I rented a duplex from Kim Properties for nearly 8 years. It was an older, small 2BR/1BA place that was in good shape overall with a really nice back yard that felt like a sanctuary. I found Kim to always be very responsive to every repair request. Over the years a few things broke (water heater) and got clogged (bathroom sink, tub), but Kim was always quick to send someone to get everything fixed, which I appreciated. Also, at some point early on, the roof had to be replaced -- it got done quickly with minimal disruptions. I'll admit to feeling a bit intimidated at times by her communication style, but that's on me and I understand that Kim wants to spell everything out very clearly so there are no misunderstandings. After all, her job is to make sure things continue working or that small problems don't become bigger problems, and from what I can discern she's good at managing those aspects. During Covid, she also reduced the rent quite a bit to reflect market changes -- which was deeply appreciated. read more

They also respond immediately to any questions or issues that your rental may have. They maintained the property well and it was a great experience. Kim is literally the worst landlord on three continents. I've rented all over the world, and I've never been treated so poorly. I stayed for five years because my kids loved our condo, it was close to my work and their school, and I didn't want to disrupt them with another move. It's as if she knows how much people hate moving, and leverages that knowledge to make her tenants endure her nonsense. I was a great tenant: Followed all the rules, never late with the rent, never noisy or disruptive. I called her only when things broke, and she invariably berated me for having caused the malfunction, and then raised the rent. For example, she left me without heat for 3 weeks in January when the 60 year old heater broke down, and then told me it was my fault because way I had arranged the furniture blocked an air intake (it didn't). She blamed me when a 20 year old toilet had to be replaced, saying that I had destroyed the wax seal by using a plunger to clear a clog. I consulted three experienced plumbers, including the one she sent, and they all laughed at that idea. No matter what went wrong, she would insist that it was my fault, and a few days after it was fixed I'd get notice of a rent increase. I could have lived with her foolishness about trouble calls, her intrusive inspections and lectures, but I really didn't appreciate her constant rudeness and complete lack of professional demeanor. She would call me at work and shout at me so loudly I'd have to leave the room out of concern that my colleagues might hear her haranguing me through the phone. I can't imagine ever speaking to one of my clients that way. Kim simply has no respect for her tenants. She seems to believe that only losers become renters, and that authorizes her to treat us poorly. Consider renting elsewhere, you deserve better treatment. read more

Don't even bother with them. I was lied to, mistreated, and had my time wasted. Kim, will treat you very bad, talk poorly to your children, and is tactless. When I called a few days later to get status update, I was rudely told I had to be patient and she would call me as soon as she knew anything. 3 days later I got a letter in the mail calling me a lair. I was shocked as I disclosed EVERYTHING to her. When I called her on it she said she called me a lair because I had a credit card 5 years ago, and I told her I didn't currently have any credit cards. I have been renting a house from Kim for 4 years now. It's an older home in Milpitas, and sometimes shows its age. The roof leaked, a toilet broke, and a water pipe burst. Each and every time something has gone wrong, I've called Kim and it's been fixed within hours. Not once has she sent me a bill for any of the work. Nor have we had our rent increase anytime after a repair. She hires good people to fix what's broken. None of the repairs have had to be addressed again. (knock on wood.) I've found her to be only as hands-on as she needs to be. The only time we see her is when we need something, otherwise, she has always left us alone. I really appreciate her calling ahead of time when someone is going to come out for maintenance. The lease agreement was straightforward and Kim took the time to explain the sections that applied to our rental. I have always found Kim to be professional, courteous, and friendly. She is quick to respond to problems and has always followed up after to ensure that everything was done properly. The contractors she uses are likewise professional and courteous. I trust Kim and her people. If my wife and I ever decide to move to a different rental, I am definitely giving Kim first crack at renting us our next house. I can only imagine that she is equally attentive to the needs of the home owners, if not more so. I rated Kim Properties 5 stars, so obviously I recommend it. Kim was my landlord for three years. 2012-2015. She is a horrible, neurotic psychopath. Had to move out because she upped the rent $100 every year. Only improvement made was the windows. Every time I would call her to tell her something needed to be fixed she immediately tried to blame me for breaking or misusing it. And she's nuts. Just plane nuts. During one of her many "inspections" of the apt she went from room to room not really inspecting at all and then made my wife open the door for her to let her out. She actually said, "Aren't you going to open the door." Totally weird. And our apt was surrounded by trashier, ugly apartments, but god forbid we leave a towel on the balcony too dry. I believe her words were " It makes the place look like a flea market." Stay away. Disaster of a landlord. Wish I could give zero star rating. read more

My husband and I have been renting an apartment from Kim Properties since October 2011 and haven't had a problem yet. Whenever we bring a problem to attention, it's promptly fixed. We recently had to get our bathroom remodeled because of water damage to the apartment below us and Kim worked around our schedule. She kept in touch with us on updates since we chose to take a short vacation while they work on it. At first we were worried about leaving our belongings open to workers, but we returned with no problems at all. Kim usually responds to messages the same day and if not, the next business day. She has been very nice and took us in, with no rental experience. We plan on staying here a while and feel really fortunate to have such a great landlord. read more

We have rented from Kim Properties for over 8 years and we are very happy with the level of service and professionalism. Whenever there is a problem, it gets fixed. On one occasion, our electricity went out due to a faulty circuit breaker. It was a Sunday and the repairman, Erin came out and fixed it. He was on his way out of town with friends when he got the call and that's why it took him some time to get to my home. We told him how sorry we were to ruin his day, but he explained that it was more important for us to have power and that he would not feel right leaving the repair for Monday. Wow, the old adage is true: You never get a second chance to make a first impression. I've never rented from Kim Properties, so I don't have experience with the portfolio of its property management services. My one-star rating is entirely based on a two-minute exchange we had while attempting to view one of the rental properties. My husband and I decided to drive by a rental property in Milpitas. Per the instructions reflected on the Craigslist post, the property manager wanted interested parties to drive by the home first before making an appointment. We drove by the property and quickly realized that we not only loved the neighborhood but the house looked very well-maintained. Upon seeing it was vacant, with blinds that were partially open, we decided to quickly park and take a quick peek through the window. Immediately upon pulling into the driveway, we hear an erratic honking behind us--as if we're taking someone's private parking or are about to get into a gruesome accident. I panic, thinking the house is still occupied, and tell my husband to reverse. We reverse and park on the street immediately in front of the house. The woman who had just been erratically honking pulls into the driveway and exits her vehicle. From my seat, I ask her if she is the current tenant (if so, I would have apologized profusely). She says, no. Hmmm, odd, then why the insane honking? I then ask if she is the property manager. She confirms that she is. First thought: Was it not feasible for her to park in front of the home on the street? What if we were her appointment and not just driving by? Either way, we're a potential customer. Doesn't she care about how she conducts herself in professional settings? She then curtly explains that she only shows the property with an appointment, and that we would need to call to arrange it. Really? You can't afford two-minutes to let us quickly walk through the property since you're already here? I was feeling flustered, so I told her we merely wanted to take a quick peek through the window. She replied that was fine, but my husband, who is usually very mild-mannered, muttered a profanity under his breath. Typically, when my husband loses his cool, it's my cue that someone is either being very unprofessional, very unaccommodating or extremely rude. I realized this woman was being all of the above. As I quickly assessed the entire two-minute exchange, I felt my blood pressure increase. Instead of engaging any longer, I told the woman that it was okay. We wouldn't be making an appointment since it seemed like it was already too much trouble. I wouldn't want to rent from this woman anyway. Clearly, customer service is not her top priority. Who knows? She may have been just having a bad day, but like I said, you never get a second chance to make a first impression. And when you're in a customer service industry, you can't bring your bad days to the workplace. Hopefully, this woman is renting her own investment property because even if her client were merely paying a dollar for her service, I'd have to say it's a dollar overpriced. i have excellent credit. i rented an apt fr kim of kim properties. i have never experienced such a landlord as she. she snooped and harassed me on a daily basis. since my stay at that apt i seen several tenants come and go. all whom say kim is strange much like a person on drugs.( paranoia and irrational behavior )she also force d herself into my apt. without consent. she is very rude and un friendly. she had me sign a year lease and terminated it in 11 months. im a hard working older grandmother, i love to have my children and grandchildren over to visit when im not working my 12 and 14 hour days, she informed me this was unacceptable, and was unable to renew my lease because so.i have had a horrifying experience with kim and do not wish her on my worst enemy. someone with all her problems and a daughter in a state prison should be a little more understanding and not so judgmental. if she concentrated on upping her own family values, and morals she could be a little happier. by the way, most of the reviews prior to mine are suspiciously around the same date and they all have nothing but good to say. this is a red flag in my opinion. apparently they all have lived in their homes with kim properties for numerous years and in the complex i stayed at everyone was kicked out as soon as their 1 year lease was up. obviously to keep their deposit. the lady is a crook and a scam artist. do not rent from this horrible person. if i could put a rating of zero stars i would! i have been renting throughout my entire adult life and have always stayed at my previous locations for 4+ years due to my excellent rental history so of course i was shocked when i was unable to renew. this is not an attempt to slander because i didn't get a renewal since i stated prior i have excellent credit no problem for me to find a new rental i would just hate for an elderly or a family to have to experience what i have in the past 11 months. read more
