The breakfast was the worst selection at any Hilton, even my husband could t find anything he wanted and he is the least picky person on earth. I didn't witness it myself but when he came back with nothing but a muffin and tales of sad dried eggs, I listen.

Normally 69 would be plenty cool for a room, but in a hotel room with shower humidity and such, this means the AC is constantly turning on and off. I think this is probably a good hotel for a one night stay if passing through. All in all I was not terribly disappointed, but I was not blown away either.

I thought that was going above & beyond. And because they knew we were celebrating our anniversary, they provided a beautiful bottle of sparkling cider and 2 glasses. Plus, what a quaint and thoughtful way to welcome us every morning with a cute picnic basket with snacks! Although we did not utilize the swimming pool it looked very nice and I really liked that there are cabanas. Best of all, this hotel didn't seem crowded! It really is like a hidden gem! There is a tour guide at specified times in the day, that will take you through the hotel to discuss the historical perspective. It is REALLY interesting and it's a must! The hotel is just steps away from Clearwater Beach, therefore you have easy access. There are also nearby activities such as The Clearwater Marine Aquarium, which we love. Our king size bedroom was very clean & beautiful and had a view of the front of the hotel. We were pleasantly greeted with goodies, like I mentioned above, but above all I loved the plush & cozy bathrobe! We will definitely be staying here again in the future. If you're looking for 3 nights of uninterrupted sleep, I would strongly recommend booking elsewhere. If you're looking for a front desk that seems largely indifferent after multiple complaints about noise, this may be the place for you. If slow internet is high on your wish list, you'll feel right at home. One of the biggest challenges was the noise. This is an older property, and sound travels easily between rooms and common areas. During both nights of my stay, wedding related events were taking place on site. On one evening, the noise continued past 11:00 p.m. directly beneath my room and made it extremely difficult to sleep when I had to be up very early the next morning. When I contacted the front desk, I was informed that they were unsure when the event would conclude but would ask guests to keep the noise down. While I appreciated the effort, the disturbance continued for quite some time. To make matters worse, I got very little sleep during my stay due to a combination of wedding noise, loud guests, and children running around above my room sounding as though they were jumping off furniture. One of the wedding groups was openly drinking in an area where alcohol was apparently not permitted, while music and noise continued well into the evening. I made multiple complaints, and while I was told staff spoke with those involved, nothing meaningfully changed. Guests who are sensitive to noise or need a quiet environment should absolutely keep this in mind before booking. Housekeeping was another area where my experience fell short of expectations. I spoke with 2 different employees and requested that my room be serviced later in the day due to my schedule. Both assured me it would be handled. However, when I returned that evening, the room had not been cleaned. The trash had accumulated, I was out of fresh towels, and I had to contact the front desk multiple times before reaching someone. After a long day away from the property, this irritated me. I also felt the property was marketed in a misleading way. The booking photos make it appear as though you're staying at a large historic waterfront resort. In reality, a real estate developer has built numerous Florida-style condominiums and oddly placed residential homes throughout the surrounding property. Much of this development is conveniently omitted from the booking photos. While the hotel building itself is beautiful, the actual setting is far different from what is portrayed online. The surrounding condos and residential buildings significantly diminish the historic atmosphere, and I found the marketing misleading. The room itself was comfortable enough, but I did notice a few cleanliness concerns upon arrival, including crumbs and areas that appeared to have been overlooked during preparation for check-in. It's also worth noting that this is not a full-service hotel. Dining options on-site and nearby are somewhat limited. There is a small coffee bar, and guests receive a breakfast basket with items such as croissants and fruit, but there is no room service and only limited food service available. The property has a lot of visual appeal and potential, but the combination of noise issues, inconsistent housekeeping, slow internet, limited responsiveness, and unmet expectations regarding the overall experience left me upset. Having worked with professionals in the hospitality industry for many years, I can honestly say this was one of the poorest guest experiences I have ever encountered. A good night's sleep is one of the most important parts of any hotel stay, and that was not my experience here. It's a real shame that this property wasn't preserved in a way that honored its historic character. Instead, much of that character has been overshadowed by the surrounding development, which takes away from what could have been a beautiful landmark. Personally, I wouldn't say here again. Beautiful property, worst service and worst sleep of my life.

My sinuses were immediately on fire as soon as it kicked on. From all the other clues, Im pretty sure they don't change the air filters as they should. The bathrooms were also out dated and dirty. Dust and hair in the corners etc. The breakfast, even as free hotel breakfasts go, was disgusting. Microwaved super greasy bacon, a pancake machine that spit out pancakes that tasted like they were made of salt. On top of that, the staff was rude and unreasonable. Definitely avoid this place if possible. Absolutely gross.

Room was clean and had plenty in stock for everyone- like we had enough towels and washcloths. Only complaint is that the hallway to get to the rooms were mostly cold and felt freezing. Room was also cold at night sometimes. On Thursday May 15th, and Friday May 16th 2025, we had breakfast: the choices were eggs scrambled, a chocolate muffin, yogurts, cereal, and a lot of southern favorites like grits. For some reason i didn't like the choices, there is a pancake machine, but felt like the pancakes tasted different and personally didn't like them. Although kudos to them for having a pancake machine and Froot Loop Cereal. Pretty much my breakfast was a chocolate chip muffin, froot loops, and a cherry yogurt with coffee each day we had breakfast. Also doesn't help that i am not an egg kind of person. Oh, and for a fresh breakfast, they seemed to only change the egg option to fried egg. I would have been happy with more choices- like even honey nut cheerios or cinnamon toast crunch. Anywho, in better news- the pool! The pool was so gorgeous- it starts at 3 feet, and then goes up to 6 feet. Water felt fabulous, and it was so cool to swim with a frog! My husband and I went for a quick honeymoon getaway, just 2 nights of our Florida trip because our room was booked over the weekend. There was plenty of parking in front of the hotel which was perfect because we didn't need our car in Dunedin. Check-in was seamless and the communication with the front desk was excellent. We stayed in the Zen Suite which has a patio facing the street. There is a lovely wine bar with live music across the street. Both nights we sat outside and enjoyed the music but do visit Stirling Wine (I reviewed them as well, great crowd). The Zen Suite is so comfortable and thoughtfully decorated. Anything you need is already in the room including dishes, flatware, refrigerator, iron, blow dryer and robes. It was easy to relax. The king bed was very comfortable. We found everything in the room easy to operate - TV, AC, door locks. We also enjoyed the pool area. The pool wasn't heated so it was too cold for me but my husband enjoyed it. I relaxed on a lounge chair with an umbrella. We also took advantage of the breakfast promo with the red next door which was very convenient. Overall 10/10 doesn't cut it. We cannot wait to visit again and will stay at least 3 nights!

The pool is a great place to sunbathe, cool off and meet people, although it's not uncommon to have the pool to yourselves. The rooms each have their unique charm and are quite comfortable. Plenty of shower pressure and hot water in the bathrooms. The entire place is clean and outstanding from a decore perspective. The owners are very prompt in their communications. On top of all this you are essentially in the middle of downtown Dunedin with plenty of bars, restaurants and stores within walking distance. Even though we just had a three day stay, I'm already looking to book another stay here!!

I wanted to leave 5 stars... But couldn't I want to start by recognizing the phenomenal staff members who made a positive impact. Brendan at the front desk provided a wonderful check-in experience. Randy in the Mainstays Tavern took VIP-like care of us every time we visited, as did Lexi during our dinner. Jordan out folding all the pool towels. David maybe giving rides via golf cart to beach - very nice and appreciated. I also want to thank staff for the thoughtful birthday note and the "sun and fun" package waiting in our room. Additionally, Debra was incredibly kind when we stopped in for breakfast!! However, I found the digital portal communication to be less than desirable. I had to report a smoking violation at least four times. I also reported guests using the hot tub after hours due to the noise while I was trying to get my family to bed. While I did speak with the front desk night manager, who was apologetic regarding these repeated nuisances, I left feeling that my value as a loyal guest was not fully recognized. I appreciate the high level of service provided by your hospitality team and hope this feedback helps improve the response consistency for future stays. Wish I could give it 3.5 stars. We really wanted direct beach access which was the absolute best…read morepart, especially with the free golf cart rides to get down to the beach. There was just too many things that left us disappointed on our first trip here. There are 2 EV charging spots which was a lifesaver this trip and being a trolley stop was absolutely amazing for getting over the bridge into Clearwater Beach stress free. We saw pictures of a tennis and pickleball court online but those have been demolished and replaced by a grassy area :(. Thankfully sand bay tennis park is less than a mile away and the trolley does stop there. 3 volleyball courts which were great and sunsets 10/10! The Easter Egg hunt was a fun and unexpected treat for the kids :) well organized. I checked in early on the app, knowing it was a holiday weekend and there may not be rooms available early. We were able to pick up wristbands right away but we later found out these were not watched or enforced anywhere. In fact, you do not even need a key to enter the building from the pool/beach. I believe this added to the insane crowding at the pool. Could not find a pool chair at ALL - very stressful and had to set our belongings on the ground in order to swim. They could not keep up with the towels either and by 3-4PM, you could not get one at all. The pool bar had short hours and the line was insanely long every day. The pool bar shared the same line as ordering the food truck food which added to that chaos as well. On Friday the food truck shut down early as well. There was one water dispenser in the lobby but it was always empty. I felt like a bother asking the mainstay tavern for water. The food there was very good and we ordered to go. The gym was amazing 10/10. The beds were AWFUL 0/10 they are on a platform with absolute no give at all - ROCK hard!!! Had to walk across the street to the other Marriott location to get espresso coffee. The extra charges are too much - says $30/night to park but after taxes and fees it is $35 a night and $25 a night for the resort fee which doesn't cover anything but bikes as the trolley is already free. It is $45 to rent 2 chairs and an umbrella at the beach. The resort fee should offset this cost!!!!! The location is amazing but these extra charges are just too much and our stay left a lot to be desired. I also had a fraud charge immediately following paying for parking even though I used the QR code at the front desk and have not used that credit card for any other purchases - I wish this was charged directly through the hotel instead. It is not gated.

The hotel itself is beautiful and centrally located on Clearwater Beach with just a short walk across the street to the beach. We booked two suites , a 2 queen private rooftop terrace suite with a full kitchen and a poolside king suite with a kitchenette which were spacious and perfect for our large gathering. The rooftop terrace was definitely a highlight, and the hotel is within walking distance to restaurants, the pier, playgrounds, and shops. I also liked that the pool is on the 8th floor with a great view and access limited to hotel guests only. Pool chairs were very comfortable, towels were unlimited with no towel card system, and beach cabana/umbrella rentals were half off for guests. The hot tub being on the 16th floor separate from the pool didn't make much sense though. Room service was daily, and I appreciated being able to text the front desk instead of calling. I highly recommend using the text feature and keeping everything in writing because there were discrepancies regarding credits we were promised. There were unfortunately several maintenance and service issues during our stay. The living room TV constantly glitched and wouldn't sync properly even after maintenance attempted to fix it. More importantly, the AC completely stopped working in the rooftop terrace suite for hours while we hosted about 25 guests for the graduation party. Everyone was hot and sweaty in almost 100-degree indoor conditions. Thankfully the terrace breeze helped, but being offered only a $100 credit for such a major issue during a once-in-a-lifetime celebration felt insufficient! The parking garage situation was also frustrating. We were told our vehicles could enter and exit freely with the resort fee, but every time we tried leaving, the room keys and garage passes failed. We repeatedly went back to front desk to get new passes and had to pay $40 to exit then contact customer service afterward for refunds such a waste of vacation time Customer service overall was very hit or miss. Some employees were wonderful while others seemed miserable and unfriendly. The onsite coffee shop was particularly disappointing I'd recommend walking across the street from The front lobby to the real Starbucks instead. At times it felt like the hotel relies heavily on its excellent location and beach proximity rather than consistent service standards.Coming from previous stays at Sandpearl Resort, I personally would still choose Sandpearl for smaller family vacations. However, I will say this hotel offers more flexibility for large gatherings and easier garage access compared to Sandpearl's valet-only setup. That said, between the AC outage, power issues in BOTH suites floor 8 and 17, lukewarm water, TV problems, phone problems, garage charges, and inconsistent customer service, I would probably try another Clearwater Beach hotel next time. We still made wonderful graduation memories and the location, spacious suites, rooftop terrace, and beach convenience were definitely the highlights of our stay.

All staff were very friendly, in fact I believe it was a manager that bought me and my husband drinks after we walked down 15 flights of stairs during a fire alarm. (I swear nobody else even heeded the alarm, we were the only one in the stairwell). We only ate breakfast in the main restaurant (which was good), but we did have room service a couple of times and enjoyed the rooftop bar, The Tropico, for food and drinks. (The kids menu burgers and fries was plenty for me!) All were good experiences. Hotel is in walking distance of so many restaurants, shops and of course, the pier. We only hung out on the beach one day with the loungers and cabana. I was a little disappointed that they weren't included in the stay. The cost was $30 per day. Otherwise I was content to hang out on the loungers at the pool. A store called Surf Style is just a couple of doors down that has besides clothing, your snacks, drinks and all the tourist goodies.
