The inn sits on the West End of town in a fantastic location for easy access to restaurants and nightlife. We were greeted by Annie, the Innkeeper, at the front desk in the large cozy lobby. She could not have been more accommodating. While we were checking in we were also greeted by Michael the owner. He was very welcoming and introduced us to Maye, the yellow lab and mascot of the inn. She was very sweet as well. We were shown to our room that was large spacious and had great views of Provincetown Harbor. We also had a balcony and a gas fireplace! The room was bright , clean and very comfortable. The bed and linens were top notch. I have to mention the HUGE front porch along the front of the inn on Commercial Street. What a great hang out for coffee, cocktails and people watching! My favorite spot. I highly recommend staying here and experiencing P-Town from this great spot.

The structure is very modern contemporary. There is a heated outdoor pool which is nice in the late spring and early fall. The television and cable system has the capacity to watch your Netflix, Hulu, Amazon Prime. The hotel manager that greeted us and signed us in was mannerly and cordial. There was a variety of drinks served from coffee, tea, beer, etc The guests are quite and laid back. The rooms are close together but guests are courteous. I did a lot of writing and reading during my stay. Overall one of my favorite stays in all 6 New England states.

In August 2025, my husband and I spent a week at AWOL. We enjoyed our stay and decided to return…read morethe following year. Upon checkout, we told the front desk receptionist that we were looking forward to our return trip. In response, he presented us with a $30 coupon to be redeemed at check-in in 2026. In August 2026, we returned to AWOL. After experiencing questionable billing practices upon checkout and exceptionally poor customer service in response to those billing practices, we will NEVER return! We booked our return trip to AWOL in January 2026 and paid 50% of the outstanding balance for our stay. Upon arrival in August, husband paid the remaining 50% balance and redeemed the $30 off coupon that we received the previous summer. At the conclusion of our stay, my husband went to the office to return our room key. In front of other guests, the front desk receptionist told him that his credit card had been declined and that he owed an additional $754 for our stay. Embarrassed by this exchange, my husband paid the disputed balance allegedly due and owing and we left. Once we arrived home, my husband confirmed that our balance had been paid in full upon our arrival and that he had been overcharged by $754. When he contacted AWOL to reverse the charge, he received a response that our bill was "fully settled" and that there was no additional charge for $754. When my husband's credit card statement finally arrived, he confirmed that he had, in fact, been overcharged by $754. To make matters even worse, AWOL reversed the $30 coupon and added a $30 charge to my husband's card! My husband emailed the credit card statement to AWOL and received no response. Ultimately, my husband was forced to initiate a payment dispute with his credit card company. The $754 overcharge and $30 coupon reversal were addressed. However, on my husband's most recent credit card statement, he noticed that AWOL has re-charged him for the $30 coupon reversal. Unbelievable! Not sure if this is AWOL being petty or another billing snafu. Needless to say, we will be spending our money elsewhere in 2027.

Comfortable houses a five minute walk from the spectacular ocean beach - quintissential cape cod…read morevacation! These have become condos, so each owner puts a different level of care into their property and prices are set according to their sense of value - so more $$ isn't necessarily a better cottage. The property manager is attentive and friendly. The ocean is right there. But it is a steep walk down the dunes. It's also a public beach. I always visit on the off season and have found the beach to be nearly deserted, even in mid June. It is especially lovely in the early morning. It's about a 3/4 mile bike ride to the cape cod rail trail, on the paved road which has little shoulder but in the off season anyway the drivers are safe and respectful. The road riding around the ponds is excellent -rolling hills, quiet roads. It's also only about a 10 minute walk to the Marconi site and cedar trail boardwalk. Go down lacount hollow towards rte 6 and turn down the sand road called "wireless". The ponds of wellfleet are a delight- clear and clean and again nearly deserted in mid June. The water is chilly though! I've always stayed in the cabin called surf side. It is well furnished and comfortable. Lots of storage, nice kitchen even a dishwasher! The stairs to the two upstairs bedrooms are VERY steep and precarious. My 70 old mother can just do them. The bathroom is modern and clean, shower only - with a skylight in it! The bath is right off the kitchen which can be a bit awkward-the owners have provided air freshener! On that topic - these owners provide much more than you would expect - Tupperware, bags and wraps, dish soap, all manner of dishes and cooking gear. The group of condos also has a laundry facility - $2.00 to wash and the same to dry. You need quarters. The town of wellfleet has ample dining options. The harbor beaches are nice for long walks and sea shell collection. Bugs are dismal everywhere in wellfleet, especially at surfside. Bring your preferred bug prevention and keep the screen door closed.

We spent the week here in the Beach House and it was paradise. Our own patio, steps onto the beach with a breathtaking view was just what the doctor ordered. We were greeted warmly and brought to our room upon arrival and were on the beach lounging within minutes. The owner, Peter, was always around working on something! It is super clear he loves what he does and cares deeply about his guests. He gave us some great recommendations for eateries (devils purse brewery being my favorite!) and always was incredibly friendly and easy to talk to. Each morning from 8-10 they serve a nice continental breakfast. My husband and I were go each morning, eat and then take a nice long walk on the beach with our coffee. The private beach already has chairs and umbrellas so no need to bring your own, they set them up each morning and take them down each evening. The inn is also within walking distance to many great shops/restaurants. We went to many of them! The kite shop was super cool and we were able to grab souvenirs for the littles back home. After dinner, come back to the inn for a fire on the patio! I very much hope to return here. I am so thankful we found this and splurged for the beach house room! I stayed here for 2 nights and drove down to P-town from Boston in the dark. I arrived just before…read more9 pm and checked in and they had some complimentary pound cake! When I got to my room, it reminded me of an older style roadside motel motor lodge where you park and then walk to your room. But the parking lot is down a level so you have to walk up several steps to reach the rooms. The motor lodge building is one of several though. There are other buildings behind and to the side that surround a quad that has trees, gardens and chairs. My room was large and a little spare, but there was a curtain hanging off its rod so it looked a little sad. But the next morning I woke up and opened the blinds and saw how gorgeous the grounds were and suddenly looked much better (but I hope they fixed the curtain hanging off its rod.) There was complimentary breakfast in the lobby. As I walked down, I admired the landscaping, lots of flowering bushes and shrubs. The Inn is set high on a hill and so it is quite private. I also took a walk and the Inn is very close to the ocean. You can walk one way and walk into town, or go the other way and you are walking along sand dunes and the ocean. If you are looking for a special place to stay, you should consider staying here.

When we checked in they said the shuttle service was out. No idea if and or when it might come back. It would have been helpful to know that ahead of time but we just walked a lot more than I thought we would. Being in our mid sixties we could handle it, except when my date wore her high heels to the rehearsal dinner and actual wedding ceremony. Ended up getting the pedi-cabs for those events. We lived. The actual room was ok, kind of like a renovated motel. The room had a funky mildewy smell that was so bad we had to open the front and bathroom windows in addition to running the ac. Bathroom was definitely clean but older looking. I think my parents had those same floor tiles in their bathroom in 1965. The pool was nice and the breakfast was ok. Yogurt, fruit cups, muffins and different flavors of quiches. People were all very welcoming.

07/25/2025 My wife and I came up P-Town to celebrate our…read more32nd anniversary and opted to stay here with excellent hosts... Gregg/Steve/Shane and co. The location is excellent... close to town/restaurants/shows and the beaches. Everyone was very accommodating... they literally would 'always' ask if we needed anything or if our room needed 'freshening'... and when we asked if they had beach chairs/umbrella's/towels, they brought them out 'tout de suite'. (and pretty new equipment too!) We were lucky to have the P1 penthouse/suite on top of the Benchmark side of the hotel. It's a nice size suite, very neat and clean and afforded us a great view overlooking P-Town and the bay. I liked the bed, although my wife thought it was a little too soft. There are no elevators, but the 'climb' did help out 'step' count for the day. Breakfast was included, which was very very good. A nice variety (sausage/bacon/eggs or granola/pastries, even bread/cheese European style) to accommodate most any appetite. There is limited parking between the two buildings, enough for about 8-10 cars. Again, Gregg/Steve/Shane and co. really treated us very well. It's no surprise they're on the top of the hotel/BNB list for P-Town. We would happily stay here again... next time.

December '21 was another no-go for us as CA implemented additional curfews, no dining-in with restaurants shutting at 10pm offering take-out or delivery to stop the spread of the Omicron variant. We had better plans for the Cape- thank you very much. The more we read about 8, the more it intrigued us. We picked 8 for their modern style, crisp white bed linens (love a well-done hotel bed w/ white linens). But we deliberately picked 8 for their more private setting away from the famous, business-filled Commercial Street strip a block over. So incredibly happy we did! Steve offered the warmest welcome and smile when we got in on a cold Christmas evening. He gave us a detailed rundown of complimentary breakfast service every morning (fill out form night before), tea+coffee service 24/7(I think?), etc. FYI- 8 Dyer adheres to COVID hygiene guidelines, is smoke-free, has WiFi and all 8 rooms have their own private bathroom. We stayed in one of the PH suites with its own whirlpool tub in the loft, Queen-size bed, gas fireplace, dorm-size fridge, small wet bar, small balcony and flat screen TV+DVD player. There's also housekeeping if you're interested when you indicate it using your door handle sign. 8 gave hubs and I a no-hassle, comfortable, attentive and ultra quiet stay here. I would love to give Dyer a 10 because Steve had the best attitude and made us feel right at home. Gracias for your hospitality!

However, we do love to come here for happy hour! If you want the best view in all of Provincetown, this is where you should come. There are various seating areas outside and a decent selection of beers and wines for sale. It seems this place attracts kind and chill people and I've met so many friendly folks each time I've been here. The people who work here are the definition of hospitality. If you want a pleasant, memorable place for a couple of drinks in Ptown, you'd be hard pressed to do better than Land's End.

No food, just drinks. Many locals come here in the afternoon to admire the beautiful landscape and water views. There's a fire pit on the grounds as well. Relaxing, beautiful and a great place to hang out with friends. If you are walking, it is a steep climb to get here.

Upon arriving we were checked in by Teddy, who was a combination of conceirege and property manager. He gave us a tour of our absolutely gorgeous home for the week, and throughout our stay was hospitable and readily available. It was easy to see the entire time he truly loves what he's doing. When staying at "The Residence," you get breakfast brought to the house each day that has been prepared fresh by Chef Kai. Each morning it was delicious and was always combination of pastries, yogurt, fresh berries and quiche, as well as a pot of fresh coffee. It was quite fantastic and one less stress to not have to worry about breakfast each morning. Now review of the property. PROS -House itself: It was absolutely gorgeous, if you looked up "Cute Cape Cod home," this house would be the google image. 4 great sized bedrooms, all either queen or king beds with on-suite shower and bath in each. We were lucky enough to stay in the master suite which included a foyer,sitting room, bathroom with shower and then a extra room with a large tub. There was also a kitchen, dining room and very cozy living room with fireplace that we kept roaring all week. There's also a great outdoor space with grill that would be great to use (if we hadn't been visiting for NYE.) There are 2 parking spots also available with the house. Shower and bed: These are my two make or breaks and both were great. Shower had great pressure and was hot, bed was one of the most comfortable beds I've ever slept in. Staff: Like previously mentioned Teddy and Chef Kai were great. Friendly, attentive and provided everything we needed during our stay. Location: This house is literally a block from commercial road, and right in the heart of Ptown, it's location is absolutely fantastic. CONS I really can't think of anything to provide constructive feedback during our stay. This was one of the best experiences I've ever had. Needless to say, I HIGHLY recommend taking a look at Eben House if you're going to visit. They took absolutely great care of us, and made our holiday trip perfection.

During our stay we had the chance to see the other Inns that we were considering before booking at Eben House - and are so glad we chose this one. Recommending to family and friends.
