If I could give zero stars I would. Measured incorrectly, and then appraised the home based on incorrect measurements. When we submitted a rebuttal, they told us that the miscalculation in square footage was "insignificant" and refused to change the appraisal price. The "insignificant" amount was about an $11K difference based on the appraisers estimate of our price per sq ft, which is pretty significant to a first time home buyer that has saved every penny to try to buy a home, only to make it this far and be screwed by the appraiser. I WOULD NOT recommend this company to anyone and will be filing many complaints. Please don't use them. read more

This place is terrible!! Took 2 weeks for the appraiser to do the work. Four days AFTER the inspection was complete they still had not uploaded the appraisal to the underwriter, low and behold the appraiser then notified us that she cannot appraise homes over 1 million!! This appraisal company is horrible. Ask up front if your lender uses them and if so, RUN AWAY! Do not get a loan with any lender that uses this appraisal company. This is the only way to get this bad actor out of the business of ripping people off. See other reviews and BBB complaints. Their appraisers do not perform on time almost ever, and they do not answer when you make inquiries. We are working toward our 4th closing extension now and the deal is about to crumble because they are not performing as promised. When I spoke with someone there, they told me to ask the mortgage company if they could just go ahead and approve the loan without the appraisal, and they said that they do this all them time. Class Valuation appraised my duplex property yesterday, my appraiser was super professional, on time and gave great service.

It has been over a week and they have not submitted the appraisal report. You cannot get a status via email or phone and they refused payment for an expedited report. If you want to close in a reasonable time don't hire Class Valuation! read more

House was appraised at the same value at which it was purchased in 2018. I feel completely undermined and helpless. There are two other houses of the same footage sold in the same two weeks, but the comps were left out due to unspecified reasons. We lived in a new community and had completed front and backyard works, whereby all other houses used in comps are yet to complete any yard work. I was referred to them through my lender. They initially charged me $580 for the appraisa, than advised my lender it'll be another $220 for faster service. They never showed up and never responded back to my lender. I had to pay another appraiser to do the work. I filed a claim with my bank due to they were not wanti to give my money bank. Now my bank have reversed what they credited me due to class valuation said they did the service. These people are crooks. I have to provide documentation to my bank which I will show I paid for another appraiser to do the appraisal. I am sure they will be getting sued soon. Along with all these other reviews I would give ZERO stars. As a Realtor, I will be taking the time to make an official complaint. I have never in my life had an appraisal make absolutely no sense. Like most of the others who have reviewed this company, they reduced the sq ftg so much based on their incorrect measurements that it affected the overall value of the house and almost cost my buyer the home. The appraiser tried to say the stairs had to be removed from the sq ftg. 126sq ft for stairs (the size of a bdrm), that by the way had a huge storage section underneath them. They reduced the sq ft on the home my client was buying but did not reduce it on any of the comparables that also had stairs. I feel like they just make stuff up and then completely refuse to relook at or explain their decision. I blame the lenders for using this company. In the future, I will be asking if the lender uses this company. If they do, the lender will not be used. read more

This company does not care about anyone. They contract out to contract that out, then contract it out again so they arnt held liable. They hire appraisers who don't show up then delay your home buying process and when you are in a situation like mine, you are left with your lease being up and house not closing. After reading some of these reviews Lenders have to do better at picking a competent company to stay on schedule with closing dates. Having to re-arrange everything with my move because the appraiser decided to reach back to my broker at 10:30pm notifying them that he can't complete the inspection until the day I'm supposed to close. When I called to inquire about a charge to my credit card today an extremely rude woman who answers the phone told me it was for an appraisal that is not booked yet. I originally gave Class Valuation a poor review after an experience with them last month. They had lost contact with their Appraiser and the report was very late causing monitary damages to the Buyer. However, when the right person was reached to bring the issue to his attention, he promptly apologized and refunded the Buyer's Appraisal fee. I at least appreciate the integrity of that individual in management. I agree that it was an unusual conundrum, but also recommend some additional staff training on how to quickly resolve issues like that. read more

I have been buying and selling homes for twenty plus years, and I have never done business with a more unprofessional company. The appraisal agent that was sent out was did not even walk through the home. She was two hours late to the appointment. She called 1 hour after the appointment time trying to reschedule. I explained to her before scheduling the appointment that my son would take off in order to be there.. the appraisal agent Cynthia Brunelleschi only entered the first floor, she asked the tenant to take pictures for her throughout the house! She made errors in her report that a two year old could have down better.She stated that the home had delayed maintenance! The roof, gutters, doors, electrical, plumbing, kitchen, bathroom, furnace and dock work was all new and completed. She counted one bathroom when it is clearly two. Bad service! Do not recommend it for future service Class valuation sent an appraiser Mr. Kenney to my home, he came in without a mask during this pandemic (11/2020). He asked me for my previous appraisal report, I emailed him for saving his time for the survey. I requested to expedite my service, due to another purchase. Ten days after inspection at my home, plus multiple emails, no answers. I called multiple times, left messages, finally got him, saying "tomorrow". Completely incompetent. The initial report they failed to include an entire 2nd lot on my property, even though the first thing I said when they arrived was there are 2 separate lots. So after waiting over a week for them to fix it, the new report came back with zero added value. DO NOT USE THIS AMC! They are shopping for a low-fee appraiser. They are assigning appraisal orders to the lowest-paid appraisers through an auction type of bidding broadcast. They will not disclose the fee they receive from the lender/borrower and in some cases, their fee is higher than the appraiser's fee. They are also intimidating appraisers by stating they will not compensate for completed appraisals. read more

The Appraisal they did on my house doesnt make any sense! From the comps they chose to compare my house to, to not taking into account any upgrades or inflation from 3 years ago ( last appraisal) .In that time I added a $150,000 pool and finished the basement. Also One Acre lots in my area go for $140,000 and they only gave me $12,500 per acre, and I have 5! They did not do the research they should have. This is not just my opinion but when I showed it to a few realtors they all said this was a joke and to not accept it! I would suggest you push for a locally based appraisal company that has knowledge of your area, even if the person that appraises it is local, they aren't the ones that put them together. read more

I'm at the step where my appraisal is needing to be released again after missing a serial number. It hasn't been done. Both the Broker and I are getting the run around. We are told the appraisal will be escalated in an hour it was not even released. Yeah Covid-19 is affecting lots of business, but when a home has been appraised over a TWO MONTHS ago and the appraisal is not released yet there is something sketchy happening here. There is no such thing as a perfect appraiser or appraisal company, but I've had the best customer service while dealing with Class over the past few years.
