I am more than pleased with Delta's services. They have been very helpful and got my needs met every time I needed repairs. I enjoyed my time in my unit and never had problems with them :) I also got my deposit back and that's a plus because it shows they are reliable and trustworthy! Just note that you get what you give and if you're a good tenant and take care of their units you should be getting your money back 100% obviously it's up to their review about how the apartment / house are returned. My property management interaction was with Danny, the owner. Danny is honest, intelligent, attentive, and most importantly, asks great questions. He guards the interests of his commercial and residential property clients. He makes sure money isn't wasted on useless or carelessly done improvements. I hear that Danny is a former attorney (although I'm not sure about this) and it is the depth of questions that I saw him asking vendors that impressed me. He made sure that what his vendors were bidding was necessary and specifically what the property owner could expect and if there would be any other charges that could be expected. He wisely uses outside experts to protect the property owners interests. He oversees all, vendors and experts, with an attention to detail that I have rarely seen in a property manager. He runs a busy office and occasionally it was difficult to reach Danny, but he always ended up connecting with me. read more

For 10 years I had the opportunity of being the HOA President for a building of 15 condominiums in West Hollywood, CA. Delta Management was our partner as our property manager. I can say that through all this time, Delta Management evolved to become a 5 star property management company. I had to admit that our first years were not as easy but with the passing of years, Daniel Hill, the owner, has been able to create and hold a great team of people like Ariella and Rhodora. Renters beware!!! This company will mislead you. By the time you move in, you will already have a bad feeling because they refuse to provide a physical address. Excuse me, but I do not feel comfortable sending my sec. deposit cashiers check in the mail. And that is the least of it... Since we moved into our apartment five months ago, we've discovered numerous latent defects that were either not disclosed or which we were actively misled upon by their representative. Firstly, the phone jacks did not work, and we had to pay for verizon to fix just ONE. The carpet was not cleaned, as required by California law, and they agreed in writing to reimburse us when we hired our own person to do the carpet cleaning. Five months later and they still have not reimbursed us. Furthermore, my roommate's shower has a rust and mold issue because, according to professional WE had to call to inspect it, it was not properly installed. Additionally, when they randomly decided to install new toilets, their workman did yet another shoddy job, leaving dust and debris everywhere. A piece of white grout/porcelain was left in my shower. Not knowing that I would have to look for something that wasn't there before, and something that is white and therefore blended in with the tub, I stepped on it and it punctured my heel. I had to use tweezers to remove the shard. I then discovered an even bigger, sharper shard in my shower. When I informed them of this, they did not even acknowledge me nor did they apologize. Lastly, our fridge is so loud that our neighbors can hear it and Delta Management's own workman told them that it needed to be replaced. They then tried to replace it with a smaller, lesser quality unit, even though we confirmed with the workman that he gave them an exact model number so that we would get the same type/size of unit. After politely trying to resolve these issues with Delta Management, and their continued hiring of incompetent workmen who failed repeatedly to resolve the issues, rather than deal with the issues, we were sent a letter from their lawyer full of false claims and typos in an obvious attempt to dissuade from enforcing our rights. What?!? Now, five months later, my roommate's shower will likely be out of commission for two weeks. I'm sorry, but we didn't sign up to live in a construction zone. Furthermore, throughout all this, they have denied our requests for a rent reduction and haven't even acknowledged their culpability in the situation. Super sketchy. Stay away! read more

Delta Property Management truly takes horrible management service to the extreme. They have absolutely no management or interpersonal skills. Our building has had plumbing problems for nearly 4 months, sometimes with toilets that hardly flush and have defecation in them for days with no resolution. Serena takes it upon herself to put your request aside and delay their resolution for months. Requests made week after week take months and excuses are made for every problem. Not only that, she will lie to you and tell you that she had not been aware of problems that had been brought to her attention numerous times. No matter what job people have, they should do it with pride. This company has absolutely NO pride in their work is seen through their lack of care for even things that are urgent. read more

This company is a fraud! I was looking at an apartment from them and turned in a rent application with my $30 check. Was told that it would not be cashed if we did not get the apartment and then find out that Cyrena did cash my check. The money isn't the issue, its their integrity. My roommates and I all have amazing jobs with great credit. They told us that they were waiting and in no rush to find someone for their apartment which is bullshit when people are interested in renting. This place is extremely unprofessional and shady. Delta was the property manager of my duplex when I first moved in on July 2017. Ariella did the move-in walkthrough, and she took photos of everything and made detailed notes. The building was well kept with a regular gardener, and they sent people over to make repairs as needed. Alas, halfway through my lease, the building was sold and Delta was no longer managing the property. Everything went quickly downhill from there. The landscaping was not being taken care of, broken things weren't being fixed, it was not good. When I was ready to move out at the end of my lease (June 2018), the new owners refused to do a walkthrough with me. They had a lot of excuses why they couldn't. I ended up walking through alone and made a detailed video of the condition of the apartment. I had only lived there for one year, and I was leaving it in better condition than when I first rented it. The new owners tried to rip me off by claiming I had ruined the flooring in the eating nook. They also claimed that they did not have anything documentation of the condition of the place from when I moved in. Then I remembered how detailed Ariella had been when I first got the keys. Luckily for me, she still had all the photos and notes taken over a year ago, and she kindly sent them to me. With the photos for proof, the new landlords had nothing else to do but send me my security deposit. In this world filled with dishonesty, it was really nice to have someone willing to help. I used this company as my property manager. The service was dreadful and the owner is dishonest. Check your bills for made up charges and over charges. Do not trust this company with your property. As for follow through, forget about it. You will never have your emails responded to or questions answered. And the attitude. For his horrible service he thinks he is doing you a favor. I have to say that I am so happy with this management company. Honestly, the only landlords I have had a positive experience with in the past have been private ones who took personal pride in their buildings and my experience. I have never had a management company that I have felt positive about...until now. I have been living in a Delta Management property for almost a year now and my experience with them has been OUTSTANDING! Seriously, every issue I've had has been addressed right away, and never questioned...like how some landlords can make you feel like you are making it up or making something a bigger deal than it is. I think what most companies don't realize is that we don't want the hassle of fixing things either or having it get in the way of our everyday lives. I feel like not only is Delta Management conscientious of my time, but they ask the right questions and get quotes done quickly and get the work done. My apartment is old and there was a long term tenant in before me. I have had a water heater and a refrigerator go out on me. I was very embarrassed to bring this up since I usually don't like to make a fuss...but those two things are impossible to go without. They made me feel validated and had people out to inspect and had no issues replacing when it was obvious that is what needed to be done. Instead of attitude, I got follow up emails and calls to make sure that I was ok and that everything was working well. I can go on and on...from little things like garbage pick up issues, to these bigger things...they are attentive and respectful and fast acting. 100% happy to be living here! read more

Delta Management is a great company. The experience I had with this company was professional, efficient, very communicative and got the job done. This company was highly recommended. The owner introduced himself to all family members in a relaxed meeting asking what our expectations were and explained to us about his business. From day one, he was very friendly, upfront and honest. He had managed four buildings for us. Any time there was an issue in any of the properties, he would let us know what the issues were and how they were handled. When there were issues Mr. Hill or Ariella would handle the issue quickly and professionally. He would always present a detailed report of issues that were taken care of, how it was corrected and the tenants comments (which were always positive and praised how everything was issued). He also presented a detailed report regarding income and expenses which were clear and concise. He treated the properties as if they were his own....First Class. His staff is fantastic. If I needed to speak with someone in the office, someone was always available to take my call, and if they could not, someone would always get back to me within the hour. I am very appreciative to Mr. Hill, Ariella and his staff. They did a wonderful job and would highly recommend them. First class service all the way! Thanks so much Delta Management! read more
