Pro (not plural): 1/ CLOSENESS to Bart. And the mall, I…read moreguess (not for me, but if you like shopping at Nordstroms I'll admit it's convenient for that). Cons (so, so many): 1/ ABSOLUTELY NO AMENITIES, you're not getting anything you'd expect from current complexes: - no gym/workout amenities - no social amenities (lounges, etc) - no amenities for children (no play areas) - no amenities for pets (no pet park, no bathing area... hope your dog likes doing their business on busy Tenderloin streets) 2/ LOUD, CONSTANT NOISE: - drummers & skateboarders are always right outside window - you do NOT get used to it, and it wears on you - Bart plays loud music from speakers starting at 5am 3/ NO FRONT DESK OR ANY ON-SITE STAFF: - packages WILL get stolen, regularly: delivery folks will leave your package on the lobby floor, and given no front desk anyone can wander in and take it - food pick up sucks: no place to drop off stuff, and given the busy street you have to perfectly time the pickup yourself (good luck!) 4/ GROSSLY HOT units: - almost all units face the hot, southern sun, and those big windows allow in lots of heat while only opening a few inches and letting in NO breeze - no private balcony/patios available for most units. the only shared patio on 7th floor is small, dirty, and perpetually shaded, so you won't want to spend any time here - no ceiling fans/any heat mitigation 5/ ELEVATORS BREAK ALL THE TIME: - only two elevators for ALL residents & freight, w/regular bottlenecks as one elevator is taken out of service for moving, maintenance, etc - both elevators have broken down multiple times recently, very often only one will be working at a given time (hopefully no one is moving!) 6/ EXPENSIVE ENERGY & UTILITIES: - Setup here means higher fixed costs (which management WILL pass on to you). You will probably save over $100 on just utilities in a different location. - high ceilings will 2x your energy/electric costs, so factor that into your rent cost. 7/ DYSTOPIAN, UGLY AREA (esp nowadays): - the ONLY entrance is on Cyril Magnin St (NOT Powell)-- and it's a busy, dirty side street/alley - garbage, vomit, other disgusting stuff is strewn outside the front door ALL THE TIME - since covid all the nice "local" restaurants & places have closed down, leaving only a smattering of big, boring retail-- and given wfh increase there's no longer any value in this location noawadys 8/ DELIVERY SUCKS HERE: - there's no accommodation for delivery drivers like modern complexes - the (remaining) business (AT&T, Burger King) put their trash outside daily (so you'll wake up & come back home to your entire street littered with burger wrappers & AT&T shit) - the hotels on the block (Parc 55 & Axiom) will take up any remaining space for "valet" parking (so also enjoy dodging a bunch of confused tourists to get to your front door). - no on-site parking, garage, or any good parking options within blocks. God help you if you have a car (thankfully I don't anymore) 9/ CONSTANT CONSTRUCTION (that doesn't benefit you): - the latest building managers hoped to convert the apartments to condos (but failed because this area sucks for a buyer)-- so you'll have to deal with constant construction/busy elevators/lots of banging, since they're not finished with the full plans 10/ EXPENSIVE, UNJUSTIFIED RENT: - you will pay more for a comparable unit here than anywhere else. The current "studio lofts" are priced the same or more expensive than 1-bedrooms elsewhere-- Don't fall for the "loft" language! 11/ POOR PROPERTY MANAGEMENT: - this got worse here with each new owner, and the current management (Woodmont Real Estate) is the worst by FAR, providing no amenities for residents, and having a glib stick up their asses when it comes to resident concerns & satisfaction. Despite this imbalance of pros v cons, current management believes they are entitled to the max rent increases they can legally get... But as I've outlined there's no justification for these rents with so many comparable complexes with far better amenities & services at better prices (and even if it's more expensive you'll could still end up saving money just from not having your packages stolen every week). Do the research, stop by and see how dirty and uncared for are the building & outside area. The older, positive reviews here are valid-- I've been here for 10 years and this used to be a nice, convenient & respectable place to call home. But things have dramatically changed for the worse in the past years, and current management does NOT respect their residents here. I absolutely CAN NOT RECOMMEND the Lofts for anyone, any more-- and lol, if you're thinking about purchasing one of these "condos", run away as fast as you can. There will be no returns here for the next 20+ years at least.

We'd done a lot of research on where to live beforehand, and KH has a lot of good history behind it. Living Space: In the 1 bedroom unit, this is a perfect place for 1 or 2 people. The kitchen is large and the living room has enough space for multiple setup options. It's an easy space to grow into and feel comfortable. This place, although it may not be the most updated, is beautifully maintained. Amenities: There isn't a gym or anything quite like that, but the grounds and location make up for it. It's less than a mile walk to Golden Gate Park, public transit is just a few blocks away, and there's a lot of good restaurants and bars within walking distance. The view, depending where your building is, can be INCREDIBLE. Also worth mentioning - we have a dog. There are a lot of dogs in this complex. Everyone cleans up after themselves, the common pet areas are really nice, and there's outdoor space behind the buildings if you're comfortable off-leash. Management: This is one of the best run apartments I've ever lived in. Maintenance is taken care of promptly (and done right the first time). Management is fair and understanding. The pricing is on point. Katerina, the property manager, is fantastic and always available. I miss living here for the management alone. I want to give a special shoutout to the grounds crew. They work incredibly hard basically every day, and they were always so friendly. The gardening is incredible, and my dog absolutely fell in love with one of the guys who kept the parking spaces clean. I have literally NOTHING bad to say about living here. The only reason we moved was to shorten our commute into the lower peninsula. If you can secure a unit, you will not be disappointed!

You will have packages stolen if you live here--I absolutely guarantee it will happen. I'm not even sure anymore if packages are stolen from those that live in the building or the homeless just outside the building. Without exaggeration, I receive about 75% of the items I order. If I am even few hours late to pick up the package after receiving the notification on my phone, that number goes down to 50%.

You can not afford to pay more that $2k rent or mortgage no matter what you do. So you can't really afford to finance more than $220k without eating ramen every day. No matter what, if you aren't trading up in property, owning a home in SF seems impossible. The largest units in Cubix are 334 sq ft. Tiny right? Well look at what has sold in SF in the last 6 months that are 400 sq ft or less. The prices are all 300 - 400 k and the spaces aren't nearly as nice or well planned as Cubix. Now go on craigslist and see what studios are available to rent. Wouldn't you be better off in a studio you own vs a studio you don't own? I think so. You will get your equity from paying down the mortgage and appreciation and maybe one day with your savings and equity you will be able to finally trade up. Maybe even before you are 40. At Cubix you can own your studio for the same monthly expense as renting one in Nob Hill. So why not? It's in a great neighborhood - a block and a half from South Park and 4 LONG blocks from Market and 4th, which can be walked through community gardens, over Moscone Center, through Yerba Buena gardens and past the Jewish Contemporary Museum. The style and finishes in the units are perfect. With some creative space use and planning along with the storage units in the basement they are totally livable for one person. Then you have the amazing roof top gardens with cook center; the views from the glassed in dining and lounge areas are some of the best downtown. I was anti 300 sq feet right up until I walked in. Then a made an offer.

My fave part is that Prospect is just downstairs. this place i swear should get a Michelin but i'm ok it doesn't cuz I can get in most of the time!! If you're looking to live there, here's the lowdown on the units: Units A and B are North and N-East facing, C&D are East and SE facing, and E is south-facing. Views go from city views to water to south or ballpark views. Units F-H are West facing from FiDi to south west facing. The higher floors are basically corner units with one or two duplexes (A & E). If you're looking to buy, think about whether you want the sun as it rises or sets, and if you prefer views of the hills of I want to say Twin Peaks, the water views, Ball Park, or some part of the Bay Bridge. One plus is that w the Bay bridge Lightshow and Infinity situated north of it, the show is great. On New Year's eve, you get front row seats at the fireworks too. There's a mix of people living there, ranging from bachelors to young couples, young families and more and more empty nesters living in their dream city home. events have been catering to all of the above so can be a home to grow into. I like the fact it's not a valet building and you get a deeded spot, which some people rent out. The downside is that there are very few parking spots o the street that are not metered. Makes visitors not want to come. Overall, if there's an issue the office will do their best to address it. In the next few years, I hear Folsom will be a Blvd with more shops from 2nd ST to the water...I think that's great news!

I lived at Mason on Mariposa for four years and I loved my time there…read more The entire team working here including management, maintanence, and especially Mario and Daisy are amazing! They truly go above and beyond! When I was moving out I had a buyer fall through for my couch and ended up needing to dispose of it. I did not know what to do and I had movers arriving in 12 hours. The concierge scheduled the recology pick up, let me leave the couch in the unit after I moved out, and even carried it outside for me as I could not lift it. This is just one example of many!! The team even took the time to get to know my family who would visit often! The amenities and especially the gym are a huge plus. People commented on the noise- this is an apartment so you can hear your neighbors. I am very sensitive to noise but never had an issue with noise levels from other apartments. People also commented negatively on the rent increases- compared to other apartments in the area I would say that the rent increases are on par with San Francisco housing markets. The units are not rent controlled, you will see similar price increases in any non rent controlled apartments. I would definitely recommend living here if it's within your budget!

For the vast majority of my time here, the management and staff have been responsive and professional, creating a welcoming atmosphere. Recently, our building experienced a significant water main break that unfortunately affected several units, including mine. This type of event is naturally stressful for any resident, and there were some initial challenges in the remediation process. However, I want to commend the building's management team for ultimately stepping up to address the issues and work towards satisfactory solutions for the affected residents. The management team was receptive to feedback, and they put in significant effort to coordinate repairs and address concerns about damaged belongings. While these situations are never easy, their commitment to resolving the issues was evident. I'm now happily back in my repaired apartment and pleased with the outcome. This experience, while initially challenging, ultimately highlighted the positive aspects of the Mason on Mariposa community. If you're looking for a beautiful, well-located building with a management team that demonstrated they are capable of navigating complex situations and are committed to resident satisfaction, I recommend considering Mason on Mariposa. Where to start?!…read more Well I lived in this building for 2 years. At first we started off great, no complaints with management. I moved into my apartment with a simple roommate change form and thought I'd living there happily ever after. I paid a $500 security deposit and soaked in all the amenities: the beautiful rooftop, the socials* the free gym and the overall location (10 min walk to Trader Joes and 15 min walk to financial district/my office). Fast forward a few months go by, management turns over like crazy. Literally could not keep track of who was who and it was frustrating. Problems started: - They changed billing systems for auto rent pay and somehow I got rent taken out of my bank account twice (they didn't even apologize and blamed the software system that does the payment) - Every few weeks they would write letters to us asking us who are the tenants, whats your cell phone number, emergency contact etc. Yet, when my friend would send emails to me that were sent from the building, I wasn't even on the email list! - Rents go up but the prices are just insanely expensive and it's inflated. The amenities are not really worth it at the end of the day My boyfriend and I wanted to move in and so the horrendous process of moving out began. My roommate and I got screwed because somewhere in the lease signing process the manager at the time did not allow us to sign the page that had inspections so we were told now it was our responsibility to take on the condition of the apartment which hadn't been officially inspected since 2 years prior to us moving in? Hmmmm. So we give the 30 days notice, I reserve the elevator according to all the freaking protocol and the day I have hired my movers and packed up everything, the manager basically forgot about it and lent the elevator to someone else who had not reserved it and parked right outside of the building taking up the spot which my movers could not manuever into. I was furious. "Pre-inspection" comes and of course, they also forgot about this. So we got a scribbled piece of paper FORCING us to pay some $350 cleaning fee and carpet cleaning/painting etc. Fine. We said we'd do that. We just wanted to move out and be done with The Pinnacle and their terrible management. Then...we get hit with the actual total inspection bill and they tack on an extra $900 for refinishing the floor?????????? Are you effing kidding me with this?????? My roommate and I lived there for 2 years, no pets, no stains, no floor boards missing, we kept an Asian household and took off our shoes each time we entered (no joke). We have pictures of the floor in the condition when we left and it's perfectly fine. Fast forward, now we escalate this to the actual management company and get in touch with a VP, who was a decent human and took the $900 charge off. We didn't security back. I've rented for 10 years, never happened to me. BEWARE THEY WILL TRY TO SQUEEZE EVERY LAST DOLLAR OUT OF YOU AND THEN SURPRISE YOU WITH MORE BILLS AND EXPENSES WHEN YOU THOUGHT IT WAS FINALLY OVER. NIGHTMARE. I actually considered contacting the renters union of San Francisco to deal with this situation. Sidenote: the only positive living here was getting to meet some nice neighbors and friends. * I actually met some really great friends during one of the meet and greets...still keep in touch even though I have moved out.
