    This hotel is conveniently located in Hyannis and has lots of options for food and shopping nearby. The pool and patio area was beautiful. The life guard was amazing. He played and entertained our kids for 2 straight hours. If it were not for him I am not sure my kids would have swam that long. He was sociable and truly a great person with lots of energy. The fitness center was very small and disappointing. The rooms were updated and clean. I was not thanked for my "gold Elite" Bonvoy status which was disappointing. The laundry on site was convenient.

    I made two reservations for this hotel, one for my fiancé and I for two nights, and the other for my sister and my mother for one night. I made my reservations easily online and I was using my Marriott rewards points. This was in a great location to downtown Hyannis and just a few miles away from the water and the ferry. Being from the Cape area, this didn't seem like so much of a vacation as it did a staycation, but I was fine with either! When my fiancé and I arrived, we were greeted warmly by Joanna. I had asked to be put in adjoining rooms with my mom and sister. For that reason, we had to opt for two queens as opposed to one king. That was fine. when I mentioned that my mom wasn't in great health and she would need to be accommodated appropriately, they said that they would do their best to make her stay comfortable. When they arrived, they were able to check in early and the girls up front make sure that my mom had everything she needed. I really appreciated that because it was a big deal that my mom was staying at this hotel with us. Each morning my fiancé and I took advantage of a free breakfast. The Courtyard doesn't offer free breakfast but because of my Elite status I got free breakfast for everybody. It was delicious as well. One day I got avocado toast, the next day I got a breakfast sandwich. The last day I was there we were in a rush because we were trying to make a tee time and the people there at the breakfast station worked so fast to get us in and out which I really appreciated. They have a fitness center. Although, small-It does have cardio equipment and weights. There is a fairly large indoor, heated pool that is beautiful and I got to swim in one day. The property is in a great location, the service was great, the room was nice and spacious and had everything I needed. Overall, if I needed to stay in the area again for Cape Cod wedding I would definitely consider this property.

We waited about 25 minutes to be sat for lunch at the restaurant in the hotel and they were so understaffed it took a while just to get waters. I got the steak tacos for lunch though and those were literally to die for I've been dreaming of them since. The pools were overrun by teenagers not being watched by their parents because all the parents were in the bar line or just not paying attention, felt bad for the lifeguards who kept having to literally yell at them and blow their whistles while they continued to not listen. At around 11/11:30PM I ended up in the hallway confronting a group of teenage girls who were literally screaming their heads off for whatever reason, I was trying to get my toddlers to bed and they wouldn't sleep because the girls in the adjoining room were just such a nuisance. However after telling them if they didn't keep it down I was calling security and their parents (who no surprise were at the bar), they kept it quiet the rest of the night. So overall we had a good time, room was nice and comfy, pool area overall was great aside from insane teens and drunk parents. Probably won't be back again anytime soon though.

For starters, parking can be a challenge. Upon entering the park area, the kiosk machines were not working to rent out a locker. Every table was occupied so we had to find a dry spot on the ground to leave our belongings. Parties of four or five pushed tables together and staff were ok with them spreading out with meals brought from home and not purchased within the the park or onsite from the landshark bar and grill restaurant. Tickets are outtragiously priced for kids under 48 inches who are NOT UNDER ANY CIRCUMSTANCES allowed down ANY of the waterslides including the small slides beside the wave pool. a 47 inch 8 year old kid who can swim gets the same access as the two year old who was allowed in at no charge. (limited to the wave pool, lazy river, and kiddie section... If you want to relax in their spacious jacuzzi with a cold beverage, you will be splashed and kicked by the small children taking up most of the space unsupervised. (yes the jacuzzi was flooded with small children, children even wearing life vests) The rules are bent for outside food and beverage, as well as the age limitations for hot tub rules, but if your kid is 47 1/2inch, he is turned away from the waterslides. Staff and lifeguards look miserable and most are rude. Tables should be used for dining. It isn't fair when hotel guests reserved numerous tables immediately upon opening and occupy them for the entire day. Each guest should be limited to one table per room unless you are actually paying for the extra tables or have paid for a Birthday party. We paying $180.00 for a 3 hour visit and had to leave- we intended on purchasing food but there was no place to sit and eat. Guests could do better to be more courteous of families with toddler. There was an older woman there who reserved 3 tables for her 6 Grandchildren. She put a hotel towel on each chair and read her book, We sat on the ground nearby and couldn't help but notice, not one child had any interest in sitting and we never saw them during our visit. She was just entitled to the space and greedy. We asked her if we could use one of the tables to eat and she said No. Management really could do better to discourage that.

We booked the "beach front" 1 bed 1 sofa bed room. In the pictures online it looked like our room had a door for the bedroom for privacy. NOPE! It was 100% open and the main bed was directly in the mini kitchen area. So that meant no privacy from our kids. There's no toaster or a microwave but there's a stove that can boil water in seconds. Since there's no rugs and no small area rugs, the floor gets incredibly sandy. I would recommend bringing a broom or swiffer.

We are on day 2 of our 5-night stay and already regret our decision to book here. We booked an ocean front king bunk suite for two adults and one child. Horrible, rude service from the time we checked in. We were greeted by a crusty-looking man at the front desk who immediately asked for our credit card and if he could run it for the remaining balance of our stay, which I thought was odd since most hotels usually wait until checkout to charge your card. We were not offered help with our bags upon check in. When I asked for a luggage cart the crusty man looked confused and told us that it would "take a while" and "probably wouldn't work anyway because the rooms are so small" and basically just to do it ourselves. After we dragged all of our bags from the car to the building, we had to carry them up two flights of stairs because there were no elevators. Once inside, the room was TINY, and had a gross humid feeling. It's obvious that they just put some lipstick on what was once a dumpy roadside motel and called it a day. So far the view and beach access are the only good things about this resort. There is not enough room to fit three suitcases and two adults + one small child comfortably without tripping over each other. The floors feel dirty and sandy and not clean to walk on with bare feet. Tub is dirty and paint is chipping. Went downstairs for coffee on our first morning (there is no free coffee btw) and paid TWELVE DOLLARS for two mediocre cups of coffee. The workers seem very unfriendly and almost hostile. Reading the reviews from a few years ago vs. now sounds like two different hotels, so it definitely seems like things took a turn recently. I am not high maintenance and was not expecting it to be The Four Seasons, but at this price point I would expect at least friendly service and a few basic amenities (like free coffee/breakfast or bottled water in the rooms?) I could go on but I've wasted enough time on this place. It's 4th of July week so there's no chance of finding another hotel with availability now. Will most definitely not be returning here.

    My name is Irina, and I want to share an important story for future guests…read more My fiancé and I stayed one night at Anchor Inn in early September 2025. We loved the location -- beautiful, quiet, and clean. The hotel itself feels far above its 3-star rating. The pool was great, and the room, around $155 per night, was very comfortable. We left happy. Around 2 a.m., I spoke with a pleasant woman at the front desk. I asked if they had ocean-view rooms, and she said yes, "I could reserve one for the following weeks. I told her I'd confirm in the morning after speaking with my fiancé. The next day (September 3, 2025) we checked out. The front desk was empty, so we left without confirming anything. My fiancé decided he didn't have time that month, so we planned to return later. The next day, Anchor Inn charged my debit card $534.34 without my authorization. I immediately called the hotel. The manager, Eva, was extremely rude and unprofessional -- shouting and refusing to listen. She claimed that I had "booked the room," which is false. I never signed or confirmed any reservation, and under Massachusetts Consumer Protection Law (M.G.L. c. 93A) and Federal Electronic Fund Transfer Act (15 U.S.C. § 1693 et seq.), a business cannot charge a consumer's account without explicit authorization or signed consent. Even if a reservation had been made, I had the legal right to cancel before the scheduled stay, and the hotel was obligated to provide a refund under Massachusetts 940 CMR 3.16(3), which prohibits unfair or deceptive practices in business transactions, including the refusal to refund for services not rendered. I explained this to Chase Bank's fraud department, and they agreed with me -- the charge was unauthorized and they refunded my money. Shockingly, on October 22, 2025, the hotel charged my account again -- another $534.34! I called repeatedly; no one answered. My emails were ignored. Chase later informed me that Anchor Inn submitted "documentation" claiming I signed the charge. That is completely false -- I have never signed anything. Submitting false authorization documents constitutes fraud and theft under Massachusetts General Laws c. 266 § 30. What makes this even more painful is my health condition. I have suffered severe pneumonia since April 2025, confirmed by CT and X-ray (lung scarring, chronic cough, loss of voice). These were my last funds meant for medication, oxygen equipment, and masks. By wrongfully taking this money, the hotel put my health and life in danger, violating M.G.L. c. 93A § 2(a), which forbids unfair acts that cause foreseeable harm to consumers. I am now preparing a motion to the Massachusetts Superior Court (Boston) to recover the stolen $534.34 and seek additional damages for fraud, theft, emotional distress, and health endangerment. I will also file complaints with: * Massachusetts Attorney General's Office - Consumer Protection Division * Federal Trade Commission (FTC) * Better Business Bureau (BBB) Please, future guests, be cautious. The location and rooms may be beautiful, but no hotel has the right to charge your card without your permission, and no one deserves to be treated with such aggression and disrespect. -- Irina Boston, MA
