But they make you spend thousands to make units like model units in a down market. If I could get higher rents then the investment in improving all fixtures is warranted. If you don't replace what they want you to replace, although the fixtures work well and look nice, 5 star drops you. When they worked for me, they didn't listen to me and used their vendors instead of my vendor I told them to use. To me, 5 star cares more about representing beautiful units then helping landlords finding tenants I would not use 5 star unless you like you property looking great at the costs of thousands but never getting the rent to justify it. My first interaction with the company occurred when they took over management. The owner's husband was going door to door placing notices on homeowners' doors announcing the new management company. I attempted to ask a few questions about the transition, but instead of offering assistance, he dismissed me and simply told me to call the office. Unfortunately, that first impression set the tone for my entire experience. Throughout my time as a homeowner, I found the office staff to be unprofessional, dismissive, and often unwilling to provide clear, straightforward answers. Phone calls frequently left me with more questions than answers. During HOA board meetings, I observed management representatives, including the owner, responding to homeowners in what I felt was an unprofessional and dismissive manner. Legitimate concerns were often sidestepped, and homeowners were left frustrated without meaningful responses. I was equally disappointed by the condition of the community under their management. In my opinion, the property was not maintained to the standard homeowners were paying for. Community amenities were shut down due to health department violations, landscaping declined, common areas deteriorated, and maintenance issues appeared to go unresolved for extended periods. Instead of seeing a well-managed community, I watched the property become increasingly neglected. Homeowners pay substantial HOA dues expecting their community to be properly maintained, and based on my experience, that expectation was not met. When homeowners called seeking answers about these issues, clear communication was difficult to obtain. Rather than providing transparency and solutions, I often felt concerns were avoided or redirected, leaving homeowners without the information they deserved. Another concern was seeing campaign advertising for the owner's run for public office included in HOA emails sent to homeowners. In my opinion, HOA communications should be used solely for community business, not political campaigns. That decision struck me as inappropriate and unprofessional. When I learned that Nevada's Finest Properties was no longer managing the La Mancha community, I was genuinely relieved. My hope is that the community now has the opportunity to work with a professional management company that values transparency, accountability, respectful communication, and proper maintenance of the neighborhood. All of these issues ultimately led my husband and me to sell our home and leave a community we once considered home. We are still heartbroken over this decision, but it was necessary due to the stress and ongoing frustration caused by this management company. Based entirely on my personal experience, I cannot recommend Nevada's Finest Properties. If you are an HOA board considering hiring this company, I encourage you to do your research, speak with current and former communities they have managed, and carefully evaluate whether they are the right choice for your homeowners. The documents appeared to contain sensitive information, including that association's revised agenda and financial statements. This raised significant concerns about confidentiality, internal controls, and the handling of private association records. As a board member, I expect transparency, professionalism, and accountability. Based on my experience, Integrity-Based Management has not met those expectations. I hope they improve their communication, document security, and commitment to serving the communities that place their trust in them.
