I had an inspection done in June 2023. They missed or didn't annotate at least 3 important items…read morethat were broken, needed to be replaced or just weren't inspected. They will mention that I waited almost two months before emailing them about the problems. I'm retired military and still currently live outside the US at the time and moving into the new home by the end of this month. We only flew up for for a couple days for the home inspection and came back up for the closing. Unfortunately, I wasn't able to spend a lot of time at the home and basically relied on this company and their home inspection team. I actually called them a few weeks ago and asked for an explanation on a couple of issues. I was told by the Scott that if I had any questions it would have to be in writing and wouldn't discuss anything over the phone. I was actually going to let it go and not respond via email to complain about the overall poor inspection until last week when I was told by a plumber that I contracted for home renovations about the house main water control panel problem. The main water control panel located inside the house, (called the Mana Bloc) had seven broken shut off valves. That the Mana Bloc needed to be replaced. (I'm quoting the plumber who found the problem). "This should of been identified during the home inspection." System can't be repaired and has to be replaced. $1500 to get done. When I asked the inspection company about it they said they didn't know were it was located. They didn't even take the time to ask where it was located to inspect it. How thorough is that, from an experienced home inspection company ??? The front yard water sprinkler system was supposedly checked and was annotated working......but the control box was broken (?). Along with a couple of sprinkler heads. None of that was annotated in the report and it ended up costing $300 to repair. Something as simple as checking the air filters in the house were not checked/inspected or annotated. I actually checked them when I came back for the closing and personally replaced all of them. When I asked about that his response was that they annotated it in the report as follow "the HVAC system needs to be routinely maintained". That was there answer. Unbelievable. Extremely disappointed is an understatement. In closing, the company said they addressed every issue. That no faults were on them. I relied on this company and their experience to make sure everything was working properly as it should. I didn't happen. I was still living and working outside the USA at the time. Ultimately, the responsibility ultimately falls on me as I was buying the home and I'll have to live with it. This company not taking any responsibility for their actions or lack of, speaks speaks for themselves. Don't make the same mistake I did. There are much better companies out there.

However, after the inspection, we had wished we had selected someone else. He did an ok job but not near as thorough as others we had read about. He was there for less than 1 hour. Sent what seemed to be a detailed report with photos. However, one of our biggest complaints is that he wouldn't go on the roof to inspect it even though his website says they do roof inspections. There were clearly shingles missing in spots so we had to pay for a roofer to go inspect it before we could prove that the roof needed to be replaced. This was an additional expense, took more time & delayed the process when we felt like Cornerstone should've been our one stop inspection. I would use someone else next time.

He prefaced his comments by explaining that he's not there to tell us what we want to hear, he's there to give the results. He proceeded to provide all of us with copies of the report that he printed quickly on site, so we could read along as he thoroughly explained every point in his very detailed report. He stopped a few times to make sure we understood what he meant. This report is two full pages of things that we need to know as we proceed with this purchase. Some are big things that we are already looking into, and some are small things that I cannot believe he noticed. Purchasing a home is pretty intense, but seeing such a complete report actually puts me at ease. I feel like I have a complete picture of what is not perfect in the house so we can make a plan to get it taken care of. It also gave us a good idea of the types of things that may continue to be problems so we know what to keep an eye on over the years. He told us more than once to call him if we have any questions, now or in the future. He is also one of the few home inspectors I found who could do home and pool inspections.

I found the owner/inspector to be rude And bullish he Advised having many items On the inspection…read morelist be repaired.i had the issues checked by plumbers and contractors And the items listed were ridiculous and bogus And we're not need affixing I spent quite a few dollars in what turned out to be made up issues And based on his inspection caused the sale of the home to fall through I would not recommend Utilizing This inspector. A few examples for his Recommended repairs was having more Insulation installed in the attic,the contractor I had said i had 16" and more than the needed amount to meet code. Another example would be An air-conditioning unit that he said had bearing problems when in fact an air conditioning repair man found it to be just a loose grate on the top that was easily found out when putting light pressure on grate, ac unit is in tip top shape. Also he mentioned a bunch of wires in actic when contractor said there was only a single wire that wasnt connected and was an old cable wire to a old satellite dish...there were other minor issues like this like mentioning no door handles on a closet door (code issue or cosmetic issues)... Other issues like this came up. The funny thing is the only real concern i thought would show up and id have to fix was an obvious incorrectly installed filter in the ceiling that lead to attic that he somehow missed...to sum up,even if you have a perfect home he will come up with a list of trivial or made up items so that you the buyer of his service will think your getting your money worth and that hes not just a inspector passing a home with flying colors because if he did that hen he actually would look bad due to the stigma that inspectors have received for passing homes that shouldnt. So although it looks good for him to find things it makes the seller waste time,money, and the sale of a home.

The only inspector in the area came in with heavy cigarette smoke on him. Made my allergies flair horribly. I found out from another company this will skew results from the air test. He also took the air test with the fan on and the front door open. He knocked over stuff in my garage, gave no feedback and didn't even check moisture in the ceiling where the water damage is. I still don't have results and have not heard back from the company regarding a refund. Do not hire this company. Oklahoma has no regulatory boards for this so I'm basically SOL.

They called to schedule my appointment within a day of me making the claim with my home warranty company. They had availability only a day later, so that was appreciated. I was quoted a time of 8:30 for the arrival of the electricians, and my doorbell rang at 8:28. 2 gentlemen went to work and within minutes had diagnosed and resolved the problem. They were out of my house by 9:00. They were prompt, courteous, and friendly. No complaints in that department. The reason I am giving 4 stars instead of 5 is that they did not clean up their mess. In fact, they didn't offer to clean it. It wasn't a large mess, but the fact that they didn't offer was annoying to me. But, I am sure this was an oversight.
