They almost killed my children! My wife called me from work to come home because she was feeling nauseous and our two children who are both under the age of 2 years old, very ill. Confused and concerned, I came home from work to a horrible stench of bug spray and pesticide outside. They sprayed the property that morning without any notification of any kind. I walked around the whole property to see if there was any notifications as well as checked our newsletter and no warning at all. My children were outside playing with their mother that evening and inhaled these deadly toxins as well as walking and playing in these chemicals. I am outraged and seeking legal action. They suck. Basically, you call and leave a message, you call again, eventually you get crappy customer service. Unprofessional, and the few times I've reached a person, he was pretty damn rude. I love my condo, and I think my neighbors are great. But the management service is awful. We recently had a slew of break-ins. What do they do about it? Send out a vague email warning residents to call the city police and keep an eye out. Hmmmm, maybe this has something to do with all the broken locks on the entrances to the public. They SHOULD only be opened by the RFIDs that the residents have, but no, anyone off the street can jimmy the lock open with a credit card. Cornerstone manages our HOA and I have to say I agree with the majority of these reviews. They are very difficult to work with, change their minds on things that they say they will do for you and cuts off communicating when they don't want to do something. They also send your private emails you send to them to your neighbors who are on the board creating hard feelings between neighbors. This is the opposite of what an HOA Management firm should be doing for their communities. Cornerstone should be hosting BBQs and Ice Cream Socials and jumping through hoops to help its residents not driving a bus over its HOA members. But reading the reviews below it seems that this the culture of Cstone. They came a few weeks back and attempted to "write up" and fine children for playing outside during the day. I've not seen this before?? What would the kids do with the write up and how would they pay the fine? We have a board meeting coming up soon and I'm hopeful that a change will happen and we will see better service and less drama from community management. I see just about every bad review comes from a homeowner within the HOA. Coming from the other side of the coin, as a board member, Cornerstone is easy to deal with. Most of the complaints here are unfairly placed on the management's shoulders. They should be directed directly at your Board of Directors, which you've elected (if you even vote) to serve as the HOA representatives. The management company is only as good as the Board behind it. Management takes directions from the Board or Directors. If your board members can't give directions or have no interest for the other members of the HOA then of course you'll get nowhere fast. If your Board is not in compliance with the HOA's CC&Rs is grounds for a small claims suit. The fines work both ways. Most homeowners who buys into an HOA has no idea just how little they own. You either need to keep it on the down low or you need to get versed with HOA laws and what in your CC&Rs to get things done. If you can quote a passage, you'll get much further with the Board than if you just complain about something. Yes, people love to complain in a HOA. Don't throw away that binder! Treat it as your BFF, it's your lifeline in any sticky situation. If you pay up the arse in HOA dues, look at your Board members. They most likely cannot budget and just signing whatever checks are placed in front of them. Count yourself lucky if your HOA dues have not been raised since you moved in. If they have, your Board is responsible for this. Elect people who understand basic math and are able to budget and compare numbers. Cornerstone sends the financials in a reasonable time to allow Board members to review the financials before a meeting. It's all about comparing this month's financials to last month's financials. Simple checks and balanced people! Yes, sometimes management makes mistakes. They have multiple properties to handle and may need to multi-task. By no means should blame be placed fully on the managers at Cornerstone. Why does your HOA pay for a manager if they don't want to manage the manager? At the end of the day a HOA is a corporation. It's not a democracy like how most people think it is. I communicate with Tanya on a daily basis and she always gets back to me and the Board members. She's very accommodating to homeowners. I've seen how other managers manage property and they are much less accommodating. With her, homeowners get choices. If it was strictly up to our Board, homeowners would get no choice, tough luck, if something needs to get done, deal with it. I've also dealt with Bill. He may come off as aggressive but he's in the business to protect the HOA, not the homeowner. Homeowners are nothing more than a shareholder in a corporation, meaning you get a vote that's it. I bought a Condo that was managed by Cornerstone Community Management for a little over 5 years. During that period of time, I made several inquiries to them for maintenance, noise complaints and billing. 1. Maintenance - The roof was leaking during one of our big rains and I called the HOA. They answered and connected me with a roofing company. The roofing company never came and when I followed up with Cornerstone, they acted like it never happened. I didn't understand how they could do this but then I realized I didn't EMAIL them so they didn't have a written record. I emailed them and the same result was derived. The garage roof leaked for over 2 years without Cornerstone helping. 2. Noise - We had a barking dog that would bark from 6am through til 11pm every day. I called and emailed complaints. I provided pictures, video and even a daily log of the barking dog. I was told to call the city because they couldn't do anything despite it being in the CC&R's. I kept this log for over 6 months but that was after almost a year of regular complaints. FINALLY, the owner complied and removed the dog but it was because it was annoying them not because of the HOA. 3. Billing - Thankfully in 2013, my HOA changed management companies. I received letters from the new company explaining the process. All of the auto-billing was cancelled by Cornerstone Community Management and the owners needed to pay the bills via check the first month and then we could submit the new paperwork for paperless payment. I complied and sent a check. A few days later, my HOA fees were deducted from my account from Cornerstone. I called my new company and they explained that it was part of the old process and I'd need to talk to Cornerstone. When I explained this to Cornerstone the woman on the phone said "That's not my problem, we don't manage you anymore." I re-explained the situation that the billing that was charged was from when they managed the community. Her response. "File a dispute with your bank, it's not our problem" The bottom line is that every time I had to talk to Cornerstone Community Management I was met with rude angry people. When I am paying around $5,000 a year for my HOA and a big chunk of that is going towards management fees, I expect to be greeted politely. That said, they didn't produce any results. Complaints were not addressed, work was not completed, followup was non existant. Stay away from this company unless you have a TON of time to follow up and manage the hell out of them on a day to day basis. read more

In the 9 years I have owned the townhome in a complex managed by this company I can not think of a single experience that was carried out with professionalism, attention to detail, and the homeowners' best interest. I have experienced the US (Board and Management Company) vs.THEM (HomeOwners) mentality prevalent with this company on EVERY occasion; requests for repairs, identifying health & safety concerns within the property, and so on. Whenever I need any information, have a question, or anything at all Tanya is there! She always takes my calls right away. Responds to my emails within an hour or two and, is always more than happy to help! Talk about going the extra mile, I had to call her on a Saturday and she picked up right away happy to help! After helping me get the information I needed she made sure all my immediate needs were met and wished me a great weekend! I feel very confident referring anybody looking for a condo to Cornerstone. I have lived in my townhouse for over 9 years, I haven't had much interaction with the Cornerstone Mgmnt, other than having to call to get copies of CC&R's or Ins Policy (Which is a $50 charge which I think is crazy) I received a horrible copy of CC&R's in 2001 that were copied over and over again from 1974. I recently had some water damage in my townhouse and after making the claim with my insurance company and finding out the cause of water getting my interior wall soaked up to ceiling was because of a broken sprinkler hitting my wall and loosing the stucco that a hole appeared and allowed water to soak up the wood and drywall in my wall, Also the lack of maintenance the HOA does on the outside and checking for any problems is horrible. The gutter was missing a seal & cover as many others throughout my complex were missing (HOA Manger said only if a big tree is near home do you need that) I have a huge tree in front of my house, THEIR ERROR and my loss because leaves got in the gutter and when it rained water wasn't able to drain down the gutters and a plant blocking the exit of the drain made water then leak down my wall from the roof, Water soaking up from below and water leaking down from roof. HORRIBLE Situation. My insurance 1st said they would only cover the drywall and not the dry rot and fixing of that. I called Cornerstone and spoke to Rosie and she said they were not responsible and that they would not be contacting their ins. I finally have my ins company fixing my wall, but I have been dealing with having cornerstone get their vendor out to fix the outside crack in the wall and the gutter so this will not happen again. Sept 8th I found water damage and it's now Nov 11th, I have been dealing with Rosie and Bill At San Jose cornerstone Management and they are very unprofessional and no respect for anyone, everyone working their is rude, I called to ask what Rosie's manager's name is and the girl (Tanya) said "bill".. So does he have a 1st name? Yea she gave me his name and I had to drag out of her his ext. Then when he was called he was already filled in and showed no compassion of what I have been dealing with. Rosie was so rude, she stated she would be coming out with the construction guy to see what needs to be fixed, After 1 month 1/2 she decided to have them come out, She said because she was waiting for approval. I wasn't asking for them to replace my wall, Even though it is their negligence that caused the water damage I wasn't going to hire a lawyer to get my wall fixed which is costing my ins $3k to fix. Rosie is horrible representative of Manager for Cornerstone manger and lacks professionalism. It's sad that these people are in control of our homes and what we can do with them. I am going to see if she does anything to get this outside wall fixed before my inside wall gets fixed so I won't have the same problem. The comments echoed by other recent 2015 and 2016 Yelp reviewers re. CCM are directionally correct. I know what is Board responsibility versus the HOA property management company responsibility versus home owner responsibility. As a current homeowner in an HOA, as a current rental property owner that uses property managers to manage my HOA based rentals, and as a person who keeps in touch with other HOA home owners and former / existing HOA Board Members, as a person who keeps in touch with commercial HOA property managers... They havent been cleaning the common areas such as our stairs. Honestly, we did not need a separate halloween decorations.. As a previous reveiwer stated, these folks perhaps work well to keep the Board happy (and to keep their own contract!). They do not understand that they also have a duty to other residents, that they get paid from dues paid by all residents, not just Board members. The relationship of Board members and other residents should not be their concern, but they play that field well. Basic professionalism is lacking, such as responding to (legitimate and reasonable) emails, informing residents that they will be out of the office (right in the middle of issues!). Do not buy any house in HA managed by this company or renew any management contract with this company. We received a 2 week notice about tree removal. I called, and the Association Manager is calling me rude for asking for clarification what she is talking about that required the tree removal, as I didnot understand what she said about issues with our pedestrian sidewalk - which we donot have; it ended up that she meant our house entrance pathway instead after several questions asking her to clarify! I told her that since our walkway is our responsibility and our house and I donot see the issues she mentioned with our walk way - still very smooth walkway and no hazards that I can see, I requested to delay the removal until next year. But she refused to talk further and going on and on about how I can contact her without hearing me then hung up! The Association Manger for our HA - Rosie is telling me that she is only person I have to talk to about the notice and I would have to wait until the next board meeting to appeal the work - which is scheduled for next week. She would not let me know the name of her direct supervisor in Cornerstone, i.e. which means there is noway to escalate within the needed timeline to delay the tree removal. As most busy folks, I have to admit that we didnot attend every single HOA meeting. However we paid our fees and keep our lawn clean. They had asked us to update things such as mailbox post etc... which we complied by their date; however, months after we made our change they sent out notice that they will make the change for the whole HOA! Why did they ask us to update then spend the money for the contractors to do for the whole HOA? Note: I just noticed there was other review about "Rosie" of this company too. As a result of doing a little internet surfing today, I came upon (and was shocked to read) the negative review regarding our property manager - Tanya Ruiz. The review sounds completely counter to my own experience; therefore, I am compelled to share my perceptions since 2011, and working with Tanya as our property manager many times. During June through August, invasive coring work needed to be performed in my residential garage to support the retail business above, and which required lots of email exchanges. This 2-month job was a very, very big deal; especially since I was out of town for most of this time. Tanya was EXTREMELY professional in keeping me updated and acting on my behalf to ensure the best job as well as safety to stored personal belongings within. Several other experiences include a leaking ceiling above my extra parking space; a noisy blower on the building rooftop; issues pertaining to CC&R's; submitting request for approval for interior/exterior improvements, etc. The point is that I've had multiple occasions to reach out to our property manager. Each AND EVERY TIME that I needed to contact our property manager, she has provided prompt, and professional response and follow-through. In review of the many email exchanges that I've had with Tanya related to the above and other issues, most would pass the grammar assessment given by a previous reviewer. To be fair, once in a while I did see an email where a word isn't capitalized or "proper" punctuation is overlooked but the content is ALWAYS completely clear. Frankly, I am amazed at her ability to keep on top of things and provide updates as though you are her only 'customer'. I can handle a missed period or typing in lower case here and there. Aside from her abiding professionalism and keen sense of organization, having a job well done is most important to me and Tanya has ensured that time and time again! read more

Just got off the phone with Bill Forrester(Supervisor or Owner?) to try to help me to resolve some long standing issues on some work to be completed on my town home. Do yourselves a favor, do not move into any property managed by this company. When I asked Bill if he could help get the construction crew to come out and pick up the debris and nails left on the property(one of many issues, painting still not done, poor craftsmanship, caulking missing etc...) that are near the car port of our home and could cause a flat tire....he told me to pick them up myself. When I tried to tell him of the many issues we have had trying to get a project finished(over 3 months still not done), he responded with " what do you want me to do about it"? This is the the supervisor of the community manager...as you can see they lead by example. When I asked if he would like to put his comments in writing he said " I don't think so!!!" Stay away from this company or any HOA Boards managed by this company...might be a good idea to try to find out how many lawsuits are against the HOA's that this company manages. read more

If I could give them Negative stars I would. I have lived in the condos In discovery bay for over 16 years. In that time I have called to have the association fix my tree that they removed and never replaced until 4 years later. Just to give you an idea of how "on it" they are. The staff is nice enough but they leader is completely incompetent and it cascades downhill. So here the deal... The roofs in these places are headed to their final days. Leaking is a commen problem. The ASSOCIATION HGAS MIS MNANAGED THE FUNDS SO POORLY that they do not have the reserves to remedy the problem. In the meantime they pay them selves with our dues which started at 130$ in 2001 to 300$ 2017. I made a claim because of the roof leaking in to my home. They put me on hold and treated my claim as if it was a burden on them. I pay to have these things tracked care of and every time i speak to them its almost futile. Very similar to when you se an episode of jerry springer when the person in the wrongs only defense is to get defensive. So far it has been a week since my claim and I still have to call to make sure they are doing their job. To them I'm an asshole who calls pationitly about wanting the people who i pay to take care of to to dos so. In reality I'm a victim of a poorly managed system. this company shoudl be disbanded. The only reason they are in business is because we pay them. When you call though you would believe that you work for them... HORRIBLE!!!!!! read more

I had a problem in which water was coming into my unit from the outside and they looked into it right away. Cornerstone management does not provide this. I tried over and over to get them to fix my plumbing problems but no one would call me back and when they did, they didn't follow up well enough so that the problem got fixed. Water issues....what a horror!!!! So damn frustrating! I finally spoke to the owner Bill Forrester who was arrogant and rude. He seemed indignant and furious that he was being bothered by such trivia. He apparently cares nothing about other people or their problems. A company reflects the character of its owner. This is not one I would choose to do business with if I had a choice (hate that my HOA fees pay their salaries) and I don't recommend that you do business with them either. read more

I am feeling disastrous to have Bill Forrester managing our community. His attitude, irresponsibility, unprofessionalism make me so sick and upset. I don't expect to pay my HOA dues with return of such kind of rude and impolite service. After managing our community for about a year with prior communications with me, Bill questioned me who I am when I tried to ask for maintenance and repair works to be done on common area. His way of asking me who I am is like I am the intruder or troublemaker giving him something that he is supposed not to take. A person with such a bad memory and attitude doesn't qualify to be a HOA manager at all. I don't understand why Bill is still at his position until now. First of all, Bill doesn't agree to take care of the landscape maintenance on a common area to begin with when he took over the community. That's fine and I didn't argue further with him... To be the worst, when just a simple sprinkler replacement on the common area needed, Bill gave me a bunch of excuses that the work done on my private area encroached the common area and then caused the damage to the irrigation system. Bill told me that I need to take care of the bill and has no guarantee that the pavers on my private area will be damaged. Bill scared me several times extremely unprofessionally which made me totally pissed off. In fact, this is just a very simple sprinkler head replacement which costed about 5 minutes for my own landscape contractor to have it well taken care of. I am feeling so disappointed how such an irresponsible assessment can be made on such a simple case. If I see any type of damage or retaliation act happening, I will report Bill and this management company immediately to the Police, BBB and Bureau of Real Estate. read more
