Arrogant and snooty rep. questioned me 3 separate times about my heating sources and if was a TPU customer.Despite my reassurances that I was TPU customer and that I got the referral to contact Crawl Pros from TPU website he had me take him to my heat pump to check for himself. He then gave me a bid to augment the existing insulation in my crawl space and attic to the tune of over $8000.00. I got bids from two other local TPU approved contractors for just over $3000.00. I contacted Jose (the rep) just to make sure there are no errors in his math and he resend me a bid slightly lower. We recently had CSCP bid and work on crawl space vent insulation, vapor barrier replacement, and attic air sealing and insulation. I previously used Insulation NW but had crawl space cleaning pros come out to have another quote. Overall I was pleased with their work, but there are a few negatives that caused me to rate them 3 stars. Pros: - Their salesman, Topher, was informative and did a thorough report (with pictures to follow). - They actually found that Insulation NW missed air sealing my crawl space when insulating it and also forgot to point out possible asbestos. - The work was done as quoted and was followed up with pictures for proof - The crawl space guys finished their work in a few hours (for insulating ducts and redoing the vapor barrier) - Thank you note and gift card sent after the work was a nice touch Cons: - Their salesman missed the accurate amount of PSE rebate available. I happened to double check this and noticed I was actually due a few hundred dollars more. That was concerning - The attic guys put down tarps and sheets, but still tracked some dirt/dust through the house. I had to spend time vacuuming and washing the floors after they left. - The attic work lasted from 9 am to 7:30 pm! Luckily enough I was able to stay home that day and evening, but I was shocked to see they had to stay that late to finish up. I guess it was due to my vermiculite style insulation and other debris in my attic, but it would've been nice to have this made known to me ahead of time. I recently got my crawl space cleaned out by these guys and I was very impressed with their service, professionalism, and quick response to emails and phone calls. From all the bids I got I felt like crawl pros were hands down the best choice because they addressed my biggest concern. My biggest concern was the contamination during the clean out. Instead of just laying down cardboard and towels they built a barricade from the crawl space to the front door, preventing any contamination getting into the household. We used CrawlPros for 2 jobs on our older house in Puyallup this year (attic and crawl space) with great results! Easy to schedule along with bid process and they processed PSE rebate paperwork which was a nice releife on the final price! The workers arrived on time and were on task the entire day. The quality of work was verified just this week in fact as PSE reached out to us requesting an inspection of projects completed using eligible rebates (crawl space only in this case) and the PSE technician said it was an excellent job in every way. Crawl Pros was incredibly efficient and thorough. The crawl space beneath our house was a disaster and apparently had been so since before we purchased the house (it was bank owned). They provided photos and a thorough and clear written quote of the work that would be completed. In my case, the entire vapor barrier and insulation had to be torn out and replaced, and some critter openings at the foundation level needed to be filled with concrete. Crawl Pros price was very reasonable for the amount of work and materials needed. I asked for, and received, photos of the completed work so that we would have this available to us when we put the house on the market. I highly recommend this company and would defnitely use this service again. They set the bar pretty high! read more

I called for a quote. The sales person came and gave me quote. They said they would have the office call that day or the next day to schedule the job. The salesperson filled out the utility rebate incorrectly, didn't contact me until I reached out 2 weeks later. The job was scheduled in late August. Workers didn't communicate what was being done on either of the 2 days there. They came and went several times with out cleaning up materials or communicating what was happening. In the booklet was not mention of prepping the exterior of the home from plant damage. My hanging baskets and the vine jasmine was severally damaged. The workers left a mess outside, didn't install the vent grates correctly/left holes for rodents to enter and then filled the holes, only after I asked them to fix it and even then they shoved steel wool in the holes. They left roof vent in flower bed and materials in the house. It took 2 months and several emails to get the owner of the business on the phone. He was condescending and made it sound as if I was making up the whole thing. I didn't remove anything and waited for a supervisor to come and inspect the problems. They also were extremely disappointed with the work. Workers came back a week later to caulk the holes and clean up. However, they left the steel wool on the ground which in my mind isn't exactly cleaning up. They offered $300 off. I told them I would accept 10% off, which barely covered the tax on the entire project. Craftsmanship and communication are a huge problem. Something that should have been done in 2 days took 2 months to get done. I do not recommend this company. read more

Very professional, friendly, and helpful! After buying our first home, we discovered the strong urine smell in the house was coming from a critter living in the crawl space. I found Crawl Space Cleaning Pros on Google, and emailed them right away. The office staff personnel, Jennifer and Beth, were very knowledgeable, responsive to our phone calls and emails, and personable to our specific needs. They ensured us that they could take care of the problem under the house and the smell inside the house, so we scheduled an appointment right away. Richard was our crawl space pro who came to our house, told us the complete scope of the work, gave us a fair quote for the job, and educated us on the different methods of protecting a crawl space from water, weather, and animals. And, even though he quoted work that needed to be done on our crawl space, air ducts, and attic, there was absolutely no pressure from him to hire him to do all the work. We decided to go forward with the crawl space cleaning and the ducting repair work, and they were able to schedule the work for the next day (a Saturday)! It was such a relief to get the work done right away because the smell in the house was unbearable. The crew showed up ready to work, told us about how long it would take, and called us as soon as they were done. The whole job was done in one day and the smell was eradicated!! Completely satisfied and impressed with the work. When we're ready to clean our attic, we'll be calling Crawl Space Cleaning Pros again. read more

I recommend this company overall because of the guys who did the actual work of cleaning out the attic and crawl space, removing mold from throughout the attic, sealing everything up, and insulating. It was a big job and was completed in June, partly during the horrid heat dome. I questioned whether they should be even working in that kind of heat, but it appeared to be expected of them. The teams on the ground were fantastic. Try to set aside something to tip them. The salesman tried to pull a fast one on me, which I will explain later. And the so-called "project coordinator" assigned to me probably should be in another line of work. I had never heard of a project coordinator who does not respond to email, as in never. Although I promptly received photos of my spiffy attic afterward, I did not receive crawl space photos. The project coordinator sent me my final invoice. I emailed back asking for the crawl space photos, please. Crickets for about two weeks. I finally called her to ask for the crawl space photos. Harried, she said they were down three people that day. All understandable during the pandemic. I try to cut workers slack. She said she would look for my crawl space photos. Crickets for another two weeks. Meanwhile, I found a camera in the front yard. Based on where I found it, I guessed it was the crawl space crew's. Lo and behold there were the photos of my beautiful crawl space with the new vapor barrier and new insulation. I emailed the project coordinator to say I had found the crew's camera, viewed the photos, was ready to pay my bill, and did someone want to come get the camera? Crickets again. I dialed their number again to get all this over with, and this time lucked out because I got someone competent named Gwen. She apologized for the situation and thanked me for my patience, and thanked me for recovering the camera. Back in the beginning, the salesman and his trainee kindly removed a poor raccoon who had expired right in front of my crawl space door. I had no idea it was there until I went to access the door. Yuck. They had to remove it if they wanted to do the estimate. I thanked him several times and joked that he already scored some points. A few days later I was looking over the estimate and asked him, "This includes insulation over the garage, right?" He said it did not. I pointed out that his estimate packet include a chart showing the garage and that the garage currently had insulation, so why isn't it included in the estimate? He said he was trying to save on the cost and that, unless I was hanging out in the garage a lot during the cold months, it didn't really matter. I told him he should have brought this up before. He made no prior mention that the estimate did not include the garage. It sure looked like it from the chart. My suspicions were immediately raised and I was on guard that he was trying to pull something. How can you not bring up the fact the garage is excluded? He's a veteran salesman. In my mind, I was ready to walk right then, but based on this company's apparent reputation, I gave it more time and said I was going to get another estimate, which I did. Magically, he said they would "include" insulation over our small, ordinary two-car garage, as if it were a gift. Once things were adjusted on the contract, I signed it. Never heard from the salesman again. After paying the rest of the $16,939.55 (inc. tax) invoice, I received a $5 Starbucks gift card and a note asking for referrals and reviews. The irony of a $5 gift card after spending that much made me laugh. I always appreciate the cup of coffee, but it just struck me as funny. read more

My recommendation is to not have them come on a Friday since you have 48 hours to get satisfactions and so far all I've been told is someone will call me Monday. Worse money I've ever spent. Furthermore the "expel" treatment to sanitize my attic has basically made my whole house smell like a French bordello, not clean and fresh as promised, but so odiforous I can hardly stand to go in my house. After receiving a handful of quotes for a job to remove and reinstall insulation below my home we decided to go with Crawl Pros. Their quote price was mid range, but what sold us was the professionalism of the team. The team arrived at my home for the job at 9am on a Friday and worked all the way until a bit after 5pm. They worked incredibly hard, but did not have time to finish and returned the next morning. They completed the job on Saturday after another ~8 hour day (about 16 hours total). I was incredibly impressed by how efficient and how much this team worked on our job. They provided us with pictures of their completed work highlighting the level of detail and quality. Just had Crawl Pros do our home and they started at 8 in the morning and finished at 8pm. Some of the hardest workers I have seen. I gave them 5 stars because they did what they said they would do. The could have a better camera for pictures but that was really my only complaint. I can feel the difference in my home already. Much warmer and I am sure I will save on gas heating. I also feel a big difference in the heating ducts. No air from the outside coming in or leaks. They really cleaned out the crawl space and I am 100% sure no critters will get in now. I was impressed by the work. I did have an electrical problem to my stove top because a rat eat my wiring under the house. I was able to get an electrician to come the same day to fix it. Over all I am very happy. It was not cheap but well worth it. No one would want to do this kind of work. Very Very dirty conditions. read more

REVISED REVIEW: I appreciate Crawlspace Pro for trying to fix things. They came out and swept up the fresh rat droppings, replaced soiled insulation, re-sanitized, and sealed a potential entrance. They also offered 4 months of free pest maintenance. I signed up with another company for the maintenance, however, because they appeared to have more experience. That said, Crawlspace Pro's efforts are not lost on me and I would have been very happy with the entire process had they not dropped the ball when we initially told them there was still an issue. I'm sure these trying pandemic times contributed in some way, but Crawlspace Pro made no excuses and just did their best to rectify things and for that reason I update my review to - hire them with confidence. read more

First class experience and work! A very clear estimate in a professional binder was given to us after a preliminary visit in which the estimator went down into our crawl space and took photos to explain what they would contract to do. Crawl Pros were flexible in scheduling us and the work team came exactly on time. They were friendly and very hard working throughout the day. The three men worked tirelessly in what, in our home, is a very cramped crawl space, cleaning out all the old insulation, dirt and previously poorly laid plastic sheeting. After cleaning out everything and sanitizing the whole underfloor area, they installed heavy duty white plastic sheeting and taped it all down. All the ducts were re-wrapped and possible vermin access points screened off. All the insulation between the joists was then renewed and firmly fixed. They also did a great job of taking away and cleaning up everything. This must be one of the toughest of jobs to do, and I told them they are heroes for doing it-especially so well. Many thanks to the company-they don't need it with so many positive reviews... but all the same, I highly recommend them and would use them again if we decide to do our attic at some point. read more

I would not recommend this company. We initially had them come evaluate under our house for a dead rodent. They sent a well spoken and seemingly knowledgable sales person who after going under our house discovered our sump pump had stopped working. A bid was written up and we agreed and signed the contract. DO NOT MAKE THIS MISTAKE. I did not read the fine print that they take your credit card and charge you when they decide the job has been completed. It will then be your responsibility to chase them until the work has actually been completed. We have had to have them back three times to do the work that was in the contract. The last time after having an independent contractor assess the contract that they created and we signed vs the work that had or had not been completed. I am still not done as I have the contractor coming back to evaluate once again to ensure the work has been done. This independent contractor even had to take pictures and detail for Crawl Pros what needed to be done to complete the job. Keep in mind their price quotes are much higher than others. Some of the items that were listed in the contract that I have had to chase them to complete are the following: Correct installation of new sump pump (took two visits and instructions from outside contractor), Clean up of rodent debris, removal and replacement of effected insulation, and replacement of vapor layer. As others have pointed out, there are other companies with much better prices. read more

I am very impressed with the work that CrawlPros did on my home. From the estimate through the completion of the job, CrawlPros was fantastic. They showed up on time for the appointment and provided an accurate estimate of what they were going to do and how much it was going to cost. Although it was a little more expensive than I had expected, I went with CrawlPros and I'm glad I did. The technician showed up early, got started and did a fantastic job clearing out the old debris from my crawl space. He replaced the existing vapor barrier with new 6 mil. plastic and secured to the ground. Places where rodents could gain access to the crawl space were sealed. Believe me, this is your last stop for your crawlspace and/or attic needs as these guys are absolutely the best!! My initial quote and introduction to the company was provided by Ed Upenieks. Ed took the time to discuss the condition of my crawlspace, which was in dire need of new insulation & rodent exclusion, providing me with an estimate which I felt was very reasonable. What impressed me most though was his attention to detail and the fact that he didn't try to sell me any 'extras' (unlike several other local businesses)! On the day of installation I was greeted by Jose ( lead installer ) who gave me the rundown of the work scheduled. This guy was great! Since access to my crawlspace was in the master bedroom closet he suggested using the bedroom slider which leads out to my back deck versus my front door. What a relief this was since I was dreading the thought of his team having to go through my living room all day long as they replaced the old insulation. Not only did I not have to see them go in/out all day but much to my surprise they fully enclosed the bedroom in plastic sheeting, basically creating a plastic tube from the bedroom slider to the crawlspace entry. This in itself probably took an hour to do and well worth it as it kept out any debris. Once this was complete Jose and his team got started and never stopped. Bag upon bag of old insulation was removed and replaced with new R-30 insulation. Afterwards the crawlspace was checked for rodent access and sealed accordingly and then the new vapor barrier was installed. This stuff is so cool! No only is it a 9 mil (heavier duty) sealed barrier, versus the industry standard of 6 mil, but it also comes standard with the top side white and black on the bottom. This will make it much easier to spot any rodent access down the road. Last but not least the area was fully sanitized to eliminate bacteria. Once again, don't waste your time looking elsewhere. This summer we needed a sump pump system installed in our crawl space along with a new vapor barrier. We shopped about 5 different companies and Crawl Pros had the best price for the amount of work we needed done. Crawl Pros did a fast and through job. The work was able to be scheduled quickly and the staff was all very friendly. For our vapor barrier we wanted a thicker mil layer than the code required minimum and they were able to provide this request. They were also able to recommend a great electrician to install the GFCI outlet. The whole process was easy. read more

We bought a house with some crawlspace issues (rat damage, insulation, torn up vapor barrier) and decided to go with Crawl Pros to fix it. Everything was very professional. We actually got two estimates as the first had expired before we could get around to paying for it. I recently purchased a 1950's rambler with a 3-4ft crawl space which had 3-4 inches of standing water this whole winter. We had great drainage (10ft away from home) with all the downspouts, and the grading was proper. I figured the only way to fix was with a sump pump system. Called Crawl Pros to come out; they confirmed what I was thinking and designed a solid sump pump system. Entire installation end to end was done in one long day, and the yard and area were left very clean. I'm very happy with the quality of work performed. The crew performed the following work... - Pump out crawlpspace and install temporary sump pump to allow access to crawlspace for project. - Trench and install drainpipe to channel water to sump pump and back fill with lava rock. (see graph for location) - Install Sump Pump System consisting of sump basin, main sump pump, backup sump pump, backup battery, trickle charger, backflow prevention and water level alarm. - Tie in Sumb pump water discharge to exterior drainage via downspout. (see graph for location) - Run extension cord to plug into temporary outlet. (Homeowner is responsible for hiring electrical contractor to install code compliant outlet near sump pump) - This includes the first annual system inspection. Annual inspections are recommended to maintain system and required for warranty. - Remove old vapor barrier and construction debris. Install new 6 mil black vapor barrier and secure with stakes. - Seal rodent entry points and build new access door to prevent rodents from access to crawlspace. I had hired Crawl Pros because of the work they said they would do. ie: take pictures before and after the work so I could see where we were having issues with rodents getting into the attic and that the ducting they said they would fix had been repaired. The crew came out and did the work but the only pictures they took were of the end of the job with an attic filled with insulation. Very disappointing. Even worse, they got insulation and rat poop all in my pantry as it had not been sealed off and removed correctly and I had to throw out items. They did reimburse but what a waste and not very detailed oriented. When I called about not knowing if my job had been done correctly, they said they would send out a lead inspector to inspect the job. We arranged for a time today at 2 pm. I left work and was heading home and found that the inspector came early and my son let him in and he conducted the inspection without the homeowner being present. He didn't even leave a note or inspection sheet for me. He just told my son that everything looked fine. I didn't have a chance to ask the inspector my questions or make sure that the ducting had been fixed. I would NOT recommend this company as their attention to detail, communication and commitment was terrible. I was giving them every opportunity to make things right so I would not have to write this review but unfortunately that is not the case. read more

I hate to give them less than 5 stars because they did the work in the crawl space quickly and efficiently. The job involved installing a sump pump that will pump excess water out of my crawl space when it rains. They were to send a subcontracting electrician out to hook it up, but there were communications problems and they eventually had to find another subcontractor to do the work. They said they didn't plan to do business with the other electrical firm again. This delayed completion of the project by two or three weeks. No harm, since the pump wasn't needed yet. Otherwise the work was excellent. They cleaned the area, put down new sheeting, replaced old failing insulation and installed the pump. I would certainly recommend them. I think the electrician snafu was a one-time thing. read more

They did extremely subpar repair on the event, failed to install the correct installation and did not seal pipes and areas as per contract.. We bought our house a year ago, and the inspector recommended we get the insulation redone as it was essentially loose leaf paper protecting us. A pack of printer paper would have done a better job. The first year was horrible; the winter was freezing and the summer was sweltering. Combined with a new baby, the first year was pretty rough. So we saved up and started calling around in September 2014 to get quotes. We got a number of quotes and they were all pretty much in the same ballpark as far as price. What put CSCP over the top was the attention to detail by the estimator. He went all through the crawlspace and attic and put together a quote with more detail than I had imagined an insulation company would bother with. To put it plainly, it was this attention to detail that made our decision. The other companies didn't mention half the points that our estimator did, including hooking up the bathroom and kitchen fans to vent properly out the roof (they were venting into the attic), sealing the recessed lighting (apparently they had just cut holes and installed the fixtures), and sealing the top of the walls where they joined with the ceiling (same issue as the recessed lighting). Even in the crawlspace the quote was more detailed than anybody else. He talked about enlarging the exterior vents to allow better airflow, putting a thermal barrier on the access door, and installing a proper latch so the door stays closed. Finally, he made sure to give us two quotes for the attic, based on what type of insulation we wanted. We opted for the cheaper one because it fit our budget better, but it was still good to know what the other option would cost, and the differences between them. OK, we've established how detailed the quote was. Let's fast forward to the day of installation. The guys were about an hour late arriving, but I'd already taken the day off so I wasn't counting down the minutes. This was already going to be an all-day job, so it's fine. The guys got in and immediately set up plastic sheeting everywhere, blocking off a pathway for them so dust wouldn't go everywhere. We had a slight hiccup in that the original quote only called for 1 bathroom fan to be hooked up while I had 2 fans, but a quick call to the office and a small additional charge fixed that up. The only thing that could have been better would be if the truck carried some additional supplies such as the additional vent. Technically the quote only called for one to be installed, but what if they damaged it while installing and needed to replace it? If they had a backup, they wouldn't have needed to make a trip to get the second. Again, no big deal. The installers were professional and courteous. I basically showed them the access they needed and after clearing up the extra vent issue, they just went at it. The three of them finished by the original estimate, even after being an hour or more late. I only managed to inspect the crawlspace before they left (as they'd taken down the ladder to the attic), and the job was fantastic. Everything was neatly installed, all the debris was removed, and they even pointed out a small leak in a pipe and left spare insulation and wrap for me to put on after I've addressed that issue. OK, fast forward a couple days after the work was done. Our house is a pretty decent size, and the furnace (just a heater) is more than capable of heating everything. We don't keep windows open at all hours of the day, so most of the time the heat is just from the heater or outside. The few weeks leading up to the installation were pretty warm, and it's just starting to cool down. The FIRST day after installation was pretty shocking. The house was livable. I heard my furnace come on maybe once in 2 days. It previously would come on every TWENTY MINUTES all day just to maintain the temperature. I cannot stress this enough. We had no insulation. After they were done, our house is finally capable of managing its own temperature without needing to constantly blast air all over the place. I thought this might take us a few years to pay off with the difference in the gas bill, but I have a feeling with winter around the corner we'll pay this off in half the time. Even in the summer we've had a small preview of how much this will affect our lives. There's nothing worse than coming in on a hot day to an even hotter house. In short, the estimator was awesome, the installer team was awesome, and the final job was awesome. Other companies may do an equal job of the end product, but nobody beats CSCP for the whole package. Thanks guys! read more
