dr them. If you're thinking about renting from this place, please rethink unless you want issue after issue to deal with. In reading through the reviews, I am seeing that K Clark Realty, deals with people who are credit challenged and or it is their last resort because no one else will lease to them. I recently moved into a BRAND new townhome that this company represents. The process was easy and due to my going thru a horrible divorce, my credit score took a beat up and I thought it was a blessing when I found out that I was approved. Upon moving in, there were critters crawling around, dust from construction, and the property looked as if they hadn't even sent anyone in to do a make-ready. Within a few months, I was hospitalized for about a week which caused me to me late with my rent. I advised them of my situation but was never told able the astronomical fees that racking up as I was trying to get the money together to pay the rent. During this time, I was served with a summons to come to court. At court, they told the judge that they would not work with me and that they wanted possession of the property. Instead of paying them, I went and found me another place to stay. On the last day that I was suppose to be out by 2pm, I had scheduled movers to move me at that morning. My movers called and canceled with me but advised me that they could move me the next morning. I called Kay, who said that she was unable to make any calls and that the constables would proceed even with it drizzling outside. At 2pm, Carlos, knocked on my door and told me that the constable was there and I needed to get out. I spoke to the constable and advised him of my situation and he said that it was up to Carlos. Carlos proceeded to have his people put my stuff to the curb as it continued to drizzle outside. I was stuck trying to find someone to move me as the rain started to pick up. My things and my furniture was ruined. They didn't even have the empathy to at least allow me access to the garage seeming that it was a 80% chance of rain. My furniture was ruined, by the way. Carlos spoke to me as if I was some third class citizen, and made me feel like I was begging him to work with me. I proceeded to text Kevin Clark, owner of this company, and was told basically since I didn't pay my rent, his employee had the right to treat me and talk to me in whatever way they would like. He responded by saying, " Carlos is ex- military and he has great customer service, you should have paid your rent and you would still be there, we work for the owners and we are only following their rules, we are by the way filing to sue you for what you owe. Good Luck to you, Hope in the future, you pay your rent." To conclude this review, I will be transparent in saying that I am not writing this review because I am disgruntled, under my circumstances, I believe that what happened to me that hindered me from paying my rent and the astronomical late fees that they charge, is a blessing. I am a just a woman who is temporarily down on my luck but will rise again as I continue to praise God for what I do have. I will definitely say that, because of my experience and reading the reviews in several places that, K Clark Realty, is unbiased and treat their paying and non paying residents the same, without prejudice. They are a prime example of " Let's make America great again", and they prey on the people who come to them, needing them the most. Yes, business is business; however, their has to be a more moral and ethical way of treating people, regardless of the circumstances. Everyone has a story and just because you have the right to treat someone like scum doesn't mean that you should even when you are managing a property for someone.. They are true real estate gangsters and I am a firm believer that I am not the first person to have been done like that. At the end of the day, it's not about my having to move, this is about principle. The simple principle that comes from God's word.. Treat people how you would want to me treated. I recommend that you beware of this company, whether renting, buying. If you are needing someone to manage your properties and you are a believer in God and you believe that Jesus died for your sins.. find another company to handle your business. I just want to thank Kevin Clark for being an awesome landlord. I rented a house from Kevin for the past 2 years anytime I needed something repaired on the house it would be fixed within 24 hours. The owner of my house decided to put the house up for sale and of course it sold. I signed a lease for the house next door that was for rent. I picked up the keys last Monday, I was just about ready to start moving in then my son called and said there was a house for rent close to him and my grandson's. I called Kevin Clark and he took time out of his busy schedule 3 different days to let me talk his ear off about how I wanted to be closer to my son and grandson's. Kevin decided to talk to the owners of the property and they let me out of my lease which basically is unheard of so I could be closer to my boys. I regret giving them 3 years of rent. This is the worst company to throw your money away with. Their vague lease is a trap to over charge you and keep all of your security deposit. If you are unfortunate like we were, I would get a copy of the lease and ask them to explain in writing what all means and get it notarized so they can't bend the wording to their will. They are straight up crooks. Their maintenance manager is a joke. calls were rarely returned and it was like pulling teeth the get one of them on the phone. When we first moved in, our hot water was not working. We found out later that it was due to the water heater fuse was not the proper voltage and was quickly changed. we thought, "awesome customer service". Then a day later water pours through the upstairs vent. Come to find out the AC unit is not draining and over flowing onto the attic flow and spilling into the vent. This led to the water hitting the safety switch to stop the unit to prevent series water damage. So image being in San Antonio Texas with no AC during June. I then call the emergency line to report this. The next morning I get a call from the maintenance manager to find out what happen. I explain everything I just wrote and we hang up and I think everything going to get taken care of. We get a guy to come out who thinks I have a plumbing problem because this manager only heard me say I have a leak of water, never mind the fact I say its from the AC unit coming from the attic spilling into the vent. So this guy can't fix anything. We wait 4 days for someone to come and finally fix the problem. Luckily I had a hand pump and hose and drained the overflow pan from the attic into the upstairs bathtub. Mind you I had to do this twice to three times a day. No where did our lease say I was responsible for this to have a working AC unit. Come to find out these guys rushed the job and didn't have a plug in a pipe which helps cause pressure to help pump our moisture from the unit instead of it building up in the bottom then dripping in to the overflow pan. The guy who fixed it told me the lady 3 doors down had the same exact problem. These guys are horrible and I hope you find somewhere else to live. When we finally moved out and cleaned the hell out of the place. they charged outrageous fees for carpet we walked on for 3 years because we didn't get it professionally cleaned. They tried to double charge us for holes in the wall downstairs and upstairs from hanging pictures. now get this. Just those two occurrences were over $900. By the time they were done racking up their charges, we lost our $1150 deposit and owed $400. I hope only the worst for this company and hope you do not have to experience the scam from these crooks. ( it took a lot from me not to drop multiple f bombs while doing this review) RUN! DONT LEASE! read more
