I was basically managing things myself while paying them to do nothing. First, they charged me $655 for "make ready cleaning" before the tenants even moved in. But I had already paid a professional to clean the place -- including the grout -- so it was already spotless. When I finally got the property back? Brown grout and chicken bones under the dishwasher. Total mess. While they were managing, they had no problem hitting me with big bills -- $403 for a lock change, $350 for a thermostat, $280 for AC work, $297 for dryer repairs, $223 for smoke detectors. Premium prices for everything. But when it came time to cover repairs after move-out? They offered an amount that won't even cover a service call, let alone a new fan from Costco and installation. So now I'm paying hundreds out of pocket while they pocketed all their management fees. Their communication? Awful. My tenants went over a week without a working fridge before CloverLeaf even told me -- I had to order the replacement myself. When the property was vacated, the electricity got disconnected with zero coordination, leaving me scrambling while my son was trying to move his things in. Their response? "We sent an email." If I have to chase you for updates and still end up in emergencies, your communication is worthless. They're happy to take your money at premium rates. But the moment they have to protect your property or actually communicate? Silence and pocket change. Do not trust this company. Look elsewhere.

On a positive note, the team was very responsive prior to move-in, answering phone calls and text messages in a timely manner. Unfortunately, that level of service dropped significantly once I was in the home. Post-move-in communication was exceptionally poor. I often had to call multiple times without receiving a response, despite the company expecting immediate replies whenever they reached out to me. We also experienced recurring issues with the home's water heater, losing hot water on at least three separate occasions. When we submitted maintenance requests, we were advised to turn up the temperature on the unit. While this provided a temporary fix, the underlying issue kept happening. It was only after sending a stern email and copying the property manager that the problem was finally addressed properly. To make matters worse, upon move-out, we were improperly charged a cleaning fee despite having hired professional cleaners and submitting the receipts directly to Joshua Garza. Joshua was unresponsive regarding the charge, and even after CCing Melisa Day, I still received no reply or resolution to this day. The lack of accountability and communication has been extremely frustrating. If you want to avoid a headache, I recommend to NOT lease through this company.

I was told they would "look into it, and call me back" but I never received a follow-up. Despite multiple calls, voicemails, and an online work order, the issue remains unresolved weeks later. We also reported an unbalanced ceiling fan that appears unsafe to use. After waiting over two months, I received a notification stating the repair had been completed, even though no one ever came to inspect or fix it. Communication has been extremely poor. Calls are rarely returned, voicemails go unanswered, and it feels nearly impossible to get a response from maintenance, the tenant coordinator, or Property Manager Melisa Day. Another frustration is that because these are new construction townhomes, tenants are expected to coordinate directly with vendors for certain repairs. That responsibility should fall on property management, not the tenant. To make matters worse, there is a significant gnat infestation. Despite paying for private pest control every two months and purchasing Zevo traps at my own expense, the problem persists. After speaking with several neighbors, I learned this is a community-wide issue. My experience has left me feeling that once the lease is signed, tenant concerns are no longer a priority. If you are considering renting here, I encourage you to carefully research the property before making your decision. If a San Antonio shopping center is owner by an investment group in Los Angeles, he knows who they are. If a large industrial complex in San Antonio is owned by a group in New York, he knows who they are. If a major office building is owned by a group in Houston, he knows who they are. Second, he takes marketing very seriously. The package he produced for the shopping center we put up for sale was second to none. The detail on the center was comprehensive. The detail on the market was comprehensive. And, the financial information was both comprehensive and easy to follow. Third, Brad is a doer. He simply does not let anything fall through a crack. He keeps meticulous notes about every contact, every follow up and every "overcome-able objection." He then follows up to make sure all communications with potential buyers are detailed, complete and focused on the information they have asked for. Brad does not overwhelm buyers with the volume of information. He listens carefully and tailors what he provides to exactly what the buyer requested. There were times during the transaction where I felt Brad might just know these 34 leases better than I do. And fourth, Brad is a consummate professional. His real estate knowledge, his appearance, his courtesy, his straight forward communication style and his follow through combine to inspire the confidence of Buyer and Seller alike.
