She and her team are professional, they know how to set up an Estate sale to make it appealing to your eye, they market well, they know how to price, and they do what they say they will do within the timeframes given. We could not have been happier with the job they did for us. Long version - After my mother passed away, we were faced with the daunting task of cleaning out her house and preparing it for sale. We began by obtaining a dumpster and disposing of many, many, items that we deemed to have no value and be worthless. MISTAKE. Susanna could have sold much of what we disposed of and probably saved us some on the dump fees. I was amazed at what people will buy. When we interviewed Susanna she arrived on time, was dressed professionally, and came prepared with her insurance certificate, business license, a bond, and references. She explained the whole process to us (from discovering what is in the house all the way through final cleanup). After we selected her team, we discussed timing of the process and the sale. She had some very smart insight about timing, in that the sale should be long enough past Christmas that people feel like they have some spending money in their pocket again. Once they got to work, her associate Eddie took the lead is setting up the sale. They grouped items intelligently, attractively, and appropriately. Their staging of items conveys to buyers that the sale is professionally run. They priced everything in the sale, even brought in an outsider to value the art that my mother had collected over the years (sadly none were Rembrandts ). Once the sale was complete, they disposed of everything that had not sold (as they said they would), and turned over an empty vacuumed house ready to start the real estate sale process. Throughout the process Susanna and Eddie kept us informed and apprised of the whole process. My siblings and I were very happy with the whole process and the results. Since our sale, I have had the opportunity to attend estate sales put on by other companies. Dare I say they don't come close to representing an estate the way Susanna and her team do. Like I said at the beginning, don't waste your time interviewing anyone other than Burns Estate Liquidators. You will end up hiring BEL anyways.

I'm guessing they have a "not sold" contingency that helps the bottom line. Don't bother, unless you're willing to pay Chairish.com prices at an estate sale. The items I wanted, I was sure, couldn't really be $6 each for a placemat. Additionally they weren't intact, but were unique. I decided, if that was the case, at half off it's about what I might pay at a normal estate sale. I asked the person taking money in the garage if $6 was the price per mat even with flaws. She discounted to $5 then half off which still falls above your previous claim. It was eye opening to see the level of price gouging. I had been told "Burns is the most expensive in town, which is why they get the high-end (greediest) clients" So, say what you want, I came, I saw, I reported. Looks to me like you are trying to rationalize something away that you know to be true. I repeat, I won't be back and I would discourage anyone else from attending your sales. Good luck to you.

We were trying to return something, and of course -- a brand-new program update had just rolled out. What used to be "return to any location" is now "return only to the original store." And we found this out mid-transaction. Sean had to be at work. We were on a clock. The math was not mathing. This is where Alex comes in. Instead of defaulting to "that's the policy," he actually worked the problem. Checked the system. Asked questions. Double-checked options. Explained what changed without sounding defensive about it. He was helping other customers in between assisting us, but never once made us feel like we were in the way or slowing him down. That balance? Not easy. He kept the energy steady -- friendly without being fake, conversational without losing focus. You could tell he takes pride in doing things correctly. And somehow, despite a system change that even he had just learned about, he found a way to make it right that day. No unnecessary runaround. No attitude. Just effort. Parking here is usually... a competitive event. I've circled that lot before like I was hunting prey. But this particular day? Shockingly calm. We got a spot quickly, which felt like the universe cooperating for once. The warehouse itself runs efficiently. You check in, they retrieve, you're out. It's not glamorous -- it's functional -- and that's the point. The only real note is that the new return policy probably needs clearer communication so customers aren't caught mid-surprise. But honestly? The way Alex handled it overshadowed the inconvenience. We'll keep coming back. We always do. The vast majority of this inventory are returns, overstock, dead stock and damaged boxes. Once in a while you may find non Amazon inventory in brand new condition. Quality of products can be hit or miss since you're basically buying products sight unseen from Amazon without the benefit of return guarantees. The website categorizes items (New, Open Box, Pre-owned, Incomplete, Damaged), but it's "buyer beware" so you have to be diligent. Calculation tip: factor in the 15% + $2 fee, then sales tax per item before bidding. There are various rules in play when it comes to claiming your items so be sure to read and understand the FAQ. One rule to emphasize is appointment times and deadlines. Don't delay making an appointment once it gives you the clearance to do so. Appointment times fill up quickly and if you miss it, you forfeit your purchase without refund and a penalty fee. Also be sure to come within 15 minutes of your appointment time. They cannot accommodate early arrivals or extremely late arrivals. Of course I learned this the hard way. Bring your own tape and box cutter to the warehouse so you can inspect your haul on-site. If there's an issue, you need to email them immediately. Make sure you have everything that you came for and that they are in the condition listed. The company gives you a short window regarding disputes and returns. It's a bit of work, but the savings can be worth it.

Having had to put my mum in memory care and having our family home with over 55 years of collectibles and 'stuff' inside, was incredibly daunting for me. I need to sell the house to pay for my mum's care, but getting to that point was overwhelming to me. Heather is patient, kind, professional, and extremely organized. She and her crew got the estate sale prepped in one day and in one weekend, most all of the contents in the home were sold. Wow! She also helped to arrange another company that she partners with to do a clear-out of what was left, including some heavy furniture.
