We reviewed…read moremultiple contractors, arranged site visits, and received 4 bids.  When we got the bid and schedule from Rangel, they were our first choice. We are happy to report that Rangel was the right choice.  We needed to replace a cracking, root-ravaged cinder-block 30+ feet long, 5' 3" tall retaining wall and steps leading up to our terraced backyard. We had engineered plans for a cast concrete wall.  We need a contractor interested in working with the plans and the city. Our meeting with Rangel gave us confidence that they understood the project and would be pleasant to work with. They provided a very competitive bid and were available to start the project in time to ensure that it was completed by the end of summer. Some contractors would not commit to a timeframe or estimated that it would take more time to complete than seemed reasonable.  Francisco and his crew began work at 7:00 each morning and worked hard the entire day with just one much needed lunch break. Rangel had all the necessary equipment for this sizable project. They removed the old wall and dirt, dug a new trench, installed rebar, stirrups, ties, drain rock, waterproof membrane, built forms for the new cast concrete wall, etc. The site was kept as clean as possible.  Francisco was very pleasant to work with. He persistent and creative in bringing the plans to life with forms and rebar. He made useful suggestions, was very communicative, and was clearly committed to the outcome. Maria kept us up to date, communicated well with the city inspector, and was delightful to work with. We recommend Rangel Concrete highly.

I'm soooo glad we did! We found Chot Nguyen, sole owner & operator, on Craigslist and called him for an estimate. We were looking for someone to do general clean-up and fall pruning/beefing up of our back yard (assorted grasses, more than a dozen roses bushes and four fruit trees) which we'd neglected for at least the past 9 months. We also needed to re-do our front "yard" - and I use that word loosely since we are in the SF Sunset district, where the front is really only three strips of plantable area - and give it some curb appeal. Chot came out to do the estimate and it was clear he knew his stuff. He gave us a written estimate right then and there, detailing the work, the number of new plants and the drip irrigation work we wanted. The prices were totally reasonable so we signed right then and there and gave a deposit. (I also loved that he followed state law and didn't ask for more than 10% or $1000, whichever is LESS) He started a couple of days later, and with the help of his son (love the family business aspect) was done in two days!! TWO days! Amazing! He selected the exact kinds & colors of plants and river rock we'd envisioned, did a great job with the drip system, and was very respectful of our property. He cleaned everything up when he was done, and hauled away all the debris. As if that wasn't good enough - he called us the next day to say he was worried he had missed one spigot on the drip system in the back yard and asked if he could come back to check on it! Unbelievable. He came back, checked it, tweaked it, and did another double-check of everything. He's definitely a pro and a perfectionist. I would recommend him to anybody. We felt his quote was fair and we also feel comfortable talking with him so we decided to go with him. They demolished the old retaining wall and build a new beautiful retaining wall. He also resurface the old concrete and make it like new. He also helped us chose the right trees and flowers and help plant those trees. He and his son Bill were working hard on our backyard to make it beautiful. They also help us with the front yard by planting the flowers and setting up the sprinkler system. I don't want to leave negative reviews because I understand everyone is working hard to make a…read moreliving, but this was the first time I had to stop a contractor after 1.5 days because I was stressed and concerned about the way the work was progressing. I wanted my backyard demoed to install draining and concrete to make it low maintenance and fix draining issues during heavy rains. I felt the materials purchased didn't look right and were also different from what other contractor bids mentioned the material they would use. I even consulted AI and other forums online to make sure my intuition wasn't off. Either way, I don't think these materials purchased were the issue because if I am working with a good contractor, they would be able to either adjust to my request in a respectful manner or explain their approach rather than gaslighting me. First, Tran purchased triple wall HDPE pipes for a very long run for the draining (20+ feet). I assumed we'd be using PVC pipes and that was also the recommendation from most as PVC is more durable and less prone to bellying during the installation process. If issues arise, it's also a better material to snake through rather than triple wall HDPE as it is smoother and more durable. When I asked if the triple wall HDPE pipe could be returned and to use PCV instead, Tran responded as if I were crazy and mentioned the PVC pipe is not for outdoor use. I was taken aback and wasn't sure how to respond to this, I've only seen copper or plastic piping used for my indoor plumbing and there was PVC piping used outside we can see right in front of us as we were talking. Second, it's best not to use 90 degree elbow for my situation, and it's better to use 45 degree elbow to avoid clogging. If you've gone through elementary school, then clearly you can tell the elbow purchased is 90 degrees. I asked Tran if he could use 45, and he responded "These are all 45, you can take this to home depot and check." The elbow clearly looked 90 degrees, so I had to go out to home depot myself, take a picture of the clear difference between the 90 degree elbow he had purchased vs the obvious 45 degree elbow at the store, then he responded, "Ok, let me get the new elbow." This is the second instance of gaslighting that made me feel confused and concerned to trust this contractor to continue work. Third, because the draining was going to be installed underneath concrete, this means it will be challenging to unclog or check for issues if something went wrong in the future. I asked about this and wanted to communicate my desire to install some sort of drain cleanout, but I was cut off and Tran simply stated "I've done this so many times" and never answered my question properly. I felt taken advantage of and disrespected with the gaslighting while working with this contractor. I am spending a lot of money and this is a huge job that needs to be done correctly, as trying to fix plumbing underneath concrete isn't the same as fixing plumbing underneath an indoor sink. The fact that an elbow could not even be purchased properly was the last straw and I did not feel comfortable moving forward. I give 2 stars for showing up each day and working hard to demo the backyard as there was a lot of weeded grass and plants that needed to be removed.

Along the way Daniel gave ideas/recommendations, which worked out for us. Daniel even went with us to the nursery to pick out the plants. Dream Reality pricing is well aligned with what other vendors were charging, but I think their pricing is more reasonable. Daniel even offered to install lights and other stuff for us free of charge. I saw his ambition to grow his business and build good rapport with his clients. That means a lot to us! Overall our pavers, retaining wall, lawn, rocks, and more turned out amazing. Despite their claim of being the "#1 concrete driveway contractor in the SF Bay Area," and assurances of quality and timeliness, my experience with BAYSL was overwhelmingly negative. If you value a correctly done or on-time project, I strongly advise looking elsewhere. Communication has been a HUGE issue. Repeated calls, texts, emails, and follow-up attempts were consistently ignored. Furthermore, BAYSL failed to honor their written "1-year workmanship warranty" when problems arose, choosing instead to abandon the project and cease contact. The project involved a steep driveway requiring traction lines, which BAYSL assured me they could handle. Despite extensive discussions and detailed visual aids provided to ensure alignment, the execution was deeply flawed from the beginning. The initial wooden form was uneven and wavy, requiring my intervention to correct. The first concrete pour was equally problematic. On a day exceeding 90 degrees, the team appeared unprepared and struggled to implement the agreed-upon traction lines, resulting in a visibly messy driveway. Ultimately, they agreed to cut out and redo the entire driveway. Trusting their expertise, I allowed them a second attempt in October 2023. I was assured they had prepared and tested the necessary tools for the traction lines. However, on the day of the replacement pour, their new tool appeared unused, and my concerns were dismissed. Predictably, the second attempt to create traction lines also failed, resulting in a rough finish. While a discount was provided to placate me on now owning an ugly driveway, the issues did not end there. Within 6-8 months, cracks appeared in the concrete, and the overlays used for curb cleanup began to break. I reported these issues in June 2024. After a week's delay, they promised to follow up, but it took another two weeks and a follow-up email to receive a response. Eventually, AJ and Danny inspected the damage and agreed to address it. However, this was followed by another period of silence. After multiple follow-up emails in July and August, AJ finally outlined a plan of action in mid-August and promised a date for repairs. Despite my prompt response, there was no further communication. Subsequent follow-up emails in September and October were largely ignored, with a brief reply in late September stating repairs would occur "in the coming month." A request for a phone call was also ignored. By late 2024 and early 2025, their Yelp and Google listings indicated temporary closure, and their company email address bounced. I assumed the situation was a lost cause. However, noticing their Yelp page reactivated recently, I decided to try again. Unsurprisingly, there was no response to my outreach. As a last resort, a friend contacted them for a landscaping inquiry, and Dennis responded, expressing interest in new work. This provided me with a working alternative email address, which I used to contact Dennis and AJ again about the outstanding repairs. Dennis responded that they "never got any of the emails" and were "waiting for better weather conditions" - despite months of inaction across various weather conditions. He also stated he was no longer involved in day-to-day operations and directed me to Danny. I texted Danny, who said AJ would contact me. I have yet to hear from AJ, and Danny no longer responds to my texts. In summary, BAYSL demonstrated a pattern of poor communication, unprofessional execution, failure to honor their warranty, and ultimately, abandonment of the project. Their initial claims of being a top contractor in the Bay Area are in stark contrast to the reality of my experience.
