DO NOT RENT FROM THESE PEOPLE! THIS IS A TERRIBLE PLACE TO LIVE! On the surface, this seems like a nice little mobile community, but in fact it is worse than Stepford. First of all, the management of Julie Estrada and Bob Kempf is a joke. My family has been harassed by these people for the past year, and we're not the only ones. In the past year, they have been trying to micromanage everyone in the park. Their rules are much more anal (which makes sense because they are assholes) than the California Mobile Park Codes. They want to know the names of everyone in your home and what kind of vehicles you drive--even though we all have our own parking spots. They have very strict rules about having visitors and guests IN YOUR OWN HOME! They want to know these people's names as well, and you can't have anyone live with you that's not related to you--as if it's their business what you do in the privacy of your own home. If you put your garbage can out too early, they will shove it on your lawn. If you park in guest parking because you're trying to accommodate someone with a disability who is coming to your home, or hell, just trying to be hospitable to a guest by letting them park in your driveway, they will threaten to tow your car.
Cordova Estates is supposed to be a gated community, and honestly, the front gate has worked properly maybe a month this entire year. The rest of the time it is broken, and even if they fix it, it stays fixed for maybe a day. The rent goes up every year, and there is no homeowners association to keep this from happening. For the amount we pay, you would think they could keep the gate fixed. Honestly, do yourself a favor and take your money and rent a nice house or apartment. You would have more freedom.
When it comes to pets, it's even worse. They basically limit you to cats and dogs (though how they would know if you had anything else, I have no idea), and they want you to give them your dog's measurements as well as records of shots. You can have up to a medium dog, but you'd better not take it out in front of the neighbors. Most of the residents here are older people with small little yippee dogs, yet they have no understanding of dogs whatsoever. They are the kind of people that believe pitbulls and rottweilers are naturally vicious, instead of blaming the owners who mistreat or do not train them properly. There are also some residents that will just let their dogs do their business all over your lawn without picking it up, even though there are designated areas for dogs all over the park. This happens to me all the time, because we have a city fire hydrant on our property. Of course, the lawn is practically dead, something which they have harassed us about. I told them there's nothing I can do--people's dog pee has ruined our lawn. I'm not about to spend thousands of dollars resodding and reseeding and fertilizing just because the neighbors don't care. As for the management, they do not understand the bond that people have with their dogs. While Bob has no problem with our dog (which he sees almost every day, as we live down the street from him), Julie has constantly harassed us about the size. First she misquoted the park's size limit (our dog is under the weight limit, and right at the height), and then she said that a neighbor complained that the dog was too big. Most of the neighbors around our house know our dog, so my guess is it's this guy who I caught letting his dog make on our lawn as I was bringing my dog out. Of course, his little yippee dog gets all freaked out, and my dog was upset that someone was on her territory, but she wasn't aggressive, just curious and she maybe barked twice. SO YEAH, FAIR WARNING, YOUR NEIGHBORS WILL COMPLAIN TO PARK MANAGEMENT AT THE DROP OF A HAT INSTEAD OF TALKING TO YOU ABOUT ANY ISSUES.
