Here are some things to know: Guesthop will not help with trash removal- it is not something they do. If you cancel, Guesthop will take 50% of your earnings for any booking they obtained when you had them; that's right, 50 PERCENT. We are still paying them even though we canceled on August 8th. I just sent another check for $500...ugh. Ultimately, we will have paid them nearly as much as we earned for those 30 days. They will completely control your Airbnb calendar and charge whatever price they like. They dropped our nightly fee from $139 to $113 without our knowledge. We are now back up to $139 and fully booked without them. So far, we have paid Guesthop over $2,000 to manage our property for 30 days; our earnings were $5,000.00, AND WE WILL CONTINUE TO PAY THEM FOR MONTHS, even though we canceled. Keep in mind this does not include payment to cleaning staff. This payment is what Guesthop got for making phone calls and managing our calendar. When we had an issue, we still made multiple phone calls and went by the property to manage matters ourselves. We had someone break the window. Guesthop called one glass company, who gave an estimate for $2700, stating the entire window frame needed replacement. We said no; we got the glass replaced and had the pulley on the window replaced when we got home for $10. In addition, guesthop did not attempt to help us - stating the broken window was our fault. Even though three other professionals noted the damage was impact-related (i.e., someone threw something or put their hand through the window). The cleaning staff is excellent, and our property always looked lovely. If you would like someone else to manage your calendar, that's excellent, but we want to see our comments and what our guests are requesting or need. Guesthop takes away all access to your Airbnb listing. We learned our lesson: READ the contract carefully! We have found an excellent manager to work with that meets our needs. Final advice: shop around before you sign up with Guesthop.

We stayed in their garden apartment, which was not as described and the 'hosts' - who have 7 other rental properties in San Francisco - are the least accommodating people I have ever encountered. First their garden apartment, described on airbnb as a 2 bedroom. Not true. It does have one nice bedroom, the second bed is located in the entrance hall, about 2 feet from the front door, which opens directly onto 18th street. 18th street is pretty noisy, mostly the noise of drunks and tramps shouting at one another, possibly some were drunk tramps, like the one I found urinating on the front door when I arrived the first night. In any case, the noise is constant and the notion that putting a bed in an entrance hall makes it a bedroom is patently ridiculous. To cap it all the mattress has seen better days and sags heavily in the middle - if there are two of you, you'll wake up (should you sleep at all) on top of each other, and not in a good way. Secondly, garden described as having an enticing hot tub, which is 'constantly heated'. Hot tub empty, evidently disused for some time. Thirdly, garden also doubles as toilet for dog who belongs to owners of top floor flat. On the plus side the living/dining/kitchen is nice, the garden is lovely (except for dog turds as noted above) and the location is very central. It only makes sense if you absolutely have to be in the immediate area and don't mind paying a significant premium for what is essential a one bedroom apartment. As for the hosts, Alan and Jordan of Loft & Garden Properties, I never met them but they failed to return phone calls, emails and were generally pretty rude for people who presumably hope for repeat custom. To whit: we wanted to change dates, they wouldn't allow us to do so, no reasons given except a blanket 'no'. Also be advised that they strictly follow Airbnb's anti-refund policy. They are much better deals to be had in San Francisco - these people do a disservice to the notion of hospitality.

There was a serious mice infestation at the unit on Broderick street x McAllister street. I called, emailed and texted the leasing agents and didn't get any response. Like other people who provided feedback here recently, they just don't care about the tenants at all, they only reach out when they need something from you, Damon would call multiple times, leave voice message, speak to you in a tone as if you should respond immediately, yet when you reach out regarding other matters all they do is ignore your emails, call and messages. One of the leasing agents Damon showed up at the unit without any prior notice on a winter night at 6pm (I have never met him in person by this point), he rang the bell aggressively as a stranger and just expect the tenants to answer. I had a late work meeting and wasn't able to respond, by the time i responded to the bell, he came across agitated and expected me to be available at his own accord. He came to inspect a water leakage problem yet decided to completely dismiss and ignore the serious mice infestation. I do not recommend anyone renting any properties with the rental source, it's the worst rental company I've ever worked with - they literally do not care anything you nor your living environment

He created a fake listing called "Richmond Garden Suite" and after accepting & confirming my reservation, through the airbnb platform, he contacted me through private email and told me it was under renovations and offered me another option "Ashbury Garden Studio" otherwise known as "Charming Unit in the Upper Haight", on the airbnb platform. My reservation on the airbnb platform was not corrected or updated, even though I inquired about it numerous times. I am now unable to review the Richmond Garden Suite, presumably on 6040 Fulton Street in San Francisco, where according to my airbnb reservation I stayed, because there is no such place, so I did not stay there. It is a fake listing with an address that does not exist. You can search on google maps or you can go in person like I did, and inquire to nearby neighbors, and you will discover there is no such property # on Fulton Street. See the photos I've attached, some from google maps and some I took myself of the locations where this phony listing is presumed to be on 6040 Fulton Street, between 36th & 37th Ave. I can review the Airbnb host Jan. He is an elderly white male, with white hair, who runs "Casa Buena Vista Rentals" in San Francisco. Read the airbnb, google, yelp, Facebook reviews carefully for all his properties. He is immoral, unethical and corrupt. You pay all the extra fee's associated with a stay through airbnb, but you will NOT receive an airbnb experience. After the hassle of checking in (there is no self check-in as represented in the airbnb listing, I had to contact host and wait 25 minutes for him to show up with a key) to the Ashbury Garden in San Francisco, I contacted the host identified as Jan for 4 days straight about many problems. He did nothing but blow smoke back at me. After a long day of traveling to get here, I had to go shopping for basic essentials, like toilet paper. I had to clean the unit and change the sheets. The ceilings & corners of the unit were full of spider webs, as it is a garden level unit. There was no basic supplies in the unit, not garbage bags, tissues, shampoo, dish soap or sponges. There was not even any sanitizer to spray surfaces, during the pandemic. There were no spare sets of linens; no extra sheets or towels or bath mats in the unit. The photo of the garden on the listing is a major misrepresentation. I chose this listing because of the outdoor space, to access during the pandemic. I was very disappointed. There is no patio table, chairs or umbrella as shown in the photo. The garden was only occupied by a dog, who was not mentioned in the listing. I also choose to stay here because I prefer a bathtub, but the tub does not hold water, as the mechanism was broken and there was no plug included. Normally basics are included in an airbnb stay, but after checking in here, the host offered me his linen cleaning service for the month, for an extra $150. This is not mentioned in the airbnb listing. He offered another option to take the linens to an indoor, public Laundromat and wash myself during the pandemic. The owner of this unit lives upstairs, but is hands off and not interested in airbnb hosting. Everything goes through the host Jan. When the internet or power goes out, you have to contact & wait for him. There is NO self check-in or lockbox on the property as represented in the listing. You are given one key to share among guests. This is a safety issue. After questioning his misrepresentations on the airbnb messaging platform, he became aggressive and accused me of "creating your own truth and spinning reality"..... which was basically what he was doing....so I had to stop all contact and wait until I was safely checked out before putting through a formal resolution with airbnb. Is this the new normal? The system is not working, if trust can be broken like this.
