As a real estate broker working under a strict deadline, I needed timely responses--especially since this property had two septic tanks that required certification. When an inspection was finally scheduled, one tank passed, and the other needed to be replaced. Although the field technician was fine, the office staff at that particular company seemed distracted and short--they weren't rude, but they clearly didn't have the time or patience to help me get the information I needed. As someone representing my client, I need a contractor who is responsive, professional, and efficient, and I realized I couldn't move forward with a team that made communication difficult. I would drive to the rental house to meet and he would not show up and not answer the phone and then a few days later we would talk again and he would apologize and make another appointment. After about 3 weeks and 5 appointments he stopped answering or calling me back. It was depressing and my tenant is really not happy because they had to live in the house all this time without the problem being fixed. Needless to say, after he quit talking to me I quickly called a different plumber and the job was completed relatively fast. If he would have just said sorry I am too busy, sorry I cant help you, you should look elsewhere I would have understood, but this is what happened and it was depressing.

After rebuilding due to the 2003 fire, we were not allowed to have a septic tank as we are located too close to a nearby stream. We have had Sean and his brother Aaron out numerous times to pump the tank. It is fairly large, but they are able to get it done in about 20 to 30 minutes. They are always prompt with getting back to us when scheduling a service call and arrive well within their window promised. I feel their price is a bargain too as although gas prices and dumping fees have increased over the past years, the $350 charge has not gone up much over the years. We had two Cedar trees removed recently because of the plumbing damage they continued to cause on our property. The part of the sewer that is closest to our home was showing signs of needed repair. Several years ago Easy Rooter took care of the sewer line that was on the front side of our property. It's still working very well after 6 years. This time it wasn't a simple task to just dig up the dirt to access the sewer line. There was cement to remove, very large tree roots to remove, and old sprinkler pipes to remove. They replaced old plumbing that was connected to our laundry room and a bathroom. After scheduling for them to do the work a week in advance, they changed the schedule to accommodate us for the following day. The reason they did this was because our shower backed up that very night. Jonathan was at our home the next morning to discuss what they could do in full detail. I so appreciate that Jonathan took the time to spell out everything. When his employees arrived he introduced the guys who were going to do the work and then took them to where the work was to be done. I was pleasantly surprised that this whole job was done in one day! Jonathan has a kind and gentle demeanor. I can see why his employees bring that same attitude to work. He gave great advice, picked up the toilets for me over the hill, replaced everything and even sent me photos since I wasn't home. He is the type of person that will go above and beyond. Many insurance companies recommend these and offer a discount for homes with an automatic shutoff smart meter. I had several quotes and all recommended replacing the Pressure Regulatory Valve, seeing pressure to the home was above a safe 60 to 80 PSI. Grand plumbing estimated pressure at 75 psi and they were accurate. The smart meter measured 72 to 76 psi after the install. The work looks very tidy and clean. Grand Plumbing are fast, courteous and an honest plumber. I expect we will call them out for future plumbing needs.

He was so nice and patient and didn't complain in the slightest for the extra time it took to do it! Once they started working it was fast and done right. He made sure we were good to go! After three days of no hot water with rain and snow fall he was greatly appreciated! When Rick came to see the unacceptable work he actually told me he would see me in court. He was way over priced and did not Guarantee his work. Charged $1500 for an $800 job. his son only worked about 6 hours. He was over the top rude. Go with Lake Arrowhead Plumbing. They are kind and through. What a 100% JERK. He may try to deny this, but I'll tell you what an iidiot. His energy is horrible and nothing to have around in this wonderful life we live.
