I dont like to put reviews but I think everyone should know this. This place looks nice but management is horrible, it has been a nightmare living here. The manager that is living is bipolar and the two left in the office are very sarcastic They wil not listen to your complaints. I have been a resident of Cordova for 17 years. Past management was difficult. The manager didn't take time to listen to the residents. To be fair, the new manager and staff are working really hard to address residents needs and concerns. Give them a chance. They're just doing their job. read more

I have lived in the Cordova Mobile Home Park for just over 4 years. The park is now under new management. The previous manager could be difficult and vindictive if you rubbed her the wrong way, but I have not personally had that experience with her. I read the rules before I moved in and decided whether I could abide by them before I signed the lease and bought my place, so I never gave anyone reason to complain. I am very happy here and I am excited that Kim and Laura have taken over as our new management team and are straightening things out. They are both great listeners and very caring people. They are also taking care of things that were previously neglected or unfinished. I am hopeful that our little community will, once again be the happy, family it once was when there were pot-lucks, community events, etc. I love living here! read more

DO NOT RENT FROM THESE PEOPLE! THIS IS A TERRIBLE PLACE TO LIVE! On the surface, this seems like a nice little mobile community, but in fact it is worse than Stepford. First of all, the management of Julie Estrada and Bob Kempf is a joke. My family has been harassed by these people for the past year, and we're not the only ones. In the past year, they have been trying to micromanage everyone in the park. Their rules are much more anal (which makes sense because they are assholes) than the California Mobile Park Codes. They want to know the names of everyone in your home and what kind of vehicles you drive--even though we all have our own parking spots. They have very strict rules about having visitors and guests IN YOUR OWN HOME! They want to know these people's names as well, and you can't have anyone live with you that's not related to you--as if it's their business what you do in the privacy of your own home. If you put your garbage can out too early, they will shove it on your lawn. If you park in guest parking because you're trying to accommodate someone with a disability who is coming to your home, or hell, just trying to be hospitable to a guest by letting them park in your driveway, they will threaten to tow your car. Cordova Estates is supposed to be a gated community, and honestly, the front gate has worked properly maybe a month this entire year. The rest of the time it is broken, and even if they fix it, it stays fixed for maybe a day. The rent goes up every year, and there is no homeowners association to keep this from happening. For the amount we pay, you would think they could keep the gate fixed. Honestly, do yourself a favor and take your money and rent a nice house or apartment. You would have more freedom. When it comes to pets, it's even worse. They basically limit you to cats and dogs (though how they would know if you had anything else, I have no idea), and they want you to give them your dog's measurements as well as records of shots. You can have up to a medium dog, but you'd better not take it out in front of the neighbors. Most of the residents here are older people with small little yippee dogs, yet they have no understanding of dogs whatsoever. They are the kind of people that believe pitbulls and rottweilers are naturally vicious, instead of blaming the owners who mistreat or do not train them properly. There are also some residents that will just let their dogs do their business all over your lawn without picking it up, even though there are designated areas for dogs all over the park. This happens to me all the time, because we have a city fire hydrant on our property. Of course, the lawn is practically dead, something which they have harassed us about. I told them there's nothing I can do--people's dog pee has ruined our lawn. I'm not about to spend thousands of dollars resodding and reseeding and fertilizing just because the neighbors don't care. As for the management, they do not understand the bond that people have with their dogs. While Bob has no problem with our dog (which he sees almost every day, as we live down the street from him), Julie has constantly harassed us about the size. First she misquoted the park's size limit (our dog is under the weight limit, and right at the height), and then she said that a neighbor complained that the dog was too big. Most of the neighbors around our house know our dog, so my guess is it's this guy who I caught letting his dog make on our lawn as I was bringing my dog out. Of course, his little yippee dog gets all freaked out, and my dog was upset that someone was on her territory, but she wasn't aggressive, just curious and she maybe barked twice. SO YEAH, FAIR WARNING, YOUR NEIGHBORS WILL COMPLAIN TO PARK MANAGEMENT AT THE DROP OF A HAT INSTEAD OF TALKING TO YOU ABOUT ANY ISSUES. The only reason this place has one star is because Yelp wouldn't let me give 0 or negative stars. read more

The manager is unprofessional , do not have any education, experience dealing with problems save your self headaches , n live happy dont rent at cordova you will regretted if tou rent. I moved in her in October. The park is very well kept and clean. It is very quiet her, except for the occasional train that goes by but I don't really even notice it anymore. The management is excellent. They are very responsive to any concerns and very friendly. They promote community, and I love it here!! read more

They don't even deserve one star. The park is nice clean . The Pathetic management is uncooperative , rude, unprofessional. They will cash your rent check, but if you ever need any help they will turn a blind eye, or ignore you, or forget, what ever they are getting paid is way too much. The property Management Francis Properties will not return phone calls or respond to registered letters. I am in complete agreement with the first review. For what we pay in rent we should get better services. read more

I have lived in this park for 10+ years and have had no complaints that haven't been resolved by park management. (which have not been anything major). The park is clean and well maintained. Park staff has always been polite. The park has rules and regulations as any mobile home park should. I appreciate that this park doesn't look like a "trailer park" which there are plenty in the Santa Clarita area. As far as parking, we have our own driveways, there is room for 3 cars in my driveway and yes, guest parking is to be used for guests. As far as neighbors dogs using my lawn, yes, this has happened. I don't expect park management to handle this issue UNLESS someone has their dog "off" leash, which I have reported in the past and the situation was promptly handled by the staff. I would recommend this park if you want to live in a clean neighborhood and not live is a run down "trailer" park. read more
