All the negative reviews for this property management are true. I wish I could give a 0-star review. Please DO NOT rent from this property management. I stayed there for one year; it was a disaster and the worst place to live. I could not even call it a home. It was not even safe to live in any of his properties. The manager ( Bill) was a very rude guy and I ended up getting a restraining order against him. I wish I could share all my conversations here. If want to continue writing a review about the time I stayed there and the horrible management, I had to write a book. The first day I rented the house I saw a big lizard in the bathroom. Roaches, lizards, mold, a very old heater, a very old oven, a super old water heater with a very loud noise that you can't sleep at night. The heater wasn't working 7 times because they didn't want to spend money purchasing a new heater. I had to use the kitchen oven to warm the house. By the time they fixed the heater, winter was over. By the way, I ended up paying the high gas bill because turning on the oven to warm the house. They didn't give my $1400 deposit back. read more

The most horrible service ever. I feel completely disrespected and taken advantage of. I moved into an apartment infested with roaches and an awful cigarette smell, which the owner refused to do anything about even after countless times of trying to make him aware of the situation. I finally had enough when my daughter got COVID and my apartment heater stopped working. For 3 months (oct - dec) I constantly asked them to please send someone to fix it. When AAA came they told me I could be poisoning my family due to a huge gas leak. DID THEY CARE?!? No. 3 months gas leak 3 months breathing in poison, me, my daughter. Please do not rent here. They also return $700 of the $2400 security deposit ? I only got $700 back. This is Fraud, poor Managment, discrimination, and a failure to provide basic living conditions. read more

So I don't even want to give one star but there is no minus stars option. Bill is the true definition of a dunce. He picks garbage from the trash and throws it at tenants front doors. He's too cheap to fix things. He pretends like his apartments are top noche when they might as well be on skid row. To top of all off, he has a rude as wife who works his front office and a useless employee Lisa who accuses tenants of trespassing because she's too self absorbed to recognize them, even though they pay rent every month. Bill on the other hand talks down to his tenants and thinks he's managing a flat in Beverly Hills, don't think so. Bill is like something out of Archie Bunker, makes ignorant comments to. I'm going to first start off by saying that if I was looking to rent directly from a rental property management company, and I knew it was listed underneath Wedgewood Properties, I'd rather sleep in my car then having any dealings with them. They can be very ruthless and rude with the way they conduct business and speak with renter's. Especially the wife Nannette. She tried to act as if she knows everything about the law in-terms of tenants obligations and contracts. Little did she know; Im not a gullible naive person that you can just strong arm or BS your way around. Bottom line is, they have NO business trying to run a busy that deals directly with the public. In my opinion, (and as COUNTLESS) others have so eloquently pointed out, is that in order to have a successful business, you have to LEARN some etiquette skills in how to COMMUNICATE In a professional, respectful manner. Horrible customer service. Annette in the office is extremely rude every time I call. Its as if she hates her job and has NO compassion for anyone. Bill is a decent man for the most part. We have been living in our apartment for over 18 years and they have still not changed our carpet. But tell us they will now but we have to pay someone to move our stuff off the carpet! Don't put a work order in case it will take them weeks to get back to you! So much more to say but there is not enough space. read more

I lived in a 1b1b apartment managed by Wedgewood Properties for a year. Bill and Nanetta works in the office and Refik works as a contact for maintenance. They are very supportive and usually my request will be responded with action within 3 days. To improve the noise canceling from upstairs, they even replaced laminate floor of upstairs apt which is very impressive. My security deposit is returned in about two weeks with a reasonable amount subtracted for carpet cleaning. Refik is also a very nice guy and pretty good at fixing things. I have to move out to a closer place to my work otherwise I would like to stay for sure. read more

We are going on two months without heat. Their sympathetic response? "We've been working with contractors." It is 34 degrees at night right now. I don't care about contractors or the absolute best deal. They should have taken care of this two months ago. DO NOT LEASE WITH THEM. I've lived in this unit for 10 years and 7 of those years it was managed by Bill. I always pay my rent early and am pretty much a maintenance free tenant. Most recently my unit was gutted and freshly remodeled. I had the choice to find another place or stay. I found another place, signed a lease and later found out that the neighborhood was pretty shady. Bill offered great advice and helped me get out of my new lease with the new property manager. I received a full refund. I ended up staying in my unit and living there through the remodel. The crew was professional, pleasant to be around and very talented. They completed the work in the 30 days as planned. The rent went up, but the increase was fair and within the market rate...and the place looks amazing. Living here is nice, safe and easy. If i ever need another place, i'll call Bill to see what he has available, for sure. -tom read more

Very shady people. We put down a deposit and we were told that it's standard for them to take a deposit first before they draw up an agreement. It was on the deposit agreement that the deposit will be returned if we do not sign the agreement within 7 days. We put down the deposit early this month and was told but Nanette that the agreement will be given to us and will be signed on the 28th of this month. We don't even know what's on the contract yet and they want us to wait 2 days before the move in date to sign. Nanette said that it was a standard contract so there is nothing to worry about. If it was so easy to write up then how come they can't come up with it? I was able to get a hold of Bill who for some reason is very difficult to get a hold of. I mentioned to him about what happened and that my wife sent him an e-mail regarding the issue. His exact words after I told him about what happened was "you can pick up your check anytime you like". I just found out that they are going on vacation that's why they can't produce the agreement on time. Just look at all the reviews here, does this sound like someone you want to deal with? read more

I live in a property managed by Wedgewood properties for 4 months now. Mr Refik, who is in-charge of the maintenance is very nice and helpful. He is very responsive and responds to any request for maintenance / repair at any time. One mild inconvenience is, rent for our unit is accepted through cheque/money order only.If there is provision to pay rent online it is much more convenient. read more

I just noticed that Catherine decided to update her posting as to why she felt the need to be rude, inconsiderate and heartless by hanging up on me and is now saying how I am "trouble" and all I wanted to do was "complain". First of all, I am sooooo thankful that my landlord saw how irresponsible, rude and unprofessional your company is and after her contract was up that she got rid of your services. Since you are no longer managing the property things have been much smoother. Second, I have been a resident to those apartments for over 7 years now, I'm sure if I was "trouble" I wouldn't be living there. What a coincidence, when I first commented on your company in 2012 I was the first person and all of a sudden you have a few people post 5 stars lol, stop having your friends post on your behalf. In responce to Tony S. I lived with Tony for 1.5 years. I finally asked him to leave. He is a troubled man who sublet a room in my apartment. He was a struggling alcoholic who had no manners. He knew I had a child. He moved in with several women in the past who have children and always the same outcome. He blows up. He slams doors. He has screaming nightmares and breaks things. He is a manchild with no communication skills. No rental history and no concept on how to be a responsible human being which is why he sublets on other people's good references and credit. They had 3 weeks to get the apartment move in ready and the day I moved in, it was far from ready. I had to clean the place myself and it was disgusting. How hard is it to replace some cheap ass window blinds? I'm still waiting into my second week there. The building itself is is poor condition, the owner doesn't take care of it. The hallways are really disgusting , nobody ever cleans them. I was told parking wasn't going to be a problem on the street, and yes it is a huge issue. The receptionist is also a bitch. read more

They don't have much if a screening process, that's for sure. I lived at Gamma Ct and between the two back apartments, there is about 8-10 people living there. I think about 3 are employed. So, if you like drunk parents and unattended little kids running around and screaming, junk cars, cigarette butts on the ground, couch surfers in and out of both places...welcome home! Definitely a spot to avoid for a couple years at least until those leases are up and the garbage is out. Poor screening for sure. read more

Review of Property Management by Wedgewood Properties: 1. Failure to Follow Through - He agreed to send his contractors to provide estimates for a shared fence repair but nothing ever happened. 2. Doesn't Care - He took ~6+ weeks to have a VERY simple health hazard repair made on a sewer system. 3. Commitments Mean Nothing - He acted like he had the authority, negotiated and agreed to pay me 25% of the repair cost on a shared fence but after the work was done, he initiated new criteria in order to pay me. To date, I have not paid. 4. Bully Tactics - When I inquired about payment, he threatened to contact the city over permits on my property. Bill does not keep his word, does not respond to issues in a timely matter and threatens people. read more

My family has been renting from Wedgewood properties at different locations for 5 years. They have been fantastic landlords, and always quick to respond to any repairs or problems we may of had on the rental units. I rented one property for 2 years and only once or twice did I need to call them to address a needed repair. The service unit was there the next day and made the repairs. Everyone at Wedgewood properties took wonderful care of me from move in, to move out. This is a property management company that treats you like family. I recommend trying to rent from this company. They are flexible, timely, professional, and a class act company. I had a wonderful experience with Bill White and his team. read more

They don't even deserve a start. Very rude and not organized, and yes they don't communicate well, if you need help they will not answer your phone . And the lady is the meanest person i have ever met , and really does not make sense most of the time. The apartment was remodeled but few weeks later , everything turned out to be a joke. covered up molds , pluming problems, insects everywhere dead and alive, smelly carpet and kitchen cabinet:/ i wish i have spoken to the tenants before signing the leasr. I would like to start off this review by making it clear that I am commenting on behalf of the management property, not the actual rental property as there is a difference. In terms of the rental property I had it was very old, and had not been updated at all. If I were to rate the property it would be 2 stars... however, this is for the management. It's a challenging role to be in because you are at the mercy of the OWNER of the property and can only do what the owner allows the management to do/fix/update. Therefore, the condition of the property is not necessarily the management's fault. With that said, I rented a property for 9 years through Wedgewood. Particularly the last 2-3 years I noticed an increase in personal attention when something needed to be addressed; clogged plumbing, lock on door be replaced, old light switch replaced, etc. When I emailed to address the problem they responded right away and had someone come out the next day. The handyman that they have been using recently (I forget his name!) is really great. Really pleasant, curious, and always did his best to fix our issue and as of the last year, COVID safe/respectful. I also like that they updated their system so that you receive an email receipt that your rent was received. I think these improvements have all been positive. read more

About 5 years ago I lived at a property they managed and the service they provided was completely horrible. The lady in the office I believe is the wife of the manager and she is incredibly short and rude. Definitely not a way to run a business. The property was overtaken with cockroaches and they did not sufficiently ever resolve the problem so that's why I moved. When I view the place to consider moving and I asked specifically if they had a pest problem at all and they lied to my face and said no. Then of course they were very short and rude with me whenever I try to have them address the problem. Seems they just care about money. read more

I am a property owner that unfortunately signed a one year management agreement with Wedgewood, because of imminent surgery. I would like to make people aware of my experience with the company. I decided to acquire management, because I did not have a reliable maintenance man for my small property and had a couple difficult tenants. I continued to pay all the bills and keep my own records. The husband and wife team managed the company from their office, rarely going to the property and seemed to have limited staff to take care of maintenance issues, unlike what I was originally told. Maintenance issues were not being addressed. The company's main priority was collecting late fees and other fees which they kept. My rent income minus their percentage came towards the end of the month. I had two units empty for 4 months and not ready to show. I was in the red and the property was in disrepair. I took over the management a month before the end of the contract, even though I was responsible for their commission that last month. I had to finish cleaning up, post ads and rent the 2 units myself. read more

I resided at a property they manage, and I agree with Rica M; they're unprofessional and unorganized. The lady in the office is very rude; come to find out she's the head manager's wife and it seems that what she says goes, even when she makes no sense. The PM at this place consistently doesn't return calls, keep appointments (doesn't show up; no call). It seems they don't track/follow up on reported issues, who (in maintenance) performs service, etc. They don't communicate with eachother and don't have a good relationship with eachother either. The PM said it was fine for me to move in with my cat (neighbors had a dog) even though technically animals aren't allowed.. So we said no pets on the lease (I was weary of doing this but she reassured me it wouldn't be an issue). Of course, couple months later, they gave notices to each tenant that had a pet.. I had to get out of this situation asap; I found someone to move in so that I could break my lease early. I left the place very clean, cleaned any little scuff marks of the walls and spackled the nail holes myself. This was was newly redone completely before I moved in, although they charged me $200 for "touch up paint and change locks".. Ridiculous!! I think they were sour that I had a cat (even though I was told it'd be fine), & that I bothered them about the MAJOR bug infestation in the complex. Worst "business" I've ever dealt with. WARNING: DON'T HIRE OR RENT FROM BILL WHITE OR WEDGEWOOD PROPERTIES. This PM team lacks integrity, is very dishonest in their dealings with tenants. They do not repair the property and are currently in the middle of a arbitrator/court process involving current residents in which Bill White and his wife breached and are retaliating against them. They rent to people who know little English and who they would suspect do not know their tenant rights. I had to give one star in order to post. It is extremely disheartening that they would treat people with such disrepute and expect the tenants to continue to pay him rent. I will post photos of two of his properties and update you with the outcome of the tenants who he is currently suing. I agree with Kass. I literally think there is something wrong with the woman at the front office. She talks jibberish then hangs up on you. A nightmare. When you want something's fixed it takes three times for them to call you back and when the repair man shows up he is late or at the wrong time and doesn't know what is wrong. I have resided in an apartment on Carlton Ave for 13 years. I've loved the place and location. In a nutshell I've been treated very poorly by property management (Bill). I have paid my rent on time EACH and EVERY month. A neighbor indicated to Bill last month that I was subleasing the apartment, which is against the lease terms when the truth is that I am in another town part time for work half the week on average and come to my place in the evening and during the day depending on my changing work schedule. This is in fact my home, containing all my furniture, own room, and belongings. Never have I had a roommate to make a profit. I have even included utilities to any roommates I have had. Bill believed a grouchy and unhappy neighbor over myself and I'm sure was not happy with the fact that I have had roommates from time to time. All but one person in my complex have had roommates not on the lease because roommates can be temporary. Instead of coming to me directly, he just believed my neighbor who has never even been inside my apartment to see my home and who has been prejudice against me for no reason for some time now. Bill sent me a notice to vacate the property even though I offered to put any future roommates on the lease in the future. He would not even provide the reason because he said, "Under CA law I don't have to provide a reason." According to my attorney, he could have provided a reason but he just chose not to because he didn't have to. He would not even call and talk to me despite the fact that I've done nothing but pay the rent on time for years and take care of the place. He has treated me like cattle and believed a slandering creep next door over myself, when I tried to explain everything in writing. This is the same neighbor who leaves his small child outside unsupervised in the parking lot (multiple tenants have witnessed this), yet his opinion was valued without coming to me. As everyone knows, finding a place in a safe area is tough and competative and I do not want to have to rent a room in a place in a bad neighborhood. I would not be writing this review if I did not feel mistreated and GREATLY misunderstood. I am hurt and angry...plus property management knows with a new renter they can make bigger bucks because there are annual rental increase restrictions when it comes to current residents. I don't believe this doesn't fall into the equation also. I'm physically sick over this whole situation. Thank you for reading.
