When I renewed my lease I got explicit - in writing - confirmation from Tracy (the Business Manager) that should I lose employment due to COVID-19 circumstances, the penalty would be 1 months rent rather than 2. When I eventually had to break my lease due to this exact situation, there was a new Business Manager, and I was told I was SOL. Parking situation- guest parking is free for three hours and up to 24 hours for $7 with validation. Residents parking is $50 for the first car and $75 for subsequent cars. Unfortunately there are not that many guest parking spots and there seems to be a new restaurant being built on the corner of 11th and Piedmont. Used to be a Mediterranean place. Thankfully street parking and a surface lot is available nearby though.

I first lived at AMLI Piedmont Heights in 2021 and had such a good experience that I chose to move back in 2023. At that time, the office staff was friendly and understanding, and I had no complaints. Unfortunately, my experience from 2024 to now has been very different. One of my biggest concerns has been safety. During 2023-2024, there was a serious situation where a stranger was given access to my apartment with a key by someone employed at the complex. After this incident, my locks were changed, but I was only given one key even though my lease stated that two keys would be provided. This was already concerning. On June 9, 2024, I lost my key around 8-9 PM and immediately contacted the office. I was told I would be charged $200 for a replacement because a locksmith was needed. I had an early morning flight and a family emergency at the time, so I agreed under pressure. After reviewing my lease later, I found no clear statement showing a $200 replacement fee. Management referenced Page 2, Section 9, but it only mentions keys generally and does not list a price. I also later learned from a former employee that I could have received a replacement key free of charge if I had waited about an hour and a half, which made the charge feel excessive and inconsistent. After I posted a review about this situation, the fee was removed and I was asked to take/change the review down, which I did. More recently, on March 11, 2026, I was notified that I owed five months of retroactive pet-related fees along with a one-time fee and an additional $20 monthly charge. I understand pet policies and I am willing to follow them, but prior to this notice I did not receive emails, written warnings, or any documentation stating I owed these fees. The situation arose after an individual in the complex began taking photos of residents' dogs on balconies. I was informed by a leasing office employee that this individual was upset due to a personal matter involving his girlfriend and a dog trainer in the complex. After noticing that a photo of one of the dogs I occasionally sit was taken between my balcony bars on February 9, 2026, at approximately 1:21 PM, I receive an voice mails pertaining about the puppy and I immediately contacted the leasing office to explain that I occasionally dog-sit and would comply with any required policies. I was told someone would follow up if there were concerns, but no one did. But this not surprising due to the lack of responsiveness to phone calls and the frequent absence of staff in the office. There are also ongoing property concerns, such as excessive dog waste around the property that is not consistently addressed, which affects the overall cleanliness of the community. I chose to live here again because of my positive experience in the past, but the lack of communication, inconsistent charges, and safety concerns have been extremely frustrating. I am simply asking for fairness, clear policies, and better responsiveness from management.

But after more than a year of dealing with mold, moisture, and constant congestion, this place turned from "luxury living" into a health hazard. In August 2024, I reported mold growing on over 30 items -- clothing, shoes, and furniture. I even told them I'm immunocompromised due to Polymyositis, an autoimmune illness. I went to urgent care for breathing problems. Their response? "No mold found." They blamed airflow and said to run my bathroom fan longer. No relocation, no temporary unit, no real investigation -- just canned apologies. A year later, it all came back. Mold reappeared on my clothes and shoes. The closet carpet stayed damp. My breathing got worse. Maintenance opened the HVAC closet (which tenants can't access) and discovered a filter that hadn't been changed in nearly a year--black with buildup. Even after changing it, the problem didn't stop. I spent hundreds on dry-cleaning, dehumidifiers, and air purifiers. I lost over $9,000 in personal property. I had to sleep by an open window or in my car to breathe comfortably. Every time I emailed management, I got the same response: "We found no mold. Contact your renter's insurance." (Insurance doesn't cover neglect.) Only after escalating to the regional manager did they offer "solutions": - Move to another smaller unit (at my expense) - Break my lease without penalty That's not a resolution -- that's avoidance. Unfortunately that is where our positive experience with Alta Porter ends. Our first issue actually occurred AFTER our move out, when we received a bill for $581 for carpet replacement. We are older adults, with no small children or pets, and again only lived in the apartment for 3 months. Coming from a home that was spotless, I found this accusation to not only be false, but (quite frankly) insulting. We had no pets, and only my wife and I lived there. We are both 50+, so we weren't exactly there to "party", we spent most of our time going back-and-forth to our home, to supervise repairs, so the apartment wasn't that "lived in". When I asked for pictures of this "so called" damage, I received the included images and was referred to Alta Porter's collection agency. The pictures that THEY PROVIDED show no damage. My wife and I have been going back and forth with them for 4 months with no resolution. This is an absolute scam to milk residents for more $$$ after they move. My second issue with Alta Porter is that (as other reviews have stated) the building is a breading ground for mold and moisture. As soon as we moved in we noticed how damp the environment was compared to our home. We immediately brought THREE dehumidifiers from our home to help reduce the moisture in our 2 bedroom apartment. Ideal indoor air humidity is between 30% - 50%. When we would turn our our dehumidifiers, they would regularly read 80%. Even with three dehumidifiers running at once (which got very loud), we could only get the humidity down to ~60% on most days during our Summer there. There are a few other minor things that I could point out, like the trash chute smelling and the cheap finishes masquerading as luxury. But honestly, I wouldn't mind that if they had not tried to rip us off upon move-out. It's a shame because I thought we had a good relationship with the front desk staff. The apartment does boast some decent amenities and convenience, but that doesn't make up for trying to scam us out of $581.
