The management was professional, responsive, and genuinely cared about the residents. There were community events, the building was always spotless, maintenance requests were handled quickly, package notifications were reliable, and if there was ever an issue, it was actually resolved. The pool was always clean, the common areas were well maintained, and the entire property reflected the standards of a true luxury complex. Last summer, after moving back to Houston, we decided to rent here again because of how incredible our previous experience had been. That turned out to be the biggest mistake we could have made. This place has completely gone downhill. The current management is, in our experience, completely ineffective. Emails get polite replies, and staff members are friendly when you speak to them in person, but nothing ever gets done. Problems are acknowledged, then ignored. It feels like residents are being brushed off instead of helped. Maintenance is the worst we've experienced. The property is dirty, common areas are neglected, and the overall condition of the building is unacceptable for a community that advertises itself as luxury. Package notifications are gone. The pool is frequently dirty, furniture is poorly maintained, and the seat cushions were removed from the outdoor seating area over a month ago and have still not been replaced. The BBQ grills might as well be decorative because they're not working, only half one is. What shocked us even more was talking to other residents at the gym. We met several people who shared the same frustrations. More than one person told us not to waste our time sending emails or writing reviews because, in their opinion, nothing changes. Whether or not everyone feels that way, hearing the same message from multiple residents says a lot about how little confidence people seem to have that management will address ongoing issues. The difference between the old Waterwall and today's Waterwall is unbelievable. The staff used to be professional in every sense, they looked professional, acted professionally, and most importantly, they got things done. Today, there seems to be no accountability. Whether this is the fault of the on-site management or the company that oversees the property, it certainly feels like they no longer care about maintaining the community to the standards it once had. It's incredibly disappointing to watch what was once an outstanding community deteriorate so badly. We came back because of the excellent experience we had before, and instead we've had the worst apartment experience we've ever had. We're counting the days until we can move out. If you're looking for a luxury apartment, look somewhere else. Based on our experience, I would not recommend renting at Waterwall.

I signed my lease for apartment 2313 & even went through the PetScreening. I received a call from management stating base off the talk from my last apartment complex manager to wait & call back in a couple months but I wouldn't have to worry about application or admin fee because I already paid. I even paid my deposit to move in (have documentation for that too). I received a new collection on my credit from them stating I didn't pay. I reached out to them multiple times & even emailed with my documentation so they can reach to the creditors to get it taken off. No one has reached back out to me. The next thing is to sue for distressed & falsely claimed credit. I am trying to get into an apartment but application can't be completed until I resolved the issue with these apartments.

My first problem was when they gave me the apartment... they gave it to me dirty, the bathrooms, floors, windows with mold, etc. It took them more than a week to clean that, more than 3 weeks to give me the second control of the elevator, the ac was damaged for two weeks, and after a week they gave me a portable ac, which in the end did not do much against the heat from Houston, I had to buy another AC ($300) to be able to control the heat a little bit, and they would not return that money to me, the hallway at night smells of a strong odor of marijuana and other drugs and not only that.. that smell goes to my apartment, I already complained about that twice , but the excuse is that they can't do anything about it, just send an email, and they didn't even do that. One of the rooms dont get air from the AC, you can smell the other bathrooms odors from another floor from the bathrooms and it is disgusting. I have had to throw away food because there is a cockroach infestation, I have complained about it 3 times, and there is no solution and now I rent a private space for my car, and when I came back from a business trip.. I found out that the building rented that spot to another person. They promised me they would fix the problem and they never did. I paid 50 dollars for it and I can't use it because of other people's incompetence. My contract said that I had to pay 1500 per month plus services and it turns out that I was paying 1800 without service, that problem was at least solved. There is no pool or gym. I recommend to all people who think about moving here, don't do it, it's not worth having the stress of living in a place where you can't keep your promises or control what happens here. This is a nightmare of a place. Check the reviews and see how many people are complaining. check how many people wants to get out of this hell. Barvin should be ashamed for the type of treatment and poor quality of life they have on this property.

However, At this point there are nearly weekly maintenance issues with elevators and common areas. The apartments within the building have flooded more than once since we have lived here and the entire building feels like an active construction zone with loud noise. The elevators are broken on a consistent basis leading to long wait time just to get to your unit and a nightmare when you need to grocery shop. Typically the elevator breaks on a Friday and they do not get it repaired until the next week. The management also shuts off utilities with little notice for repairs and inspections. I would highly recommend avoiding this complex. Rent is high and you would be better off renting a whole house for the same price of an apartment in this building. The units are nice but it is not worth the constant disturbances including maintenance walking in unannounced while my wife was breast feeding our baby. Also walking in while my wife is asleep. Their have been numerous break ins and vandalisms in the garage and even a homicide right below us on front of our apartment on 20th.

One-site management and 24-hour security are a big plus. Parking is indoors and spaces are individually OWNED. As to economics? - The value proposition is incredible, and values have been rising steadily for years. Basic Set-up for Parking: Parking for Residents: - There are 5 floors of parking garage for residents - There's also gated parking under the Pierce Elevated for residents - Every parking space (in the garage and under the Pierce) is reserved for specific units - If you park anywhere other than your assigned space - you'll most likely be towed Parking for Visitors: - There is currently no visitor parking - Friday & Saturday night: VAO night club will tow anyone parked on Gray & Travis who hasn't paid their hefty valet price. Several units have not had plumbing updates and many units still have the original 1960s plumbing. The original plumbing from the 1960s is comprised of galvanized iron. Over time these old pipes become weak and some units have leaks that affect several units below. When/if plumbing leak occurs: - If your unit is leaking - you will be responsible for every damaged unit below - If your unit suffers damage from a neighbor's plumbing leak - you should hope they have the appropriate insurance. Best to make sure you have your own insurance as well Management: - The general manager has changed many times - The current manager does his best to accommodate resident requests The Resident Relations Supervisor -or- Middle Management Person - The Office manager is a bit incompetent - She has a reputation of rudeness and losing important paperwork

Irremediable plumbing constantly floods because the pipes are too small. Building was not designed to have washing machines inside units, the club room was the original building laundry room. Owners pay $1 per square foot per month in HOA plus all common utilities, much higher than surrounding newer properties. There are also numerous special assessments, fines and fees collected by the HOA, and owners can't review the books, too many family members on the books. The pool is constantly closed for repairs and guests report difficulty with rude staff. Most owners have died or moved away. The units are impossible to sell, can't pass inspection, permanently listed for sale, and renters now occupy most units. Owners pay for police officers to sit in the lobby, to scare off the 'Johns' local strippers bring home for a short time. Drugs are smoked on balconies and common areas, music penetrates the thin walls, you can hear televisions in adjacent units. This property will one day be declared uninhabitable and torn down, the floods have caused too much damage to units and vehicles. Expect multiple Winter days without heat as the pipes freeze, no running water for days, power outages when it rains. Recommendation is to find a newer and better managed complex that does not require exorbitant fees to keep the building operational.
